There are many metrics used to determine a wise return on investment (ROI) in residential real estate. Some investors look at the cap rate, ROI, cash flow and appreciation. The capitalization rate, often referred to GRIFFIN as the “cap rate”, is a fundamental concept used in the world of commercial and residential real estate. It is the rate of return on a real estate investment property based on the income that the property is expected to generate. This metric is used to estimate the investor’s potential return on his or her investment. The capitalization rate of an investment can be calculated by dividing the property’s net operating income (NOI) by the current market value or acquisition cost of a property. To calculate cash flow, you simply subtract the expenses from in the income: Cash Flow = Total Income – Total Expenses Appreciation is the increase in a property’s value over time. How much a home appreciates each year depends on the local real estate market and any improvements made to the home. A home’s appreciation is calculated based on the fair market value of comparable homes for sale in the neighborhood. There are many resources that will help the investor calculate the

proposed income and expenses to anticipate, and well as market projections for appreciation.

But that definition may be long overdue for a makeover, or at least some reconsideration. Re-value In comparison to the more-is-more mentality of the 20th century, the

appeal of luxury has met with greater scrutiny in recent years. And the coronavirus pandemic in 2020 may have been the catalyst for a reset of core values. For many, the very definition of what was important was suddenly reset by closing schools, shuttered offices, and seized travel. Perhaps we had lost sight of luxuries like time with family, self care, adventure, and safety. Some realized that those ‘little things’ were in fact the things that drive our definition of what it means to have more. Becoming One Sets Us Apart As the planet was forced to reconsider what truly mattered, we discovered a sense of unity we hadn’t realized was missing. The pandemic was a call to action for communities to pull together when we had become used to setting ourselves apart. The old luxury was unattainable, inaccessible, and unap-

proachable. But we see a new luxury that indulges more in humanity and connection than in competition. The excess that was once the hallmark of luxury living is showing up in purposeful ways to help alleviate the profound suffering in our communities. The new luxury values service, equality, and humanity. Wide Open Places The explosion of entrepreneurialism in the last decade has played a huge role in the evolution of luxury living, namely its diversity of expression. What used to be heavily defined by an opulent, myopic aesthetic has been replaced by a freer ‘anything goes’ mentality. And when the pandemic shut down offices globally, many people were suddenly imbued with a newfound freedom to live anywhere, and any way their means would allow. Location has always been everything, and now it can

literally be anywhere. Luxury living could take on new and exciting forms, from fulltime retreats to modernized mini-farms. The possibilities became endless overnight. If we learned nothing else from the pandemic, we learned to take ourselves less seriously. Not only were we forced to re-evaluate our daily lives, but maybe enjoy them more too. Eventually we embraced the simplicity of makeupfree meetings, activewear wardrobes, and generally requiring less in our daily lives while giving back more. As a side effect, luxury lifestyles have become more about living authentically. Choosing the right material for your Exterior Shutters Brought to you by – Dupbel Millworks, Inc. Shutters can make or break the curb appeal of a house and it is important to consider the different materials that shutters are made of. Prices will vary considerably between the different materials and each will have its own positives and negatives. Let’s take a look at the 4 main ones. Wood: Very traditional and good looking. Could be pricey depending in the wood species that is used. Stay away from cheaper woods like Poplar or pine that will rot, twist and split within a short period of time. Good species are Western Red Cedar and Cypress. Make sure you add some sort of a cap to the top of the shutter to prevent splitting and make sure your provider seals the wood effectively to prevent rot. Easy to customize size and styles. Easy to repaint depending on the paint used, and special care should be taken to ensure the paint seals the product completely. Vinyl: Cheapest option you can get, but then it will also look like that. The summer heat can play a trick on these where the shutters became brittle with color fading over time. These shutters are typically hollow and not very strong. Its recommended that they are mounted flush against the wall, although some service providers sell hardware kits to mount them on hinges. Vinyl shutters are typically 3 times cheaper than wood or composites, but remember you’ll have to pay for installation 3 times. Limited options available for size, style and color. Difficult to repaint effectively. Composite Wood: Pricing is comparable to wood, and although you get the look and feel of wood, you don’t have the issues that comes using wood. No rotting, swelling, twisting and if it is the right material, no insect damage. There are different composite materials available and not all are rated for extended exterior use, so make sure your provider uses the right stuff (and can prove it). Very long lasting and in some cases you even have environmentally friendly/safe options available. Easy to customize and a good provider should be able to create unique designs and styles perfect for your home. Similar to wood it will need repainting in a few years, but generally easy to do. Can be mounted on hinges or direct to the wall.

PVC: Pricey, so shop around. This stuff will last almost forever and moisture have no effect on it. Heat does play a role and it’s prone to cupping, bending and warping, so make sure your provider adds some form of additional strengthening. Seems that the industry standard is to add metal bracing on the back to prevent some of the issues. Difficult to paint and typically comes in standard colors. Make sure from you provider what steps you’ll have to take when it comes to repainting. Can be mounted flush or on hinges. Most people have a vision of what they want to accomplish in creating a new living space or updating an existing one, however they may not always know how to make it become a reality. I always encourage clients to begin by collecting pictures of rooms, furnishings, wall art, along with samples of color and textures that they like. This is your project and should reflect your taste and lifestyle, a good designer will recognize your personal vision quickly and assist you in the process. I often hear clients say “I really have no idea of what I want to do”. After a few prompting questions regarding the use of their space, lifestyle and budget we have a comfortable repartee’ and the process begins. An experience that is meant to be enjoyed, ending with a result that you are happy and proud of. It is always beneficial to meet with a designer in the space you are creating, this allows both of you the opportunity to discuss the project, the designer will be able to confirm measurements, furniture scale and placement options. Another lament I hear from new clients

is that they are overwhelmed by the vast options available to them. This is when the designer narrows those options down, usually presents no more than three, all perfect in scale, color, texture and design ultimately allowing you to choose with confidence and conviction. There are life situations that often call for mediators, designers are great at this. Allow me to site several examples. I always enjoy working with clients who are merging households, conflicts arise in what is to kept and what is to purged. They have absolutely no doubt about merging their lives, yet find it challenging in creating a home that reflects both their combined taste and style. While the terms pre-qualified and pre-approved are sometimes used interchangeably, they in fact refer to two different things. Here’s an overview of the differences between a mortgage pre-qualification and a mortgage pre-approval.

MORTGAGE PRE-QUALIFICATION To get pre-qualified for a mortgage, a lender needs to evaluate your financial situation — including your income, assets and debts — to determine

how much you can afford to borrow. It can usually be done for no cost, often over the phone or the internet. The pre-qualification stage allows you to discuss different mortgage options with your lender and get a sense of your price range. However, the pre-qualified amount is just a rough estimate of your potential loan approval. MORTGAGE PRE-APPROVAL Getting pre-approved for a mortgage is a more involved process. You’ll need to fill out an official mortgage application and supply the lender with the necessary information to thoroughly evaluate your financial history and credit score. This process allows the lender to tell you the mortgage amount for which you’ll be approved. You may also be able to

lock in an interest rate. When you get pre-approved, your lender will provide you with a letter explaining the loan you’re eligible for. Being pre-approved for a mortgage shows sellers you’re a serious contender when making offers. Keep in mind that even after you’ve been pre-approved, you’re still not guaranteed to receive a loan. Once you’ve found the house you wish to buy, your lender will need to evaluate you and the property in question before committing to a loan amount and interest rate. Are you ready to buy a house? If so, it’s best not to go at it alone. Among other things, a real estate agent will help you narrow down your search, make a fair offer and navigate the paperwork to ensure everything goes smoothly.
