Despite rising mortgage rates and a late-season heat wave, housing demand in the SF Bay Area remained strong throughout October. The boost in affordability fueled increased buyer activity, particularly in the lower price tiers, while demand for high-end homes held steady. Job growth added 30,000 positions a 0 7% year-over-year increase while the regional unemployment rate stayed low at 4.3%.
October saw over 3,900 homes sold across the Bay Area. While it's common for sales to rise in October due to seasonal trends, this year’s closings surged by over 20% compared to last month and 17% from the previous year marking the highest growth rates since 2020. Nearly 75% of San Francisco homes sold above their list price, highlighting fierce competition for quality listings in neighborhoods offering workplace proximity and vibrant urban amenities. Homes also sold in an average of less than three weeks, marking the fastest market turnover in over two years
The most expensive sales in San Francisco in October and November were 825 Francisco which sold for $22,100,000, 2855 Pacific which sold for $15,250,000 and 2747 Vallejo which sold for $14,000,000.

SAN FRANCISCO’S IGNITE TECH CONFERENCE
San Francisco has been chosen to host a major tech conference for the first time in 2025. Microsoft Ignite already has 14,000 people booked to attend next years event. It’s a win for the Bay Area’s business tourism industry, which has struggled to fully rebound since the pandemic. The conference will be held at Moscone Center in SoMa and account for 61,510 hotel bookings and $41.5 million in direct spending.
GILEAD OPERATIONS ON PATH TO NET ZERO
Gilead Sciences Inc. has prioritized its commitment to addressing climate change by pairing its environmental sustainability efforts with its operational strategy. The Foster City-based biopharmaceutical company embraced a series of sustainability goals in 2021, including a commitment to transition its operations to have net-zero greenhouse gas emissions by 2030, and achieving its pledge to reduce GHG emissions by 46% from a 2019 baseline.
