Selecting the right area rug size, is easy… Brought to you by – Riccardo Apreda, Tuscany Fine Furnishings When I am working with clients, whether they are building a new house or renovating an old one, I like to make sure that house has a nice flow. One of the best ways to achieve that is uniformity in the flooring, that is why I always suggest hardwood floors throughout the house, including the bedrooms. The hardwood allows you to select area rugs which enhance and are sure to warm up the room, while defining the furniture placement. Just as colors and patterns are key to ensure that all the elements in the room work well together, size is equally important. You will want to make sure that the rug is to scale not only with the furniture but also for the room is going to be in. Rugs are essential elements for living rooms, dining rooms and bedrooms. Here are some simple guidelines in selecting the appropriate size area rug. The sizes that I recommend for living rooms are 8’ x 11’ or 9’ x 13’. Depending on the placement of the furniture the rug can run either parallel or perpendicular from the fire place. You want to make sure to leave a border of about 8” between the rug and the hearth of the fireplace. Sofas should be placed about a foot over the rug or completely off it. Chairs should be placed
about 8” on the rug or completely off it. Dining room rugs usually measure 9’ x 12’ this is the best size for a table that sits 8. The rule is very simple. You want to make sure that table and chairs remain on the rug even when guests are sitting to avoid the back of the chairs catching the edge of the rug. Buffets and sideboard should never be on the rug. When selecting a bedroom rug keep this easy rule in mind, a king size bed requires a 9’ x 12’ rug and a queen size bed requires an 8’ x 10’ rug. The rug needs to be 2/3 of the way under the bed from the footboard. If the room is narrow and long you can use a 6’ x 9’ rug in front of the bed to fill and warm the void. Whether you prefer oriental, traditional or contemporary rugs, favor bright or subtle colors, enjoy textures and patterns, know that rugs are the key element to make every room complete. Seller Beware – Why Expert Advice is Important Even in a Seller’s Market Brought to you by Ansley Atlanta You’ve more than likely heard a few by now - the stories of homes selling within hours of hitting the market if they make it to the market at all. Or the bidding wars that LIPPERT stack up offers in the double and even triple digits, where buyers are waiving even the most provident of contract contingencies and forking out tens of thousands of dollars over list price to win a contract on a home. The shortage of homes for sale in metro Atlanta predates the pandemic, and sellers are reaping the benefits in cozy terms and windfall sale prices. But even in a seller’s market, don’t assume that record-breaking results are a given, or that it doesn’t take some finesse. Read on to learn how expert agents are helping their sellers make the most of the market. Making the Effort While more and more homes are selling in record-breaking time and for thousands above list price, getting the best price still takes considerable work. Even in a seller’s market, carefully
planned and executed marketing and skilled negotiation are paramount. While it’s true that the slightest indication you may be up for selling can sometimes be enough to drive hordes of buyers to your front lawn, don’t expect that to necessarily result in the highest sale price, or even a closing. Contract drop-out rates are especially high in these market conditions because buyers are having to act quickly without the luxury of time to think things through. Experienced agents are working the phones constantly, carefully reviewing each offer with intense scrutiny, and advising their sellers carefully on how to choose between sometimes dozens of nearly identical offers. And even once an offer is accepted, the best agents will continue marketing the property to seek backup contracts, an important negotiation strategy that many sellers aren’t aware is an option. Getting the Best Offers Assuming you’ve taken the advice of an expert agent to prepare and properly market your property to buyers, you may well end up with the happy conundrum of deciding which offer to negotiate or accept. But not all offers are created equal, and even though the current demand for homes is driving bids higher and higher, don’t assume that a higher
price equals a better offer. And as mentioned above, with a higher-than-normal contract fallout rate, the best agents will work diligently to continue generating offers, and ideally a backup contract. The current market conditions are indisputably the best we’ve seen for sellers in recent history. But as fatigued buyers get more and more decided on what they want for the higher prices they’re paying, it’s imperative to seek the expert advice of an experienced agent to
help you get the absolute best results. Buying a Home in the Crazy Busy Market I wanted to share some tips on how to get your offer accepted....or at least a better change of being accepted. As you know most homes being sold have at least 5-10 offers on them within 24 hours of being listed for sale. This creates GRIFFIN an insanely competitive market for buyers (great news for sellers!). Here are a few things you can do: Use a local, well known, and trusted lender. Big banks are notorious for pumping out pre-approvals online without so much as talking to the client. Listing agents are aware and will shy away from generic big bank pre-approvals. Make sure your lender is responsive and available regardless of who they work for. If they cannot answer questions on the weekend....ditch them. You look at homes on the weekend you need help on the weekend. Returning emails and calls
promptly is important. Listing agents are calling lenders for a warm and fuzzy up front. If your lender does not return the call promptly it will not bode well for your offer. Have your lender underwrite your file BEFORE you find a house. This makes your offer stronger than a “pre-approval”. The listing agent will know your loan is good to go and there will not be any hiccups. This takes longer but is well worth it. You can send over an “approval” letter vs a “pre-approval” letter. If there are 10 offers on the table and you are the only one already approved your odds go WAY up. Shorten appraisal and finance contingencies. Last year 21 days was “normal”. Today 10 to 12 days is pushing it! Ask you lender if they can expedite and keep these to a minimum. A local lender is key (I am biased of course). If the listing agent has seen the name or recognizes the loan officer, it makes a HUGE difference. Good luck house hunting!
