Hot property WITH some of the world’s most beautiful beaches on its doorstep and stunning weather year round, Mackay and the Whitsunday regions have long held a secret of being a wonderful place to live, work and play. The two regions work effortlessly together to provide something for everyone. Mackay blends mining, agriculture, lush rainforest and the buzz of city life with all the modern conveniences while the Whitsundays offers a tourism mecca and the luxury of relaxed tropical beach side and island living. As mines west of the major lifestyle hubs increase their activity, the positive economic flow-on effects are being felt right across Mackay and the Whitsundays with new and returning residents, as well as investors, flocking to the region. In their December quarterly report, Real Estate Institute of Queensland noted Mackay’s remarkable property market turnaround, with the region positing its

tightest rental vacancy rate in years at 2.8 per cent as well as assuming the mantle of the most affordable unit market in the state. Rent prices are following this demand and have forged an upward trend over the past year increasing between $10-20 per week. REIQ analysts said the economic fundamentals supporting regional development continued strengthening, referencing the five-year $500 million Mackay Ring Road project and Adani mine prospect. According to CoreLogic real estate data, more than 1700 residential properties sold in the Mackay region in 2017, 33 of which went for $700,000 or more. Meanwhile, in the Whitsunday region, more than 600 homes were sold and 33 went for more than $700,000. The solid sales trend is expected to continue this year with 140 properties having already changed hands across both regions between January 1 to February 8.

Property advisers Herron Todd White backed up the outlook reporting Mackay as “definitely on the improve” economically in their February monthly report. HTW analysts put the positive shift forward down to greater confidence in the resource sector and major capital infrastructure projects in the Bowen Basin being given the green light, resulting in increased employment opportunities. The region is also expected to benefit from construction projects closer to home this year with major developments given the tick of approval last year. These projects include the $20m Mackay Regional Sports Precinct Project, the $3.6m Mining Centre of Excellence, the $1.7m Whitsunday water park, the $2.2m Mackay Skate and Wheeled Sports Plaza and a $4.61m upgrade to the Mackay Showground. Another key project is the $200m Mackay Priority Development Area, laying the foundation for development along the Pioneer River and Town Beach.

He said sometimes that relationship could last up to 12 months, so that’s why Gardian Real Estate has employed a buyers’ consultant, Mick McLeod. “I’m been a buyer’s consultant here for the last three years and its something that is quite common in (real estate) the southern states,” Mr McLeod said. Mr McLeod can work with buyers and take them to properties that might not be on the market, but fits the profile of what the buyer wants. “I come to Ben and say, ‘hey do you know someone who wants to sell?’ and Ben knows just about every house in town,” he said. “The buyers are a mix of locals upgrading and out-of-towners.” He said there were a lot of buyers from down south as the good news about the Mackay region continued to spread. And the activity is set to continue through 2018. “The market is moving fast,” he said. “I think the start of last year it was slow, but the pace has picked up.” He said in one weekend at the start of February, his team showed 35 properties to about 110 groups of people. “The top end of the market is still just about 1 per cent of the buyers, it’s pretty tiny,” he said. But unlike a few years ago, buyers were now contacting the Explore agents, scouting for the property they wanted and not necessarily what was presently on the market. “We’re getting more and more of those people,” Mr Chick said. He said a lot of them were out-of-towners. “I think there is a volume of good news coming out of Mackay – and that’s important. (Buyers) have seen enough evidence that things have turned around.” Mr Chick said one of the key indicators was the vacancy rates.

During the height of the downturn, the vacancy rate in Mackay was hovering about 11 per cent and was one of the worst in the state. WHEN Ben Chick started Explore Property in Mackay, there were people who thought he was mad. The real estate agent opened the doors of his new venture in January 2015. At the time, Mackay was caught in a downward spiral and no one could see the bottom. There were thousands of empty homes and in the newer northern suburbs, where the boom exploded, the outlook wasn’t good. Regional markets set for revival

Many cities are having a turnaround and that means there are good buying opportunities in those areas but you may need to act fast, Michelle Hele says...

R

EGIONAL Queensland property markets are starting to make a comeback as the flow-on effects from the resources downturn finally start to ease. In recent years many of the state’s regional centres dominated lists of areas where investors shouldn’t park their property dollars as values dropped and vacancy rates skyrocketed. But that has all started to turn around now, according to property analyst Terry Ryder of Hotspotting. He said for the past several years regional towns with economies focused on resources or tourism alone had struggled. Many were frequent entrants in his No Go Zones report, which listed the areas not to invest in. In a sign of steady improvements across the board, his latest report does not warn against investing in any of Queensland’s regional towns. Outside of southeast Queensland, Townsville was the market Mr Ryder liked best. “If you look at the current statistics it looks quite unattractive because vacancies are still a bit high and in the last 12 months there has been prices going backward, but we are always looking to the future and Townsville has got absolutely massive things coming up in its near future,” he said. Mr Ryder said there were major infrastructure and property developments under way and the economy had evolved with the expansion of the education sector.

The military economy was another big benefit to Townsville. “As the resources sector continues its revival, a number of major enterprises are basing themselves out of Townsville and seeking fly in-fly out workers from Townsville, so it is going to get a boost,” he said. There had also been a revival in the property markets in areas including Moranbah, Gladstone and the towns of the Surat Basin. “Many projects that were on the backburner are now being brought back on line and new projects are being proposed,” Mr Ryder said. “We are seeing an increase in sales activity in regional centres like Mackay and Emerald, Dalby ... even Moranbah has had a big uplift in sales in the last six months and vacancies in many of those locations have been dropping steadily. “Gladstone two years ago had a 10 per cent vacancy, and it has been steadily declining until right now it is probably around about 4 per cent. So it’s still a bit high, but it’s not far off the point where vacancies will be back to acceptable levels and rents and prices will start to rise.” Mr Ryder said investors still needed to be a little careful with these resources-related markets, which were always a bit volatile and high-risk, but the worst was over for them. “Anyone who owns property in places like

Gladstone, Mackay and Dalby can look forward to better things and some growth in coming years.” A fresh wave of interstate migration has helped drive demand on the Sunshine Coast. Real Estate Institute of Queensland figures reveal Noosa was the state’s top performing market in the three months to September, recording annual house price growth of nearly 10 per cent. During the past five years, Noosa’s median house price has jumped by more than 40 per cent. Tom Offermann Real Estate principal Tom Offermann said the company ended 2017 with eight sales averaging $5.9 million each. And he predicted the market would now continue to improve with Noosa the standout performer. The agency sold a sprawling waterfront home with a drive-through boatshed, two jetties and a boat ramp at 29-31 Wyuna Dr, Noosaville, for close to $11.9 million late in 2017 – a record for the area. “It’s not just the prestige properties that buyers are targeting,” Mr Offermann said. “There are good opportunities for buyers at all levels who want to invest or live here.” According to the latest CoreLogic Pain and Gain report, the number of loss-making sales in Queensland’s regional areas has slowed. In the September quarter, 92.6 per cent of houses and 90.2 per cent of units in regions sold for more than the owners paid for them.

Ipswich was another region that began to show improvements in 2017 and was tipped to continue improving. In the past 12 months the region recorded 3731 house sales and 603 unit sales. According to CoreLogic its median house price has moved into positive territory again, up 0.9 per cent in the past quarter to $343,000. The median unit price also increased by 0.7 per cent to $377,500. In the September quarter 85.6 per cent of properties sold in the Ipswich council area sold for more than their owners paid for them with a median profit of $63,500 and a total profit within the council region of more than $51 million. Further north the Fraser Coast chalked up 2410 house sales and 319 unit sales in the past 12 months. The median house price dropped slightly, down 0.8 per cent to $320,000, while the median unit price rose 3.6 per cent to $259,000. In Gympie there were 1070 house sales and 70 unit sales in the past 12 months. The median house price rose in the past quarter by 1.6 per cent to $310,000 and the median unit price was up 4.3 per cent to $240,000. Bundaberg had 1438 house sales in the past year and 178 unit sales. Its median house price rose 0.2 per cent in the past quarter to $295,500 and median unit price rose by 0.4 per cent to $247,000.

OME may well be where the heart is, but it turns out what Australians want in a dream home is not stuff, but

space. While some house hunters desire all the bells and whistles from pools to private gyms, most of us just want enough room to settle down, spread our wings and add our own personal style. THE SPACE RACE The recently released Ikea Life At Home Report 2017 shows that Aussies want their dream home to tick four boxes; space, place, relationships and things. Tabitha Krygsman, interior designer with Ikea Australia, said her team used the motto “together apart” to describe contemporary home life. She added that one simple design solution, the open plan living space, allowed households to achieve many dream home goals. “We’ve found this is the heart of the home, where all the action happens, where people want to share their space,” she said. “You’ve got this technology movement where there’s a 12-year-old over in the corner on his tablet, you’ve got mum over in the kitchen and someone else is watching television. All of these activities are happening but you’re all together in this one space.” Veronica Morgan, principal buyers’ agent at Good Deeds, said while she agreed house hunters counted space as a top priority, that desired extra room at home depended on stage of life. “I don’t think a lot of people fully understand how a home needs to adapt or how their needs are going to change. When you’ve got little kids you want them to be visible, so you want your big open plan kitchen/living/dining area where it flows directly outside so you can see everything. Whereas when they’re older, you start to think they’re noisy, they could do with

watching their movies in the separate room, thanks very much! All of a sudden the idea of a separate living spaces becomes important. So, a dream house for many needs to be able to adapt to those changes,” she said. A PLACE FOR EVERYTHING According to the Life At Home report, one in three Australians feel social pressure to live minimally, but find the reality of a minimalist existence a real challenge. A surprising 42 per cent of those surveyed said they had thrown away things at home that didn’t belong to them in order to achieve a sense of minimalism. As part of the annual study, Ikea staff visited more than 500 Australian homes and one significant outcome was how mess led to stress. “People tell us their living room completely stresses them out when they get home because they just don’t know how to store

everything in the best way possible. Can you imagine if they actually were able to solve that frustration, how much that would impact their mood and the way they feel about their home?” However, Ms Krygsman said our human desire to collect possessions could co-exist with a minimal approach to home life with savvy storage solutions. “It’s something that is important to everyone from every type of lifestyle and every type of family. It’s the dream actually, to have a place for everything,” she said. ADDRESS TO IMPRESS Ms Morgan is also the co-host of The LifeStyle Channel’s Location, Location, Location. She said place was also key to the great Australian dream home. “At the very beginning of a search we’ll actively explore what’s really important; the

property or the location. Because for every search often something’s got to give,” she said. “A lot of the time people think they’ll give on location but when push comes to shove they actually won’t. And other times they think they’ll forego that pool or another bedroom in order to stay in the ideal location, but when they see their dream house in another place they’ll go there.” And Ikea’s study showed 36 per cent of respondents considered the surrounding neighbourhood as part of their “home”. “Australians are telling us that they live past the four walls of the home. This whole dream home element includes the location and the surroundings. It could be that mum and dad live 20 minutes around the corner, friends are nearby, or maybe it is about food and lifestyle because home stretches past the house,” Ms Krygsman said.

EN rooms and statement windows are in, while granite benchtops and skillion roofs are out when it comes to home trends in 2018. Industry experts have predicted homeowners will move more towards colour, detail and smart technology while continuing to love current big trends such as luxury bathrooms, butler’s pantries and relaxed coastal style. Amanda Harris of Oliveaux Interiors said detail would be big in Queensland homes this year. Think statement windows and doors and amazing joinery and panelling. “It’s all about the detail and more complex designs,” she said. “Green is making a very strong comeback and lots of handprinted linen fabrics, colour and textures. Florals are still big.” The Brisbane-based interior designer said 2018 would see the end of granite and all-white colour schemes in kitchens. “There is a definite move towards more colour – shades of blue, black and green are stunning and big in both contemporary and classic homes,” she said. “Stainless steel appliances are moving towards use of different coloured and/or vintage-inspired stoves. “People are still requesting the butler’s

pantry in all our projects for the coming year.” Ms Harris said many of her clients were moving beyond the Hamptons style. “They are still embracing some of the details but ... trying to make it all unique,” she said. “Demand is strong for spa/hotel-like bathrooms and accessories – large and luxurious finishes, marble, handmade tiles, terrazzo and mixed metals. “This extends into the walk-in robe – they are becoming statement rooms as well. Clients are rating this as important as the kitchen.” Metricon design director Adrian Popple agreed that luxury bathrooms and butler’s pantries would continue to be in demand this year. “Freestanding baths, large double-basin vanities and separate water closets are proving to be must-haves,” he said. “Butler’s pantries will continue to be a popular trend with secondary cooktop appliances in these spaces. “The island bench continues to evolve as the central hub of the home and we are seeing kitchen designs that include large islands featuring cabinetry and integrated dining elements.” Mr Popple said study nooks, zen rooms for meditation, drop zones for school bags and

charging hubs were also growing in popularity. “Dare I say it, but I think the skillion roof is on its way out being replaced by more contemporary coastal themes with both cubic forms and open truss-style gable features,” he said. “There is also definitely a trend of homeowners looking to build smart home technology into their new homes, particularly if it’s focused around saving money in the long term.” Archicentre Australia director Peter Georgiev said while smart technology was popular, it was changing rapidly. “With the advent of Wi-Fi, hard wired solutions are diminishing,” he said. “More occupants are seeking to adapt smart home technology to existing homes or implement it in new homes or in their home additions. “Subsequently, architects are incorporating much more smart home technology in their designs.” Mr Georgiev said he hoped to see less use of ‘trendy’ colours, such as white, grey and charcoal in 2018. “Instead, clients should be asking their architect to celebrate life with a little colour, texture and imagination to reflect the individual client’s personality,” he said.

Styling is key to turning a house into a home THE look, feel and style of a house can easily make it feel like a home. With social media and a rise in trends, particularly in interior design, people have become more interested in styling their homes. Interior stylist Debbie Goodwin said the furniture and design industry is very similar to fashion – it changes depending on the season. Bright colours in homes are popular during summer but coming into winter, warmer, richer colours and textures are on trend. “At the moment texture is very popular,” Mrs Goodwin said. “Lots of different textures, whether it be in the form of texture with your different timbers or we have artwork, like the juju hats for example. They are made from feather, so they are very texture-orientated. “Black is very popular right now, we are seeing a lot of black come through in tables, chairs and mirrors. “With the new change of season we are approaching the winter shop, so there are lots of gold and metallics and lots of beautiful deep purples and olive greens.” Despite different styles and trends being seen each season, some do continue to reappear. “Greenery has been really popular in the summertime but will also be popular in the winter,” Mrs Goodwin said. “In a lot of the interior design blogs now it is about bringing the indoors out and the outdoors in in forms of greenery.” Ms Goodwin says when styling homes she likes to work around one particular piece, such as a lounge suite, dining table or a piece of art. “If you have picked your biggest piece out first and then you are accessorising around it, it is a lot easier than picking your smaller accessories and working the bigger furniture around them,” she said. “It’s not necessarily about following a particular trend, it is about finding a piece that is going to be classic and timeless and you want it to look good now but also in 10 or 15 years’ time. “It’s trying to hone in on your style rather than following trends.” She said even rugs were a great piece to put in a room to bring another texture into a particular space. “Rugs are really quite popular,” she said, “The rug can act as an anchor in your lounge room, it can pull your whole look together. “They are important in lounge rooms for the design aspect.” Seven years ago, Mrs Goodwin and husband Barry noticed a market for interior styling in Mackay but there was a lack of places for people to go. So the couple decided to open local home wares store L’Amour Home, which provides people with items that are on-trend and will continue to be stylish in future years. Most people come into Mrs Goodwin’s store with an idea of how they want their home to be styled. With social media and websites like Pinterest, it is easier for people to know what is on-trend and how they would like to incorporate it with their unique style in their home. “By mixing up your accessories, it is an affordable way of changing the complete look of your room but not changing the big pieces like your lounge or your dining tables and your chairs,” Mrs Goodwin said. “With cushions in particular they might have a different look for summer and then a different look for winter and that is quite an affordable way of changing the look and feel of your room with just cushions.” Despite all the different trends, people still want the different spaces and rooms in their houses to flow and incorporate their

own individual style. “People in general want the flow-through effect,” Mrs Goodwin said. “They want the entry to flow onto your dining room, to your lounge room, to your kitchen and everything works in unison together. “It is being able to capture your own style but have one room flow onto the next so that you are telling a really nice, harmonious story.” Using a matching dining room table and
