Happy Summer everyone! Welcome to our Q2 San Francisco Market Report.

The San Francisco market improved in Q2 with a moderate increase in buyer activity and overall prices. Despite interest rates teetering between 6% and 7%, sales volume increased 57% from Q1, showing that a large segment of buyers have adjusted to the current mortgage rate environment. The regional economy also continued to expand, and the tight labor market continued to drive income growth, helping to improve housing affordability even as mortgage rates rose.

Sales activity accelerated in all price categories during Q2. The number of sales increased by 85% for homes priced between $1.25 and $2.5 million, while sales of homes priced above $2.5 million more than doubled from the first quarter. 6 homes have sold in the $10M+ range thus far in 2023, comparable to last year when 7 homes had sold by the end of June.

Median SFH prices are down 14.6% from June 2022, while condo prices are down 8.9%. Nationwide, median sales prices are down 3.1% from this time last year.

WAYMO EYEING ROBOTAXI EXPANSION TO SFO?

Amid mounting safety concerns related to the rollout of robotaxis in San Francisco, autonomous driving tech company Waymo is planning a southern expansion of its driverless taxi service to San Francisco International Airport. The California Public Utilities Commission is expected to vote on expanding the operations of Waymo and Cruise, next week.
