Happy Fall everyone! Welcome to our Q3 San Francisco Market Report. The housing market continued to progress ahead despite rising interest rates and a declining stock market as most buyers have now adjusted to the new normal. Around the bay, total sales volume fell by roughly 23% compared to Q2, with the biggest decline occurring in sales of homes priced over $3.5M, while sales within the $1M-$2M range were flat. Though some parts of the SF market are slowing, 59% of homes are selling above list price, compared with 60% in Q2, thus showing SF is resilient. Median SFH prices are down 7.5% from Q3 2022, however the average price per square foot is down only 1.3%. At the same time, there has been a late uptick in high end sales, with 11 homes selling for over $7.5M since October 1st, including Julia Robert’s home on Washington for $11.25M, and 3052 Pacific, which the CEO of Foresite Capital just sold for $31.2M and $4,400 per square foot.

TRENDING IN SF ACCENTURE OPENING AI SALESFORCE STUDIO Global professional services firm Accenture is launching an artificial intelligence studio at its offices in San Francisco’s Salesforce Tower, with plans to help its clients explore commercial uses for the technology. The San Francisco generative AI studio, which will open within Accenture's existing 126,000-square-foot office at Salesforce Tower, will cater to its clients in the high tech, software and communications sectors.

JULIA ROBERTS SELLS PRESIDIO HEIGHTS HOME Julia Roberts’ home in San Francisco’s coveted Presidio Heights neighborhood hit the market last week and has apparently already found a buyer. The Edwardian residence at 3530 Washington St. listed by Sotheby’s International Realty, is currently marked as “pending” on real estate listings websites, with an asking price of $11.75 million. Roberts acquired the property in January 2020 for $8.3 million.

NONPROFITS TO BRING ROBOTICS PROGRAMS TO CALIFORNIA SCHOOLS A new robotics program funded by Alphabet Inc. and some nonprofits is coming to California middle schoolers. Google.org, and the Robotics Education and Competition Foundation (RECF) have dedicated $450,000 to develop robotics and artificial intelligence programs for students in middle schools — generally, covering grades six through eight.
