The home’s well considered design takes full advantage of the views while also achieving privacy from the neighbouring properties. The home was designed to appear from the street as a single storey home. The design has minimised the visual impact of the building from the street with its understated, and far more aesthetically appealing, profile nestled subtly into the rural setting. Along with maximising the expansive views from almost every room in the home, this single split-story design meets the brief by providing easy living. This is a self-sufficient home that has been meticulously detailed throughout where a sense of space and volume is afforded by high ceilings and abundant glazing. The high quality finishes and workmanship contribute to a luxurious ambience that is entirely appropriate for a location that gives occupants the enviable feeling of being ‘on top of the world’. The interior is meticulously detailed to add to the understated elegance throughout the home. The consistent range of materials and colours used internally and externally deliver a seamless integration of the interiors with the exteriors of this home. This careful selection of complimentary materials also harmonise with the natural surrounds of the home. One of few clearings on a property that typifies the gentle slopes of the Mudgee area with creek flats below. The entry to the home leads you along a sweeping driveway past the utilitarian shed that accommodates the large photovoltaic system. Arriving at the back of the home you enter through the carport, no formalities here. The long plan of the home provides maximum northern solar exposure to warm the home during the cold winters, generous overhangs provide the shading required of an area that can frequent top 40°C. A retractable awning over the northern deck gives the flexibility to provide sun or shade as desired during the shoulder seasons. A slow combustion wood heater is the only form of additional heating within the home. The rope and pulley operated fire shutters that shield the exposed western end of the building are a sensible bushfire precaution. They double as solar shading to the western glazing and if closed at night provide protection in addition to that of the thermally improved aluminium frames and double-glazing. The Hempcrete walls give an insulation R-value of 4.3 from a locally grown resource that is carbon positive when installed and is breathable therefore avoiding potential condensation issues.

The compact, cost effective home is successful in responding to constraints of the site. The home sits comfortably within the site and actively benefits from it with passive solar principals and energy efficiency and environmentally conscious provision of recycled thermal mass. The Core 9 aspires to support an industry change from a legacy of poorly constructed and socially isolated housing to the pinnacle of sustainable design and people oriented homes. The cornerstones of any sustainable house include cleverly incorporated passive design features and ensuring the home is correctly orientated on the block.

Cavanagh Residence Winner NEW RESIDENTIAL BUILDINGS 251 - 350 SQM AND UNDER $2000 / SQM Designer: Graeme Bakker, Distinct Building Design Phone: 02 4919 0200 Email: info@bakkerhomes.com.au Web: www.distinctbuildingdesign.com.au Photographer: Karl Hoffman The home was designed to meet the home owners’ dream of a single level home with generous living areas and a north-easterly aspect overlooking the bay. The design incorporated three internal steps to raise the rear of the property to achieve the views. The finishes throughout are highly refined with the owner describing it as ‘Coastal Chic’. The use of different colours and texture make the interior and exterior a statement with bold charcoal and white the theme throughout. The seamless transition from internal living and external entertaining areas was achieved by double stacker sliding doors. Raked ceilings, beautifully appointed kitchen and living space added warmth to the space. With the master bedroom opening onto the pool area added privacy and luxury for the owners, with family and guests rooms at the front of the house. The entry is inviting with a bold charcoal pillar against white exterior. A breezeway at the front of the house was created by using three banks of louvers showcases a garden bed and allows abundant light into the hallway. The media room, which doubles as a study, has large sliding doors opening to the garden.

The intricate roof line with shingle style roof tiles, decorative fret work and full wrap feature weatherboard cladding completes this picture of elegance. Scyon ‘Linea 180’ weatherboards were chosen for their defined horizontal lines and lasting durability. ‘Axcent trim’ matches the Scyon durability, with an extensive range of timber look trims, the surrounds of windows and door units, highlight both the glazed openings and the feature Linea wall cladding. Coastal colours of muted blues and whites ensure this home is truly at home in its coastal surroundings. The high performance Hardiegroove lining, was used to further emphasise the traditional Hampton style in the foyer and porch ceiling, ideal for high traffic areas due to its high impact resistance. With 9ft ceilings, wainscot panelling in the entry foyer and a custom built staircase this home screams sophistication throughout. The vast open plan kitchen with top of the range appliances Is an entertainers dream, over looking the salt water glass pebbled pool, covered alfresco entertaining and the canal this is the ideal place to create breath taking meals for family and friends This Hamptons style home is the ultimate expression of breezy, casual seaside living, a truly magnificent home that revisits the luxury of family living that stands out from its neighbours

Balmoral Vistas Winner NEW RESIDENTIAL BUILDINGS 351 - 450 SQM AND OVER $2000 / SQM Designer: James Cooper, Sanctum Design Phone: 02 9909 8844 Email: james.cooper@sanctumdesign.com.au Web: www.sanctumdesign.com.au Photographer: Simon Wood Contributor: Jojeni Investments Interior Designer: KWI interiors Builder: Mudgecorp Structural Engineer: Peninsula Consulting Engineers The form of this prestigious residence is inspired by the work of mid century Sydney modernists such as Rickard, Jack and Muller, emulating their soaring cantilevered roof planes and coupled with solid anchoring plinths to support a ‘lightweight’ living pavilion – which provides balance and yet lightness upon the steep site. The C shaped facade presents fine sawn Sydney sandstone, which pays homage to the local vernacular, with a nod to the grand sandstone mansions of yesteryear which grace the neighbourhood. The exterior palette is complimented by the rich tones of thermally modified timbers and ‘bronze pearl’ windows which balance the golden hues of the local stone and provide a luxurious and sumptuous aesthetic to the visitor. The wrap around double glazed doors and windows, vaulted kitchen ceiling and clerestory glazing, all play to connect the internal space with natural light and ventilation all year round. Internally the palette presents accents of warm chocolates in timber detailing, which complements the fine quality Anatolia Beige marble coating the floors and stairs throughout. The building form presents as a floating wedge of sandstone, capped with a lightweight modernist pavilion which belies its solid concrete superstructure, which is now anchored firmly into the earth, and successfully overcomes its limitations to create a superbly functional and luxurious family home.

South Canberra Home Winner NEW RESIDENTIAL BUILDINGS OVER 450 SQM AND OVER $2000 / SQM Designer: Adam Hobill, Adam Hobill Design Phone: 02 6260 8868 Email: lisa@adamhobilldesign.com.au Web: adamhobilldesign.com.au Photographer: Nick Burrows Drafting Technician: Tim Baxter This site was selected for its desirable, quiet location, generous size, gentle topography and established streetscape of deciduous trees and wide verges. The perfect site for an anticipated resort style home, it was purchased as a vacant block with the original house already demolished and an in-ground concrete swimming pool shell already installed. The design was influenced by the location of the existing pool, predetermined location of the driveway and basement access ramp and the block orientation with north at the front right corner. Highlight windows capture northern sunlight in the family room which sits it the southern corner, adjacent to the pool and kitchen. These connect effortlessly to the upmarket dining room and covered outdoor entertaining terrace and pool pavilion. Bedrooms are dispersed throughout the home, with the luxurious master suite located at the rear enjoying a secluded and private location. Courtyard spaces throughout allow natural light into the home and improve cross flow ventilation. Internally the home is finished with the highest quality materials and detailing, much of which was completed by the client. The basement, which mirrors the house footprint, contains a small wine cellar and toilet and is serviced by an internal lift. It accommodates numerous cars, caravan and boat.

Lakedge House Winner RESIDENTIAL ALTERATIONS / ADDITIONS UP TO $250,000 Designer: Brent Fitzpatrick, Eight Six Design Phone: 02 4332 1377 Email: brent@esdteam.com.au Web: www.eightsixdesign.com.au Photographer: Euphoria Films & Stu McAndrew Photo Lakedge House is a modest three bedroom home designed for downsizing baby boomers. Located on a small lot with uninterrupted views of Tuggerah Lake the design seeks a contemporary coastal aesthetic with an emphasis on outdoor living. The design cleverly maximises the use of the existing floor plan, achieving a highly efficient layout for its modest area. The 40sqm addition to the existing fibro cottage allowed for a redesign of the internal space, providing new open plan kitchen and living areas that capture light and views improving the internal amenity for the clients.

Timaldra Winner RESIDENTIAL ALTERATIONS / ADDITIONS $250,001 - $500,000 Designer: Lesley McClennan, The Design Consultant Phone: 02 9948 4152 Email: lesley@designconsultant.com.au Web: designconsultant.com.au Photographer: Adam Resch Photography Structural Engineer: Kyle Docherty The design has contributed to the lives of the inhabitants by creating a resort style transformation of their home offering plenty of space for the family to entertain and grow up complete with a putting green. The result of the relationship of the built form to the context of the project was achieving a well resolved and complementary design connection between a 100 year old house and a modern alteration. The functional performance of the design met the brief by achieving the much needed space in a busy home to a family and their frequent overseas and interstate guests. When the whole faรงade of telescoping floor to ceiling glass doors slide open, the airy, column-free interior nearly doubles in size. The interior flows outside onto a spacious verandah creating a seamless connection with the exterior overlooking the pool, pond and landscaped garden. The overall design achieved a distinct delineation between public and private areas in this project.

Lakehouse Winner RESIDENTIAL ALTERATIONS / ADDITIONS $500,001 AND OVER Designer: Andrew Moseley, Suburban Projects Building Design Phone: 0410 525 352 Email: andrew@suburbanprojects.com.au Web: www.suburbanprojects.com.au Photographer: Shannon Dand Suburban Projects has transformed a modest 1970s single-level brick veneer home that did not respond well to the site orientation and views into an attractive and functional twostorey, open plan contemporary home. Now the home has five bedrooms, two living spaces and a generous covered deck area. These new additions are integrated with the existing pool and take full advantage of rear water views.

Deane Street Penthouse Winner RESIDENTIAL INTERIORS Designer: Aldo Virtich, Aldo Virtich Design Phone: 02 9560 0081 Email: aldo@aldovirtich.com.au Web: www.aldovirtich.com.au The approach adopted for this project was to firstly create a layout which would be consistent with ‘high end’ interiors. This included high ceilings (ranging from 2800mm to 5400mm high), wide door openings, wide circulation spaces and essentially creating visual interest at specific locations within the apartment which amplified the visual connection between spaces whilst still providing a sense of ‘allocated’ spaces. Given the client’s brief, the interior palette needed to be subtle and timeless, therefore relying on scale and detailing to create impact. This was achieved by using a selection of finishes namely American Oak Timber flooring, large format slabs of Calcutta porcelain for all wet room floors, walls and bench tops, custom electroplated tap ware, fully integrated LED lighting control both within joinery and structural elements. A state-of-the-art automation system was an essential part of this development which was integrated into the project, offering complete control from lighting, security to motorised window coverings. This approach allowed the finishes to be customised into the fabric of the overall project detailing and therefore providing a completely integrated end product.

Mosman Contemporary Kitchen Winner KITCHEN DESIGN Designer: Natalie Andersen, Look Design Group Phone: 0438 699 949 Email: natalie@lookdesigngroup.com.au Web: www.lookdesigngroup.com.au This kitchen was customised with superbly crafted contemporary elements to reflect the owners’ appreciation for modern design. The sliding stacking rear doors, large clerestory window, skylights, coved ceiling detail with LED strip lighting were all designed in conjunction with the kitchen, to provide optimum natural, mood and task lighting. The extensive built-in joinery features a cantilevered stone bench top, concealed appliances and a large wine display with a full height glass cavity sliding door. Materials include a combination of stainless steel and super white granite benchtops, smoke mirrored glass spashback and metallic polyurethane for the door and drawer fronts.

Central Avenue Winner BATHROOM DESIGN Designer: Neche Page, LivingLot Phone: 0449 903 460 Email: neche@livinglot.com.au Web: www.livinglot.com.au This bathroom renovation was to assist a family of five make better use of their existing utilities area by re-designing the space to create a more functional combined bathroom and laundry. The previous area was poorly designed and consumed 13sqm with a large portion occupied by passageways, significantly limiting the functional use of the area. The new design only required 8.5sqm so the remaining space could be portioned back into the adjacent living area. The new bathroom contains a walk-in shower area large enough to fit all three children at once, with a skylight overhead to provide natural light and reduce the need for artificial lighting. Next to the shower, the laundry and storage area are tucked away, and out of sight when not in use, behind bi-fold cupboard doors. The existing side door opening was retained for direct access to the clothesline, but replaced with a new door containing opaque louvres to allow for extra light and natural ventilation, while still maintaining privacy. White wall tiles were used floor to ceiling to help bounce natural daylight into the room, and timber cladding on the lean-to ceiling for a bit of whimsical character.

Clovelly Winner SMALL LOT HOUSING (MAXIMUM LOT SIZE 350 SQM) Designer: Natalie Andersen, Look Design Group Phone: 0438 699 949 Email: natalie@lookdesigngroup.com.au Web: www.lookdesigngroup.com.au The homeowners requested a design that would provide a large family dwelling complete with four to five bedrooms, swimming pool, two car accommodation and consideration given to capturing the available ocean views. There were numerous challenges for the site, in terms of a small 328m2 lot size, steeply sloping terrain and east-west orientation. The site’s natural typography sloped 3.4m from west to east, in addition to also sloping 2.5m from north to south, resulting in a split-level design solution that closely follows the natural typography and provides a generous 245m2 of internal of living area, in addition to a large under-croft garage and swimming pool. Located in the lowest corner of the site the swimming pool provides an unobstructed view corridor towards the ocean. Towards the street there is a raised front sitting room which facilitates the under-croft garage below, that can be used as both a media room or guest bedroom with adjoining ensuite. This steps down to the lower kitchen, dining and living areas, which look out over the pool towards the ocean. Upstairs there are four generous bedrooms and two luxury bathrooms, with the master bedroom sited towards the rear to take in the ocean views.

Helen Lloyd-Martin from 3D Environment worked with a creative and collaborative team to create this dual occupancy project at Lennox Head. With a north facing aspect overlooking Seven Mile beach, the brief was to design two adjoining luxury homes to embrace the spectacular views of the coast. This elegant and timeless design sits comfortably within an established and highly visible area of this relaxed coastal town. The highest quality materials and construction techniques are used throughout, minimising ongoing maintenance, and ensuring a lasting legacy for Lennox Head. It was carefully considered to compliment the surroundings in shape, scale and form, with an understated contemporary appearance. The design incorporates three levels of luxury living for two units, with light filled north facing living areas in lushly landscaped courtyard gardens, plunge pools and cantilevered decks overlooking the ocean. Light wells on each level allow in natural light, as well as drawing in cooling breezes using the ‘stack’ effect. With coastal longevity in mind, quality finishes and superb attention to detail, this design includes three levels of polished concrete slabs, master crafted copper wall and roof cladding, locally sourced field stone and FSC Australian hardwood timber windows and joinery throughout. The building is calm and refined, with robust and beautiful natural materials that will age gracefully over time.

With a site that was on a slope, the design was built in steel stumps so the ground was not disturbed. By having the house raised it offers natural ventilation, extra storage space, access to plumbing and services, and removes risks of termites on a site with dense vegetation. The design is broken up into two wings - the living areas on one side while the bedroom areas are on the other wing. The separation of wings houses a study, laundry, bathroom access and looks over a courtyard. Being a secondary dwelling, every square metre counts so an efficient floor plan was vital while offering a relaxed, private space that easily lends itself to informal gatherings on the deck. Outside sees dark cladding and hardwood detailing blend into the lush sub-tropical garden and tie in with the existing home on the property. Hardwood decks extend living areas afforded by large sliding doors. Batten screens offer privacy between both decks and neighbours. High level screening and awnings deflect the suns rays while letting in light to the home. Continuing inside, high raked ceilings enhance the sense of space, with louvre windows that allow for excellent cross ventilation and heat control. Matt finishes provide a soft look to the material palette of dark joinery, fixtures and fittings, hardwood floors and timber detailing. BAAHOUSE is helping to define a new ethos of secondary dwellings through carefully considered planning and design.

The Box Design Winner COMMERCIAL BUILDINGS

Winner NON RESIDENTIAL INTERIORS Designer: James Collins, Collin W Collins Pty Ltd Phone: 02 6583 4411 Email: shannon@collinswcollins.com.au Web: collinswcollins.com.au Photographer: Matthew van Dijk or Iron and Clay Photography Interior Decorator: Shannon Collins This building maximises land space and challenges standard ways of thinking at the same time creating interest for all to see. “Thinking Inside and Outside of the Box” has provided a benchmark for design along with providing an innovative and comfortable work space. The six meter cantilevered Coreten facade appears to defy gravity and with its constant ever-changing colours of fluro yellow to orange and browns and eventually black rust as it ages, promotes ongoing interest of passing traffic. The eight meter high north facing precast concrete wall panels provide thermal comfort as well as minimal to no maintenance throughout its life. With polished concrete floors having white stone highlights and recessed rusted steel inserts complimenting the Neolith and Dekton custom made stone reception desk and cabinetry there is a feeling that outside and inside have blended together. Standing high and proud of the streetscape the building offers a barrier for passing traffic noise and with its large windows, the occupants have an uninterrupted view of the leafy landscape. The vibrant graffiti painted walls add interest and warmth to this clean line structure. Although the “Box on a Box” appearance sounds plain and generic, it is anything but!

Code Green has provided a perfect solution for a Hampton’s style property that required a tennis storage shed located in view when entering the property. To avoid obstructing the view the shed was positioned on the northern side of the tennis court. A recycled shipping container was used as the main structure. It was lined with weatherboards to correspond with the weatherboards used on the nearby cottage. To allow it to blend seamlessly into the surrounding natural environment, vertical gardens and a green roof were added. This enhanced the aesthetics of the design but also acted as an insulator as the steel structure is exposed to absorbing the full brunt of hot and cold weather. Internally a bathroom and kitchenette was included while externally recycled bricks were used for the paved area between the tennis court and storage shed. Game set and match, Code Green!

One also has a free-standing self-contained studio ideal for guest/teenage accommodation. Both have media rooms. The living /dining areas are designed for relaxed but sophisticated family living and entertaining. Upstairs accommodates bedrooms and bathrooms, including a master bedroom parents’ retreat with walk-in wardrobe and ensuite, as well as an elegant main bathroom.

The next step was to reduce the number of terraces and provide some level play area. This was achieved by removing the centre terrace and building up the bottom wall to meet the base of the top wall to provide a flat area of around 60 sqm to work with. The steps that link the house to the level play area were formed of 40mpa, reinforced concrete that hugs the top retaining wall and comprise cantilevered treads for space and light. Careful plant selection for this exposed ocean-facing slope provides a softening factor in the boundary gardens.

The ground floor open plan kitchen, dining, living area is relatively narrow but the inclusion of a raked ceiling to the north allows for ample natural light and increases the volume of the space making it feel more generous. A deeper eave to the north protects the living area from the harsh summer sun, whilst also creating an attractive design feature with the exposed exterior Tasmanian oak rafters. The upper floor box houses the sleeping area, three bedrooms, two bathrooms, laundry and guest entry. The landscaped terraces allow both the ground and upper floors to have access to outside. The way in which the boxes are offset creates a covered outdoor living space accessed from the kitchen area. The use of block work grounds the dwelling into the landscape, whilst the timber composite cladding blends beautifully into the surrounding bushland.

O’Connor Home Commendation NEW RESIDENTIAL BUILDINGS 251 - 350 SQM AND OVER $2000 / SQM Designer: Adam Hobill, Adam Hobill Design Phone: 02 6260 8868 Email: lisa@adamhobilldesign.com.au Photographer: Nick Burrows Drafting Technician: Tim Baxter Achieving the ideal orientation for this home was challenged by the orientation of the block, with north facing the rear corner of the site. This heavily influenced the design, requiring the family spaces to be placed at an angle to the rest of the house. In turn, garaging and other utility spaces have been placed along the southern edge and linked with children’s spaces. The geometric conflict has been resolved by the inclusion of a central courtyard which heightens the separation between spaces, allows sunlight to penetrate the interior of the home and creates natural cross flow ventilation. Great attention to the eave, fascia and gutter detailing has allowed full height glazing to the northern wall which connects seamlessly to the ceiling. A covered outdoor entertaining space on the north connects effortlessly with the kitchen and dining space, the exterior ceiling height raised ensuring that winter passive heat gain is not compromised.

Detailed architraves, cornices, and wall panelling were used to enhance the façade and the internal spaces. The master suite provides the client with the size and finishes they desired as well as capturing the water-views. The open plan living/dining/kitchen area leads directly onto the alfresco and a pool area that maximises the waterfront block. There is ample space for entertaining and a play area for a young family. The spacious basement area provides parking and storage.

The design was to also consider the exterior and surrounding view despite the significant floor level differences between the house and natural ground. The budget was tight and the design needed to address all the above whilst giving the perception of the spaces being larger.

The walls are clad with a mix of Corten rusty steel, and recycled fence palings as weatherboards. The roof uses inverted trusses, which cost no more than normal, but provide a skillion roofline and an inverted ceiling line, which is used to bounce south light into the kitchen. The original cottage had all asbestos claddings and linings removed and replaced with a modern and healthy version of fibro: magnesium oxide (MgO) sheet cladding, finished raw like unpainted fibro. The house is now extremely comfortable, very economical to run.

Barnson Pty Ltd, an independent multi-disciplinary consulting firm with offices in Dubbo, Bathurst, Mudgee, Sydney and Tamworth were engaged to identify potential sites for relocation and to provide the design and documentation for a new child care centre to not only replace the existing facility, but also allow for growth into the future.

Tailored Teeth Cosmetic Dentist Commendation NON RESIDENTIAL INTERIORS Designer: Aldo Virtich, Aldo Virtich Design Phone: 02 9560 0081 Email: aldo@aldovirtich.com.au Web: www.aldovirtich.com.au Photographer: Ben Ali Ong The approach adopted for this project was to fully embrace the fundamental philosophical aspect the client articulated as part of the brief, with the key word being PURE. Pure in form and pure in function. This was achieved firstly by creating a layout which provided ease of flow, both functionally and visually with the use of tapered walls, finished with soft rounded curves. The seamless junctions between floor, walls and ceiling softened delineation and together with the monochromatic colour scheme became absorbed into a monolithic form. Concealed custom LED lighting was used throughout the fit out to imbue a warm sense of welcome in areas accessed by patients, with more cooler light designated to specific private clinical areas. Given the clinic is located in a commercial high rise building, with the main lobby finished in deep grey tones, it was an opportunity to amplify the contrast between the white interior and the grey exterior lobby. This was achieved by creating a tapered front entry structure all in black, similar to the aperture of a camera therefore framing the pure whiteness of the clinic interior in the distance.

EarthShip Commendation STUDENT DESIGN Designer: Daniel Goldsmith, Sue Connor Architects Phone: 0406 738 522 Email: goldy059@gmail.com The EarthShip project formed the final semester for me at Tafe, I had the feeling to put it all out there and really create something that represents the two years of studying Building Design. It began as a conceptual a journey of how a seven-storey building might best represent me. The aim was to introduce spaces of wellness, community, health and interaction with the building through the use of the elements such as water, fire, earth, air and space. The name EarthShip was chosen because it struck me that it was something that was not solid, like a ship it had personality and would move, not in location but through ideas and the generation of thinking and learning we spent together. Like Noah’s Ark, I attempted to bring it all together in this project. Some features include minimising energy consumption through passive cooling and heating systems, consciously choosing non-toxic materials, working with the local environment and incorporating what inspired me aesthetically at the time which were designs by Architect’s Kengo Kumar and Zaha Hadid. What this project has offered me is beyond words, I am grateful to be able to share this with you. Heavens Gate Commendation UNBUILT WORK Designer: Chris Knierim, Code Green Pty Ltd Phone: 1300 766 889 Email: chris@codegreen.com.au Web: www.codegreen.com.au Building Designer: Sarath Ranaweera The building design consists of seven structural crosses joined seamlessly by two-way glass panels which will enable the completed structure to blend harmoniously into the surrounding landscape. The angle between each cross alters in seven degree increments, with the final feature cross suspended vertically five metres over the cliff face. During the day the glass reflects the sun’s rays while allowing an abundance of light and air to flow through the mirrored structure. In the evening, when the lights are switched on, the mirrored panels become invisible allowing the occupants become at one with the stars. From below, the structure has the appearance of a star floating in the heavens. The bell tower is incorporated into the seventh cross which is suspended over the cliff face. There are seven open snow storage tanks that in spring melt and provide freshwater.

This concept adopts a sensitive approach to the built form, topography and width of the site. The design ensures greater quality in streetscape presence. The heart of the proposal focuses on the site constraints. The architectural composition and alignment of the building has been carefully considered to maximise natural light, ventilation, views and outlooks, whilst providing privacy to achieve the objectives of the Apartment Design Guideline. The outcome is one that compliments and supports the desired future and vision of Council in establishing a contemporary development that will serve as a benchmark for future developments, thus allowing the continuation of the character for future developments.

People gravitate to the best space in the house and this kitchen owes its magnetism to the view of Brisbane’s skyline and connection to internal and external living spaces. A finely detailed palette of soft white shaker style cabinetry, chrome fixtures and dramatic veined stone form the new kitchen’s character. The original master bedroom and deck were relocated in the renovation to allow for the transformation of the kitchen. The space was extended onto the existing deck allowing high raking ceilings and a wrap-around window above the monolithic seating area, with bi-fold and double hung windows for flexibility of use. A feature high level porthole window adds traditional character and floods the space with natural light. Truly a room with a view.

This recently completed modern contemporary home by Sanctum Design redefines the suburban form and materiality. Filled with natural light, the home also features ‘off form’ concrete (using natural Oregon timber planks as the formwork) for the central blade wall and chimney elements. Whilst technically challenging, the featured material provides excellent thermal mass within the home and, far from looking like ‘cold’ concrete, the material possesses a soft and warm aesthetic belying its structural and material integrity. The home was designed to capture light and winter sun whilst minimising heating and cooling requirements. The application of double glazing and insulating lightweight Hebel veneer, this truly modern home utilises contemporary building materials and methods to its fullest.

Having been added to many times over the years this home lacked cohesion and connection. Clever reconfiguring by Nvisage reinvigorated this compact cottage for its new owners and provided optimal storage. The brief was to re-design the kitchen; make it larger with a more practical work area and link it to the dining room. Nvisage worked with the existing footprint and removed three internal walls. The window re-design brought extra light to the home and the perception of greater space. The kitchen area ceilings were lifted to match the main part of the house and this created a harmony and openness that the clients love. Changing the ceiling line resulted in a new roof over the Eastern side of the house creating a more interesting roofline which compliments the rest of the house.

Beach St Bungalows are instantly recognisable with their smart sleek exteriors. Clean lines capped with skillion roofs provide a strong angular aesthetic whilst enhancing the streetscape. Fresh and functional with a level of sophistication that embodies the essence of simple living all within 60sqm. Upon entering you’re drawn into the open plan living area. High raked ceilings provide awareness of space. Highlight windows provide ventilation and a visual link to the external environment whilst penetrating light. Features include a gourmet kitchen, large island bench that can be utilised for dining and entertaining. Large sliding doors lead to the deck which is perfect for alfresco living. Neutral earthy tones were used to provide a harmonious colour palate. Accommodation includes two bedrooms, floor to ceiling storage, laundry, lock-up garage with internal access surrounded by low maintenance gardens.

This single storey home meets the client’s brief to blend into the surrounding light bush environment. It has a skillion roof and is predominantly clad in shiplap cypress pine with colorbond cladding to southern side. The orientation of the living areas glazing to north maximises passive solar effect. Large eaves in predetermined locations provide both summer shade and cover from prevailing weather. The floorplan includes open plan living, dining and kitchen, three double bedrooms, and a generously size rumpus room. A partially covered outdoor entertaining area includes space for large outdoor kitchen.

Alex Urena Design Studio is a Bulli (Wollongong, Illawarra) based Building Design Practice specialized in custom designed and quality residential projects. Alex offers a personal attention to his clients’ lifestyle and needs as part of the design process in order to produce a unique custom residence for each client and context. With great attention to detail, Alex’s projects will provide balance between the land and its surrounding with style and functionality. The ‘Campbell St.’ project brought an opportunity to design with compacted spaces and utilise scale, openings and natural light to create the illusion of a much larger area. Custom hardwood details and buil-in elements provide a special touch to this project.

Centrally located in the heart of Sydney’s legal precinct, Camphin Boston’s new design balances classic mid-century appeal with contemporary functionality. Recognising the importance of investing in an environment that fosters both business and staff objectives, the result is a warm and open office environment that facilitates socialisation and collaboration, while providing the necessary privacy and security for clients. Seeking a classic aesthetic with appeal across the generations, the design takes inspiration from Mad Men, drawing on a 1960s vibe and mid-century design, highlighted by curved joinery and glazed elements throughout, with repeating materials including marble, oak, brass detailing and retro furnishings. The project presented a number of challenges, including an irregular shaped floor plate centred around two separate lift shafts and a tight timeframe created by the unexpected relocation. Lead times were crucial to the design and materials selection.

This is the first hemp home to be completed in the ACT and is a testament to the convictions of the owners to build the most energy efficient and healthy home they could for their family. This is a natural, breathable home that promotes healthy air quality and passively traps and controls heat in winter whilst restricting and purging it in summer. The hemp masonry utilises a renewable resource that actively locks in carbon during construction and over the lifecycle of the home. The clients have become strong advocates of hemp since completing their home and have been regularly featured on news channels. Most importantly their home provides them with a healthy and energy efficient home in which to raise their family.

The proposal was to convert an existing Heritage listed house into a Gold level Cat specific Clinic. Our clients emphasised the importance of providing a high level of services for their customers and their patients. The new joinery was designed with functionality being a top priority followed by an aesthetic that complimented the existing heritage listed home that was to be converted into the clinic. The heritage council was involved in discussions from the early stages, steps were taken to ensure original features were retained and any damage to original features was kept to a minimum. The Cat clinic would compliment the already well established veterinarian clinic on the adjacent lot.

An existing building sinking into the ground, a flood prone overland flow path and a heritage conservation area – this site had some challenges! The brief was to demolish the existing cottage, and create a modest new home that considered the sites many constraints. The overland flow path across the site was embraced by creating a landscape feature of a stone lined creek bed. The building was set above the flood levels, with a section of the home suspended over the new creek bed. The aesthetic was designed to address the conservation zone at the street by referencing the traditional materials and architecture of the area, whilst being unmistakably modern. To the rear of the site the home was designed to maximise solar orientation of living spaces to the north, with high-level louvre windows providing light and ventilation.

Producing a statement by designing and building with extraordinary people is precisely the effect the building designer and Coalcliff Constructions have achieved with ‘Coalcliff Residence.’ The brief required the dwelling to take maximum advantage of stunning views over the ocean, Coalcliff beach and nearby escarpment cliffs. The residence was also to be a substantial contemporary modernist four bedroom family dwelling, maximising built external living and pool areas. The client was extensively involved with the overall design, and carried out material selection, interior detailing and selection of fixtures and fittings. This collective method guaranteed a result where the client as the builder, through continued personal investment throughout the design and construction achieved a stunning result. The residence is a testament to the dedicated craftsmen who built it.

This three-storey contemporary house was designed to be easy on the eye, as a group of collective elements, rather than the monolith it had the potential to be. Cleaved downwards to the golden ratio, there is a clear left and right vertical composition. Juliet balconies and stacking doors create a relationship with the view and surrounds. Green-roofs permit each level to have visual connection to garden, and access to private open space. Double height areas and the minimisation of thoroughfare, allow connection between spaces, inside and out. Overall this is an elegant solution that meets all the clients’ requirements and adapts to suit a wide-spectrum of potential buyers.

This tiny house is not just a dwelling, but also a means of travel and exploration. It is ultra compact, and has very low operational eco impact. Yet it provides all the comforts and sustenance a couple of humans need, including a hot shower and flushing toilet. It uses solar power for everything but motive power and cooking, for which alcohol is used - thus no gas. When camped (if that is the right word) it runs on solar power, and the waste water is biologically treated without toxic chemicals. On the road, it uses less fuel than the average Australian family car (actual highway consumption is 6.2L/100km).

This development proposal has been designed concurrently with the public domain and seeks to draw upon specific characteristics of the context to create a high quality outcome. The proposed design cleverly deals with the immediate pedestrian interface though unit layouts, the inclusion of appropriate architectural responses, and the orientation of the building facades to maximise exposure to the urban fabric.

The main challenge for designing this single-storey house was to take advantage of a northern aspect without compromising on privacy. The solution to maximise natural light and privacy to living areas was with clerestory windows and boundary landscaping. A central thermal mass wall stores heat from the winter sun through the clerestory windows. The butterfly/lean-to roof structure allows for maximum rainwater harvesting while providing an optimum orientation for solar panels. Southern room windows are positioned to allow for stack ventilation.

The brief for this project was to provide a refreshed and contemporary look to an existing dwelling, and include a new level for a parent’s retreat. Internally the existing living areas were refitted to significantly improve the space and provide high and raked ceilings and larger openings. Views to the escarpment and indoor-outdoor links to the backyard were enhanced by the use of side-to-side bi-fold windows and doors. Upstairs on the new level included an open plan master bedroom and ensuite. Towards the backyard a covered area and plunge pool complete the project.

The renovation design was based around enhancing the family’s lifestyle as well as future proofing the home in preparation for a further addition in the future. The interior and exterior aesthetic has been improved and the architectural merit of the existing home has been retained and further enhanced. The home now offers a solar passive, open plan, light filled new kitchen and dining space that connects to their garden, a functional laundry, a powder room and home and back yard access for their son’s wheelchair. The incorporation of large windows and stacked sliding doors brings much needed light and warmth to the interior. The brief was achieved and all within the client’s agreed budget.

The solution included a bathroom and kitchen re-design, and internal alterations to improve the connection between living spaces, and increase the natural lighting and ventilation into the core of the home. Joinery was incorporated in the living room to improve storage capacity and ceiling fans where added throughout the home to assist with passive cooling. A new raised deck with built-in seating was added off the living area to create a more functional and usable outdoor space. The design and specification work was completed within two weeks, and construction within six weeks for under $100k so that the family was able to move into their new home within two months of settlement.

Velo Wines now boasts a new and elegant wine tasting area, with flexible space supporting the adjoining restaurant. Velo Wines has become recognised for the porthole view to the vineyard and a warm welcoming space providing protection from the elements. The new space allows for flexible comfort when multiple groups are gathered. Velo means “a twowheeled, single-track vehicle.” The original name and label design was centered around the form of a bicycle, this form was carried into design elements such as the circular form in the custom corner window. Adding to the shapes and forms of a wine bottle the circular window has generated a beautiful porthole to the vineyard.

An existing concrete deck was incorporated in an extension to the living and dining area to provide a new spacious and well-oriented open plan kitchen, dining and living area. The full height windows and doors and 2.7 metre high ceiling in this area add to the open feel of the space. Large stacking sliding doors to the north allowed for solar heat gain and create an indoor/outdoor space with the addition of a new timber deck. The existing dining, kitchen and laundry area footprint was retained and transformed into a generous master bedroom with walk-through robe and ensuite. To complete the renovation the existing bathroom and WC were combined into a modern family bathroom. The addition was housed under a new skillion roof, but tied into the old by retaining the existing gable roof underneath.

To retain the character of this simple cottage, the obvious solution was to keep as much of the buildings fabric and reuse the materials wherever possible. The façade has been largely retained and rebuilt using a simple palate of materials, Colorbond steel and Weathertex sheeting were selected as they have excellent environmental credential and are reminiscent of the original material used on this half weatherboard and half fibro cottage. Internally the cottage has seen the most changes and an important consideration was to be able to see the street and the rear garden from the kitchen, the heart of the home. Energy efficiency was of course another major design criteria and the extension is a typical passive solar design with the major axis facing north to capture the winter sun through large double glazed windows

Originally a 10 sqm kitchen and dining combined, this kitchen was dated, very impractical, and the space dark and constricted. The brief consisted of stripping down the space completely and working with the existing area from scratch, plus an extra 5 sqm to be claimed from an existing deck immediately outside. The requested checklist included warm textures, clever use of space and storage, and as much natural light as possible, as well as a link to the covered deck outside. Custom hardwood details and built-in seats and joinery provided a special touch to this project. Timber details throughout and black paper-rock benches and shelves set against white joinery work together to provide the required warmth.

The walls of this house are built with an insulating, healthy, low embodied energy material called Light Earth. Light Earth is made of straw coated in a light clay slip and placed in a temporary formwork supported off a centrally placed structural timber frame. Recycled Karri floorboards, recycled Australian coachwood ceiling and recycled Oregon frame and beams compliment the walls. Beautiful recycled windows work well with surplus double-glazed timber windows from a local manufacturer, combining the old and the new. This is a small house but the spaces do not feel cramped. One of the most environmentally responsible things we can do is to not build larger than we need.

At true little gem with all the comforts of a family home, this well positioned granny flat sits amongst the original home and garage with the utmost privacy. The use of good design, clean lines and a little imagination has provided the ultimate living space and privacy for a single person or a couple. With quality appliances, polished concrete floors, raked ceilings, north facing high light windows and the ultimate north east facing stacker doors leading onto the beautiful alfresco and courtyard area, space is not an issue here. The composite timber decking adds elegance, minimal maintenance and longevity. The integrated stainless steel kitchen bench top adds that touch of modern sophistication. The implementation of primary red and shades of greys throughout the Matrix Facade and alfresco walls, give this property a touch of individuality and style.

The Lincoln 3/4B BAAHOUSE was built as a main residence. With a site that was on a slope the design was built to the maximum required height. By having the house raised it offers natural ventilation, ocean views, raked ceilings, with high level louvres and extra rooms at the lower level space. The design is broken up into two wings - the living areas on one side while the bedroom areas are on the other wing. The separation of wings houses a study, laundry, bathroom access and looks over a courtyard. Spotted Gum Hardwood decks and vertical feature struts gives the house warmth but also makes it feel like its part of the trees with it vertical elements. BAAHOUSE is helping to define a new ethos of carefully considered planning and design that takes into account all of the site considerations but also the clients lifestyle and budget.

The owners of this challenging site wanted a house that would accommodate a large family, while maximising the views from as many rooms as possible. The unusual shape of the site meant that compliance with the front setback was impossible, and there were potential views loss issues with the adjoining northern house. A zigzag shape was chosen to orientate all rooms to the ocean views, while presenting a highly articulated shape to the street which assisted with gaining approval for significant non-compliance with the front setback. Providing good solar access to the living rooms on this south facing site was also a priority.

Miitagong Healthcare Centre provides the local community with a facility which has been created using local materials and local people in its construction. The integration of sustainable design principles into the design and construction of the building has enabled a building which can adapt to the local climate and provide comfort and amenity for its users.

Living spaces including kitchen, family and dining are located to enjoy full exposure to northern sun and enjoy an effortless visual connection with the swimming pool and outdoor living spaces. The pool is a prominent feature from the entry gallery, where it is viewed as an integrated water feature year round. A challenging combination of solar envelope restrictions and sloping block resulted in the home being a split level design. The upper floor has been placed to ensure no overshadowing of the southern neighbour and contains the family bedrooms. The master suite has been located at the front of the house with bedroom and sitting area enjoying a year round outlook to established everchanging tree canopies. The exterior is characterised by a combination of textured materials including Colorbond cladding, reclaimed brickwork and rendered surfaces.

Due to the competitive nature of the car sales industry, Management of Northpoint Toyota recognised the urgency to upgrade their facilities. The design proposal was for a full glass facade to maximise sunlight to the showroom and provide clear visibility from outside. The location of the proposed showroom and overall building footprint ensured operation of the current branch while the new building was under construction. No windows were installed on the western side of the building to improve the thermal qualities of the new showroom. The design has improved the building performance and the clients’ experience.

The brief required the transformation of an old house, degraded over the years by unsympathetic additions, into a cohesive and substantial contemporary modernist family dwelling. The client was extensively involved with the overall design, and carried out material selection, interior detailing and selection of fixtures and fittings. This collaborative approach ensured an outcome where the client as the builder, through continued personal investment throughout the design, procurement and construction achieved an awesome result. The concrete, steelwork, windows, timber and various forms of cladding, lining, joinery, concealed lighting and stonework are all custom-made hand crafted elements. The warm, substantial character of the dwelling is carefully composed by means of the detailing, a palette of tactical natural materials and the careful manipulation of light.

The clients requested a new pool and deck to accommodate a functional external entertainment area for the whole family. Key design cues for the new pool and deck form were drawn from the existing dwelling and greater waterscape beyond. The canted lap pool end mimics the cantilevered living space and exposed steel edge beams echoes the minimalist design. Access compliance fencing, at first glance seemingly dissipates, facilitating excellent function of the pool design, simultaneously enhancing the landscape and expressed selective textures while the extended side deck morphs into a vertical screen. Designed for length lapping as well as a wider shallow play area for smaller children, the new red ironbark decking platform cleverly conceals the retractable pool cover, and moreover provides the launch pad for the pool.

Through a considered arrangement of spaces and forms building visitors are taken on a journey as they move from the ground floor public space to the first floor office space. This home has the ‘wow’ factor with its spectacular glazed facade complimented by oversized concrete entry steps leading to a large black timber door. Inside are herringbone laid Oak parquetry floors enhanced by high ceilings, picture windows, soft touches of timber, leather, warm hues of soft texture and tactile fabrics. The second floor western wall windows hinge individually allowing for effective cross ventilation throughout the seasons. A stunning kitchen with butler’s kitchen and pantry tucked away, makes entertaining stress free. Five large bedrooms each with an ensuite provide ultimate luxury for all family members and guests. A covered alfresco space with BBQ facilities and bar fridge is adjacent to the saltwater plunge pool with manicured landscaping at the water’s edge.

The area where this practical new kitchen is located was formerly a lounge, laundry and bathroom area with no connection to the rear garden. This area was largely rebuilt with windows and doors opening up the kitchen space to the pool area and the outdoor verandah. The kitchen includes a spacious pantry area, ample bench areas and storage spaces with a small TV area located in a space over looking the pool area. The functionality of the kitchen area is maximised by the location of work zones, with minimal walking distances between work zones and areas for people to congregate helps make this space ideal for use by the owners, family and friends.

The Red Gum Retreat is a small, extremely energy efficient and highly sustainable country home with a modern Australian bush aesthetic featuring a mixture rammed earth walls, with timber and corrugated iron. All the internal joinery was made on site from timbers milled from the site. The bespoke Red Gum timber front door with its feature pivot hinge was also created on site from one Red Gum tree on the block. The home captures both the lovely valley views to the south and the winter sun to the north through the use of raked ceilings and the thermal qualities of the rammed earth walls.

A traditional 1950’s weatherboard home occupying the suburban corner lot was repositioned on the site and transformed. The overarching redesign encompasses sustainable and modern features for future investment. This avant-garde resolve encapsulates ‘Liveability and Universal Design’ principles.

Stanmore Residence achieves a sophisticated merging of the old and the new. Through a considered use of form, detail and materiality the contemporary design integrates meaningfully with the restored character home. The ground floor is a thoughtfully zoned space that flows seamlessly to the outdoor living areas. The first floor addition is a metal clad faceted ‘box’ with recessive openings ‘punched’ into it for both articulation and solar control. The two-storey rear addition is recessive yet intriguing within the streetscape context, then, a contemporary and vibrant sanctuary when enjoyed from the interior and exterior living spaces.

This project is a good example of the design freedom offered by large sites. This spectacular but extreme site is subject to harsh westerly sun in summer, and significant winds all year round, both onshore and offshore. The chosen zigzag design offers numerous options for dealing with sun and wind striking the house at various angles, while ensuring that all rooms enjoy the ocean views, and results in a highly articulated building.

In designing The Barn, Knierim answered a challenge to design a Hamptons-style timber barn situated on a hillside property overlooking both ocean and bushland; a challenge made considerably more complex by the existence of bush fire zoning restrictions. Knierim came up with the perfect solution, along with a flawless timber façade, by way of a revolutionary new product known as Inex; a sheet culled from magnesium oxide that sports a one hour fire rating to satisfy regulation. Sheets and boards used in the project consisted of charcoal stained with a chemicalfree product emulating a rich, rustic appearance of timber. And just as the case with genuine timber, Inex shifts its tone with the altering of light and weather conditions. The barn as a whole was designed to reveal a decidedly isometric viewpoint from the rear of the property’s main dwelling, making for the perfect picture of good country living.

When it came to the bathroom design, this traditional sandstone cottage boasts many elements that deliver superior environmental performance. The internal natural sandstone rock face feature wall requires minimal maintenance. Minimalistic and concealed appliances have been installed, these include a washing machine and clothes dryer which are located in the bathroom cupboard. A polished concrete floor was included. This required meticulous attention to detail as the concrete was poured with the entire house slab and needed to already include fall towards the floor wastes. As the feature wall was constructed from real sandstone blocks with a rock face finish, many of the elements had to be morphed into the rock face which required absolute precision. A Bio-Cycle waste water treatment system was installed and 100% of the sewerage is treated and kept onsite meaning there is no dependence on outside sewage systems.

Although all in one room, there are three private zones; wash area, shower and toilet. The bathroom features a freestanding bath with a floor-mounted spout, ideally placed under a picture window overlooking the rainforest inspired garden. The focal feature of this outstanding bathroom is the custom made precast cantilevered concrete vanity with floating timber veneer drawers that feature white two pack display shelving. Mood lighting offers the ambience for all occasions. Floor to ceiling tiling in concrete inspired 600x600 rectified edged tiles with tiled niche’s in both the shower and above the bath. High set picture windows allow for plenty of natural light while keeping the room private without the need for window furnishings.

This dual occupancy project was to subdivide an existing lot and design two stand-alone dwellings. The site is south facing, yet narrow; the clients wanted both properties to receive ample natural light throughout both dwellings. The brief and site required intelligent planning to maximise sun penetration and flexible living. The design mediated the desire to deliver a high-end light-filled dwelling with the need to stay within the clients’ set budget for the project. The project unfolded as a collaboration between the studio and the clients which was an important element of the relationship with the developers who require a degree of control and connection to the project throughout. The outcome was a tremendous success spatially and financially, the clients have since directed additional projects to NSStudio as they want to ensure each new project can achieve the same quality.

With the block facing north over the Broadwater, and the prospect of city skyline views to the south from the second storey and beyond, all bedrooms and living areas capture views to the north, south and west. There are three generous bedrooms all with ensuites and a master suite with separate sitting area. Some of the engineering challenges included a huge basement near water tables, and a pool on the third floor. It was decided post-tension concrete would be the most economical and practical solution. It also allowed for larger spans without columns in the basement, providing a larger usable area that can accommodate 14 cars. The many curves required including the staircases complicated the build. The home may be large, but it is also cosy and functional.

The large roof spaces are not only visually striking to passing traffic but also practical in providing shade from the tropical sun and protection from a midsummer’s downpour. Extensive use of louvre windows and limiting the size of each building will encourage airflow, with a central pond as a focal point for the clientele as well as another layer of passive cooling. My belief is that the design encourages open soothing spaces, which creates a peaceful mind state, which is exactly what the client is looking for to cover all aspects of the facility.

A new multipurpose hall adjacent to a Heritage listed Salvation Army Citadel was designed to replace a previous post war community hall lost to arson. The new hall was designed to acknowledge its neighbour, with a modern interpretation of the existing heritage citadel referencing traditional Salvation Army Architecture of adjacent primary and secondary buildings. Immediately beyond the heritage inspired facade, the building utilises materials and forms of traditional rural buildings found in the area. As you travel away from the primary frontage the building gets more modern, until at the rear of the site the building is unmistakably contemporary, utilising high pitched skillion rooves, exposed structural steel and extensive glazing. A red alucobond wall signals the entry point to the facility when viewed from the town centre.

The client wanted to keep the coastal theme of the original ‘beachy home’ and this was achieved with an open spacious plan and the use of bi-fold doors and louvre windows to allows the sea breezes to flow through the home. Natural timbers and stone in the alfresco are a feature that blend into the modern kitchen and bring the indoor/outdoor spaces together. The staircase features a seat underneath to provide storage and a place to relax. Plenty of lighting gives a warm feel to the home.

‘The Nest’ is a three-storey commercial building with a cafe and retail space sharing the ground floor, four professional office spaces on the upper two levels, and a covered footpath connecting the rear car park to the main awning covered entry on the street front. The design has incorporated sustainable construction through the careful selection of environmentally friendly materials and a passive solar design, while balancing the need for functional durability, flexibility and an appealing aesthetic. The modern urban aesthetic reflects the community’s values and adds character to the surrounding commercial centre. This has been achieved by exposing the raw materials which are complemented with contemporary timber-look and charcoal fixtures and fittings, extensive glazing, warm lighting and generous greenery to achieve interesting and inviting spaces.

Two mirror image apartments, using varied roof forms and a mix of materials, present as two separate buildings in this unique dual occupancy development. The apartments each consist of three bedrooms, a study, rumpus room, walk in wardrobe and an ensuite to the master bedroom. Large open plan living spaces are on the ground floor and are connected to the rear north facing yards.

The clients requested a new studio/POD space for their existing home to accommodate a versatile space for their growing family. Capturing the majestic river views and providing storage and access to the rear of the new addition were priorities. The addition is in keeping with the architectural form and materials of the original home. The creative architecture has transformed an ordinary space into a dynamic, flexible area that suits the multi-purpose functions of the family.

This design captures a Tuscan villa feel from the moment you approach the home down the long driveway. The floor plan is kept relatively simple and square for functionality, to reduce construction costs and appeal to a wider market. In contrast, an angled raised portico is an inviting entry that greets visitors to the home. Details such as the colonnade of concrete external balustrade, handmade by the client, and painted/rendered brickwork with modern tile roof, combine to provide the aesthetics the clients wanted to achieve.

The building that was made by water was a statement made by Vanderfield CEO, Bruce Vandersee on the basis of the locals’ reliance on rain and river flow to feed their crops. That water allows the farmers crops to grow which in turn allows a business like Vanderfield to build this facility in the small township of St George, Queensland. icubed consulting has rural and remote location experience that fosters investigation of the local conditions and fully understanding the needs and ideas of Vanderfield to then develop a building concept that is functional as well as a showpiece for the client.

A solution inspired by a massing, formulating a structural response, creating a visual expression responding to the urban fabric. A positive contribution to the urban from of the precinct was carefully considered. The proposed design solution resolves issues such as the main bulk of the building being located to the rear, reflect the scale, cornicing, alignment and materiality of the surrounding buildings. The development of a sculptural sunshade overlay to the first floor commercial component, maintains a significant backdrop to the streetscape.

The design makes optimal use of the land with a family home that will meet the changing needs of its owners as their young children grow. With ample private open space and entertainment opportunities, the seamless integration of spaces along with the stunning façade treatment that is sensitive to the street creates a high quality design. The in-ground pool maximises the luxurious aspects of the site, along with a cabana and raised spa giving a glamorous feel to the private open space. The spaces are filled with light and air, whilst providing privacy for the occupants. The result is a high quality design that caters to the needs of the family as well as contributing to the aesthetic appeal of the street.

White Gum Rise is a stunning contemporary dwelling on a rural property with connected family space as well as private spaces and dedicated activity areas. The layout lends an intimate scale to the house with single depth rooms and glazing on multiple walls, maximising the connection to the rural backdrop, mountain and forest views. Simple building lines and a striking interior fitout come together in a unique and personal home.

The main elements to be used this project are concrete, timber, charcoal grey thin line, wired glass and plants in order to achieve the subtle industrial style. One of the main design features is rotating the orientation of the habitable rooms to achieve passive solar design as well as create more interesting space instead of straight narrow boring space. By joining the porch and the garage together under one gable roof, it created a more complete looking of the front elevation since the width of the site is narrow. The bold concrete parapet gable frame with charcoal grey framing underneath, contrasts with the natural timber planks and the plants hanging on privacy screen. The lively plants and natural warm timber balance the rough and cold texture of the concrete.

This is a stunning addition to an existing quaint 1960’s character home. The modern, contemporary addition provides warm, light-filled functional spaces with exceptional views and an abundance of street appeal. The first floor addition includes a new kitchen, living, dining, new master bedroom with ensuite and walk-in robe, new study/bed, and new powder room. The covered entertaining area takes advantage of Derwent River views. Careful consideration of glazing element sizes and locations now provide excellent passive solar access and an abundance of natural light into all areas of the home.

The project involved the design of a contemporary single storey, fourbedroom home positioned on the block to take full advantage of the northern facing rear elevation of the house. All living areas and the main bedroom were placed on the northern side, overlooking the in-ground lap pool, whilst unoccupied rooms such as garage and laundry face the south western elevation and insulate the house from the local areas harsh afternoon sun. The home was finished with high quality fittings and extensive custom built joinery throughout.

A contemporary and dynamic design has been created utilising two independent forms. The design makes a clear distinction between old and new components of the house. Form One to the first floor bedroom is an eave-less gable roof form to be clad in yakisugi boards. The yakisugi cladding will extend from outside to inside on the north-west wall and from the soffit to the living room ceiling. Form Two is a bi-pitched trussed roof design with its face clad in standing seam copper and soffit through to ceiling in timber boards. A split-level design defines zones within an open plan concept

Key living spaces have been placed towards the rear of this home providing heightened privacy and security from public spaces and neighbouring properties and where they benefit from a north-east orientation. The common living spaces overlook the landscaped grounds with a covered entertaining and BBQ area, swimming pool and low-maintenance gardens. The upper floor level contains the spacious master bedroom suite which includes a library, bathroom and sitting room positioned in the tree canopy at the front of the home. To achieve the desired timeless character, the home is influenced by Frank Lloyd Wright’s ‘Usonian’ homes which are characterised by the abandonment of formal living spaces and a more casual approach to living. Key design elements include flat roofs with generous eave overhangs, strong horizontal lines and enhanced integration with the landscape.

Austral 390x190x40 concrete capping blocks (in Pewter) were cut length ways on site to create 2x90mm wide blocks with the cut surface then used as the face finish. This proved to be a very cost effective way to recreate a beautiful honed finish block.

Extruding this form as a linear profile led to a shed like form and Colorbond steel was the natural choice to achieve this desired aesthetic, and provide the client with a long lasting, low maintenance clad buildings. Through the use of ‘Spandek’ profiled roof cladding which folded down to form the walls on both the main building and the storage shed, the designer was able to achieve cohesion between the two forms, with colorbond steel flashing, gutters & downpipes capping off the completed product.

The project is a family home in a new rural residential subdivision and the Barestone cladding was an ideal choice to create a contemporary aesthetic. The building has a simple gable pavilion form and the expressed fixings and shadow lines of the cladding system add complementary detail. The light concrete finish of the Barestone panels contrasts beautifully with the exterior charcoal colours and Barestone panels have been used to highlight the form of the house at the western end of the pavilions. The Barestone cladding has been installed over top hat battens and the subsequent air gap provides significant benefit for increasing the thermal efficiency of the wall and reducing condensation issues.

Hornsby Dual Occupancy Winner INEX Designer: Keith Hornshaw, Heronswood Homes Phone: 02 9477 3456 Email: keith.ho@bigpond.net.au The construction of this home is timber framed floors, walls and roof. The upper storey is clad with INEX Weatherboards, the lower storey is clad with INEX Renderboard with acrylic render. The upper floor and lower floor decks are sheeted with INEX Floor. The decks are waterproofed and tiled. The external cladding is fixed to vertical battens to create a ventilated and drained cavity with vented slots at top and bottom. All external and internal walls are packed with super high density Insulation with a breathable wall wrap on the external face. The site is 14.74m wide with rear facing north with a gentle downwards slope from front to back. There are district views to the north with full solar exposure. The maximum development is a primary dwelling plus a secondary dwelling.

Heavenly Hamptons Winner ITI Designer: James Collins, Collin W Collins Pty Ltd Phone: 02 6583 4411 Email: shannon@collinswcollins.com.au Web: collinswcollins.com.au Photographer: Matthew van Dijk or Iron and Clay Photography This Hamptons inspired home is the ultimate expression of breezy, casual seaside living, a truly magnificent home that revisits the luxury of family living that stands out from its neighbours. What sets this house apart from its surroundings is its intricate detail. ITI Design pine 135 structural timber posts with decorative fretwork surrounds stand front and centre as you enter the house from the street via the private portico. ITI timber was used for its environmentally sustainable products which are FSC and PEFC certified. The Design Pine fascia was chosen for the entire roof system to allow the true Hamptons colour pallet to be incorporated. Design Pine was utilised due to the clients’ colour selection and the genuine primer coating married with the impregnation of a preservative to prevent the onset of decay and resist insect attack. Design pine 25mm trims were used between all soffit panels to further add class and sustainability to this master build.

MacMasters Beach House Winner WEATHERTEX Designer: Peter Downes, Peter Downes Designs Phone: 0488 662 445 Email: peter@peterdownes.com.au Web: www.peterdownes.com.au The owners of this challenging site wanted a house that would accommodate a large family, while maximising the views from as many rooms as possible. The unusual shape of the site meant that compliance with the front setback was impossible, and there were potential views loss issues with the adjoining northern house. A zig zag shape was chosen to orientate all rooms to the ocean views, while presenting a highly articulated shape to the street which assisted with gaining approval for significant non-compliance with the front setback. Providing good solar access to the living rooms on this south facing site was also a priority.
