Dan Abrams hopes his plan to build Abbot Kinney’s first hotel will mesh with a neighborhood that doesn’t take kindly to development By Joe Piasecki and Gary Walker The Venice spirit is to live and let live — just don’t go around trying to change the neighborhood. It’s an attitude that makes almost any kind of development a tough sell, even for
a local builder promoting preservation as part of the mission. Enter filmmaker Dan Abrams, who hopes to build a three-story boutique hotel interwoven with existing buildings along Abbot Kinney Boulevard, a project (Continued on page 8)

Boat parade sails through its 51 year st
By Joe Piasecki Saturday was a beautiful night to be out on the water, and the 51st annual Marina del Rey Holiday Boat Parade did not disappoint. The Marina was alive with celebration throughout the roughly two-hour procession, with crowds packing the shoreline and revelers continuing the party out on the docks or in the comfort of yacht clubs. The evening began with grand marshals Jeanie Buss and Phil Jackson boarding the Pastabilities from a dock outside the Del Rey
Yacht Club, a parade sponsor. Buss, president of the Los Angeles Lakers, and Jackson, the legendary former Lakers coach, are engaged to be married and residents of Playa del Rey. “This is a great way to get into the spirit of the holiday,” Buss said. “We always watch the parade from where we are. This is our community, this is our neighborhood, and so it’s really a nice thing to be part of it on this level.” “My fiancée wrangled me into doing this,” Jackson joked, “but I’m excited now that I’m here.” VOL 43, NO 51

In all, 42 boats officially entered the parade, but several more could be seen joining the festivities on the water. Taking home honors for the best overall entry was Bruce Taguchi’s boat Weekend Hooker, decked out with blue LED lights, dangling oversized Christmas ornaments and a cast of brightly lit holiday characters. The Giniana Joy, an entry by the Marina Venice Yacht Club, took top honors in the sail category with an adventurous take on the theme “Holiday Magic” — an epic battle between a firebreathing dragon and an army of lighted toy soldiers, with Santa and reindeer flying air support in his sleigh. Reigning in the power boat category was Clueless, a crowd favorite helmed by Kevin Michaels of the Marina del Rey restaurant Killer Shrimp. Michaels proved that sometimes creativity is closer at hand than we think by affixing a massive inflatable shrimp to the front of his craft, which was also adorned with countless LED holiday

Compared to restaurant or retail customer volumes, hotel guests — who would be offered free bicycle rentals to get around — come and go at off-peak traffic hours, Hertz said. Where popular Abbot Kinney restaurants and shops serve hundreds of visitors each day, Hertz said the hotel will have far fewer daily arrivals. A traffic study by the Los Angeles Dept. of Transportation bears Hertz out, concluding that “the proposed project will not have any significant traffic impacts.” It predicts the hotel would generate roughly 650 new daily trips in the area, but only about 60 of those in peak traffic hours. Hertz does concede that the hotel’s proposed 32-foot, 11-inch height does exceed a 30-foot height limit for flat-roof structures, but he’s also quick to point out that nearby buildings reach as high as 35 feet — which would be allowed for the hotel if its roofline were stepped back. A report before Venice Neighborhood Council members flags the building’s height as a concern but endorses the project as meeting other zoning requirements. The proposed design “is compatible in scale and character with the existing neighborhood,” according to a draft report on the project filed this week by council Land Use and Planning Committee member John Reed. The zoning code would permit a density of up to 113 guest rooms where Abrams seeks 85, and the hotel’s 163 parking spaces would well exceed mandatory minimums, according to Reed’s report. But Evry questions how effective those spaces will be and is skeptical of Abrams’ promise to include employee spaces so that hotel workers don’t park on the street. “They could also allow Martians to land and claim our women, but that doesn’t mean it’s going to actually happen,” she writes. Venice Neighborhood Council and married to Rogers, said he’s received a lot of feedback that the hotel’s height and aesthetics would have a negative impact on the boulevard. “It’s going to ruin Abbot Kinney,” Koslow said. “Everything on Abbot Kinney has its own look; they’re all different. This hotel doesn’t fit.” Koslow believes there’s no need for another hotel in Venice, but Abrams and Hertz say the area is starved for hotel rooms, as evidenced by the proliferation of short-term vacation rentals in Venice. “The irony is people will stay in Santa Monica, leave their tax dollars there, and drive to Abbot Kinney to go to a restaurant,” said Hertz. According to Reed’s report, city planning documents designate hotel rooms as a
enough to accommodate its 57 rooms and accompanying retail locations, while Abrams’ hotel has more than the legally required amount of spaces.

In 2007, developers sought to build a five-story project, called The Ray Hotel, just down the street at 901 Abbot Kinney Blvd. The plan met tremendous resistance from the community and was ultimately rejected by city planning officials. But those plans have almost nothing in common with Abrams’ proposal, he and Hertz said. The 48,000 square-foot Ray Hotel would have been incredibly dense for the lot, whereas Abrams’ hotel is smaller than the zoning code would allow for its much larger lot. But what ultimately killed the project was its height — 55 feet, despite the 30foot limit — and the developer’s apparent refusal to budge even an inch. “I’m not surprised that there are people with concerns [about the proposed Abbot Kinney Hotel], and I love that locals care enough to have a say about what happens in the neighborhood. We’ve tried hard to address people’s concerns,” including lopping off the fourth story and changing the position of parking and loading areas, Abrams said. “This is a passion project,” he said. “I want it to be successful, but it’s more
important that it is seen as making a valuable contribution to the community.” Some feel Abrams and his team have a bit further to go. “They seem to be going about things the right way, and that’s what we want,” said Sarah Dennison, an architect on the Venice Neighborhood Council’s Land Use and Planning Committee. Dennison is concerned that the part of the project facing Electric Avenue is too “monolithic” and said she hopes for a more creative design. Come decision time, she said, the council must rely on not only zoning requirements but also community feedback and personal discretion to make the right call. And, she said, “right now there is a general sense that this project is just too big.” §

Tussle over wetlands heads to court Group claims state is holding out on records about controversial animal adoption and nature center plan

Wetlands wants a judge to force the state to release records of public officials’ communications with Annenberg about its proposal.
The Ballona Land Trust filed a state Public Records Act lawsuit against the California Dept. of Fish and Wildlife seeking copies of Annenberg presentations on their wetlands center concept and emails between the agency and the foundation. The state has challenged the Los Angeles County Superior Court lawsuit, arguing they’ve already produced all existing Ballona Wetlands records subject to disclosure. The Annenberg Foundation is offering to fund a portion of the restoration but wants the right to build a $50-million, 46,000-square-foot facility within the wetlands near the Marina (90) Freeway and the Culver-Marina Little League baseball fields. The proposed center, which has not been approved by state officials, would include an auditorium, classrooms, exhibits on wildlife and an animal adoption and care center with a

supporting veterinary clinic. The Ballona Land Trust advocates restoring the wetlands with minimal human footprint on the land and are concerned about a concentrated presence of domesticated animals. The group believes the state Coastal Conservancy and Fish and Wildlife, the agencies in charge of restoring the 600-acre reserve, don’t have the land’s best ecological interests at heart. The suit by the Ballona Land Trust represents its first legal challenge, though indirect, of the proposed Annenberg center. In court documents, lawyers for the Dept. of Fish and Wildlife contend that it’s unfair to ask the agency for documents that belong to a private group. “Not content despite receiving every document in the [department’s] possession responsive to the California Public Records Act requests, Ballona [Land Trust] asks this court to effect a dramatic
expansion of the act by requiring [the department] to obtain records from a third party and produce them to Ballona,” reads the state’s response to the lawsuit. “Courts have routinely found that a ‘non-governmental auxiliary organization’ is not a ‘state organization’ for the purposes of the California Public Records Act.” Ballona Land Trust President Walter Lamb, who suspects state workers of secretly helping the Annenberg Foundation promote its plan, called the response a cynical stalling tactic. “They are going to great lengths to keep these documents away from the general public,” Lamb said. “This legal maneuver is just another way for them to delay the release of these documents and force us to spend more money pursuing our case.”§ Gary@argonautnews.com

Construction Since September 2013, Metro has been completing final design, mobilizing its team, conducting right-of-way surveys and preparing for major construction, scheduled to begin in Spring 2014. A transatlantic business organization with nearly 4,000 member companies in 25 major cities throughout North America and the U.K., the BritishAmerican Business Council (BABC) fits in well with the landscape of Santa Monica. The beachside town is home to a cluster of British-themed businesses and a hub for British ex-pats in Southern California, creating a unique synergy between the two cultures, said Paul Wright, president of the Los Angeles-area branch. “That’s really what the BABC is all about — creating synergies across the pond, promoting friendship and commerce between the two countries,” said Wright.

Jim Cash returns to Marina del Rey on Saturday to sign copies of his memoir at West Marine, it will have been 12 years since he tied the lines at his former home to end an epic journey. And this time, he won’t be coming through the Panama Canal to get here. A decade in the making, “First Time Across” recounts Cash’s 2001 journey with three other people on a 35-foot catamaran, the “Kat Atomic,” as they sailed from South Africa across the Atlantic and through the Panama Canal before arriving home in Marina del Rey. “A lot of people put sailing over the horizon on their bucket list,” said Cash. But it’s not all “two months in a life raft or getting attacked by pirates.” Cash and his crew set sail from South Africa (where they bought the boat) in March 2001 and arrived in August of that year, just before
the 9/11 terrorist attacks would have made such a sail less workable due to security concerns. He described the trip as roughly 90% boredom and 10% excitement. “In reality, if you’ve got the right kind of preparation and know what you’re doing, it’s not scary at all,” Cash said of his sail, often at six miles an hour. “It’s probably more boring than anything else.” Not that there weren’t harrowing moments. At the tip of Africa, the Kat Atomic faced monumental ocean swells 40- to 50-feet high, with winds gusting at 40 knots. “It was exhilarating,” Cash said. “It’s like being on top of a mountain and going down a rollercoaster.” The crew also encountered a leak in the hull that forced an emergency stop in Namibia. One of Cash’s highlights: St. Helena, a small and remote British island where Napoleon died in exile. “It’s just an amazing historical
spot right out in the middle of nowhere,” said Cash, who found historical markers recording visits by Charles Darwin and astronomer Edmond Halley. “There’s no airport there. You can’t get there any way but by boat.” Cash said he was fascinated with the people of Helena, known as “Saints,” who are a genetic mix of British sailors, captives from the Zulu wars, Indians who worked for the British and Chinese laborers. Offshore was littered with artifacts of old Dutch ships and even World War I U-boats, he said. Originally from Redondo Beach, Cash bought a house in Playa del Rey in 1996 before relocating to Marina del Rey about a year before embarking on his adventure. Now retired and living on Dauphin, a barrier island eight miles off the coast of Mobile, Ala., in the Gulf of Mexico, Cash now enjoys life amid what he called “a very small, close-knit community” (Continued on page 30)
Rock runs in the family A band of sisters that emerged from tragedy, RAMEKEGA returns triumphant to The Talking Stick tonight By Michael Aushenker “We either get ‘Japanese war cry’ or ‘feng shui,’” drummer Gabby Pozon, 19, says of what people guess is the meaning behind the name of her band, RAMEKEGA, who travel from San Bernardino tonight to rock The Talking Stick in Venice. What the name really has become is a mantra for this band of four sisters — headed by chief singer and lyricist Kelli Pozon, 24, and eldest sister Melissa, 26 — sticking together in the aftermath of a family tragedy. RAMEKEGA emerged from a defining moment in 2007, when Marie Pozon, mother of the band members, died of a brain aneurism. While the older sisters had already begun noodling on writing music, their parent’s sudden death galvanized the girls to turn to the therapeutic properties of music for solace.
The creative process quickly gained momentum when the Pozons decided to form a band. RAMEKEGA hit the road later that year playing all-original material in shows through Los Angeles, Orange and San Diego counties, including stops at The Talking Stick and the Tenth and California open mic night in Santa Monica. In 2008 they recorded their first album, “Me and My Shadow.” The Chino Hills outfit released its second album, “Normalcy,” in 2010, which was also produced by their father, Rey Pozon, a skilled sound engineer. “I’m the one who got roped in!” Rey said. The band also recently added a fourth member — Rey’s youngest daughter, Kaira, who is only 10. Ready, set, crawl!
Venice Art Crawl wraps up the year with tonight’s “December Lights and Venice Murals,” featuring 20 special events By Michael Aushenker This past year, the Venice Chamber of Commerce and the board of directors for the Venice Art Crawl transformed the once-monthly Venice Art Crawl into a seasonal event and reduced the number of happenings at each event. But in this case less truly is more, as art crawls have emerged better planned, more carefully curated visitor experiences united by a theme. Tonight’s Venice Art Crawl, titled “December Lights and Venice Murals,” offers 20 receptions and happenings of a larger scale than previous attractions. Take the Venice Symphony Orchestra Art Show and Fundraiser, featuring a full-size concert alongside work by its curator, the prolific Lincoln Boulevard muralist Jules Muck, as well as artists Annie Preece, Benjamin Alejandro and Daniel Silvas. Funds raised by that event, from 6 p.m. to midnight at The Containers (1410 Main St.) go toward the orchestra’s music education program for local youth. Two rooftop art parties happen simultaneously from 6 to 10 p.m. at Venice Breeze (2 Breeze Ave., between Speedway Alley and the boardwalk) and Venice Suites (417 Ocean Front Walk), with both events featuring art, music, food and drink. The Venice Breeze event
includes live body-painting art, and there will be a special black light installation at Venice Suites. An event called "Unique Boardwalk Art" features work of sculptor Ben Allanoff and fractal artist Anders Hjemdahl in the parking lot east of Hama Sushi (1504 ½ Main St.). A gathering at Flannel (1223 Abbot Kinney Blvd.) from 6 to 9 p.m. spotlights local photographer Stephanie Vovas’ images of flannel garments. An event from 7 to 10 p.m. features artists Theresa Holiday and Jon E. Nimetz will at Cairo Cowboy (46 Windward Ave.), and from 6 to 9 p.m. Danny’s Venice (23 Windward Ave.) features live music, photography and painting by a number of artists. “Waves, Trains and Graffiti Girls,” a street art mural project featuring live painting and music, happens from 6 to 10 p.m. at 40 20th Place (near Pacific Avenue and North Venice Boulevard). Artist Drew Blood, a roller-blader who has been painting empty swimming pools for four years, shows his works on canvas and paper from 6 to 9 p.m. at Venice Ranch Market (417 Rose Ave.). "Moments," a one-woman show by elemental line artist Alice Batliner, takes place from 6 to 10 p.m. at Particle South

What’s the best way to buy in a seller’s market?
Prices are rising and perhaps there are fewer homes for sale where you want to live. What can you do to put the odds in your favor? First, get preapproved by a lender. That means sharing your financial information, going online and playing with a mortgage calculator. Give the lender the documentation they need, such as salary stubs, revolving credit obligations, and bank statements. You’ll know for certain how much you can afford, how much you need to put down to qualify, and what your interest rate will be. Make your must-have and wish list realistic, beginning with price. Be prepared for compromises – a bigger home versus a longer commute, or a smaller home in a
preferred school district. Shop for homes with your real estate professional. He knows the market and will give you preferential treatment if you sign a buyer’s representation agreement. The agent can tap into a vast network of contacts to get the right home for you – especially homes coming onto the market before others get the chance to view them. In a seller’s market, homes sell quickly, so the homes you find online or by driving the neighborhood may already be under contract or sold before you even get the chance to see them. Homes in the best condition will sell for top dollar. Consider homes in need of cosmetic updates or repairs. The average home purchased in 2013
was about 20 years old, up from 11 years ago at the height of the housing boom. You may be able to buy at a discount, make the updates you want, and bring your home to neighborhood standards – a quick route to building equity. When you visit open houses or new builder homes, tell the listing agent or builder’s representative that you are represented by your buyer’s agent. If you decide to make an offer, your buyer’s agent can be instrumental in helping you negotiate. Don’t get caught up in the buying frenzy. If you need to make a full price offer or get in a bidding war, stay within your budget. Don’t let yourself become house-poor;
your house payment, including principal, interest, taxes and insurance, should be no more than about 28% of your gross monthly income. That’s the conforming loan standard, and it’s a good guideline for homebuyers to help them buy safely within their means. Plan to stay in your new home at least five years. To buy and sell a home at break-even or with a profit means that you must be able to pay back typical closing costs, approximately 14% of the buy side and sell side transactions combined. Impro Theatre riffs on the author of “Pride and Prejudice” this weekend at The Broad Stage By Michael Aushenker They’ve done Dickens. They’ve done Chekov. They’ve even done Rod Serling with “The Twilight Zone Unscripted.” But when it comes to tributes by Impro Theatre, no writer can top a certain English novelist. “Jane Austen Unscripted” returns Friday to the Broad Stage, the place where the annual December happening began in 2009. “Because it’s improvised, every night is different,” said Impro Theatre Artistic Director Dan O’Connor, also one of the cast’s eight performers, of the troupe’s most popular show. O’Connor and co-director Paul Rogan have run Impro for seven years. The Impro Theatre does not quote passages from its source works, so in order to successfully pull off an unscripted show, the author’s voice and body of work can not merely be brilliant; it must be distinctive. “It’s like jazz, where we learn the scales and type of tone and then we get on stage and do something absolutely she doesn’t write,” O’Connor said. “We ask [the audience] for a trivial topic of conversation. Angeles County Dept. of Beaches and Harbors is hosting a Winter Youth Adventure Camp for kids ages 6 to 12. The camp, offered in three weeklong sessions, includes a number of recreational and fitness activities, including field trips, lawn games, sports and arts and crafts.
Activities include an Undercover Agents Day, in which “campers will play sleuth and find the 007 signs hidden throughout the park. They will also make a make-believe rescue of an individual held by a pretend ‘bad guy,’” said Beaches and Harbors spokeswoman Carol Baker. There will also be a Service Day, when local firefighters, law enforcement and lifeguards visit to share insights about their professions. Beaches and Harbors is hosting a parent meeting at 6:30 p.m. Friday before the camp kicks off at 7:30 a.m. Monday. Pop artist Maxwell Coppola tackles a new medium By Michael Aushenker He’s a humorist and an ironist who creates seemingly naive paintings that convey black humor and a morbid streak. Now Maxwell Coppola is applying that sensibility to a new artistic format — collage — for his first-ever solo show, which continues through Sunday at the Trunk Gallery in Mar Vista. The exhibit’s title — “I Went to Collage for the Wrong Thing: A Pop Show” — pretty much sets the tone: Coppola’s playful art does not take itself too seriously, even as he is serious about his fine art career. “Saturated with obviousness, mental inertia, clichés and bad jokes,” according to the gallery’s website, Coppola’s collages include a giant hamburger with each layer (bun, patty, tomatoes) made up of miniature photos of said ingredient, and a condom built by various images of the prophylactics. Another new piece, “Rainbow,” features color stripes made up of photos including lemons (for yellow), broccoli (green) and the “Sesame Street” character Elmo (red). Opened in late 2011, the scrappy Trunk Gallery previously exhibited emerging or mid-career artists as Michael Hoffee, Sara Biersteker, Roman Deingruber and Danee Schiffer. Born and schooled in the Northeast, Coppola headed west that year to work in Los Angeles,

home of his favorite artists, Mark Ryden and Gary Baseman. The influence is evident in Coppola’s pop culture works on canvass — paintings such as a disappointed little girl next to her decapitated Care Bear or a pudgy, diapered baby boy before a Tower of Babylon made of Hostess Twinkies. Coppola said he was doing online image research for paintings when it struck him to do collage. “I feel like it’s a good platform; it’s so open,” Coppola said of his collages, which he’s now also using as a canvass for his painting, a la Gerhard Richter and Jeff Koons. “I Went to Collage for the Wrong Thing: A Pop Show” has an opening reception from 7 to 10 p.m. Thursday and continues through Sunday at Trunk Gallery, 12818 Venice Blvd., Mar Vista. For now, they plan to settle for a dozen tracks when they re-enter the studio with Dad to record their as-of-yet untitled third release this spring. Lyrics of those new songs, Kelli said, will continue to address “love and dreams.” Rey added that his daughters play their songs in one take to try to capture their live sound. Despite their age, the Pozon sisters seem disinterested in the Biebers, Cyruses and Gagas of the day. Rey said he knew something serious was happening when strangers began connecting with RAMEKEGA’s original tunes. Last time the sisters performed at the Talking Stick, they were told to keep playing and the concert ran on until 2 a.m. On Jan. 9, The band will perform on the local Filipino television program “Kababayan Today.” “When I see them up there, I know they’re my kids,” Rey said, “but they’re somebody else I don’t really know!” Long supportive of their professional goals, he now wants his daughters to go forward without looking back. “You can’t un-jump a cliff,” he said. “You’ve got to go for it.” As for what exactly RAMEKEGA means, it’s an amalgam of initials from each girl’s name — originally created as their password to play the “Where In The World is Carmen Sandiego?” video game online. PROJECT LOCATION AND DESCRIPTION: LAWA has prepared arevised Draft EIR for the Runway 7L/25R RSA and Associated Improvements Project (proposed Project), pursuant to the California Environmental Quality Act (CEQA). The proposed Project is located in the South Airfield. The proposed Project would include: (1) Runway 7L/25R Improvements including extending the Runway 7L/25R pavement; grading and compacting the RSA; constructing a blast pad west of the Runway 7L extension; several taxiways modifications as necessary; relocating the existing Localizer Antenna and shelter to the west; replacing the existing Approach Lighting System (ALS) towers with in-pavement lights; and modifying the existing Runway and Taxiway lighting and markings in the newly constructed pavements; (2) Pavement Reconstruction of the eastern portions of Runway 7L/25R and Taxiway B including connecting taxiways and installation of inpavement approach lights; (3) Pavement reconstruction of the aircraft parking apron west of Air Freight Building No. 8, including new markings.
