NYC BUILDING BULLETIN 2015-17

Issued in June 2015 by the NYC Building Department to clarify code requirements for lot line openings. Sec8on I highlights important defini=ons for calcula=ng fire separa=on distances that determine exterior opening limits. Sec8on II states that fire resis=ve glazing assemblies tested to ASTM E119 are not subject to opening limits.

SECTION I: DISTANCE FROM THE LOT LINE Chapter 7 of the New York Building Code defines fire separa=on distance as the distance measured from the building face to one of the following:

To an imaginary line between two buildings on the same tax lot

The closest interior tax lot line

To the centerline of the street, and alley or public space

Once the fire separa=on distance has been established, BC Table 705.8 will be used to see if exterior openings are allowed, and how much.


SECTION I: DISTANCE FROM THE LOT LINE BC Table 705.8 shows three degrees of Opening Protec=on defined as: •  Unprotected, Non-sprinklered (UP, NS) – Unprotected openings in buildings not equipped throughout with an automa=c sprinkler system in accordance with Sec=on 903.3.1.1. •  Unprotected, Sprinklered (UP, S) – Unprotected openings in buildings equipped throughout with an automa=c sprinkler system in accordance with Sec=on 903.3.1.1. •  Protected (P) – Openings protected with an opening protec=ve assembly in accordance with Sec=on 705.8.2.

Fire resis=ve glass can be used in areas that say “Not PermiVed” and to exceed the allowable area as long as it is rated equal to the wall.

Fire protec=ve glass can be used were Protected (P) is allowed, but size and applica=on limita'ons apply based on occupancy type
