Slumping oil won’t derail $500bn Gulf infrastructure plan Slumping oil prices will not halt a massive ramp-up in Gulf infrastructure spending, as rich nations deploy huge reserves to maintain a breakneck development pace and the rest turn to buoyant funding markets. However, states are being urged to consider the most effective funding mix for these schemes in the longer term, especially against a backdrop of lower oil prices. The World Bank estimates up to $500 billion will be spent by Gulf countries on infrastructure by 2020, as governments seek to improve the lives of citizens and create jobs. With trillions of dollars of reserves between them, Saudi Arabia, Abu Dhabi and Qatar have been increasingly bypassing banks due to frustration at the time it takes to get funding. In Qatar, “more reliance on self-financing supported by large fiscal surpluses” pushed outstanding credit to the public sector down 3.7 percent between January and August, according to the Ministry of Development Planning and Statistics. “We fund infrastructure projects by the state of Qatar and we try to give the opportunity also to the private sector on some of the opportunities,” Economy Minister Sheikh Ahmed bin Jassim al-Thani told Reuters on the sidelines of an investment event in London. Gulf infrastructure loans totalled $8.94 billion in the first nine months of 2014, compared with $16.12 billion in 2013, according to data from Project Finance International, a Thomson Reuters unit. In the past, large-scale projects such as Qatar’s Barzan gas scheme and Saudi’s Sadara chemicals complex had most of their total costs, worth $10 billion and $20 billion respectively, covered by debt. But now, schemes like the Riyadh metro, costing $22.5 billion, and the UAE’s first nuclear power plant, totalling $20 billion, are being fully or majority paid for by the state. Such enormous burdens might seem untenable when Gulf states may face a sustained period of lower oil prices, which have almost halved since June.


The International Monetary Fund has also warned some Gulf nations must reduce public spending to avoid burning through their savings. But governments are now prioritising infrastructure spending and some have methods to avoid the budgetary squeeze. Saudi funds some of its large infrastructure projects off-budget from a separate central bank account, which contained 514 billion riyals in October. Both Kuwait’s finance minister and the UAE’s economy minister were quoted this week as saying reserves would maintain spending on development projects despite falling oil prices. Using savings for infrastructure seems logical as surplus cash has been put into sovereign wealth funds for years, on the basis that hydrocarbon riches need to last. The meagre interest rate much of this money attracts currently - Saudi is estimated to invest most of its reserves in low-yielding U.S. Treasuries - could arguably be better spent on infrastructure. “We have come across situations where there was even a question of using bank financing for projects as they were sitting on large amounts of money getting no interest and so were thinking ‘why pay banks?’” said Mario Salameh, project finance head for the Middle East and North Africa at HSBC . Running down reserves is controversial, with people acutely aware reduced savings could jeopardise future living standards. For those without huge reserves, namely Oman, Bahrain and Dubai, the loan market has provided cheap finance, which should continue as regional banks are cash-rich. Upcoming projects include the $3.6 billion Liwa plastics plant in Oman and Aluminium Bahrain’s $2.5 billion expansion.

However, a Dec. 2 note from Morgan Stanley on Qatari banks highlighted how a lower oil price will cut the amount of cash deposited in local banks by governments, which will increase loan rates. Basel III considerations, as the guidelines make it more capital-intensive to back long-dated loans often used for infrastructure, will also affect loan access. Project bonds have been touted as a potential source of cash, with deals from Saudi and UAE in the last three years. Issuers have so far been reluctant to take this route, given cheap bank lending and the lengthy process of structuring such trades. Plus, even developed markets with a history of issuance only use them for a small percentage of overall funding. Another option is attracting pension funds and insurance companies, whose investment strategy matches the long-term timespan of infrastructure funding. Should Gulf nations wish to do both, bankers argue they should be establishing relationships now from a position of strength, thereby yielding better terms, as opposed to when they may be more desperate in future. “There is little recognition of urgency in the market and that will only come if it’s forced or from a bit of vision to say the current funding model isn’t sustainable, much like our hydrocarbons, "Reuters"

The company said revenues rose 57 percent to more than $991 million in the first six months of the year, with booked sales reaching $1,682.6 million from $960 million in the same period last year. Damac added that total booked sales in its Akoya mega project stood at $1,443.6 million as of June 30. Damac also said it delivered a total of 1,634 units in H1 across five projects. Total assets stood at $4,288.8 million, representing growth of 41 percent compared to the end of 2013, the developer said in a statement.

Located in the Me’aisem area of International Media Production Zone in Dubai, the first phase of the $74.8 million (AED275 million) mall will feature 60 international outlets on one million square feet of land, which the developers say will allow for planned future expansions by 2020. Brookfield Multiplex has been awarded the construction contract for the mall, which is expected to be open by Q3 2015. Included among the outlets will be a 91,903 square feet Carrefour Hypermarket, a 6,243 square feet Magic Planet family entertainment centre, a range of fashion and lifestyle brands and casual dining restaurants, in addition to cafés and fast food chains and convenience-oriented outlets such as banking and mobile services. TDIC, which is the master developer of Saadiyat Island, is looking for a main contractor to build nine new multi-storey residential buildings on three plots with a total area of 61,000m2. The scope of works involves building podium underground parking, structural, architectural and MEP works as well as all finishes. The main contractor is also expected to carry out testing and commissioning, external works (including landscaping) and gaining all of the necessary approvals. Early-stage works for the substructure (including shoring and piling) are being awarded under a separate contract for which the closing date has now passed. In order to pre-qualfy, firms most have recent experience of projects of a similar size, be registered with the Abu Dhabi Department of Economic Development and have had a minimum turnover of $272mn (AED1bn) for each of the past three years. A non-returnable deposit of AED30,000 ($8,167) needs to be paid for the pre-qualification documents, which must be completed and returned by 12pm on 25 August, 2014. Last month, TDIC said that the third phase of its Saadiyat Beach Villas, which are currently under construction, will be completed on schedule by July 2015. The third phase adds 77 new villas, bringing the total on the island to 428.

The value and volume of new mortgages taken out on properties in BurjKhalifa, the world’s tallest residential tower, rose by nearly 100 percent during the first nine months of 2014, according to data from Reidin.com and published by the Emirates24|7. According to the data, the number of buyers taking out mortgages during the period rose 90 percent to 61 in the first nine months of 2014, while the total value of home loans rose 95 percent to AED338 million ($92 million), up from AED174 million spent by investors in the same period in 2013. The figures put the average mortgage on BurjKhalifa properties at AED5.54 million. The number of cash transactions has also risen over the same period with 72 transactions worth AED513 million, a rise of 18 percent year-on-year. In November 2014, Downtown Dubai witnessed five of the top 10 property deals in the third quarter of 2014, with the sale of a BurjKhalifa’s apartment worth AED28 million topping the list of 10 costliest apartment deals, the report added. “We are witnessing an increase in demand from people of senior management level,” a real estate agent was quoted as saying. “These people are taking loans and using their housing allowances to pay their equated monthly instalments. They are living in it as a status symbol, rubbing shoulders with the rich and famous,” he said. The average selling price for registered transactions with Dubai Land Department per square feet in Q3 2014 was AED3,650, which is a slight increase from AED3,500 Dhs per sqft in the same period last year. The prices per sqft for apartments in BurjKhalifa have been fluctuating significantly from AED10,000 in 2008 to AED2,400 per sqft in 2009-10 following the global economic crisis. The highest price paid this year was AED5,285 per square feet.

Damac chairman Hussain Sajwani made his first ever appearance on the list, ranked 22nd with $4bn. The top 50 was propped up by Morocco’s Anas Sefrioui with $1.5bn. The combined wealth of the 50 richest Arabs came in at $255.86bn, a 3.9 percent fall on the previous year – the first fall in total wealth since 2008. Abu Dhabi rental growth slows dramatically despite rent cap removal Abu Dhabi firm seals $579 m deal to buy New Scotland Yard New Scotland Yard, the headquarters of the Met police in London, has been sold to Abu Dhabi Financial Group for £370 million ($579.1 million), it was announced on Tuesday. The Abu Dhabi investment company paid £120 million more than the asking price for the 1960s block and and plans a development of luxury flats on the site overlooking Westminster Abbey. As he signed the deal, the Mayor of London, Boris Johnson, announced plans to pump hundreds of millions of pounds into modernising frontline policing. Proceeds from the sale will kick-start a major investment opportunity to secure the future of the Met Police, with the funds being used to kit out officers across London with mobile technology such as tablets, smartphones and body cameras, enabling them to spend more time out on the streets, according to a statement published by the Mayor’s office. Marketed as ‘Ten Broadway’, the 1.7-acre site, 600,000 square foot building attracted intense interest from around the world, the statement said. In the end, there were 11 credible bids with ADFG, a multi-billion dollar alternative investment company based in Abu Dhabi, securing the deal. With a track record of financing major central London developments, including the 1 Palace Street project adjacent to Buckingham Palace, ADFG now plans to create a mixed-use residential development on the site. Headquarters of the Met Police since 1967, the outdated building was put on the market by the Mayor’s Office for Policing and Crime (MOPAC) in September, for a guide price of £250 million. This sale is part of an ongoing radical overhaul of the Met estate which has so far raised £215 million through the sale of 52 under-used and outdated buildings.

Rental growth in Abu Dhabi during the first nine months of 2014 was a third of that seen in the same period last year, Cluttons said in a new report. Rents across freehold areas in the UAE capital rose by just 2.7 percent between January and September compared to nine percent in the nine-month period in 2013, the real estate consultancy said. Steve Morgan, chief executive of Cluttons Middle East, said that with average household incomes failing to keep up with the growth in rents, the cost of living is likely to be impacted and is already being factored into rental values. “Landlords have been sensitive to the threat of affordability emerging as a core issue for tenants, with many containing rent increases in order to avert an increase in vacancy levels. This behaviour is occurring despite the removal of the government enforced Rent Cap earlier this year,” said Morgan. Cluttons’ report said that the rate of rent increases did recover to an extent during Q3 (1 percent), after rising by a marginal 0.5 percent in the second quarter. It added that this was however not reflective of tenant demand, which remains stable but strong. Overall, apartments continued to record a higher rate of rental value growth when compared to villas during the third quarter. Cluttons said the demand for new apartment schemes has continued to increase across the capital during Q3. Abu Dhabi’s Aldar properties, recently leased over 200 residential units in the city’s tallest tower - Burj Mohammed Bin Rashid, within a week of its launch. Mid-range apartments on Al Reem Island were the strongest performing in Q3, with rents rising by almost 6 percent. Despite this, rental value growth on Al Reem Island is almost unchanged on this time last year. The report showed that in the sales market, like Dubai, the pace of residential value appreciation has slowed in Abu Dhabi, with house prices rising by just 1.6 percent during the third quarter, taking total growth during the first nine months of 2014 to almost 19 percent, compared to a 39 percent rise a year earlier. Cluttons’ international research and business development manager, Faisal Durrani, said: “In a similar pattern to the lettings market, apartment values grew at a faster rate than villas during Q3, rising by just over 4 percent, against a marginal drop for villas. Clearly the top end of the villa market, in excess of AED5 million, is feeling the strain of the federal mortgage cap.” The report also said Abu Dhabi’s drive for economic diversification continues to directly impact tenant demand, and is helping to deliver long term sustainability to the emirate’s residential property market. It pointed to the emirate’s strong economy, which is showing significant signs of change with rapid expansion in the education, healthcare and aviation sectors, as a key driver for residential demand.


Dubai Properties, Hilton announce new Business Bay hotel

Dubai Properties (DP) and Hilton Worldwide have announced an agreement to build a DoubleTree by Hilton at the mixed-use Bay Square development in Business Bay. The 238-room hotel is expected to open early 2017 and would be the third DoubleTree by Hilton in the UAE. The hotel is DP’s second to be announced in recent months, with a new Anantara hotel in the Culture Village district also expected to open in 2017.

Damac set to open two more Dubai hotel apartments Damac Properties is set to open two more serviced hotel apartments in the Burj area of Dubai over the coming months, as it continues to expand its hospitality business. Cour Jardin and Captial Bay will join Canal Views, which opened last month, and Damac Maison – Dubai Mall Street, which started welcoming guests just under a year ago. The company also operates Naia Jebel Ali and is aiming to become the largest serviced hotel provider in the Middle East by 2018. “Our expansion in the hospitality sector falls within Damac’s strategy to be at the forefront of the hospitality sector in Dubai and the Middle East,” said Damac Properties managing director Ziad El Chaar. “We currently have more than 10,000 serviced hotel apartments in development, all of which will be delivered by 2018. This will position the company as one of the largest hotel apartment operators and developers in the region.”

Tiger Woods to return to Dubailand after deal with Damac

By Neil Halligan Damac Properties has announced Tiger Woods is to design a new 18-hole championship golf course in the Trump World Golf Club, Dubai in the Akoya Oxygen development in Dubailand. The course will be located on the same land where the previous Tiger Woods Dubai project was planned in 2008, then owned by property developer Tatweer (since submerged into Dubai Properties Group, a division of Dubai Holding). That project, which was eventually scrapped last year after the financial crisis made the project unviable, saw the US golfer being paid $55.4m for lending his name to it. The 55 million sq ft plot of land in Dubailand was bought by Damac Properties last year, where it subsequently launched its Akoya Oxygen master community project and the ‘Trump World Golf Club, Dubai’. Niall McLoughlin, senior vice president for corporate communications at Damac, confirmed that the course, while located on the same piece of land, would be a totally different design. As well as the new 18-hole championship golf course, which will be operated by The Trump Organisation, the Tiger Woods project will include a clubhouse, world-class restaurant and pro shop. The course will be situated at the heart of the development, with some of the highest premium, residential developments in Dubai overlooking the course. Site preparation work on the Trump World Golf Club Dubai is already underway, with the course due to open by the end of 2017. Woods’ first course to open for play will be El Cardonal in Mexico, which is scheduled to open before the end of the year. He said the design of the course in Dubai is inspired by golf courses from around the world. “I’ve been fortunate to play great golf courses all over the globe, from the original links courses in Scotland to the famous parkland courses in America and the

distinctive layouts on the sandbelt of Australia. I hope to bring elements of those great courses and others to the Trump World Golf Club Dubai with the end result being a course that golfers will want to play again and again,” he said. Abu Dhabi’s Aldar in talks to launch hotel in Kazakhstan Aldar Properties is in the final stage of negotiations with Starwood Hotels & Resorts on a 190-key hotel in Kazakhstan, marking the firm’s first project outside of Abu Dhabi. Aldar, which has 2,536 hotel keys in total, 2,259 of which are situated on Yas Island, already has Yas Viceroy, Tilal Liwa Hotel, Yas Crowne Plaza and Hala Arjaan in its portfolio. Jahed Rahman, Aldar Properties director of hospitality & leisure commented: “Abu Dhabi Plaza is a milestone development for Aldar, and underpins the close ties between the UAE and Kazakhstan. “The project will serve to enhance Astana’s status as a business destination and further diversify the strong economy there. “We are delighted to have initiated a partnership with Starwood, and are confident they will play a key role in the future success of this development.” The hotel will form part of Abu Dhabi Plaza (ADP), a major mixed-use development located near the President’s palace in the capital city’s Central Business District. ADP is the primary development on the city’s masterplan, and will be a key landmark for Astana. Aldar has compared the development to the World Trade Centre, Abu Dhabi in terms of its composition. Construction of Abu Dhabi Plaza in Kazakhstan will cost $1.6 billion, according to the country’s Minister of Industry and New Technology and Vice Prime Minister Asset Issekeshev. ADP is currently under construction by a joint venture of Arabtec and Consolidated Contractors Company ‘CCC’ under a AED4 billion ($1.09 billion) contract with Aldar Properties, which was awarded in June last year.

Dubai Properties awards $147m deal to expand Remraam project Dubai Properties has announced that it has awarded a AED541 million ($147.3 million) construction contract to expand its Remraam community. The decision to expand Remraam comes in response to the recent market demand for affordable housing, the developer said in a statement. It said it has awarded the contract to Engineering Contracting Co (ECC) for an 18-building expansion of the Dubailand community. Mohammed Al Habbai, chief officer for urban planning and infrastructure at Dubai Properties Group, said: “Our aim at DP is to develop projects that meet the needs of the market. “With the current increased demand for residential properties in the mid-income sector, and giving Remraam’s popularity in this particular segment, these additional building units are designed to respond to the needs of the population. “The signing of this contract is a new milestone in the development of Remraam, as it will allow us to offer even more convenient, reasonably priced units for Dubai residents and investors in one of the city’s most strategic locations adjacent to the Expo 2020 site.” Consisting of units ranging from studios to threebedroom apartments, Remraam is located just off the Emirates Road between the Jebel Ali Free Zone and Al Maktoum International Airport. According to Colliers International’s latest report, almost 50 per cent of the households in Dubai earn between AED9,000 to AED15,000 per month, creating a gap in the market for affordable housing which Dubai Properties said it is aiming to bridge.

Prime Dubai house prices forecast to fall by up to 10% in 2015

Andy Sambidge The price of prime property in Dubai is forecast to fall by up to 10 percent during 2015 but growing interest from Indian buyers will cushion the declines, according to a new report by Knight Frank. Knight Frank’s Prime Global Cities Forecast said that luxury residential markets face a diverse range of challenges and opportunities in 2015. Of the eight cities included in its forecast, Dubai sits at the bottom but even here prime prices are only expected to slip by 5-10 percent. It said limited supply and a growing appetite from Indian purchasers should cushion the market. It added the top risks to growth in 2015 include cooling measures introduced by the government, a slowing global economy and high inflation combined by low household income growth. Knight Frank’s report said: “At the end of 2013, the Dubai Land Department doubled the transfer fee to 4 percent and the UAE Central Bank introduced mortgage caps. As a result, a proportion of buyers face the prospect of much higher property purchase costs than they did 18 months ago. “Largely because of this, buyer sentiment has weakened notably. In annual terms, residential transaction volumes saw a double digit decline in the six months to September. Also, in the third quarter of 2014 prime residential prices experienced their first quarterly fall (albeit of just 0.2 percent) in almost three years.”

Qatar’s Barwa Real Estate wins $206m warehouse contract Qatar’s Barwa Real Estate has won a 750 million riyals ($206 million) contract from a government company to build and operate low cost-warehouses, Barwa said on Monday. The 25-year arrangement was awarded by state-owned Manateq, according to a statement to Doha’s bourse. It did not state how many warehouses Barwa would build but did say the construction would take place within a two-year period. Manateq develops and operates specialised economic zones in Qatar, with the aim of providing infrastructure to help the development of private sector business.

It added: “In the near-term, there is little to indicate that residential transaction volumes in the luxury segment will stage a strong recovery. “However, a combination of healthy projected economic growth and the limited supply of new prime residential property, suggests that any further price falls in this segment next year will be moderate.” In October, the International Monetary Fund said increases in Dubai’s property prices have moderated quite a lot and it was now less concerned about them than it was in May. The IMF has previously warned that rapid rises in Dubai real estate prices, which earlier this year were in some cases a third higher than they were 12 months previously, could lead to another bubble and then a crash in the emirate. The Knight Frank forecast put New York back on top with luxury prices across Manhattan expected to accelerate by 5-10 percent over the course of 2015. Strengthening foreign interest (from Chinese, British, Russian and Latin American buyers) as well as improving economic indicators are behind our positive outlook. SKAI secures $252m sales for luxury Dubai hotel, suites project By Andy Sambidge SKAI Holdings, the Dubai-based real estate investment company, said on Wednesday it has secured AED927 million ($252.4 million) worth of sales for its new hotel project in Jumeirah Village Circle. SKAI Holdings officially launched the AED1.2 billion project in June and has already sold all available hotel rooms and serviced apartments in the 60-storey tower, it said in a statement. The remaining areas such as the food and beverage outlets, meeting rooms, spa and retail will be retained by the developer. Suites in the SKAI will feature contemporary hotel and hotel-apartments for business and leisure travellers to meet the growing demand for Dubai’s upscale hospitality sector and will comprise 234-hotel rooms, 234 one-and-two bedroom apartments and 33 penthouses. Features include lush green balcony-gardens and 271 sky-high swimming pools, floating bathtubs, floor to ceiling windows and panoramic views. Construction on Suites in the SKAI will begin in September with operations due to commence in 2017, the company said, adding that China State Construction Engineering Corporation (Middle East) has been appointed the main contractor. A recently released ‘Real Estate Activity’ report issued by the National Centre for Statistics and Information (NCSI) reveals that the total value of real estate sales contracts in Oman as of the end of September 2014 stood at OR936m, compared with OR512m recorded during the same period in 2013, registering an increase of 82.6 percent. The volume of sales contracts registered by the end of September 2014 numbered 63,317 compared with 53,513 registered during the same period in 2013, increasing by 18.3 percent. Meanwhile, the traded value of mortgage contracts totalled OR1.3bn by the end of September 2014 compared with the total of OR937.3m for the same period in 2013, representing an increase of 41.3 percent. The volume of mortgage contracts registered during the same period totalled 14,886 compared with 10,993 registered during the same period in 2013, increasing by 35.4 percent. During the same period, the traded value of barter contracts increased by 14.5 percent, with OR8.7m recorded by the end of September 2014 compared with OR7.6m during the same period in 2013. However, the number of registered barter contracts declined of 18.3 percent, standing at 908 by the end of September 2014 compared with 1,111 barter registered during the same period in 2013. The report also reveals that property title deeds issued by the end of September 2014 reached 170,688 compared with 156,649 issued during the same period in 2013, reflecting an increase of 9 percent. Property title deeds for GCC citizens totalled 2,457 by the end of September 2014, increasing by 3.8 percent when compared with 2,368 issued during the same period in 2013.

Barwa will deliver the first plot of land, which it is selling for 2.63 billion riyals, by the end of 2014, it said in a statement on Qatar’s stock exchange. The second plot, worth 2.7 billion riyals, will be delivered to the buyer in the first quarter of 2015. “This transaction aims at increasing the available liquidity with Barwa to cover its financial obligations, and allows Barwa to consider venturing in new projects and investments,” the company said in the statement. It said the buyer was a Qatari firm that was not a

subsidiary of any listed company, but did not provide further details. Qatar’s government owns a 45 percent stake in Barwa, according to Reuters data. In October, the developer said it would sell land worth 2.54 billion riyals ($697.4 million) to the government. Qatari Diar, the real estate arm of Qatar’s sovereign wealth fund, stepped in with financial aid last year, agreeing to buy some of Barwa’s assets for $7.1 billion. But now three years after buying the sprawling estate, Petra Ecclestone, billionaire daughter of Formula One boss Bernie, is selling up, according to new reports. And if you fancy yourself as the next lady of the manor you better hope your bank balance is in good shape – the asking price is a cool $150 million. The Manor: Petra Ecclestone is selling her 57,000 square foot Los Angeles mansion and is asking $150 million for it. Mother of one Petra, 25, bought the 110 room property from called The Manor from the late TV and film mogul Aaron Spelling and his wife Candace in July 2011 for $85 million. At the time, it was the biggest property in LA but the decor was not to the British heiress’s taste and she embarked on a huge redesign. It took nine weeks and 500 workman to complete the monstrous project, the cost of which doubled her initial investment. CHILTERN STREET – LONDON’S NEW HIP HANGOUT By Maysam Shehab It’s 9:50 am and my Jubilee line train has just pulled into Bond Street station, the retail mecca of London. Making a record two-minute dash from the platform to the ticket barriers, I carefully manoeuvred past wide-eyed tourists looking at tiny Tube maps on the palm of their hands. My bag swung instinctively to the front as I hurried up the escalator on the left (you stand stationary on the right). It does not matter which exit you use, they all lead you to the glory of Oxford Street. The shops here do not open till 10 am, but the streets were already packed – tourists wandering around looking longingly at the window displays, foreign students making a quick buck by handing out free newspapers to commuters (take them), and general bystanders hanging outside the station as a convenient meeting point (it’s not convenient at all, don’t do that). Oxford Street is great for high street shopping. Here, you have great big flagships dedicated to GAP, H&M, Zara, Topshop and the likes, sitting alongside the grand dame that is Selfridges. I love Oxford Street; I can get just about anything I need here, but the gentrification and homogenisation of the street also made it lose its lustre. It is becoming a victim of its own success. Tourists coming here to shop and experience its ‘Britishness’ might find there is not a lot of the latter left. Head South of the street and you will hit swanky Mayfair, the most expensive place you can land on the Monopoly game, and rightly so. Here you will find

the poshest boutiques housed in grand architecture, where the sidewalks often become the runway for the well-heeled. For a sense of Englishness (and I do not mean drinking tea with your pinkie pointing up), I suggest you head North of Oxford street towards the Marylebone area (with a silent ‘y’). Nestled between Oxford Street and Baker Street (where Madame Tussauds Wax Museum is) lies the charming and picturesque Chiltern Street. Chiltern Street remains largely under the ownership of the prestigious Portman family. The Estate still retains much of its late 18th century residential character. Substantial parts of the street and Georgian terraces lining them have been carefully conserved and redeveloped. The Estate has invested to date some £700,000 to transform the street into a specialist-shopping destination. Several long-established businesses remain, and new tenants are handpicked to ensure the unique characteristics of the street are not lost over time. You will find that the pace is a lot slower here. To awake your senses, I suggest heading to CireTrudon. It is the oldest wax manufacturer in the world established since the 1600s, and counts Marie Antoinette as one of its illustrious loyal client. A specialist will guide you through their range of scented candles, which comes beautifully in hand blown glasses and adorned with its distinctive metallic emblem on the front, made by the same people who does the labels for Moët &Chandon champagne. For a touch of Eu-


ropean grandeur, try Solis Rex, a fragrance inspired by the vast wooden floors of the Grand Versailles palace in France. If you would like your house to smell palatial, you might have to fight Madonna for it. She famously bought up all the stocks when it was released (I am still waiting for mine). In keeping with the Wanderlust theme, May 2014 also sees the release of Positano, a fragrance created in partnership with Couturier GiambattistaValli, inspired by the small village off the sunny Amalfi coast. For great menswear, head to Trunk Clothiers, a small double storey boutique stocking labels like Incotex, Mackintosh, Nigel Cabourn, Junya Watanabe, etc. Think small scale, sharply tailored blazers, crisps shirts and soft knits. A few doors down is Trunk LABS, which features an excellent selection of accessories. My favourite finds there include Common Projects sneakers, identified with the golden numerals etched on the side, and skincare products from Aesop in their chic brown clinical bottles. Across the road is Sunspel, a great British menswear label famous for their luxury cotton clothing. Their signature hoodies and tshirts are still traditionally made at their factory based in Nottinghamshire (Robin Hood!). Another interesting shop is Archer Adams with its stunning silver animal head umbrellas. You might remember that Burberry Prorsum did that for its Fall/Winter 2012 collection, but Archer Adams has been doing it for years. For coffee and people watching, head to Monocle Cafe. Launched by Tyler Brûlé, who founded the global affairs magazine, the cafe follows a similar concept: Chic layout, snacks that their writers have sampled on their global travels, and staff that are very easy on the eyes. If the weather is good, ask for an outside table. The cafe diagonally faces The Chiltern Firehouse, Hotelier André Balazs’s first project outside of U.S. (where he opened Chateau Marmont in Hollywood and Mercer in New York). The Firehouse was built in 1889, and is regarded as one of the finest surviving examples of the gothic architectural

style used during the pre-war period. André Balazs and his team carefully restored the building, and reinstated many of its original lost details such as the façade’s carved stone arches and original brickwork. The Hotel will officially open in June 2014 and will house 26 rooms. The restaurant within the hotel is now open and led by Michelin-starred Nuno Mendes. Harry Styles, Stella McCartney and the cream of the London crop have already popped in for celebrations earlier in April. When asked about their decisions to set up shops in Chiltern Street, there is a general consensus among the retailers. The main draw of this offbeat location is the independent vibe emanating from this pocket of Marylebone. While the hype surrounding Chiltern Firehouse has certainly brought an increase in foot traffic to this location, Archer Adams also pointed out that rental prices have doubled since he set up shop four years ago. The Estate’s challenge is to maintain the charm of this street brought about by the great curation of retailers, against the threat of the gentrification of the high street. Rolex has introduced a new version of its Oyster Perpetual Deepsea, the Deepsea D-Blue Dial, to coincide with National Geographic’s release of Deepsea Challenge 3D. The film is about filmmaker and explorer James Cameron’s (Aliens, Titanic) expedition to the deepest known point on Earth, Challenger Deep. Located off the southern end of Guam nearly 11,000 metres beneath the sea’s surface, Challenger Deep had only been reached three times prior to Cameron’s attempt, which took place in March 2012. Cameron’s attempt was made in the Deepsea Challenger, a deepdiving submersible that was purpose-built in secret in Sydney. Rolex’s connection to the project is twofold – the manufacture was a partner in the project, and had strapped an experimental Deepsea Challenge watch to the submersible’s robotic arm to be subjected to the actual pressure experienced during the dive. Needless to say, the timepiece emerged unscathed and performed normally throughout the Deepsea Challenger’s descent and ascent. The Deepsea D-Blue Dial pays tribute to the partnership between Rolex and Cameron, and was unveiled yesterday in New York at the US premiere of the film. Its unique feature is the ‘D-Blue’ dial, which has a deep blue to pitch black gradient from 12 to six o’clock to mimic the gradual loss of light as one dives deeper into the ocean. Dial colour aside, its features are identical to the usual Deepsea model. This includes the 44mm steel case and titanium caseback, which are constructed of Rolex’s patented Ringlock system. The Ringlock system’s case architecture functions similarly to a Super Compressor – higher outside pressure forces the components tighter together, in turn improving the seal and keeping out water. Unlike Super Compressor watches, however, the Deepsea has an external dive bezel, which arguably demonstrates a superior design implementation. Given its water resistance of 3900m and helium escape valve, this watch is more than capable of compression diving at greater than normal depths. With the bezel’s graduations coated in platinum, however, you see a timepiece that manages to fill the roles of both tool and luxury watch.

While there are a ton of options to choose from out there, nothing really comes close to these amazing wood tables embedded with glass rivers and lakes. Designed by furniture maker Greg Klassen, each table features hand-cut glass pieces running through the center of the wood construction. Each piece of wood was used from discarded trees from construction sites, and dying trees that were just beginning to rot. The intricate glass process was designed to look like just like a body of water flowing through the middle of the table, and the pattern mimics the jagged shores of both lakes and rivers. Klassen says that his inspiration came from the beautiful surroundings of the Pacific Northwest.

BOTTEGA VENETA LAUNCHES NEW INITIATIVE IN HONOUR OF JAPAN’S MODERN ARCHITECTURE By Lara Kabbani First came the news that Giorgio Armani and team were carving out their piece of the Miami pie with the construction of a new residence, now the latest Italian powerhouse to head to the breathtaking Atlantic coast is Fendi. Marking its first branded real estate project globally, the storied label have announced its plans to develop Fendi Château Residences in partnership with luxury private developer Château Group. Once ‘Suiran’ opens its doors in March 2015, it will join a portfolio of 23 acclaimed Luxury Collection hotels in Asia Pacific. The hotel is being developed as a ryokan-style accommodation (small Japanese inn). Located in the Arashiyama district in the western part of Kyoto, the hotel occupies part of the grounds of Tenryuji Temple. The temple has been a World Heritage site that since the 1960s housed ‘Rantei,’ a wellknown traditional Japanese ryokan long used by the Japanese government to entertain VIPs. Qatar Is Building A $45 Billion City From Scratch For The World Cup “People tend to forget that a city is like a tree,” the real estate developer in charge of turning the desert north of Doha into a 450,000-person metropolis wrote in 2010. “Without a proper foundation underground, nothing above will flourish.” As of now, Qatar will host the World Cup in 2022. It will almost certainly take place in winter. The final will be held at the not-yet-built Lusail Iconic Stadium in the not-yet-built city of Lusail — a massive planned community set to be completed by 2020 at a cost of an estimated $45 billion. The most recent Lusail City master plan calls for two golf courses, a theme park, a lagoon, and two marinas. There will be 19 different districts and 22 different hotels in the 38-square-mile city. Pneumatic tubes will transport trash to a central location for processing. Residents can live in waterfront villas or garden villas or towering skyscrapers. There will eventually enough housing to accomodate 450,000 people, the developer claims — nearly 200,000 more than the number of citizens in the country. The westernmost point of Lusail is Qetafian Island, which isn’t an island at all. It used to be a part of mainland Qatar, but will soon sit in the Persian Gulf after being hacked off by a man-made waterway. Qetafian will be the tourist center, with resorts and beach clubs and plenty of room for yachts. Lusail Iconic Stadium will sit on the city’s eastern border, across town from Qetafian Island. It will seat

more than 80,000 people and host the World Cup final. Like the 2022 World Cup itself, Lusail is an exercise in forced progress. The project has been around since 2005, but kicked into high gear after FIFA’s decision to award Qatar — a country with no soccer history, no soccer stadiums, and 120-degree summers — the world’s biggest soccer tournament. The project is being funded by the government through the real estate company Qatari Diar. The company calls Lusail its flagship project, hailing it as, “More than just another development, it is a self-contained and comprehensively planned city signifying Qatar’s progress on a grand scale.”

It is believed that Tulira is the only castle in Ireland that never been invaded, attacked and ransacked and the beautiful Gothic interior attests to this.THE GREAT HALLThe monumental Great Hall, with its 40ft high timber ceiling, is the centrepiece of the castle. There are several fine Irish marble columns, varying in style from Irish Black to Connemara Green. The capitals which crown the columns are of carved stone upon one of which an

unknown craftsman carved his own likeness. The chimneypiece was designed by Pugin, who famously designed the Palace of Westminister. In 2000, the magnificent stained glass window was added; the design was taken from Pugin work. The main hall window was never glassed, until the present 12-piece stained glass and was installed in 2000. Its design was taken from Pugin work.THE RECEPTION ROOMSApart from the Great Hall, all rooms in the castle have pitch pine floors, which were imported form the USA.The Drawing Room has hand-made wallpaper to a design by Pugin for Nowton Hall, Suffolk. There are eleven original stained glass panels in the upper windows; the remaining four were made to the same design in Galway. The ceiling quadrant decoration stands out by its detail and intricacy. The large marble and carved stone mantel piece with gold over mantle mirror are the centrepiece of the room. The Dining Room has the original wallpaper from the 1880s. The upper windows in the bay contain six stained glass panels with the crests of the Galway tribes. The Library is dominated by an oversized limestone mantelpiece; two andirons in the fireplace carry the Martyn family crest. There are three original stained glass panels in the upper windows. The Bay has a stained glass portrait of Edward Martyn flanked by Irish provincial crests. The Morning Room is the brightest room in the castle. The mantelpiece is very large, similar to the library and would most likely have been moved to Tulira from a nearby Tower House.In the East Wing there is a fully furnished and equipped kitchen, with an AGA, marble tiled floor and small Dutch wall tiles of varying colours. The Wing also contains a study, workroom, and laundry room.THE BEDROOMSOn the first floor of the castle, there are seven substantial bedrooms. The master has a large dressing room and bathroom. Five of the bedrooms have private ensuite bathrooms, and one has a large dressing room. There is also a large family sitting room in the East Wing. Many of the bedrooms contain fireplaces with

THE MEDIEVAL TOWERWhile the castle was being built, Edward Martyn decided to make the tower habitable. The stone spiral staircase leads to the first floor room with timber floor and ceiling, a fireplace and an adjacent vaulted and brick-clad room. Edward, man of the arts, poet and author, founder of the Palestrina Choir, always worked standing up, and a reproduction of his tall desk is witness to this. There are five panels of stained glass made and signed by Edward Frampton, 1883. The chapel, on the second floor is furnished with an altar and a set of eight oak pews. On the top floor of the castle is the banqueting hall. GARDENS AND LANDS The walled garden, which was fully restored in 2006, extends to approximately 2 acres. During the restoration a classical design was chosen with the front cantered around a large stone fountain. The front wall features a greenhouse and a pergola, as well as herb and vegetable gardens. The orchard to the rear has a ruined original greenhouse which was originally heated by a fireplace to the rear wall. To the front of the castle is a large ornamental lake, built in 1990.
