This is the second publication celebrating Regional Excellence in Building and Construction in NSW. This magazine highlights the incredible contribution the building and the construction industry makes to Regional NSW, something we should all be very proud of.
Throughout the second half of 2022, the Master Builders Association NSW building industry representatives came together in Albury, Orange and Ulladulla to celebrate the 2022 Regional Excellence in Building Awards. More than 800 guests came together to celebrate the industry’s night-of-nights and showcase building excellence right across the Riverina Murray, Western and Southern Regions of NSW.
In 2022 the MBA received project entries to the value of more than $300 million. Our industry produced magnificent quality and exceptional levels of construction. The judges conducted inspections on all projects in the Riverina Murray, Western and Southern Regions of NSW, contending with tight timeframes, project isolation, post industry lockdown, and natural disasters. They were extremely impressed with the level of skill and professionalism displayed by the industry.
It is worth noting the building and construction sector engages and gives more opportunities to small businesses than any other industry in Australia. Our industry is the largest employer of full-time employees and trains more apprentices than any other industry.
I thank the judges who, I might add, freely donate their time and expertise to examine, evaluate, deliberate and make very difficult decisions when considering all entries received.

The 2022 Western Regions Excellence in Building Awards honour businesses and people from Cobar, Dubbo, Mudgee, Bathurst, Cowra, Griffith, Mullion Creek, and Orange for their excellent achievements in the building industry.
Western NSW is home to magnificent landscapes, a wealth of possibilities, and a history that is strongly ingrained in Australian culture, but it is the way of life that sets the region apart.
This magazine has encompassed this year’s greatest accomplishments in the construction sector and the positive influence Master Builders Association has on the development of rural areas.

Barry Grainger, A.I.C.DBarry is a fully qualified, licensed builder and has spent more than 45 years working in all aspects of commercial, residential and industrial construction. His qualifications include Advanced Diploma of Building and Construction Management, a Civil Engineering Certificate and Local Government Inspection Certificate.
Barry has served in many important positions within the Master Builders Association ranging from president of Newcastle MBA, Chairman/Director of MBA Group Training, Committee member/Treasurer NSW MBA Hunter Division and is a Life Member of the Association.
Barry was a Jury Member of the Lower Hunter Urban Design Awards and a Member of the Australian Institute of Company Directors. He is currently the Executive Director of Newcastle Master Builders Association.

Greg Bennett
Greg started his apprenticeship in 1971 in the Hawkesbury area and studied at Penrith Technical College. In 1977, he started working as a subcontractor and then eventually obtaining his builders licence in 1978.
Trusses and frames had only just begun to be manufactured offsite so most of Greg’s experience as a young carpenter was with conventional rooves and framing. Greg worked constantly as a master builder except for three years when he farmed exclusively.
Greg had apprentices all through his working life including teaching indigenous youth at TAFE, where he enjoyed passing on his skills. Greg was in partnership with his brother for a short time after farming then worked as a sole trader until forming BLD Constructions with two former apprentices. In 2009, he was awarded Carpenter of the Year for NSW by Wood, Naturally Better. Greg enjoys all aspects of building and working with timber.

Despite not being in a heritage-listed zone, it has been designed to keep with the era of the street, which was achieved with sandstock bricks, a woven wire front fence and traditional colour scheme. The builder faced challenges in building in a long established, tight street with limited access and had to consult with Essential Energy to have overhead powerlines lifted for safe access. This seamlessly designed and built project has achieved the rare opportunity to build a new house with all the mod cons, in a highly desirable location in central Orange.

This unique home is constructed nestled in amongst the rolling hills of Mt Rankin with unobstructed panoramic views overlooking the Bathurst Basin and Mt Panorama. The inspiration for this new home was a rural shearing shed concept with a modern and individual flair. The build has been completed using reclaimed, recycled and up-cycled materials, finishings, and fixtures. The striking aspects featured in this new home were achieved through the use of corrugated iron, reclaimed brickwork and recycled timber. The desired aesthetic was achieved through the creative and conscious combination as well as the use of modern construction materials. The judges noted the excellent relationship between the clients and the builder and were very impressed with the quality of the workmanship given the unique nature of the build.

Design: Cameron Anderson ArchitectsThis incredible architecturally designed home sits on the side of Mt Canobolas with incredible views across the valley. It consists of two pavilions joined by a link that is the entrance. The first pavilion is the children’s retreat, and the second pavilion includes the master bedroom and living area. The living area includes a mezzanine level that is their office space. The living area and kitchen was very important to the clients and features two beautiful blackbutt-lined bay windows framing the rural view that can be seen when you look out. Another feature of this area is large blackbutt timber sliding doors that run down the hallway and a fireplace on a custom-made steel bench. It is clear the builder worked very closely with the client to ensure the build was completed within their budget and to the standard expected by the client and the architect. The finished product is spectacular and a testament to the strong relationship between the builder and clients.

The clients’ design brief was to build a high spec, contemporary extension to their original double brick Californian bungalow without taking away from the original aesthetic of the house, as seen from the street. Thermal comfort, light airy space and energy efficiency were also key aspects of this project. Despite some major design hurdles, the builder has given the clients a stunning home that fulfils all of their wishes without compromising on the quality of the finish.

This family sized compass pool includes a vantage self-cleaning system which means zero maintenance for the owner. The cabana off the pool area has a full bathroom with an amazing quartz stone feature wall and travertine flooring, and to the side of the cabana is an outdoor men’s urinal & basin area. An extremely impressive project and a worthy winner.

The March Garden Pavilion is an architect administered pool project at a residence in the centre of Orange. The concept came from the client who, immediately following the completion of their extension, started having ideas for a pool house that would blend into its surroundings seamlessly whilst still following the design brief of the newly renovated residence. The basis of the pool brief was straight forward, luxury, and despite access constraints, this was achieved in spades. As well as a pool, a gym and sauna were also installed within the pavilion creating the ultimate leisure space. The judges were not only wowed by the beauty and highend inclusions of this space, but the calibre of the build is second-to-none.

The project is really a reconstruction of a 100-year-old rammed earth house that was beyond repair. The brief was to build a house, not for the existing owner, but for the future generation.
External walls are 350mm wide super-insulated Clinka Wall from South Australia. External windows and doors are a double-glazed version of the original windows and doors. Hot water is generated via a heat pump in a 1000L tank with two extra coils so heating can be done with the fireplace.
The building has Orata Tech Warners Bay Phase Change Material panels. The Orata system turns the building into a thermal battery. The walls are effectively turned into huge radiators that create a healthy and stable mean radiant temperature.
The dwelling has a Zehnder HRV installed that replace the internal used air with fresh air from the outside, and the property has a massive 80kW PV system with a 62kWh battery capacity.

The owners expressed their intent to make old, new again. Glass is used extensively throughout to provide a strong visual connection with the rural setting. Overall, the desired aesthetics were achieved for the owner.

The refurbishment and extension to this period building created a logistically difficult project for the builder. A fixed price contract on a busy street with limited trade access, existing unknown underground services, and a 11,000 volt substation adjacent to the site created many challenges throughout the build. L-Con and their team are to be highly commended for the high standard of workmanship and attention to detail overall.

‘The Building’ was a project that required a full heritage restoration. The building was originally constructed in approximately 2010 as an extension to the flour mill. L-Con’s contract was to restore the existing warehouse to a structurally sound habitable space and fit out into a modern state-of-the-art rehabilitation centre.
Despite the existing buildings delipidated state, along with logistical challenges during the construction, L-Con have successfully added a great deal of expertise and craftsmanship to a building that blends old and new and accommodates a modern usage.

In many ways, this is a concept project, never done before. This shed is used for shearing every two weeks. Its construction is predominantly Australian F27 Hardwood sourced from preferred forest supplies in Queensland. The impressive 75 tons of floor joists rests on an oversized steel bearer system. The main pens, races and handling areas have an environmentally friendly recycled PVC floor panel system which has multidirectional traffic texture. Lighting is the highlight of sheep movement. As a fully enclosed airconditioned shed, simple attraction methods are used to quietly move sheep as needed. No dogs or extra staff are required to operate the shed.
This should stand as a testament to its success as a new way of farming (specifically sheep industry) and bringing shearing sheds up to standard regarding WHS today.

The project was redesigned in part by Hines, with the community at the forefront. Through innovative design and construction experience in aquatic facilities, this project has been delivered to the highest quality as an asset to the Griffith Community.

Anthony Martin
Anthony started his apprenticeship with his father as a 15 year old in 1961 — making the windows and kitchen cupboards in a shed at home, cutting the hardwood frames on site with a petrol Sawmaster (which he still owns to this day), and digging the footings by hand till the late 60s then the backhoe came onto the scene which made things easier.
After finishing his apprenticeship, he went on to do the Clerk of Works three nights a week for three years after work.
In 1968, he became a partner in the family business renovating for clients and building homes for many years. In 1971, he joined the MBA and has been a member ever since. Anthony is a well-respected builder with extensive knowledge of the industry.
Stephen Chapman
Stephen is a builder with over 49 years experience in residential building, as well as commercial fitouts and repairs.
His real passion has been passive solar design for the domestic market in Australia to improve living standards for all at reasonable cost. He built his first passive solar house 23 years ago and it was built under the CSIRO Five Star Rating Scheme of the day.
Stephen is a qualified carpenter and licensed builder, having held a builder’s license for 49 years. He was one of the first NatHers assessors which is now known as the Basix Scheme. He is also a GreenSmart builder. He has been a Mentor for the MBA CAMS scheme.
He is the President of the MBA Hume Division, having been in this position for the past three years. His hobbies include scouting, bush care and land regeneration and volunteer work with the Australian Red Cross.
Stephen has been proud to be part of the judging panel for the 2021 MBA Southern Regions Excellence in Building Awards.

A 100-year-old brick well was unearthed during the groundwork on this project and was ultimately covered by the extension, now residing beneath the renovation’s footings. The project displays a “star-effect” element on the dark ceiling of the theatre room.

This pool project had some design problems because of being situated on the side of a hill. This was overcome by using screw piles to support the pool. The access to the worksite was difficult and involved the use of cranes to get the machinery and materials in and out of the site. This project shows that a high level of skill and workmanship went into its design and construction.

The backstage area was a maze of wire, ropes and electrical wires for use for performing on stage. An exceptional accomplishment to have won both Goulburn Performing Arts Centre and Aldi Merimbula projects, and well done on winning the Commercial Builder of the Year.

The new addition to the theatre was integrated into the existing heritage building and was designed to have an orchestra pit incorporated in later. Classic elements were unearthed throughout the building during the refurbishment. This comprised of both a magnificent historic ceiling and staircase that have been meticulously restored to their former glory. It takes skill to renovate a vintage structure like this while retaining many original elements.

The structure was once a milking shed with a sunken space for milking cows. It presently features a glass floor showcasing a number of antiques. This structure was formerly a police station and jail. This meant that the council was eager to protect any archaeological discoveries that were made. Because of the historic graves of prisoners buried there, every excavation had to be done with extreme caution. The former jail has been carefully converted into the site’s new box office, adding yet another captivating aspect to this already stunning renovation.

This high-tech food storage and distribution facility may be accessed through a mobile phone. Co2 is used for refrigeration and freezer gas. Solar panels cover much of the facility, with a generator only used in an emergency to prevent food waste. The loading dock doors are sealed to prevent cool air from exiting and heated air from entering the structure.

The Aldi store is well-designed using solar power and Co2 gas for the freezer and fridge coolant. The utilization of magnetic floor tiles in the shop section was an innovative method employed on the project. The tiles are installed on a thin magnetic sheet, eliminating the need for adhesive and harmful chemicals. These magnetic tiles made store maintenance easier since they could be replaced by anybody without the demand for specialised equipment or tools.

Solar electricity, recycled water, and on-site wastewater treatment are used in the campground’s amenities block. The building requires less maintenance due to the excellent quality of the finishes employed. The new facilities had to blend in with their surroundings, be as self-sufficient as possible, and be user-friendly, lowmaintenance, and acceptable for their primary purpose. The designer has done an impeccable job in completing this project.

This school was designed in three parts to prevent fire from spreading throughout the structure. Smart boards have been installed in all classrooms allowing for high tech productivity. Bruno Musitano
Bruno has been teaching Carpentry and Joinery apprentice builders at TAFENSW’s Griffith Campus for the past 30 years. He is a carpenter and builder by trade, having worked on many residential and commercial buildings all over the state as well as three years in a joinery workshop doing all facets of cabinet making, shopfitting and joinery. Bruno also owned a roof tiling company and is still involved for a local firm as its consultant. Bruno has participated as a judge on two occasions for the Master Builders Association, this year and prior to Covid, and is pleased to say it has been a great and rewarding experience to judge grand designs, great new innovations and skilled workmanship in the Riverina and NorthEastern Victorian regions.
Andrew Nichols
Andrew has been employed as a construction teacher for TAFENSW over the past 20 years. Currently he is Head Teacher of Building and Construction of Albury and Griffith Campuses. Andrew holds a Graduate Diploma of Vocational Education and Training and a current NSW Builders’ licence plus a number of high-risk licences. Andrew is also listed as a qualified supervisor on the TAFENSW Builder’s Licence. Andrew’s building experience was gained throughout Sydney and Northern NSW before shifting south in 2003. Andrew’s association with the Master Builders building awards in Riverina and surrounding areas of North-East Victoria dates to 2007/2008. Over the past 14 years several Riverina winners have competed successfully at the NSW State Awards. 2023 is set to raise the bar even further with some dynamic young builders in the market. Sourcing material and period fixtures, as well as meeting historical, heritage and local council regulations challenged the builder and client. An outstanding result was achieved, maintaining the ‘old-style feel’ of the theatre whist upgrading the comfort and experience of the next generation of movie theatre buffs.
