The land is distributed in such a manner that there is an inter relation with the private (residential) and public spaces (commercial and mixed use). These commercial spaces are also adaptable open spaces for public interactions.

The site is located between the Sub-arterial road (Al Mina Rd) and Distributor road (Sheikh Rashid Rd). There is no major access from the Sub arterial route to the site. The area also has active waterway system that has been oberved linking to Burdubai souq and other water taxi stations.

Towards the waterfront all the structures are G-G+1. These low rise structures are commercial structures or ware houses. The neighborhood context building heights very from G+2-G+4 and G+5-G+8.

Towards the water edge the contour levels are lower levels which wont give us any functional difference and it could be a possible strength which can be converted as a functional public open space.
