By JULIA GROCHOWSKI julia@appenmediagroup.com ALPHARETTA, Ga. — Thousands of dollars in cash and jewelry were stolen June 25 during a home invasion where two suspects physically assaulted and tied up a grandmother.

Police received a distress call at 10:40 p.m. that two masked men with handguns had entered a house on Barnesley Lane.

One of the victims, a 25-year-old woman, told police that she had been in her room at 8:40 p.m. that night when a large, armed man burst in. She was directed downstairs, where she saw her two grandmothers already bound and lying on the floor.

All three victims were zip-tied before the suspects began ransacking the home, police said.

During the altercation, the suspects hit one of the grandmothers, who is 74 years old, in the face. She was treated on the scene for her injuries.

The men took a family safe, $86,000 in cash, and several pieces of jewelry, including a golden cross pendant, gold rings and a gold bracelet. They also took the keys to one of the victim’s 2017 silver Honda Accord and left with the car.

It was later found abandoned on Braceridge Road.

Once one of the women was able to free herself, she immediately called 911.

Both suspects are described as black men wearing dark clothing with face

masks that covered all but their mouth and chin.

One was described as skinny and the other as heavy-set. Both were wearing gloves, but the glove worn by the larger man on his right hand had the first and middle fingers exposed.

The victims’ family told police that one of the neighborhood’s security guards had been parking “very close” to and facing their residence over the past several months. They also mentioned seeing a white van parked nearby as well all day.

Police said they have “several strong leads” they are investigating. Anyone with information regarding this incident is urged to call the Alpharetta Crime Stoppers Tip Hotline at 678-297-6307.

The two men had wanted to open up a phone account and buy new phones, but when they offered a driver’s license and credit card, the employee said that he could see they were fake.

One officer told the two suspects to sit down, but one did not. When the officer attempted to grab the standing suspect’s arm, the suspect tried to pull away, starting a struggle.

Eventually, the officer’s K-9 bit the man on his lower leg.

During this incident, the second suspect attempted to flee, but was eventually captured.

Quinton Oliphant, 30, of Stockbridge was arrested for possession of false identification document, obstruction of a law enforcement officer and financial transaction fraud. Dameon Meyers, 32, of Stockbridge was arrested for obstruction of a law enforcement officer and possession of less than one ounce of marijuana.

Both were transported to North Fulton Hospital for injuries.

Fraudulent credit card rings up $24,000 MILTON, Ga. — A woman’s credit cards were fraudulently used at multiple locations in early June, ringing up more than $24,000 in purchases.

On June 5, the woman received three email notifications from businesses where she had accounts. She was alerted that two purchases were made on her Nordstrom’s card totaling over $10,000.

The next day she received a notification that a $5,500 purchase was made at a Sam’s Club in Morrow, Georgia.

The victim contacted Target on June 17 and was informed another credit card has been opened in her name in May. From June 6-15, five separate purchases were made in Acworth, Fayetteville, Cobb County and a phone payment in Virginia. Over $7,000 total of purchases

Thieves take benches donated to senior center MILTON, Ga. — Three benches donated to a Milton senior center were recently reported stolen.

On June 25, the three bronze, wrought-iron benches were reported missing from the Thomas Byrd Senior Center on Hopewell Road. An employee said she last saw the benches on June 22 and suspected they may have been taken during the weekend.

The benches were purchased for $200 each with funds donated from local families.

The reporting party said there were no cameras on the property but the lights and street lighting lining the parking lot operate each night.

Deadline approaches to appeal 2018 property assessments County, state still battling over 2017 assessments

By PATRICK FOX pat@appenmediagroup.com ALPHARETTA, Ga. – The deadline to appeal 2018 property assessments is July 6, but homeowners may want to keep an eye on last year’s tax bill, too.

That’s because Fulton County and the Georgia Department of Revenue remain at odds over whether it was legal for the County Commission to throw out the new assessments on residential property last year and roll back values to 2016 levels.

The Department of Revenue argues that the Fulton County Commission overstepped its authority by throwing out the new appraisals. If the agency is right, that means local residents could receive an additional bill for 2017 property taxes.

On average, the updated appraisals amounted to a 13 percent increase in property values countywide. Some residential properties – particularly those in North Fulton – saw much greater increases. But, on average, county homeowners would see an additional tax bill of around 13 percent of what they paid last year.

A court hearing on the matter scheduled for late May was cancelled after

Fulton County Attorney Patrise PerkinsHooker withdrew her petition to compel the Department of Revenue to accept the revised assessments it rejected last year.

Perkins-Hooker said her office can refile the petition at any time.

“There are several records and documents that need to be provided to DOR,” she said. “It is essential that all of the peripheral documents be provided and acknowledged before they advance the litigation on the main issue of the county’s use of its power to correct the tax digest. Once the all of the detailed backup documentation is provided, they will assess their options.”

County Commissioner Liz Hausmann said Fulton County has engaged former Georgia Attorney General Sam Olens to negotiate on its behalf with the Department of Revenue.

“I’m very hopeful we’ll be able to come to a resolution,” Hausmann said.

Alpharetta Finance Department Director Tom Harris said he is following the issue but has no idea how it will play out – whether the state and the county will continue the case in court or simply let the issue die out.

The Assessor’s Office has estimated property values countywide have gone up more than 25 percent. If school and city tax rates remain the same as last year, it would mean higher tax bills.

Roswell and Alpharetta are set to adopt their tax rates this month. Johns Creek and Milton will set their millage rates later in the summer.

Fulton County Schools has adopted its 2019 budget and is in the process of setting its millage rate.

So far, Fulton County has received just over 7,000 appeals on 2018 assess-

ments, but that may increase as the deadline approaches this week.

Homeowners can take some solace, however, in the prospect that this year’s double-digit increase will likely be a onetime occurrence.

Legislation passed in March will allow North Fulton residents to vote on a law that will cap future increases on homesteaded property values at 3 percent or the rate of inflation, whichever is lower. The legislation also rolls back the values on homes to the lowest level over the past three years – probably 2016 – when the cap kicks in next year.

Alpharetta to host MARTA, state transportation workshop

By PATRICK FOX pat@appenmediagroup.com ALPHARETTA, Ga. — Alpharetta city leaders will meet with transportation officials from the state and MARTA this month to discuss a proposal to provide rapid transit bus service along Ga. 400.

The meeting, scheduled for July 16 before the City Council, comes in the wake of the recent announcement by Gov. Nathan Deal that the state will commit $100 million to build four new bus-only interchanges along a 16-mile stretch of Ga. 400.

It is the largest infusion of state money into a single transit project and it is part of a $1.6 billion plan to establish managed lanes along the highly traveled highway.

Local officials say it could be a gamechanger for commuters, providing fast, express travel to the tens of thousands of commuters who pass through North Fulton each day.

Rapid transit bus service along Ga. 400 was one of a number of initiatives proposed in Fulton County’s 2018 countywide transit plan. Cities outside Atlanta agreed in principle on a $4.9 billion plan that concentrated on rapid transit bus service along Ga. 400 and Holcomb Bridge Road in North Fulton and along Ga. 29 and South Fulton Parkway in South Fulton. It also included arterial bus rapid transit along some

arterial corridors, such as Old Milton Parkway.

Binder said the state funding for the Ga. 400 bus interchanges is huge, but he is more interested in the “ripple effect” of adding rapid transit to the area.

“As we expand the transit line along Ga. 400 the main thing we have to get answered is how are we going to help improve our roadways, the last mile of connectivity, the shuttle buses, the bus services that will connect people from those new stops … to places they want to go, our retail centers, Avalon or North Point, our business centers, our top employers,” Binder said.

District 1 County Commissioner Liz Hausmann, who represents much of North Fulton, agreed there are other issues that need addressed beyond the bus interchanges.

“I think this is a big first step,” she said. “I don’t think it’s the final product.

I feel strongly that in order for this to be utilized, it needs to go where people need to go.”

The commissioner said she thinks rapid transit service needs to extend beyond North Springs in Sandy Springs. It must also connect with Perimeter Center

and eventually tie into I-285 to connect with Cobb and Gwinnett Counties.

Legislation passed this year allows 13 metro counties to hold referendums on whether to add a penny sales tax that would help fund transit. Fulton and DeKalb counties have been paying a penny sales tax to fund MARTA for the past 47 years. Clayton County joined the system in 2015.

Hausmann said she wants to see how far the current penny can stretch transit before proposing another sales tax in Fulton County.

Already, she said, MARTA has committed to the operation and maintenance of the rapid transit service up Ga. 400.

That’s an annual cost of about $8 million, she added.

Other funding sources from the state and federal government may also be tapped, Hausmann said.

Based on the state’s $100 million commitment to the Ga. 400 transit project, there is some reason for optimism, she said.

“It’s significant in that the state has not previously invested in transit until this,” she said. “It’s really historic they’re investing this much.”

Matilda’s property owner: Any issues from music venue will be addressed

By JOE PARKER joe@appenmediagroup.com MILTON, Ga. — The property owner of Matilda’s Under the Pines is assuring nearby residents that he will address any issues that may arise from the popular music venue when it opens this summer.

The Milton City Council approved variances last month, allowing the business to set up shop at Hickory Flat Road and Birmingham Road after more than 15 years in Alpharetta.

Matilda’s incorporates a “hen house” building that serves as a stage for amplified acoustic performances on the weekend where patrons can set up tables, chairs and bring their own food and drink.

Nearby residents voiced concerns over bringing the concert venue to the generally quiet and rural area at a June 18 City Council meeting. Many who live close to the site said the business would bring unwanted noise, traffic, safety concerns and other potential quality of life issues.

Curtis Mills, the applicant and owner of the venue’s new location, is pledging any issues that arise from the Matilda’s relocation will be addressed.

Mills said the sole intention of the request for the special use permit was to allow Matilda’s to operate as it has for 15 years in Alpharetta. The venue received zero noise complaints during that time, he said.

“We came into this saying all we want to do is recreate the existing Matilda’s operation in Milton,” Mills said. “We don’t want it bigger but we don’t want it smaller. I think I demonstrated to the

council, and by proxy, the city, was our interest was to do nothing but bring Matilda’s to Milton and not create some transferrable, gargantuan music enterprise.”

Mills added he and the venue owners showed compromise and their willingness to cooperate with the council’s requests. One concession included that the special use permit would only be applicable to Matilda’s as it currently operates.

The council set parameters on the operation, including a limit on the number of events during a year, the months concerts can be held and the amount of attendees permitted at each show. Mills said these limits do not allow for a seamless transition to the

city, considering Alpharetta had no caps, but he is still pleased with the results.

The City Council also said it would review the permit later this year to evaluate whether it is operating without detriment to the area. The council also granted a variance to delete a required review every three years.

“I proposed that we accelerate the review and if it’s not working we’ll fix it or close it,” Mills said. “I felt that was good for the community to remove the risk that something could be disruptive.”

Once concerts begin, Mills hopes residents will find their concerns are quelled.

“My hope and expectation is that once we start up, everyone will realize it is a non-issue,” he said.

However, if complaints do arise, he vowed to make the proper changes.

“I’m sympathetic to those concerns,” he said. “I will keep an open line of communication with anyone who has a concern, question or problem. We want this to fit and work in the community. We’re excited about the outcome and looking forward to remaining open and sensitive to those opposed and will address any issues.”

Jordan Yates commits to Georgia Tech Milton quarterback signs entering senior season

By JOE PARKER joe@appenmediagroup.com MILTON, Ga. — Milton rising senior quarterback Jordan Yates recently announced he is committing to Georgia Tech following a string of offers.

“It’s a great feeling to know I’ll be going to a school like Georgia Tech, not just for the football program but also academically” Yates said. “The school has a lot of history and I’ll be able to play in one of the best conferences in the country. I’ll also be close to home so my family can come see games and I can travel back and forth.”

Yates compiled nearly 3,000 total yards in his 2017 junior campaign where he started all 12 games for the

Eagles. He averaged 168 yards passing per game, racking up 2,011 yards with 19 touchdowns.

The dual-threat quarterback will also bring rushing ability to the Yellow Jackets triple-option. Yates was second on the team in rushing yards (893) last season. He scored nine rushing touchdowns and had three 100-yard plus games on the ground.

“I think I’m a great fit for the [Tech] offense,” Yates said. “Justin Thomas (Tech’s former starting quarterback) and I are about the same size with pretty similar abilities. I’ll be able to run well and spread the ball around through the air.”

In his Twitter announcement, Yates thanked God, his family and the Milton coaching staff for his “incredible opportunity” to commit to the Yellow Jackets.

The rising senior will continue to lead the Milton offense in 2018 against a challenging schedule. In non-region play, the Eagles face four teams — Archer, Alpharetta, Roswell and Parkview — who earned playoff bids last year.

Yates compiled 163 yards passing, 75 yards rushing and two total touchdowns against Alpharetta and had 223 total yards and four touchdowns against Roswell last season.

The Yates-led offense then takes on the five Forsyth County public schools in region play. Milton was 4-1 in 5-AAAAAAA in 2017.

Yates is also a member of the Milton basketball team. The Eagles went 16-12 overall in the 2017-18 season and reached the state playoffs.

Milton gives more than a penny for your two cents When the Milton City Council meeting began on June 18, the city’s fire marshal was turning people away at the door. By the time the meeting was adjourned, it was June 19 and approaching 3 a.m. And I was the only person in the room who does not receive a paycheck from the city.

The reason behind the nearly ninehour meeting was a request to relocate a popular Alpharetta music venue to Milton.

But it wasn’t a bickering match between elected officials, redundant pleas from the applicant or hammering out the minutest of details that stretched the meeting so long. Sure, there was some of that, but a major reason the meeting went well into the next morning was the city’s openness to hear its residents.

The city’s codes dictate the public comment period on an item on the zon-

ing agenda, such as the Matilda’s relocation request, will total 10 minutes for those in favor and 10 minutes for those opposed.

So when the city received well over 200 public comment cards and more than 50 people wanted to speak at the meeting, Milton officials took the initiative to allow each side 60 minutes of public comment time. Then they extended the time for both sides. When that amount of time was still not enough, they prolonged the period again. For three hours, residents had the opportunity to voice their opinions.

You may not have agreed with the City Council’s ultimate decision to approve the relocation of Matilda’s. But give credit where it is due — the city gave all residents time to speak their mind.

This was not just a one-time occurrence. I have been in attendance at every Milton City Council meeting since January, and I struggle to recall an instance where the city has chosen to cut off a public comment period when the allotted time was reached.

Whether Milton’s elected officials take into consideration public comment when they render decisions could be up for debate among residents. But there

is no arguing that they will be given the opportunity to weigh in on issues at council meetings.

Mayor Joe Lockwood has told me the city has a track record of allowing added time for public comment. The June 18 meeting was a prime example.

Legally, the city had no obligation to extend the public comment period. They could have left it to 20 total minutes and I, as well as the council, would have been home much earlier that night.

But by extending the public comment period to allow everyone to speak, the council and city showed their willingness to lend an open ear to the concerns of residents, even if meant all our backsides were numb before the council members began their own discussions.

City officials recently voted to update its public comment policy to not exclude reading emailed public comments into the record.

While this may seem like a way to limit input, having your name, address and position on an issue read into the record goes far beyond what other local cities permit.

Again, you may not agree with a decision from the Milton City Council, but it won’t be because you did not have the opportunity to give your input.

MILTON, Ga. — Less than six months after the prospects of continuing their program sat in limbo, the Milton Mustangs swim team has completed its first season thanks to a partnership with the city.

And, both city officials and volunteers say it was resounding success.

The team was formerly run the by the Milton Country Club, but when the city purchased the property in January, Milton officials had to decide if and how it the team would continue the program.

“Operating a pool and a swim team were unique challenges,” said Parks and Recreation Director Jim Cregge. “The city isn’t staffed to run a swim team. We couldn’t run the team, but we put the word out that if a grassroots effort by engaged parents resulted in a group of people willing to run the team, we would support that.”

Enter parents and volunteers Beth Wilson and Stephanie Mynatt.

The two women spearheaded the effort to keep the team operational, beginning with drumming up support to continue the program. According to Cregge, the city needed assurance that at least 50 participants would be needed for the city to move ahead with pool repairs.

“I sent out a survey on Super Bowl Sunday to get numbers on the people who would be interested in continuing the program,” Wilson said. “Within a few hours, 38 people had responded they would like to come back.”

With the city assured of community support to keep the team afloat, the next step was to create a company that could legally operate the program.

“We had to form a business so that we could actually take money,” Wilson said. “And because it is a pool, we have liability. We wanted to make sure we and our swimmers were protected. Prior

to that, the [Milton Country Club] had insurance and ran the program.”

The city had to address issues with the pool, which included multiple leaks and getting it up to Fulton County codes now that it would serve as a public pool.

Despite a tight deadline the city completed repairs just in time for the beginning of the season. Wilson said the first season was “fantastic” and included 87 swimmers, about 20 more than last season.

“We had such good support from the parents and the city has been a great partner,” Wilson said. “It’s great for our city to have this option for communities like mine who don’t have swim or tennis in neighborhoods. It also brought people together. Families have met other families from the city and have made friends.

We also had kids who were 6 and under who couldn’t swim at the beginning of the season who are now racing.”

Cregge said the partnership is an example of the city’s leadership listening to the community and responding.

“The success of the program is easily measured by the participation,” he said.

“I talked with many parents during swim meets and it was clear to me that everyone, the swimmers and the parents, cherished being on the swim team.”

The city will have to renew its partnership with the Milton Mustangs for the 2019 season. Cregge said he will meet with Wilson and Mynatt soon to discuss the future of the program, but said with the master planning for the former club beginning soon, it is too early to say if the program will continue next year.

Wilson is less doubtful.

“Milton is a unique community, and sometimes we need something like this that brings people together,” she said.

Milton Historical Society forms to showcase city’s past

By JOE PARKER joe@appenmediagroup.com MILTON, Ga. — Members of the newly created Milton Historical Society say the city is rich with history, but much of it is unknown to many residents. It is the group’s goal to change that.

The society was recently formed to “collect, preserve, interpret and promote the unique history of the city of Milton through accurate biographical, architectural and historical information, makers, artifacts, photographs and videos,” the group’s mission statement said.

Former City Councilman Bill Lusk, who will serve as president of the organization, said the group was formed by community members as a way to showcase the area’s rich history and inhabitants.

“The program acknowledges places and persons central to an understanding of Milton’s past,” Lusk said. “We seek to recognize aspects of our history that helped define who we are today.”

The group’s first initiative has been the two-year process of collecting information and installing historical markers throughout the city. Currently, 27 have been erected with more pending.

“We researched these sites and were able to come up with photographs and those who were associated with them,” Lusk said. “In doing so, you stumble upon more people willing to tell their story.”

Residents delving into their family history has been exciting for Joan Borzilleri, who will serve as secretary of the organization.

“It’s been fascinating and a thrill to share their stories,” she said.

The society plans to have many initiatives to document and share the city’s history.

Those plans include interviewing long-time residents, accounting for those buried at local cemeteries, continuing the historical marker program and archiving photos, videos and other historical documents.

The group also plans to hold presentations on the history of the city, such as its roots as home to the Cherokee Nation, Milton County during the Civil War, families of the area and its industries which include brickmaking and cotton and pig farming.

The organization also is working to create a Milton Historical Center in City Hall and hopes to set up informational bus tours highlighting the city’s historic areas.

“There’s no limit to where we can go to tell the whole story of this area,” Lusk said. “It’s wide open.”

As the group continues its research, it is asking for community involvement.

That includes joining the group, participating in interviews and providing historic documentation among other contributions.

Vice President Bob Meyers — who wrote the 2012 book “Barns of Old Milton County” — said many residents have photos that highlight the city’s history.

“So many of the families around here have photo albums that have been in their attics for generations,” Meyers said.

“Tapping into those is going to be really exciting.”

The Milton Historical Society website will be online soon. On the site, a map will showcase the historic sites of Milton and provide an online catalogue of historical documents.

Membership to the society is open to anyone, Lusk said.

North Point revitalization receives regional assistance

By PATRICK FOX pat@appenmediagroup.com ALPHARETTA, Ga. – Plans to revitalize Alpharetta’s North Point Retail District will get some help, thanks to an offer from the Atlanta Regional Commission to provide critical planning services designed to improve the area’s long-term viability.

The Atlanta Regional Commission will partner with the city to develop guidelines for creation of public spaces and the installation of public art in the area around North Point Mall.

The project was one of 13 selected for support through the Atlanta Regional Commission’s new Community Development Assistance Program. The program will bring Atlanta Regional Commission staff and groups like the Urban Land

Institute, Georgia Power and Georgia Tech into partnership with the local community.

“We were greatly impressed with the diversity of projects submitted,” said Mike Alexander, Director of Atlanta Regional Commission’s Center for Livable Communities. “Collaborating with local communities is a key way ARC is helping move the region forward.”

The partnership comes just months after city leaders signed off on a Livable Centers Initiative for the North Point Area. The initiative was developed over a six-month period that began in September 2017. That effort engaged those who live, work and frequent Alpharetta to achieve a future vision for the district that reflects what those most likely to spend time there truly want.

Eric Bosman, designer and planner with Kimley-Horn consultants, told the City Council in January that surveys of residents and patrons suggest creating an environment that includes future investments in parks, sidewalks and infrastructure to make the North Point area more lively. These investments could include public art, more greenspace, or anything to add to the experience, Bosman said.

Four key ideas surfaced: • Create a “park once and walk everywhere” environment for people to enjoy a network of green spaces programmed with events and public art.

• Create multi-modal connections parallel to North Point Parkway closer to existing retail centers.

• Encourage redevelopment of large areas of surface parking to support

a grid of new streets lined by streetfronting buildings.

• Improve the area’s retail balance to offer a mix of destinations and quality retailers to draw day and night visitors.

With the news of the Atlanta Regional Commission’s initiative, city officials say they can move forward with revitalizing North Point.

Selling your neighborhood on the Fourth It’s easy to buy a house. It’s hard to buy your neighbors.

I was talking to a client last week who is looking to buy a house. They are about to start their search and wanted to narrow it down, not Geoff smith just to a zip code or Assurance Financial, gsmith@lendtheway.com school district, but to a number of neighborhoods. This will be their third home and they learned a lot on the first two.

The first neighborhood they moved into was right after they got married.

The neighborhood was filled with people their age and was what sounded like a rolling party. Saturday night’s plans during the summer always started at the pool. Every holiday, or something close to a holiday, was a reason for neighbors to get together. They lived in a cul-desac, and he said if they were bored, they would just go out on the sidewalk and sit in chairs and people would start showing up.

It was a great experience, and after they had their second child and needed more room, they assumed their next neighborhood would be the same way.

They found a house in a neighborhood where they saw playsets in almost every backyard.

So they moved in ready to go through the required hazing and proving ground that would lead them to becoming a thread in the simple social fabric their neighbors already had in place – or at least thought they had in place.

After they move in, there was no welcome. The HOA president only reached out to let them know where they could send their annual dues and to tell them about the penalty for being late. When they went to the pool and told people that they were the newbies, most people only seemed mildly interested, and others seemed a little bothered.

They went through a number of feelings, first thinking that they did something wrong, then later thinking that the neighbors were a bunch of snobs with a tight clique. After a couple years of talking to people, they finally found out that there wasn’t any of that. There was no social organization. There was no “cool kids” group. This revelation was a huge relief. It wasn’t their fault, it was just that, for whatever reason, the neighbors kept to themselves.

So the next Fourth of July, they opened their house and invited their neighbors to stop by with the only draw being his pulled pork and free beer.

To their surprise, the party was a hit.

Neighbors who initially said they could only stop by for an hour, stayed all day.

One neighbor went back home and came back with his hand-crafted cornhole sets and that became a thing. My clients were actually introducing neighbors to other neighbors. The children got along because children always find a way to get their fun in. That one party, he told me, transformed the neighborhood. And now they are sad they have to leave it.

long. So they want to move to North Fulton or Forsyth County and have narrowed their search to a handful of neighborhoods. Their theory is that if a neighborhood is outgoing, it’s going to be outgoing on the Fourth of July. So their plan is to drive around this Fourth to each neighborhood and get a feel for what’s going on there.

“I really don’t care about what my neighbors do for a living – you know?” he told me. “We all work hard. I just want to chill when I come home.”

So if you live in a outgoing neighborhood in North Fulton and Forsyth County, and you would like a fun family to move in, step it up on the Fourth.

Manage your time to get things done Are you finding that you don’t have enough time to get things done while running your small business? Don’t worry; you are not alone in this regard.

Allocating the appropriate amount of time to complete your most important tasks and activities is critical to your success as a small business owner.

There are a number of things you need to eliminate from your daily schedule to manage your time. The first is procrastination. Waiting until the last minute to complete a task is not the best idea.

The second is over-committing.

Filling your calendar and to-do list with too many things each day will not help you adequately get things done.

The third is excuses. I’ve written about this before, and it’s a major reason why things don’t get done in your small business.

Setting goals, reasonable deadlines and holding yourself accountable is a good starting point for getting things done. Being honest with yourself on how much time it’s going to take, and prioritizing the most important activities will help you.

Minimize the distractions when working on projects with deadlines. Let the phone go to voicemail and don’t check your emails when you are working on tasks with deadlines.

Planning, prioritizing, preparation and persistence are all great things, but if you don’t manage you time, you probably won’t get things done!

Milton companies showcased in small business expo

By JOE PARKER joe@appenmediagroup.com MILTON, Ga. — Milton-based businesses showcased their offerings and learned valuable strategies at last week’s second Milton small business symposium. The free event included informative sessions and allowed the city’s business to meet with the community.

The expo featured about 15 local businesses, ranging from flooring, décor, restaurants, healthcare and pet services.

Local organizations, including the Milton Rotary, Milton Business Association and the Crabapple Community Association showcased their local organizations.

Clarissa Cavalier, general manager of Peace Love and Pizza in Milton, said the restaurant has seen a growth in sales since opening last August in downtown Crabapple. She said the expo could provide added exposure to continue the growth the restaurant has seen.

“It’s exciting to have the opportunity to tell people about us who maybe still don’t know we are in business,” Cavalier said.

While Peace Love and Pizza garnered added attention for their business, a fellow downtown Crabapple business was getting the word out they would soon be opening their doors.

Stacey Inglis, past president of the Milton Rotary and assistant city manager, said the expo was a “perfect opportunity” to showcase their efforts in the community and to find new members.

Before businesses displayed their offerings, the symposium featured breakout sessions including discussing the #MeToo movement and its impact on small businesses, an active shooter response training from Milton Police, information on the Buxton Analytics Platform, cybersecurity discussions and how to effectively use Instagram.

2. “Working wall” in the kitchen As more of us look to free up space or “minimize,” the trend is toward making the most use of existing space.

One-way homeowners are doing this is to dispense with excessive cabinetry throughout the kitchen (often placed out of reach) and create a single “working wall” where all the items are stored, giving the rest of the kitchen a clean, open and uncluttered feel.

Exterior shutter trends for 2018 Exterior Shutters plays an important part in the overall look and feel of your home. Let’s explore some of the popular trends we see for 2018.

Simplicity: Try using simple shutters for a pure, uncluttered effect to allow other beautiful features on the outside of your home to shine. It is in line with minimalism, where you incorporate clean, refreshing looks, while adding a nice touch to your decor.

To follow this trend, use shutters with sharp lines, minimal details and neutral colors. Here we will propose something like a flat panel shutter, and/ or a shutter with one large single panel, or even a board and batten style with no battens (horizontal pieces).

Lighten up: Color plays a big role in the overall appearance of your home, and while exterior shutters are typically dark colored, we’ve seen an uptick in lighter colored shutters. This works especially well when trying to modernize the look of an older building. Light colored walls, combined with shutters in a slightly darker hue seems to be the norm. Whites and greys works very well and is a trend that will be with us for a while.

Stick with the basics: Exterior shutters should never overpower the look of your house and not all homes lend itself to the exotic. There’s nothing wrong with some traditional Raised Panel style shutters or even Louvered shutters to give a traditional, formal house a neat and tidy look. Board and Batten shutters works well on a house

with a mix of exterior surfaces (brick and stone, or siding and shingles). For Raised Panel style shutters, make sure the panels mimic the windows, for Louvers you can try a wider slat, and with Board and Batten shutters we see a trend to use more, but narrower Boards (vertical pieces).

Add flair and personality: Another subtle way of giving you home a oneof-a-kind appearance is to add custom cutouts to your shutters. Let your home’s personality shine with just about any shape you can imagine, from stars and crescent moons to palm trees and hearts. Go bold and traditional with a full cutout, or subtle and interesting with only a small relief cut on the outside corner. This obviously only works on paneled or Board and Batten style shutters.

What’s hot and what’s not Why it works for some and not others Hooray! You made your last tuition payment or maybe paid for the last wedding. And now it’s you and your spouse in a great big house. So it’s time to set in motion your grand plan, which goes something like this… 1. Sell the big house and move to a smaller house that’s easier to maintain, 2. Pocket the $100k or more from this transaction, 3. Take an extended European vacation this summer with some of the proceeds from the sale of the house.

As it turns out the grand plan may not happen just like you planned. You learn this when you call your favorite realtor and spend a day with them. It’s at this time that you realize that a new, smaller house costs more than you ever could have imaged. It’s at this moment that you truly feel the impact of new home prices rising faster than older home prices.

The Punch to The Gut. Just as your realtor has done their best to explain the prices of smaller homes, it’s time to assess the listing price of your present home. Because you sent your kids to private schools, the very best colleges, bought cars for them and paid for weddings…..well, you never quite kept up with the whole remodeling thing. Your house was built in the 80’s or 90’s and it looks like the day it was built. Formica or Corian in the kitchen, a garbage compactor and desk in the kitchen. In the bathroom: gold framed small shower, cultured marble counters and huge mirrors glued to the walls. Every home in North Atlanta has the same finishes and they’re all “out of style” which makes your home NOT “Move in Ready” to the prospective buyer. So your realtor suggests a listing price far below your expectations. Don’t shoot your realtor

they’re pretty familiar with this situation.

Is it all Bad News? “No, for those homeowners who have remodeled their Kitchens and Bathrooms, they are getting top dollar when selling their homes” says John Hogan, owner of Roswell’s Remodeling Expo Center, “families are fleeing the City of Atlanta and paying top dollar for move-in ready homes in North Atlanta. It’s all about the schools.

Remodeling Expo Center has been assisting homeowners for 16 years with exactly this issue.

The Rule of 1.5. When a prospective buyer assesses the value of your home they will apply the Rule of 1.5 to any room that requires remodeling, that is if they don’t just pass on your home. For example, if they believe a new kitchen will be $40k, they will discount your home by $40k times 1.5 or $60K. Same goes with the master bathroom. So you can see how brutal the Rule of 1.5 can be for the homeowner. This really hits home when offers come in very low or the realtor suggests successive listing price drops.

So what’s the answer? First and foremost, don’t postpone remodeling to when you’re about to sell, because you won’t get to live and enjoy it. Secondly, remodel the rooms that will show the strongest return on your investment and thirdly, do it in a style that most people would enjoy.
