Los Angeles Clippers star forward Blake Griffin and newly drafted shooting guard C.J. Wilcox stopped by St. Joseph Center in Venice on Friday to help distribute hundreds of frozen Thanksgiving turkeys, plus food baskets with all the trimmings, to local families and seniors in need. They also distributed clothing and books. This is the 26th year that the Clippers, headquartered in Playa Vista, have held their Teamwork at the Table event (also a partnership with Ralphs/Food-4-Less) at the nonprofit St. Joseph Center, which serves the homeless and working poor. “To be able to come out and give back and interact with people in the city is great,” Griffin said. “They’re our whole support system, and they need to know we appreciate them.”

This is a democracy, and Venetians are saying enough is enough when you want to put a restaurant in a residential neighborhood — at 600 Mildred Ave., where three streets basically converge. The pro Kim’s change-of-use group took up maybe 10% of the room. They included the man who was the previous owner of Kim’s and sold it to the new owners, the Searles, plus a man whose proposed project is near Kim’s and has consistently been
denied, a woman who said she knew the Searles in New Mexico, and neighbors whom the Searles had reached out to and who apparently think they’d rather have a restaurant than who-knows-what — kind of the devil you know vs. the devil you don’t. Healey goes on to write that zoning practices are “in full compliance with the law.” The law once was that a black person couldn’t marry a white person. The law was that you couldn’t be
gay and get married. Sometimes laws aren’t so good. The Venice Neighborhood Council Land Use and Planning member who previously handled the Kim’s case said the market value of a parking space in Venice is closer to $100,000 — not the $18,000 one-time fee businesses are made to pay in lieu of necessary parking spaces. The difference comes out of Venice, and the residents of Venice want that money to come back to Venice. Are we being
exploited or what? Ouch. The law requires seven parking spaces for Kim’s, should it become a restaurant, and 11 spaces for Gjusta at 320 Sunset. The reality is that they would each attract hundreds of people, constantly turning over, plus deliveries and maintenance. With the number of streets that converge at these locations, both are traffic accidents waiting to happen. (Continued on page 6)

ArgonautNews.com Ecological missteps in Marina del Rey There appears to be a disconnect between the City of Los Angeles and Los Angeles County — particularly in Marina del Rey, which is actually unincorporated land and therefore owned by all of the taxpayers who live in L.A. County. The disconnect lies in the cutting down of trees. On the one hand, the City of L.A. was among 40 winners from 200 nominees to obtain a
United States Environmental Protection Agency Environmental Award in 2009 for its efforts in The Million Tree Initiative — on-going environmental projects to which multiple cities worldwide including Los Angeles, New York, Shanghai, Denver and London, Ontario, have individually committed. A common motive shared between these participating cities is the reduction of carbon dioxide in the air to combat the effects of global warming.
Planting trees is the best way to pull carbon dioxide out of the air. The Los Angeles project is funded by a mix of federal money and municipal funding, charities, and corporate donations aimed at increasing the urban forest through the planting of one million trees. On the other hand, you have L.A. County cutting down trees like crazy along Admiralty Way in Marina del Rey and allowing developers to kill numerous

mature trees on properties along Via Marina. As a matter of fact, there are plans by the county to remove about 60 mature coral trees from the medians along Via Marina. According to websites like TreeMapLA.org and TreePeople. org, a mature tree can pull around 48 pounds of carbon dioxide out of the air per year (one ton in 40 years), which means that cutting down 60 mature trees would increase the amount of carbon dioxide in the air by around 2,880 pounds per year (58 tons in 40 years). In addition, there are plans to remove over 1,000 trees from Mariners Village, which would increase the amount of carbon dioxide in the air to roughly 48,000 pounds per year (960 tons in 40 years). Does the left hand know what the right hand is doing? When is L.A. County going to partner with the City of L.A. to combat climate change — or is it more concerned about achieving higher density, which means fewer trees, wider roads, more traffic, more noise, and more carbon dioxide pollution? I suppose that we could justify all of this with more jobs and more tax revenue, but where are all of these extra taxes going? Are the taxes going to pay for the infrastructure to support yet more density? When does it stop, and what happens then? A gang member who gunned down two teenagers at Penmar Park in Venice was convicted of two counts of firstdegree murder on Nov. 13. Michael Anthony Mariscal, now 22, faces up to two sentences of life in prison without the possibility of parole at a Los Angeles Superior Court hearing set for January. A member of the Culver City Boyz gang according to prosecutors, Mariscal killed Salvador Diaz, 18, and Alan Mateo, 19, on June 22, 2011, in the park and shot a fleeing Venice High School sophomore
in the leg. Mariscal was also convicted of three counts of attempted murder, street terrorism and possession of a firearm by a felon. Los Angeles County Deputy District Attorney Eugene Hanrahan of the office’s Hardcore Gang Unit said gang notoriety motived the murder case. “That’s what I argued before the jury,” he said. Toxic trouble in Playa del Rey An underground chemical plume near the Ballona Wetlands complicates an already controversial development slated for Culver Boulevard By Gary Walker A subterranean plume of potentially carcinogenic chemicals emanating from a former dry cleaner near the Ballona Wetlands could spread to surrounding commercial and residential areas if construction goes forward on what would be the largest building in Playa del Rey, according to an environmental study. The proposed four-story Legado Del Mar development would include 72 apartments and 14,500 square feet of retail space on a triangular parcel of vacant land at 138 Culver Blvd., known locally as Jake’s Lot. Just 540 feet northeast of Jake’s Lot at 310 Culver Blvd. is a building that once housed Del Rey Cleaners, which operated as a dry cleaner from 1962 to 2007 and has been identified as an ecological hazard site by the State Water Resources Control Board. In order to provide up to 218 parking spaces for Legado Del Mar, construction plans call for a two-level garage that extends 23 feet underground — about 13 feet below the beachside community’s mean sea level, according to documents. The excavation would require pumping groundwater out of the site, which one scientist has flagged as a potentially major problem.
“Because the water table is so shallow, [Legado] has to de-water the site through pumping or drainage, and lowering the water table will create a greater driving force for moving the contaminants” toward the new structure, said Steven Deverel, a Davis-based hydrologist who filed the results of his environmental study with the Los Angeles Department of City Planning on Sept. 14. Deverel was hired to conduct his study by opponents of Legado Del Mar, which due to its size and scope has for years drawn the ire of residents concerned with increasing density and traffic as well as the proposed building’s relatively towering 56-foot height. Deverel’s report paints a much more alarming picture than the conclusions of a January environmental assessment by Brentwood-based CAJA Environmental Services, hired by Legado to fulfill city planning requirements. While the CAJA report states that

pumping out groundwater “could pull the documented groundwater impacts at Del Rey Cleaners toward the [Legado] site,” it relies on prior soil and groundwater tests between the two sites to conclude that so
force the developer to test groundwater prior to discharging it. “If the plume were to migrate toward our project, we would have to clean it up, but there is no evidence that will happen,” Reznik said. Deverel also faults the CAJA study as failing to take into account the distribution and movement of water if digging and removal of groundwater was to occur at Jake’s Lot. In his analysis of the dry cleaner’s site, Deverel writes that the removal of water during construction could lower the high-water table enough to impact nearby areas of the Ballona Wetlands. Estimating a pumping rate equal to 10% of the maximum groundwater removal of 1.7 million gallons per day, he calculated “a hydraulic influence of over 1,000 feet to the northeast” of Jake’s Lot, an area that encompasses not only Del Rey Cleaners but a portion of wetlands. “Site de-watering may alter the groundwater hydrology at the Ballona Wetlands, which in turn may result in altered water

A CHANGING PLAYA DEL REY
The first known tests to discover pollutants at the Del Rey Cleaners site were conducted in 2000 by a company that reported to a bank with an interest in the property. That report, a privileged communication at the time, later became part of State Water Resources Control Board’s records on the property. A groundwater investigation plan followed in 2001, and by 2008 the state agency was going after Del Rey Cleaners to pay for testing and remediation costs. But the state hasn’t collected a dime. Barry Moschel, who owned Del Rey Cleaners, died in 2007. According to records, Moschel’s estate reports that there are no remaining financial assets to assist with cleanup efforts. An administrative ruling on whether to approve a hardship request is due Dec. 3, according to water board documents.

The Legado Companies first announced plans for Legado Del Mar in 2009. The issue went before the Neighborhood Council of Westchester – Playa’s Land Use and Planning Committee the following year, where it was met with strong opposition from residents in the vicinity of the project. Following project revisions related to parking and traffic concerns, Legado Del Mar went back to the committee in 2013 and found support from a majority of the committee despite increasingly vocal community opposition. The full neighborhood council discussed Legado Del Mar in December 2013 but could not reach a consensus. The board took up the matter again in February and declined to support the development. Meanwhile, the economic landscape of Playa del Rey has been changing. The rustic Outlaws Bar & Grille, a locals-friendly fixture on Culver Boulevard since 1984, shuttered in November 2013 and remains vacant. That property, at 230 Culver Blvd., is owned by the Legado Companies. The company’s website lists that parcel as the future site of Legado del Rey, which at one point was envisioned as a mixed-use apartment and ‘VAPOR INTRUSION’ retail project. The State Water Resources Control Board lists three toxins — tetrachloroethene, trichloroethylene and vinyl chloride — as “contaminants of concern” at the Del Rey Cleaners site. Tetrachloroethene, also called perchloroethylene or PCE, is commonly referred to as dry cleaning fluid. The U.S. Environmental Protection Agency classifies tetrachloroethene as likely to be carcinogenic to humans. Trichloroethylene (TCE), Legado attorney according to the EPA, is primarily an industrial solvent that some studies have related to cancer in humans, with concentrated exposures shown to have adverse effects on the central nervous system. The EPA has classified vinyl chloride, used in the production of polyvinyl chloride (PVC) plastics and vinyl, as a Class A human carcinogen. The CAJA report refers to a 2000 study of soil samples that “concluded concentrations were moderate and consistent with ‘minor, incidental spills’” of PCE and additional findings that potentially harmful chemical vapors could not be found in detectable levels in and around the site. A follow-up groundwater investigation did not find a significant level of toxic vapors but recorded PCE concentrations of as high as 43,500 micrograms per liter. The State Water Resources Control Board sets the current state maximum safe contaminant level for PCE in groundwater at five micrograms per liter. A Sept. 15 memorandum by state Office of Environmental Health Hazard Assessment toxicologist Nathalie Tham also raises red flags about the Del Rey Cleaners site. Relying on results of a March 2014 soil investigation that found significant levels of PCE contamination, Tham writes that “OEHHA estimated the risk and hazards to workers and off-site residents … exceed common benchmarks for occupational and residential exposure.”

According to the U.S. EPA, vapor intrusion generally occurs when there is a migration of chemicals from contaminated groundwater or soil underneath an overlying building. Typically the chemical concentration levels are low or, depending on site-specific conditions, vapors may not be present at detectable concentrations. In buildings with low concentrations of volatile chemicals, the main concern is whether the chemicals may pose an unacceptable risk of chronic health effects due to long-term exposure to these low levels. An earlier analysis by Bowyer Environmental Consulting found PCE and related compounds in soil and Benjamin Reznik soil vapor “over a wide portion” of the former Del Rey Cleaners site. In an interview, Deverel expressed concern about the quantity of chemicals there. “It is a smaller plume than I have seen at other sites, but the concentration of contaminants is quite high,” he said.

Trust in the people Venice residents have every right to fight back when developers want too much By DeDe Audet “Anarchy in Paradise,” Laurette Healey’s Power to Speak column in the Nov. 6 issue of The Argonaut, brings to mind John Godfrey Saxe’s poem about the different ways six blind men perceive an elephant. The first feels a muscular side and thinks an elephant is like a wall. The second feels a tusk and thinks an elephant is like a spear. In a similar way, Ms. Healey’s article only represents her view of the law. What she missed in her critique of the Venice Neighborhood Council’s handling of development issues is the very purpose of land-use and planning laws: the protection of private property rights. Her assumption that some power beyond the control of residents interprets the law for this community is where she takes the first step down the path to misunderstanding. The California Constitution makes it very clear that the power rests with the people to protect their rights. Residents of Venice all have different ideas about how the laws shall be interpreted. What I gather from Ms. Healey’s position is that she believes her interpretation is best for the whole community.
But that isn’t the way it works in Venice. People here are very concerned about land use and ready to pursue their vision of the law. So it is quite understandable that some developers are bound to be disappointed when their plans do not receive community approval. Any set of plans always is most success-

There are no monster hotels obscuring views of the beach and ocean: Venice is a people place, and people show their appreciation by coming. Venice has been blessed with leaders who know how to leave well enough alone, bring order to our gatherings and, most importantly, listen to the community. DeDe Audet is a longtime Venice activist. Actress Jenna Elfman, who trained at Westside School of Ballet, returns to preach the value of discipline learned through the classical arts Story by Shanee Edwards Photos by Ted Soqui On TV’s “Dharma and Greg,” Jenna Elfman played a free-spirited flower child. In real life she’s all about focus and discipline. Elfman, who trained in dance at Westside School of Ballet in Santa Monica before switching to acting after an injury, returned to her alma mater last Saturday to encourage current students in their artistic pursuits. “The classical arts, for me, formed a very deep level of professionalism and a really strong work ethic that has been invaluable to my professional career as an actress,”
said Elfman, who is currently developing a new sitcom for 20th Century Fox. “It gives kids an aspect of quality and competence to their persona and résumé that I think is really missing in our current culture. To see people who are truly competent in something is inspiring. I think a world with more competent people wouldn’t be a bad thing,” she said. The students who got to hang out with Elfman, 43, were on break from rehearsing for an upcoming Westside School of Ballet production of ‘The Nutcracker.’ Elfman, whose maiden name is Butala, told them she started training in ballet at age five.

“My mom took me to see Westside’s ‘Nutcracker ‘and I told her, ‘I want to dance like that.’ I had been doing gymnastics, but knew I had to focus on one. I didn’t want to be a dilettante. I wanted to be really good at whatever it was I did,” she said. Raised in Northridge, Elfman credited her mom for braving the 405 six days a week and even working the front desk at Westside School of Ballet to help pay for classes. She studied classical ballet there from age nine to 16. A woman in the crowd asked Elfman how old she was when she started en pointe, the technique in which a dancer
supports his or her entire body weight on the tips of fully extended feet. Elfman’s answer produced gasps from the audience: “I started halfway, at a little jazz studio out in Canoga Park, when I was probably too young. At like eight.” Elfman said going en pointe that young “was really awkward — I had huge feet because I was going to be tall, I had the beginner Capezios that were like tanks. My mom took me off that, brought me to Westside Ballet and I got to learn the basics.” She said she went back en pointe at 11 or 12. There were times Elfman wanted to quit dance: “My mom wouldn’t let me quit,
ArgonautNews.com Elfman made sure to let the students know she was never cast in any of the good roles. “I never got Dewdrop, ever!” she said, also wanting to tell the young dancers that not getting a part is not a reflection on how the rest of their lives are going to be. “I have a Golden Globe award, many Emmy nominations, TV Guide Awards. I have two awesome kids, I’ve been with my husband [actor Bodhi Elfman] for 24 years — life is great. So not getting Dewdrop doesn’t mean the rest of your life is going to suck.” Elfman said her favorite memory from studying at Westside Ballet came after she attended the summer program at Pacific Northwest Ballet. “Summer was all done and fall was starting. It was probably my last year at Westside. I was standing right there…” she said, pausing to point out a spot in the middle of the rehearsal room. “I went up with my leg in second, and my leg was right here.” She motioned to the side of her cheek. “And I was en pointe, holding it. And holding it. And holding it. With no effort. That, to me, was like, this moment.” The good news for Elfman is that she’s still dancing. She went to Washington D.C. earlier this year for National Dance Day and taught about 1,000 people dance routines. “Getting to circle back around with dance has been amazing,” she said. Despite her success in as an actress, Elfman says dance, not acting, is what really gave her personal power. “Acting’s really fun and pays me really well, but dance to me is home. Acting is not home for me. Dance is home. But I really transitioned in a way that I never had to stop,” she said. “Don’t disconnect from anything or anybody that makes you strong. Strengthen it; make it bigger, because that’s what’s going to improve you.” Elfman’s visit was the inaugural event for “Project RELEVÉ: Raising the Barre,” an ongoing series of community discussions about the power and relevance of dance, organized by the Westside School of Ballet, 1709 Stewart St., Santa Monica. but she said ‘you can take a week off.’” Elfman kept pirouetting until she injured her ankle as a teen, which greatly affected her ability to dance en pointe. “It was time for me to make a decision about going into a dance company. Being in a company is really intense, this injury was not going away, and I didn’t want a career of just icing my ankle. So I transitioned out of ballet and started dancing for TV and film. It was all the pointe work that was bothering my ankle.” But all the training, the discipline and work ethic she learned in ballet paid off — big time. In person, Elfman is stunningly beautiful, long and lean. She’s also
immensely charismatic, so it’s no surprise she easily transitioned into acting. Her dance training also made her a natural for physical comedy. But she’s managed to take what she learned at the ballet bar to the set. “These are the things from dance that I apply every day in my acting career: being on time, knowing that there’s a group of people who rely on me being there and me doing my best. You can go onto any TV set I’ve worked on and ask about my reputation. It’s horrible that being on time is so rare, but I’m always on time and bring a good attitude to work. I’m always striving to be better.”
Elfman believes the all those years dancing in front of a mirror helped quite a bit. “You know when you’re training in front of the mirror all the time, you’re constantly improving yourself. The mirror’s there and you’re constantly checking and lifting and pulling and pointing more. I’ve been applying that to my professional career and it really helps,” said Elfman to a group of mostly young girls, sprinkled with a few boys, who recently found out which roles they’d be dancing in ‘The Nutcracker.’ Like any ballet school, some dancers were elated when they learned their roles, and some were not. Schude awakening Photographer’s quirky but carefully constructed images of warped Americana go from cyberspace to gallery wall By Michael Aushenker Ryan Schude doesn’t just photograph American life, he turns it on its ear. A sun-bathed orgy of drunks lay passed out in their underwear, the aftermath of a raging kegger. A woman throws out her husband in a scene played out across two stories of a Mid-city L.A. dingbat apartment building, neighbors doing their best to not notice. A blonde sunbathes atop the hood of her crimson convertible underneath the glare of a single street light on a creepy deserted roadway. Such images — composites meticulously assembled from a carefully choreographed series of photographs blended seamlessly through Photoshop — have become Schude’s professional stock in trade after catching fire on Instagram, Tumblr and other forms of social media. “Too weird for the commercial stuff, not weird enough for the gallery world” is how Schude says people have nonetheless pigeonholed his quirky, cartoony work, on display through Saturday at the bG Gallery in Santa Monica. But these pictures also tell stories. Like the opening of a Wes Anderson film, Schude’s images feature multiple characters simultaneously engaged in various
sub-narratives within a multi-tiered setting. “Like a film, there are narratives — not just in the interplay, but for each individual character looked at in isolation. The stillness of the moment allows the viewer to survey the breadth of details. Clues open up a mystery for the viewer,” explains bG Gallery owner Om Bleicher. “There is both a celebration and critique
It casts Schude’s sister and her children as subjects, humorously displaying her real-life narrative of raising children solo, only set before a stunning Modernist home and misty, pine-silhouetted background. “We were just in a cloud that day,” Schude recalls of the eerie fog scene. “I try to exclusively shoot at dusk to give it that allure.” Each photo is a composite of about 10 images enhanced through Photoshop to look naturally unnatural. “It’s important to me that people don’t think about the post-production on the image,” said Schude, who sometimes collaborates with fellow photographer Lauren Randolph. Schude creates both fine arts and commercial photography, but his artistic endeavors were not an outgrowth of his bill-paying work. “It’s 100% the other way around. All the work that got me commercial jobs was personal,” he says. The commercial side of his career, including work for clients such as McDonald’s and Entertainment Weekly, has been equally colorful. For a Captain Morgan ad that required photographing a bottle of the spiced rum with a boat in the background, Schude found himself on a trek to track down a pirate ship. Almost as

It’s Norman Rockwell meets Gregory Crewdson.” Before Schude pushes the button of his Canon 5d Mark 3 35-mm camera, he sketches out a scene on paper and — akin to location scouting a movie — searches various locations and takes preliminary shots. One highlight of the current show is from a recent series shot around Big Sur.
difficult as finding actual 17th-century pirates, Schude’s journey led him to St. Mary’s City in Maryland, where a museum had a ship on permanent display in a quiet little bay. “Ryan is an extraordinary photographer, both in terms of technique and also in timeless open-ended magical subject matter,” Bleicher says. “His work fits with the gallery’s goal to bridge boundaries of what has been considered high and low art.” Schude, now based in Cypress Park, has appeared in bG Gallery group shows going back to a dual show he did in 2010 with The Forge studio partner Dan Busta. Since that time, bG has relocated from West Hollywood to Ocean Avenue to Bergamot Station. Originally from Chicago, Schude abandoned business school to study at San Francisco Art Institute. He worked post-college in San Diego as photo editor of the now-defunct sports magazine Daily Bread before relocating two hours north. “I just knew if I wanted to do commercial work, I had to go to L.A.,” he said. Artistically, Schude has an art book due out this summer as he currently adds to his “Them and Theirs” series, depicting owners and their cars. (Continued on page 30)

The previous sentence may come as a surprise to longtime friends and readers who know that I don’t like sports bars. The food is usually mediocre, conversations are drowned out by blaring TVs, and there is no other restaurant category where you have a fair likelihood of sitting next to someone who screams or curses every few minutes. And besides, with the exception of an occasional football game, I don’t really like watching sports. So it is a rarity when I find a sports bar that I don’t want to immediately escape. I only visited Mo’s Place at the Beach in Playa del Rey because one of my readers sent an email recommending that I try the weekend breakfast, which he said was good, cheap and served in a fun atmosphere. I’m in favor of all of those things, so we decided to drop in on a Sunday morning. Mo’s was pretty packed, but we were shown to a shared table — actually, a pool table with a board over it — and handed menus. I figured out what I wanted
quickly, and as my wife dithered I scoped out the room. It was obviously a local crowd; servers greeted many patrons by name, and there was lively chatter from table to table. Some of the conversation did involve the games that streamed on a set of TVs around the edge of the room, but the room wasn’t a howling din: the TVs were muted, and though the place was lively it wasn’t deafening. We chose a French toast combo and a Mexican scramble of eggs with ground turkey, cilantro and onion with tortillas, served with salsa on the side. It was pretty good but would have been even better with a bit more spice. The salsa was a bit on the wimpy
reasonably fast for a full house, the staff aided by a compact, cheerful fellow who strolled around refilling coffees while chatting with customers. That would be Mo himself, and after saying hello he proudly informed us that the restaurant was only a few weeks from its 20th anniversary. Though breakfast was good rather than outstanding, the vibe of the place had been charming, and we decided to return for dinner. Once again we had a friendly, opinionated server who was happy to tell us what she thought was best. We also saw our waitress from breakfast, who stopped by to welcome us back even though she had a full complement of tables to serve. We started with split pea soup and onion rings, both homemade. The soup was made without the salt pork that often dominates the flavor, but a dose of what tasted like white pepper and ginger gave it a pleasant spiciness. As for the onion rings, they were a bit oily but crisp, fresh and tasty. My wife ordered fish and chips, while I decided on a rib eye steak with mashed potatoes and broccoli. The meal that arrived was something to raise an appetite and then tame it. It was a big piece of meat, as least 12
Our evening at Mo’s was a reminder that a restaurant is more than a place that serves food side, but a shot of the hot sauce that was on the table pepped it right up. The French toast combo was also a standard dish made well, though with one difference: the sausages were English bangers rather than standard breakfast links. I generally prefer the spicier, coarser American links, but I enjoyed these for the novelty. The service was friendly and

ounces, and perfectly cooked. It was simply seasoned and exactly the medium-rare I had requested — as good a steak as you can get for 21 bucks. The fish and chips hit the mark too, the batter crisp and free of oil despite the fact that the fish inside was moist. This is something of a balancing act; it’s much easier to undercook fish so the exterior is soft, or to leave it in a few more minutes and have the fish as well as batter dry and crisp. As we were finishing our dinners and getting ready to depart, one of the friendly people at our table suggested we hang around. A Monday night ritual was about to begin, one that occurs only during football season. As soon as the game is over, Mo appears in costume and conducts a combination raffle and improv comedy routine. This particular evening he was a flower girl, and he handed out roses in between telling jokes and handing out a mix of weird trinkets and cool stuff. The performance was hilarious, and we were thankful that the regulars at our table had let us in on the secret. As we left my wife remarked that she had laughed so hard her facial muscles ached, which is one certain sign of a fun evening. Our evening at Mo’s was a reminder that a restaurant is more than a place that serves food — the ambiance and hospitality make all the difference. Had we had this same meal in a place where the service was competent but reserved, the décor characterless, we’d have no reason to return. A meal taken in good company tastes better, and Mo, his staff and his customers certainly qualify.

A home inspector can do this best, but since many flippers buy at bargain prices, there may be structural defects involved that have gone unnoticed or unaddressed. Look for sticking doors and windows, bulges or visible cracks in the foundation and slanted or uneven walls and floors. Since many well-infor med homebuyers know exactly what the current owner paid for the property, it’s easy to get caught up in comparing today’s asking price with yesterday’s deal. But there are a few things to keep in mind when assessing the fair market value of a flip. Don’t put too much stock in the previous sale price. Yes, flippers are looking for profits, but it is very difficult to determine what a flipper’s margin actually is just by looking at the price paid for the property. You must consider the price of renovations, the seller's closing costs (which can be substantial) and any price appreciation/ depreciation that has occurred since the previous sale. The sale price of comparable properties in the market ought to determine if you’re getting a fair deal. The bottom line in buying a flipped property really holds true in just about every real estate transaction: a well-informed real estate agent who is a regional specialist and has experience with the local flipping scene is invaluable to ensuring that your home-buying experience goes smoothly. There are several telltale signs you’re dealing with an investor-owned property. If the home is vacant and professionally staged, you can bet an investor is involved. Owner-occupants rarely install brand new landscaping in order to sell their home. If the yard is scattered with saplings, it’s probably a flip. On-trend finishes on the cheap typically indicate you’re dealing with a flipper. Newly installed laminate floors, stainless steel appliances and midcentury accents in the staging are all ways flippers appeal to contemporary tastes without breaking the bank. Of course, one of the best ways to spot a flip is to simply look at the property records. If the home was bought less than a year ago and it’s already back on the market, it’s likely being sold by an investor. Now that you know you’re dealing with a flipper and therefore may be paying a premium, an excellent way to judge the quality of renovations is to consider what has been done for the home’s energy efficiency. Buying a high-efficiency home will save you some serious money on monthly energy expenses but, perhaps more importantly, if an investor has paid attention to the details that make for an energy-efficient home, it’s a good sign they did their due diligence elsewhere as well. Look for Energy Star rated appliances; well-framed, vinyl, double-paned windows with wool pile weather stripping; not just a new door, but one that is hung correctly with new weather stripping and a tight seal; and attic floor insulation. Many flippers will slap some paint on the walls, throw in a new fridge and range and call it a day. Those who are really committed to quality renovations will also pay attention to the home’s guts. Look under the sink at the plumbing: If the pipes are wet or there is lots of mineral buildup, the

A bugged-out live show The timeless Insect Surfers help Time Warp Music celebrate a decade in Mar Vista By Michael Aushenker What better way to celebrate a decade of success in the Westside music business than with a free concert by the men who can call themselves “planet Earth’s longest-running modern surf band”? On Saturday, the venerable Insect Surfers — still recording new songs and touring after more than three decades of making their own scene — ride into Mar Vista instrument shop Time Warp Music for a free in-store concert and party. “They’re one of the longest running surf rock bands in the world. This was our 10th anniversary, and this year is their 35th,” Time Warp Music owner Shane Gudlow explained. Gudlow opened the offshoot vintage vinyl shop Time Warp Records (just across Venice Boulevard) earlier this year, where Insect Surfers founding guitarist Dave Arnson works by day. Arnson, who now lives in Culver City, formed Insect Surfers in Washington D.C. and shared East Coast stages with Bad Brains, Iggy and the Stooges, Joan Jett, the Stranglers and other influential punk bands. By 1985 he relocated to Los Angeles and rebooted the band with new
members and an all-instrumental format. “It was our strength; more true to the original surf sound of Dick Dale, The Ventures,” Arnson said. These days, Arnson shares guitar duties with veteran touring musician Michael Abraham while Venice bass player Jonpaul Balak and Santa Monica-based drummer Jeff Utterback round out the rhythm section (Marty Tippens fills in for

We’re kind of like a surfin’ Allman Brothers.” Surf music may have been born in Southern California, but we no longer have a monopoly on the genre. “Right now, the Europeans are putting out some of the best [surf music],” Arnson said, citing Amsterdam’s Phantom Four, Denmark’s El Ray, and Serbia’s Threesome. “We’ve played with all of them.” Around L.A., the Surfers — currently readying a vinyl EP for 2015 — usually prey on Eastside venues such as Café Nela, the Echo, the Redwood and the Buccaneer, but El Segundo’s Purple Orchid and Santa Monica’s TRiP have been big supporters. For party host Gudlow, opening Time Warp Records across Venice Boulevard six months ago seemed like a logical step. “We noticed a resurgence in turntables probably the last two years,” Gudlow said. “A lot of the bands who played in the store over the years have printed out their new records on vinyl.” That includes psychedelic Westside fixtures Jeffertitti’s Nile, surf garage band Allah Las, Venice’s Chuck Dukowski

Venice’s The Shrine also played its first gig at Time Warp, Gudlow said. The recently born Time Warp Records occupies the storefront that once housed the beloved Record Rover some 20 years ago. After a surf shop and a movie memorabilia store came and went, Gudlow seized the opportunity to re-install a vinyl record shop there, hiring former Record Rover manager Tommy Mitchell and even toying with the idea of calling it Record Rover. Arnson and Gudlow insist such local spots as Record Surplus, Time Warp Music and now Time Warp Records — where Loyola Marymount Universitybased KXLU FM conducts live broadcasts of “Demolisten” from 6 to 8 p.m. on Fridays— are keeping the Westside’s live scene humming. Now that former neighbor The Good Hurt has joined a growing list of live music venues that went under, “a lot of these bands don’t have a lot of places to play on the Westside,” Gudlow said. Gudlow feels their pain. When not running his shops, he’s a musician in tribute group BlackR Sabbath, where Gudlow assumes bassist Geezer Butler’s role as “Geez’R Butthurts.” “We’ve been with Time Warp from the beginning,” Arnson said. “They’re a real grassroots store, they really care about people. It’s not like going to a corporate chain.” The anniversary party begins with a DJ and refreshments at 8 p.m. Saturday, followed by Masters of Mayhem (featuring Mar Vista-based frontman David Javelosa) at 9 p.m., blues rockers Karma Dealers at 10 p.m., Insect Surfers at 11 p.m. and X tribute band Rated X at midnight. It’s a challenge fit for Captain Ahab himself: 30 hours reading some 135 chapters of Herman Melville’s “Moby-Dick; or, The Whale,” as the 1851 novel was officially titled. It’s also become an annual Venice beach tradition, one that began 19 years ago and resumes this Saturday. A steamy Jackie Collins beach read this is not, but event founder Tim Rudnick, director of the Venice Oceanarium, still finds the story just as enthralling as he did nearly two decades ago. “It reads better live. It lends itself to oratory. The grandiose nature of the prose is fascinating with the ocean in the background,” Rudnick says. Each participant signs up to read a chapter aloud. There is a microphone and director’s chair, surrounded by whaling boats. “We sort of make a whaling scene,” Rudnick said. On Saturday, readers sail through part one of the novel, which includes Melville’s philosophical underpinnings about the existence of God. On Sunday, it’s down to the nittygritty as Ahab reaches the Pacific and pursues the titular whale. Traditionally, only a handful of people actually show up for this reading. Then again, Melville’s opus was not initially a bestseller: only 3,200 copies sold

Founded in 1953 by Dr. Reuben Strauss with 35 doctors, dentists, veterinarians, nurses and allied health care professionals, the group has since evolved into a

Before Capital Cities topped the U.S. alternative rock charts and hit No. 8 on the Billboard Hot 100 with the trumpet blasts of their ubiquitous KROQ hit “Safe and Sound,” they played the Abbot Kinney Festival.

“Capital Cities played on a tiny side stage at the Abbot Kinney Festival in 2011, our first ever festival gig. Our time slot was 11:30 a.m., super early, and yet we weren’t even the first band of the day,” Simonian continued. “There was an act on the same stage that went on just before us, and I was lucky enough to catch their set. They were an experimental loungey indie-jazz outfit. Their trumpeter arrived late and halfway through the show jumped on stage and brought his band’s set to life. I found and approached Spencer later and asked him to join Capital Cities.”
Javan was a member of the prankster KELPS, the school’s first racially and religiously integrated men’s organization whose traveling school-spirit wagon that doubled as an ambassador for the Southern California lifestyle. A 1954 cross-country trip to Madison Square Garden in support of a UCLA basketball team headed by coach John Wooden was covered by Sports Illustrated at the time.
