A ‘DIY Don’t’ Story Brought to you by – Michelle Wilson Wilson Legal Once upon a time, there was a father with two children, Ashley (who was disabled) and Ben. When Dad got sick, Ben found a form WILSON online for a third-party special needs trust so that Ashley’s part of her inheritance from Dad would be protected. After signing the form, no other work was done. After Dad died, they were disappointed to find out their plans to protect Ashley’s inheritance would not work because they did not name the trust as beneficiary of Dad’s accounts in place of Ashley’s name or change the will to put her share into her trust instead of giving it to her outright. Now Medicaid would be reimbursed from any money leftover at her death and there was no way around it. A picnic is very unsatisfying without the picnic food inside the basket. When you sign your trust, you create the basket. You must change the name on your property and the owner or beneficiaries of your accounts to actually put

Remodeling Expo Design Studio

Covid pushes contractors to their limits Brought to you by — Remodeling Expo Center While many personal care businesses and restaurants are struggling to survive, the exact opposite is happening in the home improvement industry. Home Depot’s year over year revenues are up more than 25%, Remodeling Expo Center’s revenue (North Atlanta’s largest remodeler) is up almost 60% and 3 out of 4 homeowners surveyed indicate that they have or are planning a major project. This unprecedented demand is stressing manufacturer’s supply chains and contractor’s ability to handle larger workloads. Fueling this demand are: record low interest rates, home refinancing, equity markets, and Georgia’s classification of Home Improvement as an “Essential Service”. This has given the green light to the rapid expansion of the entire industry. These factors contribute to the availability of “homeowner cash”, but

more importantly, homeowners have the time to focus. Everyone is working from home and kids are virtually learning, which both directly translate into homeowner’s need to modify their homes. John Hogan, owner of Remodeling Expo Center comments “We have never seen anything like it and due to our large size, we can handle the influx of projects. We have increased the size of our design and installation teams, but we are all working 6 days a week. The primary focus seems to be home offices, kitchens, bathrooms, removing partition walls, and finishing basements.” “We’re managing onsite installation safety extremely well” says Peter Schnieper, Remodeling Expo’s installation VP. “The prevention of Covid transmission is quite similar to asbestos and mold spores, so our safety procedures required only minor modification. We also encourage homeowners to temporarily move out or take vacations while the work is performed. Remodeling Expo Center expanded showroom hours in March and is likely to expand then again due to the increased demand. Although the Covid infection rate is surging there doesn’t seem to be any end to the surge to the home improvement industry. To learn more, contact The Remodeling Expo Center at 404 910-3969 or stop by the Design Center at 48 King Street, Roswell, GA 30075. www.RemodelingExpo.com.

Solar saves energy, money and the planet Brought to you by — Roswell Reconstruction Corporation RRC has been in the construction business since 1979 and in Georgia since 1989. We are a full service General Contracting firm offering construction services to the residential and light commercial marketplace. Our solar division has been functioning in Georgia since 2010, we provide design and installation of roof mounted and ground mounted photovoltaic solar arrays for residential and light commercial energy systems. When a homeowner installs solar panels they are creating a way to reduce the amount of energy that they would have to purchase from a local power company. The effect of having solar panels is basically to slow down the meter that is currently used to measure the energy that is purchased for the home. Solar panels when connected work in unison with the power company. If the grid is disabled for some reason, i.e. power company repair work, etc, solar panels that are connected to your home will also become disabled. This is primarily to create a safe environment for the power company to maintain the grid. Residential battery storage is a new technology and there are many options

available to homeowners who wish to store energy. Storage can be expensive and the technology as it is applied to homes is relatively new, we usually only recommend storage when we are installing a system that is off grid. These locations are generally in locations that are not serviced by local power companies. Solar systems are usually sized by the amount of space that is available

and as a percentage of offset to a current power bill. There can be many ways to size a system but a field assessment is always recommended. Using the latest solar technologies and following projects every step of the way, RRC Solar Division continues to provide clients with quality installations and customer service. We help you save energy, money and the planet.

Common Solar Questions: • “How much do solar panels cost?” Typically, about $1000 - $1200 each including materials, shipping, permitting, design & installation. • “How much money will solar panels save me?” Each month it ranges from $4 - $5 per panel for residential systems and more for commercial systems. • “What is the break even point?” On average for residential systems in Georgia, about 10 years. For commercial systems, about half that. • “Do solar panels require maintenance?” Most residential systems are maintenance free but some maintenance is required for commercial systems. • “What if my panels get damaged from hail, or a fallen tree?” Generally, damage is covered by your homeowners insurance. Most panels can withstand impact from hail. • “Will the power company buy back excess energy I have produced?” Yes, at a wholesale rate. Ready to take the next step? You can call us for a solar consultation at 770.560.9800 or visit our website for more information at www.roswellreconcorp.com

Home is where the business leader’s heart is Brought to you by — Cynthia Lippert Managing Broker Ansley Atlanta & President Elect, Atlanta Realtors Association The saying that home is where the heart is rings especially true during the holiday season, and to say that home is more important this year than ever would be a big understatement. For a business, home has an LIPPERT even broader meaning. And for a leading real estate firm founded in Atlanta, it means taking care of its clients while working to serve the community it calls home. Ansley Atlanta Real Estate, recognized as one of the fastest growing private companies in the US by Inc 5000, has made it an integral part of their culture and business practices to serve surrounding communities, both through organized volunteering efforts and charitable giving. Each year, the company partners with Children’s Healthcare of Atlanta, donating funds to support its various programs and facilities, such as the Marcus Autism Center; one of the leading centers for

Autism disorders in the United States. Other programs, such as Canines For Kids, which rely exclusively on donor funding, have made a difference in the lives of thousands of children statewide. To date, Ansley Atlanta Real Estate has contributed over $250,000 to CHOA which recently announced plans to build a new state of the art North Druid Hills campus beginning next year. You can read an exclusive story on that project in our digital Fall edition of The Ansley Collection, located on the front page of our website. A critical part of being a respected local business is embracing the position to give back. Businesses like Ansley consider it an honor to be a trusted partner not only to their clients but to the communities that are so important to them. Ansley agents are highly sought after for their expertise and high level of service, as well as an impressive history of supporting important charitable organizations that positively impact the entire metro area. And since a portion of Ansley’s home sales revenue is dedicated to supporting these charities, their clients can take part in the giving process while receiving top notch brokerage services. By working with the company, Ansley’s clients are

a part of something meaningful, something bigger than a single transaction, and something that helps the surrounding community. This year Ansley Atlanta Real Estate partnered with Sunshine on a Ranney Day; a local non-profit that provides renovation services for families with children in need of wheelchair ramps, therapy rooms, and other accessibility needs. The non-profit opened its first charity boutique, Sunny & Ranney, in historic downtown Roswell this Fall, where upscale furniture and household items can be donated for sale, with all proceeds benefiting the charity directly. An organization that has helped over 17,000 children so far, Sunshine on a Ranney Day was an obvious choice for a leading real estate firm known for its exceptional client service as well as its service to the greater community. As an Atlanta-grown business, Ansley’s leadership team continues to make charitable giving and volunteering a top priority in an effort to give back to a community that has been incredibly supportive throughout the years. ansleyatlanta.com 31 Church St., Alpharetta, GA 30009 770-284-9900

Time shift? Brought to you by – Dan Griffin Keller Williams First Atlanta

“The delayed spring home-buying season fueled sales well into October and past the time when they would normally begin to slow GRIFFIN down,” said George Ratiu, senior economist for Realtor.com. “As the number of homes for sale keeps shrinking to new record lows, prices will continue to rise at a quick pace.” According to S&P CoreLogic CaseShiller National Home Price Index, which measures average home prices in major cities across the country, home prices rose 7% in the year that ended in September, up from a 5.8% annual rate previously. So we are seeing the traditional spring selling season (March-May) shifting to later this year, with the expectation that the demand will continue into the normally slow first quarter. Buyers and sellers are now more comfortable with the safety protocols in place to view homes, than earlier this year. Here in

Atlanta, we are still seeing a limited inventory of available homes, and high demand for the very best quality. In additional to the above factors, interest rates for “purchase” mortgages have declined to approximately 2.8% for the most credit worthy buyers. Refinancing activity is also robust. This Dominant Kitchen Cabinet Trend Brought to you by — Remodeling Expo Center When you go shopping for kitchen cabinets there literally are hundreds of door styles and colors to choose from, but the plain truth is that over 90% of all cabinets sold are shaker style and the majority of them are white. White cabinets are the dominant cabinet trend and its been this way for a decade now. Why is this? Stay with me, here. While other cabinet fads come and go, white is a beloved classic for a reason. It’s versatile, it lets the beauty of your millwork show through (whether traditional, shakerinspired, or minimalist and modern), and it’s incredibly easy to live with for years to come. A quick swap of hardware or a new backsplash, and boom—your kitchen looks brand new again. “Like a black dress for a lady or a white button down shirt for a man; white cabinets are an incredibly versatile basis and can be “accessorized” with additional elements like flooring, counters, backsplash, to take on dramatically different looks, from traditional to minimalist to modern”, says John Hogan owner of Remodeling Expo Center. “Our designers create white cabinet kitchens with such different personalities. It’s amazing!” Some of the most popular and beautiful accessory elements being installed today are: a bright marbleized or veined countertop of quartz or quartzite, complementing perimeter cabinets with a differ-

Kitchen expert John Hogan concludes “If you think shaker or white cabinets are boring, then you just haven’t engaged the right designer yet! It takes careful thought of all the elements in a kitchen to create a million dollar look”. Any realtor will tell you, beautifully designed kitchens with white cabinets, make it easy to sell a home. Finding the right fit Brought to you by – Riccardo Apreda Store Manager and award-winning interior designer with Tuscany Fine Furnishings

ou think a sectional would be perfect, great, let’s look at your space and its functionality. Many of my clients struggle in determining whether to place sofas, loveseats, chairs or sectionals in their desired room. The challenge can become overwhelming, but it doesn’t have to be, with the assistance of a designer. The first question to ask yourself is how my selection will best fit the space, which of the pieces will hug the walls leaving the others to float in the room. Sectionals are a great way to seat many people, they are comfortable options for family recreation rooms. They can be upholstered in a variety of durable fabrics and leathers. There are many configurations and style options available allowing you to choose your cushions, pillows, arms and legs that best meet your preferences.

Measuring is crucial before purchasing. You may believe the sectional you see on the showroom floor is perfect for your space, however they can be deceiving, and your space may not accommodate the configuration, also be sure that you consider table, ottoman and lighting options before making the commitment. Some rooms are perfect for placing two sofas, I often encourage clients to do this rather than using a sofa with a loveseat. Sofas are available in various lengths, and can be arranged to fit the room comfortably, keep in mind that there is little difference in cost between purchasing a sofa and a loveseat.

The sofas can be placed across from one another with a large cocktail table or ottoman placed between them, allowing for chairs to be added to one or both sides. If the distance between the sofas needs to be extended to accommodate the chairs, two cocktail tables can create an elegant look affording great functionality. You may like the ability to rearrange your furniture in the same space, the sofas can easily be placed at a right angle and the chairs opposite one sofa or angle. Let’s talk chairs. One mistake that is often made in the selection process is choosing a chair that is not in proportion or does not complement the style of the sofa. There are chairs

designed for conversation, and those that are suited to lounging, once this choice is made the options are vast. A chair with an ottoman serves well for both conversation and comfort also affording extra seating when needed. Recliners are options that when in the right style and size can be welcomed additions. Choosing fabrics and leathers are also something that a designer can assist you with insuring that they complement your taste and style. Take the struggle out of your selection, whether choosing sectionals, sofas, loveseats or chairs the options are abundant, keep an open mind and the result will be perfect!
