Baby boomers look to right-size their life-style in a forever home By: Eve Jones Harry Norman Realtors Members of the largest and wealthiest generation on record are looking to make a change in their living arrangements. The Baby-Boomers have a variety of special needs. They may have a nest that is emptying out after raising their children (and maybe even convinced them to move out on their own), have adult children moving back in or may have elderly parents who have a special need for extra care. Whether empty nesting or rearranging their nests, these homeowners are wanting more customized spaces that will carry them into their twilight years. Many builders seem to be missing the mark by still building for families with 2.5 kids, a dog and two Volvos in the garage. Master on the main plans are hard to find and ranches are even rarer. Buyers often ask, “what gives?” Well, the answer is land is at a premium and those types of plans eat up land. To create the right space, buyers could turn to building a custom home which may involve moving faraway from convenient urbanized areas to find the right lot, but there is another. The imagination part could include

transforming basements and attics into usable spaces which may involve adding insulation, creating nicer stairways (or adding an elevator), adding plumbing, windows, etc. Or, converting dens, family rooms or garages into an in-law suite for aging family members. Extra bedrooms could serve as an office, hobby room or home gym. Ranch home bedrooms could be combined to add a second master bedroom to accommodate special needs. Bonus rooms over the garage are back in vogue offering owners a great flex space for an office, in-law suite, man cave or home gym. Some resales come with a little extra land that could accommodate a small detached bungalow, set apart from the main home and perfect for in-laws or returning adult children. Renovating an older or resale home has great advantages for many reasons. You’re likely to get more land and possibly better building materials than offered by new construction. You’ll have the opportunity to customize the finishes to your taste and needs. Also, budget-wise you can buy a lower priced, under budget, home and pay cash for the upgrades. This kind of home re-imagination is not for the faint of heart and will re-

quire some help from professionals who have vision. Working with a real estate agent who has a trusted builder and architect on call is key. A seasoned agent can help you identify the right property and location that will be a wise investment long-term plus work to navigate you through the sale of your current home, resale purchase, and renovation

of your new “forever home”. An experienced, full-service, full-time agent is critical to this type of endeavor because of the coordination of two transactions and possibly temporary housing arrangements. Trulia survey finds what’s in america’s dream home (NAPSI)—For 71 percent of Americans, homeownership is part of their personal American Dream. So what does this dream home look like? Where is it located and what amenities do people dream of most? A recent survey conducted by real estate website Trulia made some intriguing discoveries. First Comes Marriage, Then Comes Baby and House The vast majority of millennial renters, aged 18 to 34, plan to buy a home one day—more than any other generation. Most, however, are not ready to buy a house. This generation of first-timers was hit hard during the recession and their ability to find jobs, move out of their parents’ homes and eventually become homeowners is a key part of a healthy housing market. Only 36 percent are currently saving up to buy a home in the next five years. Most have their eyes on a new car. Nevertheless, 87 percent believe they’ll be able to buy their dream home one day. Americans Aren’t Dreaming of McMansions or Tiny Homes So what does the American dream home look like? Well, it really depends on how old you are. In general, Americans aren’t big fans of McMansions or tiny homes. In fact, 44 percent want a home between 1,401 and 2,600 square feet. However, as people get older, their dream home gets smaller. Millennials and Gen Xers gravitate toward modern houses, which often have newer amenities and technologies. Baby boomers, on the other hand, want single-story ranch homes that are more accessible. Only 6 percent of millennials would prefer a high-rise penthouse and only 4 percent dream of converted lofts.

Americans Dream of Suburbs Most Americans—especially boomers and Gen Xers—wanted to live in the countryside and suburbs rather than a major city. For millennials, a short commute to work and a great school district were far more important than the actual location. Dream Home Amenities Americans love to entertain and eat. The top dream home features a backyard deck, open floor plan or balcony with a view. Food-related amenities such as a gourmet kitchen or vegetable garden were also popular. Millennials, compared to any other generation, want it all. Given the option, 18- to 34-year-olds, would like all the latest and greatest amenities in their dream home—especially a balcony with a view. However, Generation X, 35-54-year-olds, wanted a backyard deck most and would prefer a swimming pool over a vegetable garden. Baby boomers want a backyard deck, open floor plan, gourmet kitchen and vegetable garden. Has the market stalled? By Karen Pate Harry Norman Realtors - Forsyth Hearing that existing home sales have stalled in the month of August? In 2015 vs. 2014, according to the Georgia Association of Realtors, new listings increased by 5.4%. Pending sales were up 25.5% and closed sales were up 11.7%. However inventory levels continue to plague our market with less than 5 months of inventory throughout. The median sales price increased by 7.1% and days on the market remained about 65 days.

You may ask then “How is it stalling?” Lawrence Yun, NAR chief economist, says after three straight months of gains home sales in August lost some momentum to close out the summer. “Sales activity was down in many parts of the country last month especially in the South and West – as the persistent summer theme of tight inventory levels likely deterred some buyers,” he said. The good news for the housing market is that price appreciation the last two months has started to moderate from the unhealthier

rate of growth seen earlier this year.” First time home buyers continue to be a sweet spot for most areas equating to 28-32% of all buyers. Let’s talk about Forsyth County! Most everything is up…with the exception of inventory. Modest numbers albeit but, they are still trending in a positive direction. The number of sales increased by 9% and our volume increased about 10%. Our average sales price for the month of August is about $317,000. Housing inventory up to $450,000 is still between 3-5 months.

Eight ways to increase the value of your home (NAPSI)—Making your home more attractive to prospective buyers can be easier and less expensive than many realize— if you heed these eight suggestions from the real estate listings experts at Trulia: 1. Look to your landscaping. Just a few hundred dollars on grass seed or replacement sod, new flowers, bushes or trees, a weekend and a little effort can improve a house’s curb appeal. 2. Help your home clean up nicely. Give the exterior a thorough scrubdown, including screens, windows and gutters. Pressure wash the walks and driveway. Inside, steam clean the carpets, wash or wax laminate, hardwood or linoleum, and clean the grout on tile walls and floors. 3. Give the trim a treat. Paint just the trim and front door, two items that buyers’ eyes are naturally drawn to when driving by your places. 4. Change the caulk around the plumbing fixtures. Over time, caulk, the silicone that protects surfaces from water seepage, can discolor, tear or degrade. Replace burnt-out lightbulbs, fix holes in doors or walls, grease squeaky cabinets or doors, fix leaks and change the air filters. 7. Update lighting fixtures. It’s a bright idea that doesn’t have to cost a fortune. Just change a few, especially if they look dated. See if the exterior garage lights, bathroom lights or bedroom lights in particular are good candidates for a change. 8. Refresh your kitchen and bath.
