While in Galveston, she met and married her husband, Brian, who is an attorney. They now have 3 small children. After practicing in a solo environment for three years in south Texas, she decided to look for a more family-friendly practice. She interviewed at Women’s Health Services and joined the practice in 2016. Arlington was a natural fit for her family. They love the history, location, and opportunity to raise their children here.

FROM THE PUBLISHER
JUDY M. RUPAY
Our annual Readers’ Choice All Star edition is our biggest and best issue of the year, and many thanks are due to so many who cast their votes across the multiple categories that represent the choices we have to find what we want and need in this great community.
The list of all the winners begins on page 30 and profiles are spread throughout the ensuing pages where you can find details of the many featured herein beginning with the seven winners greeting you on our cover.
Something that hasn’t occurred before is all of these business All Stars happened at the same time that Arlington and the Texas Rangers were hosting Major League Baseball’s most expansive All Star Game and accompanying events ever staged.
Accounts of all of that, and the positive impacts of the tangible and intangible results that occurred, are described by our sports columnist John Rhadigan and former mayor Richard Greene, and you will encounter as you page through this special edition.
But, these are just some of the highlights of all that awaits as you peruse each page.
Our UT Arlington feature this month reports on how the university’s graduate engineering programs, which have a long history of producing outstanding professionals in the many fields of modern engineering, have been ranked among the top 100 in the nation by U. S. News & World Report.
Then we have columnist Kenneth Perkins describing his discovery of the university’s career development center. He shares his experience so you can tune in as well.
We always give readers some interesting snapshots in our monthly “Arlington by the Numbers” tidbits. Three this month may be both informative and a bit surprising.
Arlington ISD welcomes new principals at Dunn Elementary and Pope Elementary and you can take a look at their career highlights along with some homecoming dates at all six of Arlington’s high schools.
Theatre Arlington has announced the opening of the musical, “Big Fish” that will debut on August 9 and run through the 25th. It’s an epic story of a traveling salesman with a penchant for telling larger-than-life tales. Should be fun.
XP League, North America’s premier youth esports league, and a part of the world’s first Youth Enrichment franchise platform company Unleashed Brands, opened its newest location in Arlington last month. We share what that is all about.
As always, there’s so much more. Please enjoy it all.

EXCELLENCE IN ENGINEERING
UT ARLINGTON’S GRADUATE PROGRAMS RANKED AMONG THE BEST
The University of Texas at Arlington’s graduate engineering programs were ranked among the TOP 100 IN THE NATION for 2024 by U.S. News & World Report , the latest sign of academic excellence at UTA.
Additionally, the civil and mechanical engineering graduate programs each improved by three spots over the previous year.
“There are many ways to determine the quality of academic programs. These rankings are a very visible piece of information for students as they consider where to pursue a graduate degree, but certainly not the only mechanism by which students and families determine quality and potential for student opportunities,” says Peter Crouch, dean of the College of Engineering. “As a Carnegie R-1 university in the heart of the Dallas-Fort Worth Metroplex, UTA provides our students unique opportunities to pursue research and careers with many of the top companies in the world.”
UTA offers 13 MASTER’S and NINE DOCTORAL DEGREE PROGRAMS in the following areas:
• Aerospace engineering
• Biomedical engineering
• Civil engineering
• Computer engineering
• Computer science
• Construction management
• Data science
• Electrical engineering
• Engineering management
• Industrial engineering

3 SCOOPS
1. The former player/staff parking garage under Nolan Ryan Expressway has been converted into a Trade Show venue. It is freshly painted and climated controlled and is accessible through Loews Arlington Hotel. The hotel manages and provides catering for the space. The first event held in July was the International Tattoo Collectors Expo.
2. Levitt Pavilion Arlington was named “Best Summer Music Series” by D Magazine Magazine. Letatia Teykl and her Levitt Pavilion Arlington team were selected by D Magazine editors as a 2024 “Best of Big D” award recipient for staging the region’s best summer music series. This is a well-deserved award for Levitt Pavilion Arlington’s board of directors and staff who continually bring high-quality talent to downtown Arlington for free shows for residents and visitors.
3. The first event at AT&T Stadium was not a sporting event. The very first event was actually a country music concert that featured country superstars George Strait and Reba McEntire, with opening sets by Blake Shelton and Lee Ann Womack.
National Relaxation Day
On this day, we are reminded to slow down and unwind. It’s a dedicated time to prioritize self-care and enjoy a moment of relaxation. No matter how you choose to relax, find what works and practice it regularly. Add it to your calendar if necessary, to remember to stop and breathe.
August 15
Gizmo is an excellent neighbor. He loves to run out of the yard to greet neighbors, mail carriers and utility workers any time he gets a chance. He and his best friend, Sir the Cat, wrestle and chase one another throughout the living room all night to ensure that no one suffers through an uninterrupted night of sleep. Gizmo generously encourages family, friends, and even strangers to rub his belly. As a result of his eagerness to make new friends, some “kindly” strangers took Gizmo on an unplanned road trip to Prosper, TX. Gizmos’ newfound “friends” removed his collar, gave him a bath, and a new name before taking him to the vet. Since Gizmo is chipped, the vet called to let us know that Gizmo was tired of vacationing abroad and ready to come home. Despite his adventures so far from home, Gizmo continues to reach out to friends and strangers alike to ensure that they feel included in his affections as he diligently inspects all things smelly and discarded. Gizmo will never leave a shoe unchewed, garbage undisturbed or another animal unapproached. Our little bit of Arlington is a much happier place with Gizmo around to keep watch. – The Canon Family

Unveiling the Wonders of UTA, One Tour at a Time
KENNETH PERKINS
I’ve never been much of a table-setting connoisseur.
I don’t care if I’m using the “right” fork to slice and dice my ribeye, or the “wrong” one to down my salad, as long as the utensil at hand does the job.
“They’re arranged in order, or should be,” my patient wife often barks at me. “Think, ‘outside-in.’”
My response is always the same. Eating shouldn’t be this much work.
This explains why my interest was piqued recently when I learned that the University of Texas at Arlington (UTA) Career Development Center can teach you such things. I suppose it has something to do with your career—maybe eating in front of your boss who, if you use the dinner fork instead of the salad fork, would be so embarrassed that he’d fire you on the spot.
Learning that one could be taught how to use dinnerware made me wonder what other hidden jewels lie beneath the surface of our city’s university.
Our tour guide, a lovely senior named Averi, had already touted the excellence of UTA’s engineering department, the top-notch social work and nursing programs, and the fact that architecture draws in students from practically everywhere.
She mentioned that UTA is now the thirdlargest producer of college degrees in the state and offers over 180 baccalaureate, master’s, and doctoral degree programs, and at a fraction of the cost of, say, a Texas A&M.
Our group consisted of excited parents and their teenage offspring, who looked mildly annoyed; their only bodily movement was shrugging their shoulders.
It was impressive, though, how they could stay glued to their cell phones and not walk into one of those fiberglass horses scattered about the campus.
Just as impressive was Averi, who, like all good tour guides, has mastered the whole walkand-talk thing, answering questions and tossing out UTA factoids and doing it backward for most of the tour.
The senior criminology major mentioned that during her first year at UTA, she struggled with sheer boredom, partly because she chose not to participate in any of the activities she now raves about during the tour.
“I didn’t do anything,” she said. “I just kind of went to class and went home. It was a very miserable experience.”
Becoming a tour guide introduced her to the UTA she was missing.
“Now I love this place,” Averi said. “And I love answering questions people may have about it. Many people drive past here, saying it’s nice, but that’s about it. There’s so much to UTA.”
What’s great about tours is the opportunity to learn about all of that, as well as things such as security, as one dad kept bringing up, and the male-to-female ratio, which a mother inquired about for her daughter. (It’s 60 percent female to 40 percent male).
A tween wearing a backward cap and looking like he was searching for an escape hatch didn’t come alive until Averi mentioned the basement gaming center in the library.
“Wow,” he said, smiling.
“We have Xboxes, PlayStations, anything you can possibly think of,” Averi said. “We have Guitar Hero, vintage video games, tons and tons of board games, and Dungeons and Dragons. If you love playing games, that’s the place where you’ll want to come and hang out.”
In the Fabrication Laboratory, where anything you can dream up or make, you can dream it
and make it. Sewing machines. Wood and metal cutters. A dark room.
“If you are not trained on the equipment and don’t know how to use it,” Averi said, “there are people who will show you how to do it.”
As we were headed back, Averi, still walking backward, told the incoming freshmen that finding your place means “getting out there.”
Her biggest advice?
Eight a.m. classes. Don’t, under any circumstances, take them.
“I know you think you can,” she said. “You’re like, ‘I‘m up at 7 a.m. for school every day anyway.’ Being in that classroom that early will be a battle of self-will.”
There you go – good advice from someone who has been there, done that, and knows what she won’t do again.

THEATRE ARLINGTON TO PRESENT THE HEARTFELT MUSICAL: “BIG FISH”
Theatre Arlington is thrilled to announce its upcoming production of “Big Fish,” a heartwarming musical that promises to captivate audiences with a story about love, family, and the magic of storytelling.
Based on the celebrated novel by Daniel Wallace and the acclaimed film directed by Tim Burton, “Big Fish” brings to life the epic story of Edward Bloom, a traveling salesman with a penchant for telling larger-than-life tales. Edward’s son, Will, seeks to uncover the truth behind his father’s fantastical stories and understand the man behind the myths.
The show will be directed by Mark Mullino who Theatre Arlington audiences might remember from his music direction of the critically acclaimed and sold-out production of “Avenue Q”
in Theatre Arlington’s 2023 season. He’ll also be joined by Vonda K Bowling as music director and Kelly McCain choreographing the piece.
This brilliant all-star cast includes a number of Dallas-Fort Worth favorites including David Lugo as Edward, Cara Statham Serber as Sandra Bloom, and Esteban Vilchez making this Theatre Arlington debut as Will.
The rest of the cast consists of: Hannah Arguelles, Kevin Davis Jr., Presley Duyck, Wyatt Hartz, Jessica Humphrey, Hunter Hurt, Nick McGeoy, Bryson Peterson, Reyna Sanchez and Adam Thomas.
“Big Fish” will open August 9 at 7:30 pm and will continue through August 25 with the following schedule:
Thursdays, Fridays, Saturdays at 7:30pm Sundays at 2pm

Bryan Acosta
ADVENT TRINITY MARKETING AGENCY
Winner: Computer Services
Bryan Acosta and Ruben Duarte opened Advent Trinity Marketing Agency in Arlington six years ago with a mission to help local businesses grow.
“I have a deep connection to this community so opening the business here was a natural choice, as it has allowed me to give back to the place that has given me so much,” said Acosta.
The Agency’s expertise lies in web design, search engine optimization, social media marketing and rebranding.
“Recently, we have focused heavily on rebranding efforts, helping companies redefine their brand identity to better align with their vision and market demands,” said Acosta.
“We have significantly impacted the trajectories of numerous businesses by providing them with innovative and tailored marketing solutions. Our comprehensive approach helps businesses enhance their online presence, engage with their target audience, and achieve substantial growth.”
And Acosta says the results speak for themselves. He says BFF Asian Grill & Sports Bar was able to triple its revenue after his agency implemented targeted social media campaigns and optimized the restaurant’s online presence.
NuvoDesk Coworking also significantly increased its occupancy after working with Advent Trinity Marketing.
“We used strategic social media marketing, SEO and web design to attract a broader audience for them and significantly enhance revenue streams,” said Acosta.
Bolder Adventure Park at Epic Central in Grand Prairie also used the agency.
“We successfully launched the park and generated significant initial interest and attendance,” said Acosta. “For Bolder Adventure Park we executed the comprehensive social media marketing strategy we created to generate buzz for them and drive foot traffic.”
What Acosta loves most is helping his clients’ businesses grow.
“Witnessing the transformation and success of our clients’ businesses is incredibly rewarding,” said Acosta. “Every business we work with has its own unique story and passion and being able to contribute to their journey and see their dreams come to fruition is what drives me every day. It’s an honor to be a part of their success and to help them achieve their goals.”
Acosta enjoys helping others reach their goals because he knows what it’s like when personal career goals go unmet.
“The journey to starting Advent Trinity Marketing Agency began with a deep-seated frustration with the corporate world,” said Acosta. “I, along with my co-founder Ruben, grew increasingly dissatisfied with the lack of fair treatment in corporate America. This dissatisfaction fueled our desire to create a company that not only values its employees but also provides exceptional value to its clients.
“My background is rooted in the fitness industry, where I spent five years opening gyms. This role provided me with extensive experience in telemarketing, door-to-door sales, sales management, and community management. During this time, I also collaborated closely with a digital marketing company, which sparked my interest in the digital marketing field.
“Through these experiences, I developed a comprehensive understanding of the importance of effective marketing strategies and the impact they have on business growth. This knowledge, combined with my passion for fair treatment and excellence, led to the creation of Advent Trinity Marketing Agency.
Now having started his dream company, Acosta thinks the future looks bright.
“Arlington holds great promise, and I am excited to contribute to its growth by helping local businesses succeed,” said Acosta. “Being able to support the business community in my hometown is incredibly rewarding, and I look forward to seeing Arlington reach new heights.”
State Representative David Cook
HARRIS COOK, LLP
Winner: Real Estate Attorney
Finalist: Family Law
Harris Cook, LLP, is a team of problem solvers with deep experience in numerous areas of the law. Not only are the firm’s skilled attorneys experienced in most legal problems, but they also help guide clients away from potential pitfalls through strategic planning and careful execution. In short, this is the team you want in your corner.
Harris Cook was established in 2004 as a partnership between David L. Cook and the late Chris Harris, who shared a commitment to serving clients with integrity, and loyalty and making a difference in the community they called home. Founder, Chris Harris, (1948-2015), was a 28-year veteran of the Texas Legislature. Cook knew as a law school student he wanted to learn from Harris and after persistently reaching out to gain an entry-level position, their mentormentee relationship began in 1993.
Cook, who is now a managing partner, previously gained valuable experience working as a lawyer in the private and public sectors. Like his mentor, he was drawn to public service and has been mayor of his hometown, Mansfield, for 12 years. In 2020 Cook was elected to the Texas House of Representatives.
Harris Cook has evolved into a Full-Service Law Firm, with the addition of seven talented attorneys, including long-time veteran Arlington Attorneys Larry L. Fowler, Jr. and Paul J. Johnson, as well as Robyn Accipiter, Marc A. Stach, Lin Morrisett, Arin Schall, and Stefan Brumley.
“As a Full-Service Law Firm, Harris Cook is now able to offer a large number of practice areas,” said Cook, noting that a full-service practice is particularly attractive to business owners because it can handle practically every legal matter a company might face.
“We’re unique because most law firms are limited to a certain practice area or areas, so it’s not often that you see law firms cross over a spectrum of several practice areas, as we do,” said Cook. “When we decided to go full-service,
we were looking to see what the needs would be of our respective clients. We tried to make sure that we have good diversification so that we can offer a wide variety of quality legal services and knowledge.”
Currently, Harris Cook’s primary Practice Areas are Business Law, Real Estate Law, Family Law, Public Utilities, Probate and Guardianship, Estate Planning, Employment Law and Personal Injury.
Harris Cook is committed to providing clients with the answers they need and the personalized service they deserve. The firm prides itself on truly getting to know the people it represents, returning phone calls, and providing guidance needed throughout the duration of legal matters. Harris Cook is not a high-volume business, rather it serves a select number of clients to be responsive and accountable to each one of them.
Harris Cook is proud to hold an AV Preeminent rating, which indicates the highest levels of skill and integrity under the Martindale-Hubbell rating system. David L. Cook is Board-Certified in Family Law by the Texas Board of Legal Specialization.

Jim Maibach
PEYCO SOUTHWEST
REALTY
Winner: Real Estate –Commercial Development
Jim Maibach has watched Arlington grow alongside his company, Peyco Southwest Realty. In many instances, his company has played an active role in the community’s growth.
“I can drive up and down Cooper Street between Peyco in south Arlington to City Hall and say we have been involved in almost 50 projects, either tax work, lease or sale,” Maibach said. “We touch a lot of different areas.”
As owner and CEO of Peyco, Maibach oversees 2.2 million square feet of industrial, commercial, retail, and office space in DFW. Peyco also does property tax consulting, commercial appraisals, zoning, and development.
As the real estate consultants for the Arlington ISD for 11 years, Peyco helped acquire the property next to Arlington High School to allow the campus to expand and worked to get the zoning approved for the new stadium at Martin High School. The company also brokered the purchase of the 28acre property for the district’s new performing arts center and natatorium.
Peyco helped develop the Arlington South Industrial Park and the huge growth at U.S. 287 and Sublett Road. The company was also behind the sale of the 50-acre site on Interstate 20 to Summit Racing, Maibach said.
Despite all of his accomplishments in Arlington, Maibach didn’t arrive until 1983, when he moved here as an auditor for the Army Air Force Exchange and met Paul E. Yarbrough.
“He had 12 companies, real estate development, leasing, brokerage, construction, aircraft rental and electronics,” Maibach said of Yarbrough. “He was a phenomenal businessman. He went to Arlington State College (now UTA) and flew jets during the Korean War.”
By 1985, Maibach was managing property for Peyco, then got his real estate license in 1986, his brokerage license in 1989, and in 1992, he became a certified general real estate appraiser.
“In 1991 and 1992, I got appointed to the Tarrant Appraisal Review Board,” he said. “I learned how that whole process worked. I started a property tax consulting business, and now we have over 6,000 clients. We started doing commercial and then residential tax consulting.”
After serving on the city’s Planning & Zoning Commission from 1997-2003, Maibach began doing a lot of zoning cases for clients across DFW.
After losing Yarbrough in an auto accident in 1989, Maibach bought Peyco in 2000.
As Maibach’s company has grown, so has his family. He married Yarbrough’s youngest daughter, Patricia, and the
couple have two daughters, Meghan Holpuch and Lauren Jane Carter. Both daughters have two children.
Lauren Jane Carter’s husband, Cole Carter, joined Peyco five years ago and now serves as vice president of property management and leasing.
Jordan Foster, who has been with Peyco for 17 years, is a licensed broker and licensed property tax consultant and is now the company’s president.
Maibach is also a big proponent of the Greater Arlington Chamber of Commerce.
“Our company is an original chamber member, since 1972,” he said. “Paul Yarbrough was chairman in 1979. In 2022, I was chairman of the chamber. Now I’m on the executive board.
“I’m amazed at what the city, chamber, UTA, everyone working together have accomplished in Arlington,” he said. “I don’t think anybody saw Texas Live coming, all the restaurants going in. The entertainment district has just blossomed.”
With all of the growth that he has seen in the past four decades, Maibach thinks Arlington still has room to grow.
“I see rail coming,” he said. “I see a platform over I-30 and more development in the entertainment district. There will be a couple of more nice hotels, redoing Lincoln Square and continued development in downtown.”
Maibach sees a bright future for Peyco, too.
“Peyco is going to continue to grow,” he said. “Jordan and Cole are going to take more of a leadership role. I’m still working full-time, but I enjoy getting out to golf and ski in the winter. There’s another era for Peyco Southwest Realty ahead.”
Donna J. Smiedt
THE FAMILY LAW FIRM OF DONNA J. SMIEDT
Winner: Divorce Attorney
After practicing family law for almost 40 years, Donna Smiedt approaches things with the end goal in mind. Namely, the creation of a new family dynamic that ensures emotional and financial health for the entire family. It was a decision she made while interning during law school at Southern Methodist University.
“A good family law practitioner can touch the lives of so many people and can really change the trajectory of the family, especially the children, for the better,” said Smiedt. “This is very rewarding.”
Among the services she offers, the collaborative process is one she feels strongly about. It involves creating a team with attorneys for both husband and wife and a licensed mental health professional, who runs the meetings and ensures mutual respect and adherence to the collaborative agreement they’ve entered into.
“Instead of appearing in court for hearings that are scheduled on the court’s docket with many other cases, then waiting until the judge is ready to hear our case,” said Smiedt, “in the collaborative process, we schedule a series of private meetings to gather information then proceed to option development. That leads us to settlement of the entire divorce case.”
Both parties work offline with the mental health professional to create a parenting plan which is discussed and tweaked at the option development meeting. If a complex financial estate is involved, then Smiedt’s team includes a financial professional on the collaborative team.
“I enjoy the collaborative process because after litigating for many years in the area of family law I have found it to be very demeaning to the parties and can cause severe mental health issues from the conflict,” said Smiedt. “Litigation is just not well-suited for the dissolution of a marriage. Instead of destroying the other party, the spouses learn to work together to resolve issues regarding not only the division of their property, but most importantly their children. It is very rewarding to see how this process empowers the parties and creates a new family dynamic that is healthy as opposed to the destruction caused by litigation.”
Smiedt’s firm and staff are often thanked for helping families navigate the most stressful time of their lives with dignity, grace and hope for a new and better future.
In the courtroom, Smiedt’s team provides experienced and reliable representation. In addition to the many wins achieved for clients in lower courts, her team also provides appellate representation with a no-loss record.
Outside of the courtroom, Smiedt is a self-proclaimed dog lover and rescues older Australian shepherd breeds who have been abandoned.
“I often jokingly say that after having been a divorce lawyer for almost 40 years, I tend to prefer dogs to people!” said Smiedt.
She enjoys traveling with husband and their canine companions in their RV and taking her furry kids on hikes. Smiedt also says she rides motorcycles for fun.
As for having been chosen Arlington Today’s All-Star winner for divorce attorney, Smiedt says she feels very privileged and honored.
SEPTEMBER 14th NAMED COY E. GARRETT DAY IN ARLINGTON
Jeff Williams GRAHAM ASSOCIATES
Winner: Engineering Firm
Graham Associates Civil Engineering & Surveying has helped build many of Arlington’s landmarks, giving the Dream City a unique personality.
“For decades, Graham Associates has been part of the fabric of the Arlington business community,” said CEO W. Jeff Williams.
“Our leadership has not only led our business with integrity and purpose, as civil engineers on some of the city’s most iconic venues but also, we have worked to lead the city as well,” said Williams, who served three terms as Arlington mayor.
“Arlingtonians will be familiar with the work of our company, even if they don’t know it,” Williams said. “When you think of some of our city’s most beloved landmarks, Graham Civil has played a role in them from the Ballpark in Arlington, River Legacy Science Center, Parks Mall, I30 Three Bridges, General Motors, Viridian, AT&T Stadium, home of the Dallas Cowboys, to the Johnson Creek restoration to the development of the world-class National Medal of Honor Museum. We are proud to help build the places that help Arlington stand out – and be such a wonderful place to call home.”
Graham Associates hasn’t just helped construct Arlington’s buildings, the firm has also played a huge part in the city’s service and civic organizations.
“We were proud to take part in the groundbreaking of the MLB & Texas Rangers All-Star Legacy Park and Corey Seager Batting Cages renovation, a project we are collaborating on as part of the 94th MLB All-Star Game held at Globe Life Field this summer,” Williams said.
“Our leaders have been actively involved in Mission Arlington, the United Way of Tarrant County, the Salvation Army, and Restore Hope, all wonderful organizations that serve the neediest in our community,” he said.
“Civically, we have been engaged in groups ranging from the Texas Rangers Foundation to Rotary to the Greater Arlington Chamber,” Williams said. “We love supporting children in our community, who are part of our future and our legacy. The Alliance for Children, YMCA, and the Boys and Girls Club of Arlington have all been regular recipients of our time and resources.”
Williams is willing to take that extra step, performing with the Rotary’s “Dancing with the Arlington Stars” as a celebrity
dancer to help raise $300,000 for Arlington charities.
Graham Associates has also built a solid firm with longterm employees who work together, Williams said.
“I believe in working to create a sense of place on all projects, whether I am serving as the engineer or the mayor,” he said. “Over the years I have crafted a blueprint for bringing people together, building unity, and working as a cohesive team to attain specific goals.
“At Graham Civil specifically, we have created a sense of place in our workplace that fosters a positive, upbeat culture along with company pride, which enables us to attract and retain the very best employees,” Williams said. “The average tenure in our firm is a remarkable 18 years! In fact, we recently celebrated the retirement of a colleague, Harbour Richard, who joined our firm in 1978.”
That teamwork includes clients, Williams said.
“We have the unique ability to listen, create a vision, gain support, and unite the stakeholders,” he said. “We engage the stakeholders and they become ambassadors for the project. This is a common weakness for many engineers. Conversely, it is an important and strategic strength of ours!
“In addition, we have experienced engineers who are lifelong learners who embrace change. In today’s world,” Williams said. “It is very unusual to have teams of engineers who have worked together and for the same firm for this many years, and I am so proud to lead them.”
Ryan Williams GRAHAM ASSOCIATES
Winner: Engineering Firm
You could say Ryan Williams has building in his blood.
Williams followed his father, W. Jeff Williams, into the business and now the pair work together at Graham Associates, working on some of the best-known buildings and projects in Arlington. Ryan Williams, who joined the firm nine years ago, serves as the survey manager for Graham Associates, while his father is the CEO.
“Graham has been the Civil Engineer of Record on numerous landmark projects in the City of Arlington including the Parks Mall, River Legacy Living Science Center, AT&T Stadium, Choctaw Stadium (formerly The Ballpark in Arlington), I-30 Three Bridges, Viridian Master-Planned Community, Champions Park and numerous other parks, roadways, commercial and residential developments and public utility projects,” Ryan Williams said. “More recently, Graham is working in Arlington on the Medal of Honor Museum, the All-Star Legacy Park, Drury Hotel, Arlington Commons Phase 3 multi-family development, Alliance for Children building expansion, Town North Commercial Redesign, and more. Graham stands out because of its incredible work in helping build communities and the long list of engineers and surveyors that are currently and have contributed to this legacy.”
school board campaigns. Williams also serves as a deacon, committee member, and sixth-grade Sunday school teacher at First Baptist Arlington. He leads his sixth-grade students every Wednesday night as well as Sunday morning. Williams also volunteers as a coach for his son’s baseball team with the City of Arlington and the YMCA leagues.
Alliance for Children is a project that is dear to Williams’ heart.
He has served as the Vice President of Facilities for Alliance for Children, and with his term ending next year, he has been asked to serve another term as the Vice President of Governmental Affairs. Williams has served on the board for AFC for several years on the construction and finance committee, and the executive board. He has had a huge impact in helping AFC with some facility challenges with their building expansions and improvements. He has been part of and a huge contributor to this organization during a pivotal time of growth and expansion.
Williams is no stranger to hard work and getting involved in the Arlington community.
He has served on many campaigns, including Keeping the Rangers Campaign, several mayoral campaigns and
Williams knows how important a role he and Graham Associates play in building the foundation of Arlington.
“Surveyors start and end every project by providing the data and information for engineers to design from and then contractors to build on,” he said. “Civil engineers design all infrastructure up to 2 feet of any building – this includes the paving, drainage, water, and sanitary sewer to support any development. Civil engineers are the ones who make a project work and are often the first ones to start designing any project.
“We make sure each development has the roadways to access it, the drainage to keep it from flooding, water to allow for drinking, and the sanitary sewer to take waste away,” he said. “This also may include the design and use of ponds, parks, bridges, parking lots, etc. Civil engineers and surveyors are responsible for taking an idea and making it real.”
Candlelite Inn

A consistent Arlington All Star, Candlelight Inn not only has a stellar reputation with local patrons; it has a storied history. The restaurant was founded in 1957 and was resurrected in 2014 in the original location on Division Street. In the re-boot, the booths were redone, along with the dimmed lighting, the red and white checkered tablecloths, candles (now LED), the juke boxes, and the same menu that appeared in the early days.

W: Sports Bar
Sometimes you want to go where everybody can relax and have a good time, and for 45 years, that’s been J. Gilligan’s Bar & Grill in Arlington.

The restaurant also offers a bar, a banquet room, and a private dining room that can be reserved for special occasions. The banquet room has dividers so that there can be several private get-togethers at the same time. The banquet room can seat around 50 comfortably, and the private dining room is by reservation only and can hold six nicely. Candlelite Inn also takes online orders.
Oh, yeah ... There’s also plenty of great food, like “back in the day.”

Dino’s Subs
W: Deli/Sandwich Shop, Place for Lunch
For the eighth straight year, local fans of the sub sandwich have made Dino’s Subs their choice for favorite Deli / Sandwich Shop. Dino’s has been an Arlington institution and the “go to” place for sandwiches since 1980, when the late Larry Dino first opened the restaurant’s doors.
His daughter Jade recently stepped into the lead role at the eatery, and has continued to make sandwiches so fresh and delicious that they prompted one customer to offer this Yelp review: “Dino’s is an Arlington staple. Everyone must visit and experience it for yourself.”
A Facebook friend added this: “Dino’s is just like home! I love them and travel in from Tyler just to pick up sandwiches.”
Jade says, “My dad said there’s one key to success in the restaurant business: ‘never, ever, go down on quality.”
That, obviously, is never an issue at Dino’s Subs. 2221 S. Collins St. • 817-274-1140 facebook.com/dinos1980

Mac’s Bar and Grill
W: Happy Hour F: Brunch
For more than three decades, the team at Mac’s Bar & Grill has provided great experiences for Arlington area diners. Once again, that dedication has been honored with the popular restaurant being voted to the Readers’ Choice All Star team.
Food prepared by the culinary team ranges from the familiar to the unexpected. Mac’s proudly offers steaks, fresh fish selections, and a variety of burgers, sandwiches and salads.
One of the keys to the kind of success Mac’s Bar & Grill has long enjoyed is its partnerships with local purveyors and individuals that enable the eatery to feature specials that are seasonal and often locally sourced.
The bar features classic cocktails, specialty cocktails, over 25 single malt scotches and an exceptional bourbon list. The wine list features bottles primarily from North and South America, and many wines available by the glass.

Piccolo Mondo W: Italian Cuisine
Piccolo Mondo has landed a spot on our annual All Star team time and time again, so it’s safe to say owner Antonio Capaccioli knows Italian cuisine – and how to deliver it in a virtually perfect way.
Capaccioli says the popular restaurant is simply what he would look for in a fine dining experience – if he were to venture to the homeland. That means great food, of course, but also attention to details that make venturing to Piccolo Mondo a true dining experience.
“We’re more traditional in style,” he says. “I traveled a lot when I was younger, and when I found something I liked to eat, I took note. When we opened the restaurant here, we offered the kinds of things I liked to eat myself.”
While that would probably be enough, he and his team also offer alluring ambiance, a popular piano bar and a banquet room that is perfect for big groups.
One really big group, that representing our readers, certainly approves.

Maria Cuca’s
W: Mexican Restaurant
Maria Cuca’s Mexican Cuisine didn’t take long to become an Arlington favorite.
After almost a decade in Keller, the restaurant opened a second location in North Arlington featuring the same exceptional service and fresh, high-quality ingredients.
Maria Cuca’s specialty tacos are made with handmade corn tortillas, while their salsas range from a mild red salsa to tomatillo to dark-roasted Serrano salsa. Another favorite is the Premium margaritas made with your choice of top-shelf tequila, Grand Marnier, and freshsqueezed lime juice made in-house.
“We are a family-owned Mexican restaurant that has been serving some of DFW’s most delicious flavors for almost a decade,” the manager said. “Our recipes are inspired by Francisco Rodriguez, brother of owner Enrique Rodriguez and son of Maria “Cuca” Rodriguez. With over 50 years of culinary experience, Francisco “Pancho” Rodriguez has been an integral part of the success of Maria Cuca’s. Coy E. Garrett & Associates
F: Real Estate - Commercial Development
Coy E. Garrett arrived in Arlington in 1964 to attend Arlington State College, receiving a BS in Mechanical Engineering and then an MS in Engineering Mechanics from the University of Texas System and becoming a registered professional engineer in the state of Texas.
Though his real estate roots date to 1972, Garrett’s first career was as an aeronautical engineer for several defense companies, LTV, Grumman and General Dynamics, and then as a part-time real estate broker who decided he liked the great outdoors and working with land so much that it eventually led to being involved in projects that would propel Arlington’s growth.
With the $250 million General Motors Arlington Automotive Logistics Center by NorthPoint Development, Garrett drove the four-year deal, rallying principals from the various entities needed to convert an underused property that once housed Six Flags Mall and generating jobs and money for his hometown. As a result, he became the first commercial real estate broker from Arlington to receive the prestigious William C. Jennings Award given by the Texas Association of Realtors and also won the National Association of Realtors award for the state of Texas. This was the first commercial achievement award given to the Arlington Board of Realtors in its 68-year history.
Likewise, it was Garrett & Associates that spearheaded the city’s first Hypermart commercial project and additional residential/commercial areas on South Cooper and developed the Walmart project at Little, Highway 287 and I-20. Garrett also helped conceive and was involved in the initial processes of the Baird Farm property in North Arlington that spurred expansion of the northeast portion of the city from Collins to Highway 360. And he developed the land located at Sublett and Matlock for commercial and residential use. Most recently, an 86-acre industrial park in the 7000 block of South Cooper was assembled and brokered with the valued assistance of close friend and associate, Dan Fernandez.
Through a successful second career that has spanned more than 52 years, All-Star Coy Garrett has helped build the Arlington we know today.

Stephanie Foster has been named a Readers’ Choice All Star for the seventh consecutive year, thanks to grateful clients who appreciate her compassion and persistence while dealing with one of the more important legal decisions a person can make: divorce.
Foster is a strong litigator who effectively articulates and argues for her clients’ interests in contested divorce cases. But her main priority is finding solutions that are beneficial to the family as a whole. “One option is traditional courtroom litigation. Another option is collaborative divorce,” Foster says. “Although I am prepared to be the warrior in your courtroom battle as I have been in thousands of Tarrant County divorce cases over the past 31 years, my preference is to be the peacemaker in your interest-based negotiations through the dignified, private, child-protecting process known as collaborative divorce, which involves no court.”
Foster believes the collaborative process is a powerful way to generate creative solutions in family law disputes while minimizing financial and emotional damage to families facing divorce.

Whether it’s staying in one of 12 luxury accommodations, receiving a spa treatment, or eating a six-course meal in their international dining series, guests at 506 North Center Street are sure to have a memorable visit.
Opened in 1997 by General Manager Valerie Landry’s grandparents and owned by her mother, local physician Dr. Joan Bergstrom, the property has been a longtime jewel in Arlington. She has been extensively involved in community leadership and outreach, a past president of Rotary Club of Arlington and an active contributor to Women’s Alliance in the Greater Arlington Chamber of Commerce.
To Landry, success in this industry “is when a guest says it feels like a home away from home.” Landry had a recent guest who later sent The Sanford House a note and some Texas-shaped pasta, because “she finds herself smiling every time she thinks about their trip.”
Whether it’s an open house at the spa, a business meeting in the garden, or a delicious meal at Restaurant506, The Sanford House Inn & Spa is ready to welcome you.

LEGENDS AND Leaders
Arlington’s Senter Park Officially Reopens as MLB | Texas Rangers All-Star Legacy Park
Around here, sometimes a walk down memory lane leads us to a ballpark.
That was the case at the re-opening of Arlington’s Senter Park as MLB Texas Rangers All-Star Legacy Park.
Former Rangers player and general manager, Tom Grieve, said he hadn’t been to the baseball fields at Arlington’s Senter Park “in probably 15 or 20 years.” One of the oldest youth ballparks in Arlington, it’s the same spot Grieve’s oldest son, Tim, got his start playing in an Optimist league.
“My wife and I have seen a lot of games in this ballpark,” Grieve told the crowd at the dedication. “We both decided to drive by a week ago to see what it looked like. There’s something about Senter Park. When we drove by the ballpark, the feelings of nostalgia and having been here before were almost overwhelming.”
The 3.2 acres that make up the park have been leased by the Optimist Club since the ‘50s for youth sports. Not much about the facilities
have changed since then until it was shuttered earlier this year to take on massive renovations.
“This was a couple of just really rough looking fields back in the day,” said Arlington Mayor Jim Ross, who coached his son’s football team here in the late ‘80s. “You couldn’t tell if it was a football field, a baseball field or just a big open field. And it’s been like that for a long time.”
The renovations were sponsored by Major League Baseball, The Texas Rangers Foundation, and Corey and Mady Seager in partnership with the Optimist Club of Arlington, Arlington Tomorrow Foundation, the City of Arlington, Graham Civil and Paragon Sports Construction. The project was part of the 2024 All-Star Legacy program, which seeks to leave behind a meaningful impact in the Arlington, Dallas and Fort Worth communities.
The new ballpark reopened as two separately turfed and fenced, miniature major-league-looking fields emblazoned with
by Ashlea Pierce
the Texas Rangers logo. There are pro-looking scoreboards, yellow foul ball poles, shaded bleachers and dugouts with bat holders.
“A 10 or 12-year-old kid playing Optimist Baseball will really sense what a major league field feels like,” said Grieve. “You don’t have 40 thousand seats but the turf, the mound, the batters box, the fence – just like a big-league field.”
The four covered batting cages and warm up area will carry World Series MVP and Rangers shortstop Corey Seager’s name on them. He and his wife Mady gifted them.
Former Rangers player Hunter Pence played his first games at Senter Park. Now the new fields are waiting for their next future stars.
“This park is now gorgeous,” said Ross. “Forty years from now others will be able to sit and talk about the memories they created out here on these fields.”
Timeless Concerts performed MADE IN AMERICA! on July 13th in Fort Worth and again July 20th in a sellout show at River Legacy Arlington. Featured was their version of George Gershwin’s “Rhapsody in Blue,” along with songs from Gershwin, Leonard Bernstein, and some less well-known USA composers. Tickets are on sale now for “Music of the Spanish Language”, September 7 at River Legacy and September 14 at the Holt Hickman Center in Fort Worth.

Arlington hits a home run as a big event host
Therewas a pre-game party for the All-Star game last month on the third floor of the new Loews Hotel. While standing on a balcony overlooking the chaos below, Chamber of Commerce President Michael Jacobson was approached by a man who said, “This is the coolest city! I am blown away by what you guys have.” Jacobson did not know the man but learned that he lives in Westchester County and works in New York City.
Anyone visiting Arlington for the first time might have said the same thing. But the truth is even those who visited Arlington as recently as ten years ago would have noticed how different things are now. Things are bigger now, things are better now and the sports world has noticed.
Many of the All-Stars that competed in the Midsummer Classic were asked which ballpark is their favorite. The answers were varied, of course, but Globe Life Field was the top choice among ballparks built after 1914. Wrigley Field opened in 1914 Fenway Park opened two years earlier. Each got a lot of votes but no more than GLF.
Walking around the entertainment district during the week-long event was a feast of smiles. Everyone was happy to be there, happy to be celebrating one of baseball’s biggest events, happy to be headed toward an air-conditioned venue.
What a difference twenty-nine years makes. The 1995 All-Star game was remembered as a coming-out party for the city and, of course, The Ballpark in Arlington. However, back in those days, the All-Star festivities covered only two days. There was the home run derby on Monday and the game on Tuesday. Now it is a celebration of baseball that lasts nearly a week. Most of the festivities took place in the Arlington Entertainment District.
Thankfully, the beautiful Ballpark in Arlington, now called Choctaw Stadium, still stands today. Arlington made history last month becoming the first city in America to use a former All-Star game venue to help stage another All-Star game. Choctaw was the centerpiece of the All-Star Village, a village which stretched all the way to the Esports Stadium and which accommodated tens of thousands of baseball fans during All-Star Week.
Inside Globe Life Field there were baseball fans of all teams. I encountered a fan in an Astros jersey on the night of the home run derby and wondered if it galled him to stand in the home of the World Champion Texas Rangers. “Yea it does, it really does,” he said. “But I had to come out, it’s only a three and a half hour drive, I had to come out.”
The players and their families filled the 800-plus-room Loews Hotel, which served as a grand host for the All-Stars. The lobby of the Loews was the place to be. During a thirty-minute stay in the lobby I encountered Rollie Fingers, Danny Darwin, Kevin Mench, Mark McLemore and Dave Valle. On the afternoon of the home
run derby, there were dozens of fans in jerseys that said American League on the front and Witt Jr. on the back. Local product, Bobby Witt Jr., did not disappoint as he made the finals of the derby. He did not bow out until the final swing of the contest.
Fans traveled from all over America, and even the world, to attend this event and left with memories of a very exciting week. From the acres and acres of All-Star Village to the highly competitive Home Run Derby, to a game that was very competitive and won by the “home team,” The American League.
Those fans also left something behind – money – and lots of it. None of the hotels in the area had any vacancies for the entire week. The restaurants were jammed, and the stadium was sold out. Jacobson estimates that the economic impact was well into the tens of millions of dollars.
For Arlington this was about more than money though.
This was a chance to prove that the growing infrastructure of Arlington and the Entertainment District can host any event. Jacobson believes that the world was watching. “This event will cement our status for hosting global events headed into FIFA and the World Cup.
Just two more years until the world arrives. They call it football, we call it soccer – and if you thought the All-Star game was big, you ain’t seen nothing yet.

A HEARTWARMING ACT OF KINDNESS
My husband, Terry made a run to the Twice the Ice on Bowen and Park Row to pick up a few bags of ice for a family gathering we were hosting.
As our family was arriving a stranger rang the doorbell. Standing there was a woman we had never met before. She introduced herself as Megan and handed over my husband’s wallet. She explained that she had found it at the ice store where my husband had bought the ice.
We were deeply touched by Megan’s kindness and the effort she put into ensuring the wallet made it back to us. Unfortunately, in the excitement of the moment, we forgot to ask for her last name, so she remains a bit of a mystery to us. All we know is that her name is Megan, and she has a heart of gold.
Megan’s selfless act turned what could have been a stressful situation into a heartwarming reminder of the goodness that
exists in our community. We are incredibly grateful for her kindness and hope that one day we might have the chance to thank her properly. Megan, if you are reading this please know how grateful we are of your goodness.
Thank you, Teresa Gaines

Given that Byron Carlson’s Sports Car Warehouse in Arlington is the only shop in the area specializing in classic British vehicles, he is not surprised when folks show up looking for something they can’t find anywhere else.
One such 68-year-old gentleman walked in one day and declared, “There’s a 16-year-old kid inside me and I want to get him out. I think the only way to make that happen is for me to acquire one of your really cool roadsters.”
Byron has lots of stories like that to share after being in the specialty car business for more than four decades. From acquiring, collecting, selling, restoring and servicing mostly English built vehicles, he’s seen just about everything come and go from his shop located on a dead end road off South Cooper St., just across from the Parks Mall.
I first met Byron when I took my car to him for service. Among the mechanics in his shop is one who speaks with a distinctive and delightful Brit-
ish accent. When he describes how he is going to fix your car’s problem, you have absolute confidence that you’ve brought it to the right place.
In all of Byron’s experience, however, there’s one car that may be more special than all the others. For about eight years he’s been doing much of the restoration work and taking care of a customer’s rare 1932 MG J2 like it was his own.
Byron likes to think of himself as a “surrogate parent” of the vehicle that has appeared at the Pebble Beach Concours d’Elegance – the annual automotive charitable event in California and considered the most prestigious affair of its kind in the entire world of classic motorcars.
You can only get included at Pebble Beach by invitation and qualify by type, manufacturer, country of origin, or time period. Many collectors spend years and great sums of money purchasing and restoring a car in hopes of being chosen.
Added to its pedigree, this J2 was awarded the
“Best in Show” at the All British and European Car Show in Dallas. The highly regarded Hemmings Motor News classifies the automobile as one of four “ultra-rare cars” out of MG’s Golden Era. This was Morris Garages’ second-generation sports car, and it created what would become the enduring standard of the MG brand all the way through the post WWII years and into the 1950s.
The 1932 model, like the one under Byron’s dutiful care and management, originally sold for 200 Pounds Sterling, or the equivalent of about $350. The only way a U.S. resident could acquire one was by personal import and then he had to adapt to driving it with the steering wheel on the right-hand side of the car.
The impressive overhead camshaft engine is an inline, four-cylinder model developing 36 horsepower at 5,500 RPM, with a top speed rated at 78 miles per hour.
They only made just over 2,000 copies of the
J2, so there are not many to be found these days – especially in the condition of this stunning, fully restored model.
And, if you did manage to get your hands on one at that 1932 price and kept it in the family, you would have a really valuable classic worth maybe 200 times your original investment.
Regardless of its value, Byron is not trying to sell it. Instead, he’s prepared to make it showroom-ready whenever his client calls, load it into an enclosed transport trailer, and deliver it to the next destination, where it’s certain to attract all kinds of attention and probably another trophy or two as well.
Note: You can check on the lineup of great British sports car models as well as all the details of what’s going on at Byron’s place by visiting his website at sportscarwarehouse.com.

As we begin to embrace the excitement of the new school year, we want to continue to prioritize child safety and minimize the opportunities for abuse. We can protect our children in real life and virtually by implementing a few simple steps.
• Educate your child: It’s never too early to teach your child about their body and the difference between appropriate and inappropriate touches. They should also know that inappropriate touches could occur with strangers, a family member, adult friend or an older youth. Teach your child that it is okay to tell another safe adult if they experience an inappropriate touch.
• Keep personal information private: Teaching children that personal information such as their full name, school, teacher, age and address is private can help protect them while online and in person. We can model this behavior by being mindful of how much information we share about our children on social media and in the real world. Social media “first day of school” posts are super fun, but colorful templates that include personal information such as your child’s name, school name, teacher’s name, grade level and favorite things can present risk factors. Similarly, avoid personized backpacks that include the child’s name in large letters. Predators could use the child’s name and information to give a false sense of familiarity.
• Create a family password: A family passcode is a great tool for children to have in their back pocket in the event of a sudden change in schedule. A family passcode is a word used to help your child identify who is a safe person. For instance, if you cannot pick up your child from school but send your neighbor, your child can ask for the passcode to ensure they are leaving with a trusted adult. You can also come up with a family passcode that is an emoji that your child can use when they are in a situation where they feel unsafe and need your help to remove them from the situation with no questions asked. For instance, if your child is staying after school for an activity and they send the emoji, that is a red flag that something is wrong, and they need help.
• Safety with Devices: The new school year often presents an opportunity for new electronic devices and learning of the most popular new apps and games from friends. Monitoring electronic use and setting safety rules for children’s online interactions is an important first step. Consistent communication and walking alongside children as they navigate their online world creates a safe environment where children feel comfortable talking with us when they come across something iffy and parents feel more “in the know” with their children’s online interactions.
Arlington Hits the Jackpot Hosting the All-Star Game Spectacular
Withthe grandest ever of Major League Baseball’s Midsummer Classic now part of All-Star Game history, some may wonder just what it all meant to our city that hosted the extravaganza.
First, came praise from MLB Commissioner Rob Manfred in an NBC 5 interview who gave Arlington and the Rangers an A+ for cooperating with what was reported to have been more than one hundred of the commissioner’s team members who worked with the city for many weeks in preparation.
Now, for the crowd that came for everything during the four days of events, concluding with the game itself, and the accompanying financial rewards for Arlington:
The Convention and Visitors Bureau keeps up with the numbers. Its president, Brent DeRaad, reported to WFAA that an estimated 35,000 people from out of state showed up for it all, and contributed substantially to the $86 million in overall spending while they were here.
Let’s get inside those numbers for a minute or two. Begin with recalling that Arlington doesn’t have to do very much beyond traffic control and public safety to support those visitors who have left their money here.
They come for a couple of days and depart when their reason for being here is done.
Next, take a look at an estimate of just the
direct revenues the city collects for that spending that has taken place.
Most of it is subject to the collection of state and local sales taxes. The city’s portion is two percent. That amounts to about $1.7 million that flows directly into Arlington’s bank account.
Half of that amount will be used to help cover the costs of overall services to the city’s entire population. The other half will add to the revenue used for the repayment of stadium debt, road and street improvements, and economic development, to create growth in the business sector and job creation.
The reality of using “other people’s money” for our benefit is a popular outcome and confirms the decision Arlington voters have made over and over to create the largest visitor and tourism economy between the East and West coasts of our country.
But all of that, in my long-held opinion, isn’t the best part of it all, and President DeRaad nailed it in his further discussion with the WFAA reporter when he said, “As much as anything, though, being able to have Arlington be in the spotlight on national television for those four days has just been a remarkable opportunity for us.”
No one I ever heard could put a dollar value on the worldwide attention Arlington receives annually hosting everything that takes place in our Entertainment District.
For instance, there were an estimated 7.6 million viewers across the various FOX Sports platforms on the day of the All-Star Game alone.
“Arlington” was a central part of the coverage
from the pre-game warm-up, to the game itself, and post-game wrap-up. Announcers welcomed the audience back to Arlington after every commercial break and talked about the city’s partnership hosting it all with the Rangers.
That kind of publicity happens every time during events at any of our entertainment venues, that gives rise to the substantial pride so many feel calling Arlington their home.
This was our second time to host an All-Star Game, with the first being in 1995, just a year after the opening of The Ballpark in Arlington. That too was declared a success in all the ways All-Star events are evaluated.
Except for the Texas heat.
That got solved too. Arlington meets even the greatest challenges that come our way. It’s why we are known as the “American Dream City.”
Richard Greene is a former mayor of Arlington.
