Frank Pavan is Managing Director of Pavan Consultants, a Melbourne based, multi-disciplined firm of project managers, building designers, engineers and interior designers. Frank is a civil/ structural engineer with post-graduate qualifications in building design, project management and commercial and domestic estimating. He has worked in many and varied industries including mining, petrochemical, commercial, retail, educational, defence, industrial, judicial, local, state and federal governments and multi-unit developments. Frank has 38 years’ experience in the building and construction industry and has worked in Saudi Arabia, Italy and in many Australian capital and regional cities. Pavan Consultants has won three project management awards in 2014 and 2017, that latest being a National Award in project management. The firm also won three design awards in 2011. He has worked on projects valued up to $40Million. Frank is a past President of the Victorian Chapter of the Australian Institute of Building and was a member of the VBA’s Building Practitioners’ Board. He has been a MBV Judge for more than 20 Years.
Philip has been employed as the Sustainable Building Advisor at Master Builders Victoria for the past 16 years and on building and construction related projects and research for the last 18 years. Phil’s extensive experience in education and training has informed the development of nationally recognised sustainable construction training programs and the national roll out of the accredited Master Builder Green Living program. He has provided advice on sustainability solutions and onsite environmental management on projects ranging from large infrastructure developments to small residential building companies. Phil has also spent time working for the Environment Protection Authority Victoria, Melbourne Water, local government and as an academic. In 2014 he received a fellowship from the International Specialised Skills Institute which enabled him to travel to Germany in 2015 to investigate job skills in the prefabricated construction industry. He has presented at forums and conferences both nationally and internationally on sustainability, modular construction and emerging industry trends.

OHS Advisor Master Builders Victoria
Rod brings 33 years of experience to the construction industry across domestic, commercial, industrial and high rise, as well as more than 15 years in the civil industry, and previous roles as a plumber. Rod has operated a range of machinery on civil projects, quarry works and road projects (Hallam Bypass, Hume Bypass, Cell Lining at the Wollert Landfill). For 10 years Rod worked as a safety officer and is passionate about the building and construction industry.
JEFF BECK
Jeff is a qualified and registered domestic builder and building inspector. During his time completing primarily architectural new homes and extension/renovations throughout Melbourne’s South East, Jeff completed his Diploma of Building Surveying to gain registration as a Building Inspector. For the past eight years Jeff has been self employed as a building consultant, specialising in domestic construction, and is studying a Diploma of Building Surveying.
Growing up in The Netherlands, Jan started his career as a writer/ journalist and public relations manager with Elsevier’s Publishing Company in Amsterdam. The attraction of wide open spaces saw him immigrate in 1983 to the Yukon, Canada, where after a short stint as a communications strategist for the government, he became involved in Canada’s super energy efficient building program labelled ‘R-2000’. Over the following 12 years Jan developed extensive knowledge in sustainable and energy efficient construction. Starting as a builder of R-2000 homes in Canada’s far North in the 1980s, he later progressed into a building consultant and building inspector. Jan immigrated to Australia in 1995, where he discovered energy efficiency was not widely recognised in Australian construction. He developed a number of demonstration projects: ‘The Healthy House”, ‘The Eco-home’ and ‘ The Economical House’, which were all built in Sunbury, Victoria. He received invitations to guest lecture at a number of universities on sustainable building, and developed training programs for energy efficient construction. As an environmental building consultant Jan advises on a wide range of issues to both industry and private clients. As a trainer for Master Builders in Victoria, Jan combines his journalism background with his practical building skills. His focus is strongly on future industry developments with education being key.
ROBERT CONTI
Robert Conti studied architecture at the University of Melbourne and is the principal of Conti Architects Pty Ltd. The company commenced operations in 1987 following his return from working as an architect in London from 1984-1986. It has since established a body of awardwinning architectural projects incorporating architecture, interior design and landscaping in the commercial, institutional, residential and tourism sectors. Robert’s extensive travel and overseas work brings international experience and a historical perspective of architecture to his works.
PAUL CHEN
After obtaining double degrees from the University of Melbourne, Paul has spent a considerable amount of time participating on both local and international projects, working across all facets of the building construction industry including Domestic, Civil, Commercial, Land Subdivision and Property Development in both Private and Public Sectors. Through his career, Paul has been appointed as Estimator, Contract Administrator, Project Manager, Client Side Project Manager, Senior Project Manager, Chief Estimator, Project Director and had held various Company Directorship. His roles have seen him successfully deliver a portfolio of diverse and complex projects and developments. His most recent appointment was as Project Director at one of the fastest growing companies, Greenland Holding Group, currently ranked 202 in the Global Fortune 500 list. He worked on their tallest residential tower in Sydney known as “Greenland Centre” — currently under construction and will stand 235m tall. Paul joined Codicote as Director in 2018 is also a director at a construction consultancy firm Pi Projects.
JAY DURRANT

Jay Durrant is an OHS Advisor, Lead Auditor and ICAM Lead Investigator who joined the Master Builders Association of Victoria in 2021. With over 17 years construction industry experience, six of which specialised in Occupational Health and Safety management for airport, civil infrastructure, commercial, education, energy, ports, rail infrastructure, refurbishment, health, hotel, industrial, retail and residential projects. Jay has attained an Advanced Diploma of WHS, a Diploma of Quality Auditing including RABQSA Lead Auditor training, a Certificate IV in Training and Assessment and is an ICAM Lead Investigator. Jay is a licensed Intermediate Rigger and Basic Scaffolder who holds various competencies for powered mobile plant. Jay represents Master Builders Victoria on several stakeholder forums and participates in regulator industry consultation and review of legislation and development of guidance material.
JOE HASTIE
Joe has been involved as a Master Builders Victoria Judge for more than 10 years and continues in the industry with over 30 years experience in construction, delivering projects across multiple disciplines. These include schools, aged care, retirement villages, community centres, hotels, highrise apartment developments, commercial offices, retail department stores, shopping centres, boutique and ‘high street’ retail stores, sports & recreation facilities, streetscapes, landscapes and Industrial projects. He is firmly focused on Health, Safety, Environmental and Quality outcomes within the life cycle of every development. With extensive liaison with clients, consultants, and subcontractors, he is able to guide projects to be completed on time, on budget and to the right standards. Joe is GSAP, Environmental Management CertIV qualified and holds master’s qualifications in Sustainable Practices.

Nancy, a Graduated Fashion Designer, Interior Designer & Colour Forecaster is the Creative Design Director and cofounding owner at Acustruct™. Acustruct is a boutique medium tier construction company based in Melbourne that aims to “build a better way”. Nancy also forms part of the MBAV Housing Sector Committee since 2020 and Mentors Men & Women in Construction since 2021. Nancy has worked across all platforms within her construction company and currently undertakes the role of CFO for Acustruct™ as well as being the Creative Design Director where she leads an enthusiastic team of planners and designers. Developing extensive knowledge through her day-to-day activities, Nancy is also passionate about gender diversity and addressing systemic issues in the construction industry by attracting and retaining more women to construction-related jobs. Throughout her 20-year career, she has tried to challenge the status quo wherever possible and has recently embarked on a new venture called projectHER — a project management platform to enable women to be apart of the building industry without being on the tools.

Glenn has been continuously involved in the building industry for the past 40 years. This includes participating in the MBAV Housing Sector Group Committee, Major Domestic Building Contracts & Specifications Sub Committee including Deputy Chairman of the Building Registration Committee for the Building Control Commission BCC from 1997 to 2002 for Practitioner Registration and Licensing. Glenn became a Board Member of the MBAV in 1997 and has won many Excellence in Housing awards including being awarded the Victorian Fair Trader of the Year in 1997 by the Victorian State Government — the only Victorian Builder to achieve this. Other premier projects by Glenn are the Construction of the Rosella Complex in Richmond, which was a 43 Million Dollar Project with Heritage listing by the National Trust. The Boston Group specializes in providing Building Industry Consulting Services in Project Feasibility, Risk Assessment and Dispute Resolution for Consumers & Expert Construction reports for Mediations, VCAT and other Court Jurisdictions. Glenn is also a current member of the Building Practitioners Board at the Victorian Building Authority VBA and is a Director of Auzteam Homes, which is carrying out research into Affordability and Modularization as to the future of the Victorian and Australian Building Industry for Consumers. Glenn was made a Life Member of the MBAV in July 2022.
EFY KARAGIANNIS
Efy is currently the General Manager of the Victorian Government’s Domestic Building Insurance (DBI) Program responsible for the strategic direction and operational management of this mandatory insurance product that insures over 16,000 builders annually. Having completed a Construction Management degree at RMIT University and worked for a number of Melbourne’s leading building companies, Efy has extensive experience in commercial and residential building projects. Efy is a Past President of the Victorian Chapter of the Australian Institute of Building and was the first female appointed to this position, as well as being an Adjunct Fellow (Building and Construction) at Holmesglen Institute. In 2011 Efy was awarded the prestigious NAWIC Crystal Vision Award for the advancement of the interests of women in the construction industry. This recognised her contributions through professional roles in the building industry and on State and Federal Boards. In 2017, Efy led the transformation of the DBI service delivery model to the domestic building industry. This was underpinned by the successful launch of a new digital IT platform, “BuildVic” that provides builders with access to cover 24/7. Importantly, it resulted in a 20% reduction in the cost of insurance premiums to builders and enables homeowners to access information portals and online claims lodgement tools.

Dino is a highly experienced builder with over 25 years experience delivering a range of projects in the commercial construction sector. He has spent the last 17 years with a major Melbourne builder as a Project Manager and Construction Manager, specialising in residential high-rise projects with values up to $140m. In this time, he has overseen the completion of more than 4000 apartments and various other commercial and retail projects. He continues to be responsible for the management of design teams, contract management and administration, project planning and programming, implementation of quality and safety systems and the execution of projects through to handover.
Max Loche is a Consultative Residential Building Designer and a Director of Ausplan Design Group since 2011. He has more than 26 years’ experience in the industry having been at the forefront of Victorian Home Designs. After working with national companies such as Metricon, Burbank and a 10-year tenure with Simonds, after 18 years Max branched out to focus on his own business. This experience has led Max to hone his skills in ensuring that designs incorporate whole-of-home aspects of modern lifestyle — extending the boundaries of design decision making to include new technology and advanced trends. Ausplan Design Group has a strong network of consultants in the industry. Customer Service is the number one priority, with the aim of ensuring that all clients achieve their vision. Ausplan Design Group deals in several industry areas such as Concept Designs, Master Planning, Greenfield Design, Custom Design, Town Planning Application, Additions/Renovations, Architectural Drafting, Consultative Energy Reports, 3D Visualisation & Renders. Max was a winner for ‘Best Environmentally Sustainable Design’ awarded by Design Matters National in the 2021 Awards.
CHRISTOPHER McSTEEN

Christopher McSteen is a Director of McSteen Tan Architects, an inner-city architectural firm dealing in a number of design areas including new housing, town house developments, housing renovations and additions, school buildings, commercial offices, factories and Town Planning applications. His office projects vary enormously and range in size from $20M — $0.5M. Whilst Chris’s work has mainly been in Victoria, he has also spent several years overseas working in America and Italy on a range of design projects from high rise residential to urban design, to tourist related facilities. His interest in Italian architecture — classical and modern — takes him back to study in Italy every 1-2 years. He was involved as the Design Architect with several TV stations, Channel 7 and Channel 9, for a series of Architectural Programmes: Channel 7, 2004 — ‘The Terraces’ and Channel 9, 2013 — ‘The Tyler Fishlock Home’. He has received a number of design awards, including in 2014, the Urban Design Award from Boroondara Council for Best Heritage Conservation, Additions and Alterations. He has acted as Architectural Lecturer at public forums for Environmental Design Seminars at Playbox and Sustainable Design Seminars at BMW Edge, Federation Square. His work has been published in a variety of areas including Home Beautiful, Kitchens and Bathrooms, RAIA Awards and The Age.
DAVID NEWNHAM

David has been involved in the building and construction industry since completing a Degree in Civil Engineering at Monash University in 1971. After more than 20 years in project management in commercial building, with projects including the Reserve Bank Note Printing Works at Craigieburn and the Melbourne Central Project, he moved to residential building as Victorian Building Manager for AVJennings in 1992. In 1997 he joined with two other partners for a management buyout of Stonehaven Homes where he remained until his retirement in 2016. Stonehaven Homes is an architectural design and construction company involved in inner suburban residential housing. David’s involvement with Master Builders extends back to receiving industrial advice in the late 1970s. His main involvement occurred when he joined the housing sector committee in 1992. He was elected chairman soon thereafter and served on the state council from that time. Following eight years on the Board of Management he became President from 2008 to 2010. David served for eight years on the Building Practitioners Board from 2000 to 2008 and continued as a co-opted member until the Board was disbanded in 2016. He has served on the CoINVEST (building industry long service leave fund) board since being elected in 2011. David has enjoyed his time in the building industry and joined the Victorian Small Business Mentoring Service in 2017 as a volunteer to share his experience with others.

Daniel Mazzei stands out as a leader and innovator amongst Melbourne’s building community. His admirable experience in the industry is testimony to his commitment, insight and passion for the ever-evolving construction space. Daniel’s passion for creating quality homes is matched only by his extensive construction expertise. Well known for his innovative building solutions and his exacting commitment to quality results. Daniel is the Managing Director of the Mazzei Group. Overseeing the luxury home and multi-dwelling residential divisions, Daniel brings strengths in rational and efficient planning and an aptitude for coordination of complex projects. The Mazzei group is widely recognised in the construction industry and renowned for their dedication to quality, experience, expertise and excellence.

His extensive experience spans property development and the insurance/insolvency building sector. With over 35 years in the industry and multiple consecutive award-winning builds, Steve’s accomplishments speak for themselves. From selling homes to building them, he has done it all. Along the way, he has built a dedicated team and company that shares his unwavering commitment to excellence. Steve’s leadership extends to his service on various boards within the building and construction industry. He has been a Director of Master Builders Insurance Brokers and has held influential positions such as Chair of the MBV Housing Sector Committee, Treasurer of the MBV Board of Management, and Board Member on the Building Practitioners Board, Trade Women Australia Foundation, and St Kilda Community Housing.

Carmel is a Construction OHS Advisor and Lead Auditor who joined the Master Builders Association of Victoria in 2019. With 20 years’ experience in Occupational Health and Safety, Carmel has specialised in safety management of commercial, industrial and residential building and construction. Carmel has tertiary qualifications in Training & Assessment, Occupation Health & Safety and Lead Auditing along with many years working across the construction industry both in Victoria and Queensland. Carmel represents Master Builders Victoria on several stakeholder forums to assist and advise in the development of industry guidance material in the areas of OHS.
DON RAVIDA
Don has over 35 years’ experience in the building industry, and is a Past President of Master Builders Victoria, 2004-2006. He heads his own successful company, Ravida Group, specialising in Luxury Homes. Don holds a Bachelor of Business and is a life member of MBV. Don has served on many industry boards including Incolink and was Chair of the National Residential Builders Council for six years. He has an extensive knowledge of residential building, development and market drivers within the industry.
MICHAEL RIGG
Registered Builder & Architecture Life Member, Master Builders Association of Victoria
After completing Architecture, Michael worked with Graeme Gunn and Merchant Builders for nine years from 1970-79. In 1981, he established the Design & Construct Company of Urban Spaces and registered as both Builder and Architect. The Company specialised in building restoration, custom housing and domestic alterations for 28 years. Over this period the Company won 12 Master Builders Awards for their projects. Michael became a member of Master Builders Victoria in 1983 and graduated from the Housing Committee in 1988 to Council and Board member in 1995. Michael was President of Master Builders Victoria from 2000–2002 and participated on the National Housing Board from 2000–2004. In 2004 Michael was awarded Life Membership to Master Builders Victoria.
AUSTIN SWAIN
AUSTIN SWAIN was the owner and founder of Pivot homes Pty Ltd, one of the oldest and most awarded custom-building companies still operating in Geelong. Austin has been the recipient of more than 50 awards, including Building Designer of the Year and Builder of the Year. He was also on the committee of the Western District Master Builders, Vice Chairman and Chairman, as well as a member of the Country Sector Committee, and a judge of the apprentice of the year Awards. He has been a housing judge for ten years and enjoys giving back to the building industry. Since retiring, Austin has turned to farming, sheep and cropping on a small property in freshwater creek. His interests are travelling, snow and water skiing, fishing and looking after grandchildren.

Building this architecturally designed home was a formidable challenge, requiring millimetreperfect jointing between diverse materials. To meet these high standards, the builder invested extensive time in pre-planning, from precise setouts to careful material choices and thorough onsite supervision. The result? A level of craftsmanship and finish that’s truly exceptional in the industry. The homeowners were absolutely ecstatic with their stunning new home, a testament to outstanding workmanship and attention to detail.

Bruce Lee Builder
The clients wanted to create a high-end architectural extension to their existing inner city cottage home. The extension comprised three storeys on a site with tight access, high traffic flow and overhead powerlines located at the front. The clients wanted the extension to be free flowing, modern, sophisticated, and bold. However, the connection of the old original cottage to the modern extension was to be integrated and not to feel out of place. The concept of the design was bold and showcased a huge amount of glass, low pitched roofs with parapets, multiple cladding types, with multiple levels, Heka hoods to provide shade on the northern side and huge exposed steel columns to ground the home, bringing gravity to the vast space.

atthew Tennent began his carpentry journey at 18, gaining invaluable experience with Metricon and Henley Homes. Having grown up around the construction industry, Cronin Construction Company founder Lachlan Cronin finds reward in creating solid structures that stand the test of time.
And Lachlan has built a career that has also stood the test of time, having worked in the industry for over 20 years.
He started his carpentry apprenticeship in 1998, and founded and registered Cronin Construction Co in 2005 as domestic, commercial and demolishers, which services an area from “Marysville to Mt Buller”. The Mansfield-based builder finds great reward in his career and said the more involved and technical a build, the more satisfying the result can be, with highly detailed architecture and creative finishes. Once such structure is the awardwinning Howqua House, which won
the 2024 Regional Building Awards – Northern Best Custom Home Over $2M gong.
The initial project brief was to demolish the existing family home, saving only the cherished hand-built stone fireplace — with finer details of the project to evolve throughout construction.
The team at Cronin Construction had already worked with the client previously, and had built a solid relationship. Throughout the construction process a common question was asked ”if this was your
house, what would you do?”, about which Lachlan said “there is no greater encouragement and mark of respect than to be asked that.”
“It allows us to be totally honest and transparent but also encourages a personal touch and relationship with the client and builder alike.
“Both the client and ourselves are immensely proud of this build.”
The aim of the project was to create a comfortable meeting place for friends and family that would sit well in geographical areas such as Montana or Wyoming but have a very casual, homely feel that is undeniably Australian.
The communal spaces are large and social but there are plenty of areas where individuals can retreat for privacy and still absorb the magnificent views of the surrounding mountains and the Howqua River.
“The Howqua Project was a great example of having a Melbourne-based client with close ties to the area since building the initial home on the block some 30 years ago,” Lachlan said.
“They allowed us to assist with design and details throughout the build from start to finish which generates a real sense of trust and responsibility to excel and ensure the finished product is outstanding.
“The design had to work around the existing fireplace as it was retained for sentimental reasons and has become a great talking point.
“The moment the entry door is opened, the visitor’s eye is drawn through the home, through the cathedral ceilings and exposed feature trusses of the Loggia and to the mountains beyond.
There are views from almost every room within the home but the 2.1m verandas on the North and West sides help protect the home from the severe weather the mountains can unleash.”

Bearwood Building and Construction
The renovation of this single-story house was a remarkable success, exceeding all expectations. The transformation of the kitchen, laundry, and living room was nothing short of impressive with the old-fashioned and dimly-lit spaces giving way to bright, open, and modern ones. The addition of bi-folding doors in both the master bedroom and kitchen area allowed for a seamless integration of the indoor and outdoor spaces, which leads out to a contemporary timber deck, making the surrounding environment an integral part of the overall design. The house was upgraded to include a fully integrated kitchen and European laundry with handle-less joinery throughout, giving it a sleek and modern look.
Amaster bedroom and ensuite extension to the studio cottage to create a private space that fitted with the style of the existing structure and the environment. The focus was on simplicity and the feeling of light and space. The clients had very specific ideas for the ensuite including a large open shower area with bi-fold doors to create an indoor/outdoor shower. The new structure had to sit well in the environment and not detract from but add to the existing stone structure. The clients were open to taking some risks with the external cladding and loved the look of Corten steel which takes advantage of the colours and textures of the natural environment and the existing stone structure.

This project entailed creating a space to store and display the client’s luxury cars but to also have views of the pool and garden area. The new garage was to be visible from the existing house and entertaining area. The brief was to construct a structure that could withstand the elements but at the same time still have a grand and luxurious look to it. To achieve this the construction included high-end details that were crafted out by skilled tradesmen that specialise in high end projects. Luxury materials that were sourced from Italy, Greece and other parts of the world as well as hand crafted here in Australia were used and assembled on this project.

he project involved achieving a contemporary family addition and renovation, all the while remaining sympathetic to the neighbourhood character, making sure to complement the existing street presence. The contrasting colours, along with the striking portal frame gable look achieved exactly that. The extension was designed to create a home fit for a growing family, adding a secondary master suite to accommodate guests, as well as a home office, and open-plan living and alfresco suitable for hosting family get-togethers. The overall flow of the rooms was an important point in the brief, which was deftly realised.

The original extension/renovation plan evolved when the owners decided to undertake a full period refurbishment of the home. The original brief was to retain the front rooms and add an openplan extension at the rear, with a kids domain upstairs.
Ground floor works added a walk-in wardrobe and ensuite to the main bedroom, a new kitchen, meals area, family room, powder room, laundry and covered alfresco with outdoor kitchen. The second storey “kids domain” has two bedrooms, a sitting room, bathroom and separate water closet. The original front rooms were re-plastered, re-stumped, a new subfloor, with Tasmanian Oak windows and a new entry door installed. The verandah was replaced with full period detail.
The home, excluding the first floor bedroom, ensuite, walk-in wardrobe and decking was demolished to make way for a more suitable residence. The renovation included a mudroom, central to a double garage and a single garage, a bathroom, water closet, laundry, two bedrooms with build-in wardrobes (one with a study desk), a media room and wine cellar, dining room and kitchen opening to the alfresco overlooking the pool. The wine cellar is placed directly behind the media room with the tinted glass. The dining through to the alfresco has a 25 degree pitch conventional roof to get the raked ceilings, with highlight windows above the sliding doors which also overlook the pool.

This involved the demolition of the rear of the existing property, including a pool shell. The extension was built over where the pool had been, so it had to be backfilled to ensure no settlement over time. A new pool was constructed, and concrete slab for the new extension, which included a new kitchen, living, second living/rumpus, dining room, wine cellar, butler’s pantry, powder room and laundry. Existing rooms at the front were modified to suit a new layout of a master bedroom with walk-in wardrobe and ensuite, study, bathroom and three bedrooms. The front of the house was restored. New timber windows to match the style were installed to the front, with slimline aluminium windows and large skylights used throughout.

This project called for the demolition of a substantial portion of the existing dwelling and extensions, including the existing landscaping, back to the original Californian bungalow and clear the block. The original Californian bungalow featured red brick, chunky stucco, beautiful stained glass windows, ornate ceiling roses and skirts, (the clients wanted to keep) and introduce more space and contemporary detailing in a two-storey addition, including a beautifully designed garden landscape and pool area. The result is a five-bedroom home with original detailing to the front rooms, wide entry hall opening to the contemporary detailing at the rear, starting with a soft and ornate feature spiral stair, with spaces flooded in natural light, double height ceilings, soft curves and beautiful natural stones.

The Bittern Cabin is set on two acres of lowland forest with a high bushfire rating. The brief was for an off-grid small studio and garage, as a precursor to a more substantial dwelling built later. The architect and clients wanted the cabin built from sustainable materials (sourced locally where possible), that had a small ecological footprint. To meet the BAL requirements, the cabin is wrapped and protected by fire resistant pre-charred Red Ironbark cladding, which also covers the opening shutters that protect the glazing when the cabin is uninhabited, and as privacy blinds when occupied. The cabin was exceptionally labour intensive, with every aspect of the build being handcrafted. Project

Our clients sought a high performing certified passive house to ensure their health and comfort. To them a passive house would answer their needs to have a home that encompasses not only sustainable building practices and running costs but also allows them year round comfort and in particular a healthy living environment. This house features an exceptional quality of construction, setting a standard that prioritises energy efficiency, comfort, and sustainability. In particular attention was paid to the building envelope. This home features high-quality insulation, ensuring minimal thermal bridging and reduced heat loss or gain. The construction materials selected here adhere to strict standards, promoting durability and longevity.
This project was unique, as the existing building was a single car garage with a total site area of 47sqm and was bought in 2020 in a highly contested auction that gained extensive media coverage. Alongside Plico Design Architects, Willoworks created this three-level townhouse constructed with precast concrete. A lot of thought went into this as with such a tight site, immediate access was essential without overcrowding the workspace so we came up with the idea to introduce cantilevered concrete stairs, these formed a fantastic feature and really opened up the space. The townhouse consisted of two bedrooms, a small courtyard, large bathroom/laundry, powder room, large living room and a generous rooftop terrace with glass opening roof.

Elevating luxury to new heights, this showstopping double-storey dwelling is nestled in the heart of Craigieburn, showcasing unparalleled sophistication and grandeur. The property impresses with a spacious three-car garage, leading to a large tiled alfresco area with an outdoor kitchen featuring a built-in barbecue and beer on tap, as well as a luxurious pool house equipped with a steam room. The focal point of the outdoor sanctuary is a beautifully crafted pool with a spa, perfectly aligned with an outdoor TV. A marvelous void seamlessly connects the hallway and lounge room to the upper floor, creating a sense of grandeur and openness. The living room has a built-in fireplace with a feature stone wall, serving as a centerpiece that complements the sophisticated ambiance.
Special Commendation
Artisan House in Melbourne’s Kew is a striking two-level, 483sqm, five-bedroom and fivebathroom family home. LHG Developments was involved from the initial feasibility, through to project management and delivery across all trades. The builder’s custom-building skills and craftsmanship are clearly evident. The project features 25 soaring columns, a spectacular 7.3m high front door, and extensive 3.7m glass doorways that open to a landscaped pool area. The interiors showcase the builder’s attention to detail, seen in the sweeping central staircase. The kitchen features a sprawling island bench with a curved marble splashback that extends to the ceiling. The concave design adds an intricate detail, blending with marble-faced cabinetry.
Saltwater Builders
Having 180+ degree views from the open ocean to the surrounding hills, design of the living areas was focused on bringing these into view. The cantilevered front living area gave an undercover shelter for the outdoor dining and barbecue areas. The external crazy paving and blockwork flowed from the outside to in through the front door, down the hallway and out the back French doors to blend the inside and out. The main bedroom, ensuite, kitchen and living areas were upstairs to allow for the clients, once inside, to remain on the top level. The small deck upstairs with stack sliding doors to bring the sea views inside. The remaining bedrooms, bathrooms and second living area were downstairs for when the children and grandchildren came to visit.
Constructions
The house was designed as a series of low-slung volumes, partially buried in the landscape, with raw textured finishes intended to weather for a sense of permanence. Deep window reveals and heavy brick columns create heaviness contrasted with finely detailed blackbutt timber joinery inside and out. A series of courtyards create a range of sheltered spaces with various views. Although the house is two simple rectangular forms, the construction is much more complex. A series of height changes follow the site contours, with a partially buried garage at one end. Integrated garden walls and perfectly executed junctions between each of the buildings has created an extremely elegant, understated building volume.

Vigor Homes was engaged to deliver the vision of two ambitious owners and the intent was to deliver off-grid living with no compromise. This style of thinking, alongside some key design decisions, has helped create a truly sustainable home with all the creature comforts included in a grid reliant home. As the inclusions added up it was clear more solar would be needed to provide the power for the home so a large garage was added to house the panels. There was a large amount of detail throughout as most walls were completed in a timber lining or veneer panels. As all of the feature timber was recycled from the trees onsite, there was a lot of manipulation that took place to install it to a high standard.

ippins takes its name from the original apple orchard on the red hill estate. The design of this project was guided by two core principles: a thoughtful response to the environment and a pursuit of elegant simplicity. The decision to position the house slightly lower than the site’s crest was a strategic choice. This placement allowed integration with the landscape, and meant the home didn’t sit proud of the natural topography. Simplicity was at the forefront of the home’s concept, which included the ”flying roof,” comprising two overlapping solid concrete roofs. These roofs cantilever 2.5m along the perimeter of the home, and extend to 3.5m at the corners. The program was defined by the X-shaped floor plan, creating four distinct zones. This layout allowed the clients to separate spaces to suit their needs.

Positioned in the Melbourne suburb of Toorak, Nareeb House is a modern inspired architectural home designed and built by AGUSHI. Built on a corner block of 740sqm, this predominantly single level house sits above an underground basement and is made up of four bedrooms, each with ensuites, three living areas, a study, five car garage and resort styled terrace and pool garden. The Nareeb House was built for siblings to share as they pursue their respective careers, and for their international-based parents to keep as an Australian home for their regular visits. The house is to also satisfy the role of a generational home for future grandchildren and extended family as their family continues to grow.

The quality of construction achieved on the townhouses is on full street view. The sweeping curves across the façade are the key external feature of the home. Internally, the highlight of the project is the triple level, helical staircase of Townhouse 1. From the very beginning of the project, Virgon worked closely with the architect to ensure that the stair radius was carefully designed to achieve the stringer twist as designed. Curved formwork and concreting was incorporated into the ground floor suspended slab to ensure the stairs finished at the correct location. The stair itself was built using curved pine timber which was manufactured off site and installed without any issues on site.

The scope of works for the Ocean St residences was to develop and deliver a beachside townhouse complex featuring basement construction, reinforced concrete suspended slabs, prominent metalwork, and timber elements. The plan was to utilise high-end materials and finishes, timber framing and locally sourced veneer clad joinery for aesthetic appeal and functionality. The architecture celebrates the local heritage through a modern interpretation. Grand in scale and stature, the homes integrate into the surrounding environment with wooden screening and cladding applied indoors and out. Handcrafted sandstone brickwork forms a podium for balcony arbours providing a canvas for shadows to draw as the sun moves across the sky.

irgon constructed the entire four apartment development, including all landscaping and swimming pool works. The exterior encapsulates classic Toorak grandeur, with a bold custom white polished rendered finish with custom built pillars to the front façade. The grand interior has a contemporary flair. Natural light is captured throughout, such as by the three oversized skylights in the Penthouse living room and full height steel windows to Apartment 1. Several feature arched windows within the interior of the apartments are used to create barriers between living spaces. The apartments sit atop a 10-car basement with an epoxy finish on all floor areas and rendering to all walls.

Situated in the coastal haven of Mount Eliza, Retreat House offers residents a sanctuary, delivering occupants a balance of seclusion and connection to nature. Designed as an escape from everyday life. The goal was to create a grand, yet inviting master ensuite, that complements the elegance of a large luxury home. This was accomplished by carefully selecting premium materials and high-end fittings. It was also equally important to ensure that the bathroom maintained a warm and inviting ambiance where residents can relax and unwind. To achieve this, meticulous attention was given to the choice of materials, colours, and textures. This created a harmonious environment that fosters a sense of calm and tranquility within the space while still preserving the luxurious and visually striking design.

This new residential home in Werribee included a big underground basement for the single level brick veneer home. The frame sits 7m high, made up of 3.4m trusses and 3.6m wall frames. The concrete slab (400 cubic metres) included 240 bored piers 3m deep into the ground. A safety consultant helped set up the systems and policies. Key points included barriers and signage while the basement and footings were constructed, erection of the roof trusses with a 16 tonne crane, ample scaffold as fall protection, closing up truss spacings and roof battens spacings due to being so high off the ground, changing the perimeter walls to 140 mm wide to be easier to walk on, and reducing the size of the prefab walls to avoid injury when installing.

This project involved the design and construction of a single storey, four-bedroom display home to suit a 14m x 32m block. A prime consideration was to maximise the solar aspect of the block and ensuring an abundance of natural light into the home. This home is all-electric, 100% carbon neutral and 7-star energy rated. Arden Homes create sophisticated, energy efficient designs that are not only beautiful, but improve the way clients clients live by being kinder to our environment. As part of their everyday inclusions, they offer energy saving solar panels, double glazing, LED downlights and reverse-cycle heating and cooling.

The clients were seeking a high performing certified passive house to ensure health and comfort. A passive house encompasses not only sustainable building practices and running costs but also allows them year round comfort and a healthy living environment. Vital to achieving this was conserving water through rainwater harvesting and storage, minimising external concrete and utilising mulching in gardens; incorporating renewable energy power sources thanks to 7.4kW of solar panels, a 7.1 kWh redback battery, north facing windows and the home achieved a 7.6 start energy rating; incorporating energy-efficient services for lighting, heating, air conditioning and ventilation; and the design of waste management and recycling initiatives.

he intent was to deliver 100% off-grid living with no compromise. As the inclusions added up it was clear more solar would be needed so a large garage was added to house the panels. All water is taken from the roof and collected in rainwater tanks; to keep the water clean UV filters were fitted. All sewerage is gravity feed down to a worm farm waste management system, to reduce maintenance. An automation system was installed so energy wasn’t exhausted on powering items needlessly. All water and the main heating is through the use of heat pumps. Four external car charges ensure the owners and their guests cars are charged from the solar power generated from the roof panels.
Tony has in excess of 40 years experience in all facets of domestic building, both ‘hands on’ and in management positions. He is a carpenter by trade and for approximately 20 years ran his own company specialising in boutique construction and in particular period extensions and renovations with a team of between five and 12 carpenters. Tony spent the next 10 years or so working with both smaller boutique builders and volume builders in the roles of Building Site Manager, Quality Assurance Manager, Warranty Services Manager, Construction Manager, and Metropolitan Building Manager. Tony spent the following eight years as a building consultant with one of Melbourne’s largest and most respected building consultancies, initially as a consultant and then as senior consultant. In July 2011, Tony started the consulting practice of Tony Croucher and Associates. As a Consultant, Tony specialises in domestic construction and is mostly involved in litigation matters before the Courts or VCAT. He regularly appears as an expert witness and has given evidence in all levels of the Courts and VCAT.
TOM O’DOWD
Tom has been involved with construction from his earliest memories. The passion for building and carpentry has not diminished in over 50 years. Experiences include both commercial and domestic construction and related industries. Beginning an apprenticeship in carpentry and joinery in 1970, Tom enjoyed a transition from working carpenter to running a small building business. The challenge of working on larger projects with tight deadlines and attention to detail saw Tom move to shopping Centre construction with the role of site manager. Tom has experience in construction management and industrial relations, having worked on several large projects in both Victoria and interstate. Tom is now fully engaged in the building consultancy facet of the industry, having started his own practice in building consultancy, writing building reports and appearing regularly in VCAT as an expert witness.
The brief for the design was to build a fully off grid modern family home which is aesthetically pleasing and takes full advantage of the surrounding tranquil valley. This was designed specifically to frame the stunning view. The main concept involved creating distinctive areas for the parents and the children, while also incorporating areas for everyone to come together, such as the cosy theatre room which brings the whole family together. This room features a rammed earth wall, adding a natural element to the build. The quality of the home is evident as soon as you pull into the driveway due to the attention to detail throughout the build.
This beautiful extension and renovation includes the addition of a front entry/hallway, master bedroom with bay window, ensuite and walk-in wardrobe, additional bedroom with builtin wardrobes and raked ceilings in the existing living room to incorporate new triangle windows above the ceiling line. At the front of the house the addition of a bullnose verandah, timber posts and decking ensures the extension perfectly blends in with the existing country style of the house. Going from a home with three bedrooms and one bathroom to a spacious and functional home with four bedrooms, a study and two bathrooms has made a huge difference for this growing young family.

his compact, three-bedroom home has a great layout that gives dual living zones and a spacious kitchen area with added butler’s pantry. The main bedroom boasts a walk-in wardrobe and ensuite, and the two other bedrooms have built-in wardrobes. As a first time home owner, the client was conscious of their budget, but also of putting money into places that would make the biggest impact. Higher quality finishes have been used cleverly throughout, to give the home a high end feel. The façade has pulled inspiration from the Hamptons style, with white weatherboards, white windows and a Surfmist Colorbond roof.
The Plateau is personified by its huge street appeal. The front façade of this fourbedroom, two-bathroom home boasts clean white lines which are accompanied by the stacked stone pier, and spotted gum feature cladding and decking. The features continue inside the home with its tight curved wall welcoming you as you enter. The brightness of the façade continue into the main living, dining and kitchen area, with its high raked ceiling and highlight windows allowing for the warmth of natural light to flood this area. Stacker doors bring the outside in and creates flow between the rear deck and the private backyard. Being set on a corner block this home is bathed in natural light.

The owners wanted to create a light-filled white beach house with a north facing living room/kitchen and northern yard for a growing family. The high ceilings throughout the whole house make all the spaces feel quite large, especially the ceiling in the master and the living room/kitchen, which features parallel scissor trusses, which really give the space extra wow. The design of the home had to take into consideration the town’s storm water cannot always keep up in heavy rain and this area of town is subject to flooding, which was expertly incorporated, while delivering a home with high-end finishes and attention to detail, within the client’s budget.

he client wanted to create their own Hamptons-style beach house. The cathedral ceiling in the kitchen/ living was an absolute must-have, including the northern window. The odd-shaped block at the end of the court was ideal for a long sprawling home that fitted into the block with every room looking out onto the front and back yards. The house was built on a waffle pod slab with under floor heating throughout the home. The externals walls are a mixture of weather boards and bagged brick to go with the beachy feel. The oak engineered floor running through the most of the house also add to this feel. The bathrooms have been expertly finished with a combination of natural crazy pave floor, micro cement wall and huge full width skylights, making them show stopping spaces.

The scope for the Cook House project was to create a new, completely off grid, large family home to accommodate a family of six. The project involved working with materials to achieve a BAL - 29 rating and be practical, affordable and aesthetically pleasing. The home is split into two distinctly different areas with a children’s wing and the parents’ retreat. The client favoured recycled red bricks which set perfectly against natural Victorian ash cladding and endseam cladding. The fitments to the home also accommodate for the clients’ child who has dwarisim. This included lower vanities, toilets, and special steps in the kitchen built into the kick rails for access to the benchtops.

Heritage galvanised iron was chosen as a current take on the traditional board and batten cladding — with the corrugated iron meticulously aligned from roof to wall for a seamless continuity. And beautiful Charred Ash cladding provides an arresting contrast to the iron. Soaring ceilings, wide windows, bricked feature walls and handcrafted timber pieces throughout characterise the home. ROB LEES
In 1977 Rob’s building career commenced, working for McDougal Ireland as an estimator’s clerk and contract administrator. This experience encouraged him to obtain formal qualifications; he studied at RMIT where he achieved a Diploma of Building (with Distinction) in 1982. In 1983 Rob formed Faulkner Lees Constructions Pty Ltd, initially as an onsite project management company providing services to numerous developers mainly specialising in commercial and industrial projects, design and construction projects in light commercial, professional suites, new homes and domestic renovations and extensions. In the early 1990s, as well as being a registered Builder and Draftsman, Rob completed a Graduate Diploma in Property at RMIT. Between 1997 and 2017, building consultancy was the primary source of business for Faulkner Lees Constructions Pty Ltd. Rob was equally engaged by builders and owners. He prepared expert witness reports and regularly appeared at tribunals as an expert witness. Rob has been a member of the MBAV for over 25 years and is past President of the Australian Society of Building Consultants (Vic).
DAVID NEWNHAM
Degree in Civil Engineering at Monash University Master Builders Board of Management; President from 2008 to 2010 Building Practitioners Board (2000-2008); co-opted member until the Board was disbanded in 2016.
David has been involved in the building and construction industry since completing a Degree in Civil Engineering at Monash University in 1971. After more than 20 years in project management in commercial building, with projects including the Reserve Bank Note Printing Works at Craigieburn and the Melbourne Central Project, he moved to residential building as Victorian Building Manager for AVJennings in 1992. In 1997 he joined with two other partners for a management buyout of Stonehaven Homes where he remained until his retirement in 2016. Stonehaven Homes is an architectural design and construction company involved in inner suburban residential housing. David’s involvement with Master Builders extends back to receiving industrial advice in the late 1970s. His main involvement occurred when he joined the housing sector committee in 1992. He was elected chairman soon thereafter and served on the state council from that time. Following eight years on the Board of Management he became President from 2008 to 2010. David served for eight years on the Building Practitioners Board from 2000 to 2008 and continued as a co-opted member until the Board was disbanded in 2016. He has served on the CoINVEST (building industry long service leave fund) board since being elected in 2011. David has enjoyed his time in the building industry and joined the Victorian Small Business Mentoring Service in 2017 as a volunteer to share his experience with others.
MICHAEL RIGG
Registered Builder & Architecture Life Member, Master Builders Association of Victoria
After completing Architecture, Michael worked with Graeme Gunn and Merchant Builders for nine years from 1970-79. In 1981, he established the Design & Construct Company of Urban Spaces and registered as both Builder and Architect. The Company specialised in building restoration, custom housing and domestic alterations for 28 years. Over this period the Company won 12 Master Builders Awards for their projects. Michael became a member of Master Builders Victoria in 1983 and graduated from the Housing Committee in 1988 to Council and Board member in 1995. Michael was President of Master Builders Victoria from 2000–2002 and participated on the National Housing Board from 2000–2004. In 2004 Michael was awarded Life Membership to Master Builders Victoria.

Adream of integrating a new, Passivhaus-inspired structure with a heritage façade was the dream for the clients, brought into reality by Luke Stanley Architects and Alphi Projects. Part of the challenge was that being near Lake Wendouree, the surface material was not ideal, but McClelland’s Engineering designed a robust footing and sub-floor system, enabling quality levels of insulation and drainage to be incorporated. The quality devoted to the structure was not lost on the finishes. Living Space Joinery did an amazing job on the interiors and the blackbutt feature timber throughout complemented the full height triple-glazed timber aluminium windows and doors.
The clients approached Luke Stanley Architects to redevelop a heritage listed midcentury home. Aphi Projects were invited to tender for the project after emphasising their passion for Architecture and Passivhaus. The clients showed a passion for ensuring the building envelope performed optimally, without over-capitalising or undermining the heritage façade. Aphi Projects helped prepare contractual documentation and aided in construction detailing and hygrothermal modelling, to ensure efficient design performance. The construction is predominantly a new build, with only the wrap-around brick veneer façade retained. McClelland’s Engineering did a terrific job of integrating the existing and new structures.
The Vogue 236 is designed specifically to fit on narrower blocks. The design comprises four bedrooms, two bathrooms, two living spaces, spacious kitchen, alfresco and attached two car garage. The exterior has a matrix and Ecogroove cladded custom façade with skillion Colorbond roof and featured extruded box window. The remainder of the home is clad with Hebel PowerPanel and painted render system. The living and dining space offers a racked ceiling to 4.2 metres with highlight windows creating light-filled rooms, while being styled throughout in a soft pastel colour palette with quality fixtures and fittings. The Walter display home boasts many midcentury features, including large windows allowing lots of natural light, open-plan living with a raised raked ceiling, timber veneer joinery and brushed brass feature lighting. Angled roof lines were incorporated in the exterior design with natural stone and spotted gum timber features. The stone clad wall to the façade draws you through the custom-made spotted gum entrance door and continues through into the entry, immediately connecting you to the landscaped garden with a large window opposite. The overall feel of this home is warmth and a connection to the outside.
he Lawson home design from Home Solution offers a multitude of features catering to modern family living. The modern façade of the Lighthouse was designed with street appeal in mind. The courtyard is visible from most rooms throughout the home, helping to bathe the home in natural light, giving the home its name. The central courtyard plays an equal role in connecting and separating the spaces throughout the home. Large sliding doors to the courtyard and backyard can be opened from the master bedroom and living rooms to allow traffic, sound, and air to flow through. Likewise, these doors can be closed for privacy and a peaceful retreat. Beauty, light and function were key to this design.

n odd-shaped corner allotment was the catalyst for this stunning design, with MJS combating site slope, corner block setback, and design guidelines with set envelopes. The scope was to create a modern Scandinavian style barn house with a central courtyard utilising the northern winter sunlight. The dwelling was to have the key living areas and master bedroom all wrap around this courtyard. While steps in the home were inevitable, owners Hannah and Elmir wanted the central section to equally accessible from all areas, without sacrificing yard space. The result is an understated, picturesque home that ticks all the boxes.
Project Napier is an elegant, contemporary style home set on a large rural lifestyle block.
The unique ‘H’ shaped floor plan divides the main living spaces on the left from the bedrooms and bathrooms in the right wing. A stunning gallery entryway featuring full length windows, ties the home together and floods the living spaces with natural light. Inverleigh is a small town of two rivers. This inspired the glass-filled gallery visually connecting the front and rear courtyards, with a bluestone pathway creating a symbolic river flowing towards the towering 100-year-old peppercorn tree at the rear of the home.

Divided into two pavilions, the home’s central focus is a well-appointed kitchen and living area, providing a central gathering space which flows effortlessly onto a generous deck. Its combination of contemporary architecture, functional design, and breathtaking views makes it a standout.
his luxury multi-storey family home invites you in with a feature brick double height entry and striking formed concrete stairs. Numerous timber elements throughout the home’s second floor add warmth and texture, an element often overlooked in modern design. The secondfloor balcony captures 200-degree views of the ocean and incorporates a large entertaining space. Whilst a site slope of just over nine metres from the rear to the front would often be seen as a limitation, the approach to this design was to work with the site, maximising liveable space whilst maintaining a small footprint allowing for a usable backyard.

Aclient request for a curved wall inspired by a love of surfing provided Alphi Projects with plenty of inspiration for this stunning home built to Passivhaus standards of year-round comfort. There are waves and curves in almost every material — each of them eye-catching in their own way. All hardware, fixtures and fittings were made-to-order and almost entirely Australian-made, consistent with the hand-crafted, bespoke approach to every corner of the building. The design consisted of an elevated “ground floor”, with the main bedroom suite above commanding views across the Anglesea heathland and the cliffs of Point Addis.

The design of the Barrabool Residence was undertaken by Watson Young Architects who approached this new project from the inside-out and from the outside-in. The care and consideration in the delivering of this project outlined exceptional finishes not just in their form but also in their function, right down to an alfresco area overlooking a custom concrete pool with infinity edge. The design team utilised the natural surroundings of rolling hills to enhance the best outcome of liveability, encapsulating the peaceful surroundings of the 100-acre property, and bringing into scale the active horse arena and stables loved by the clients. The aim of the project was to construct a high performing, energy efficient and comfortable home for an affordable price. To achieve the desired outcome and vision of the client, the home includes polished concrete floors, high performance windows, sealed building fabric, minimalistic internal wall fit out — with the aim to limit dust accumulation, low VOC paints, energy efficient ducted reverse cycle heating and reclaim hot water service. The design incorporates a central light court which separates the sleeping and living wings. This design gives the home a natural surveillance in keeping with the clients’ brief.
Standing proudly in an idyllic location overlooking serene waterways, this development showcases luxury living. The design approach was tailored to resonate with discerning buyers, often those downsizing or retiring. Striking a perfect balance between contemporary flair and coastal charm, the façades seamlessly integrate with the local landscape. The façades boast three prominent gables each spanning across two townhouses, presenting a proud street appeal befitting their idyllic location. The gable design also creates an inviting sense of internal space accentuated by raked ceilings.

Frank Pavan is Managing Director of Pavan Consultants, a Melbourne based, multi-disciplined firm of project managers, building designers, engineers and interior designers. Frank is a civil/structural engineer with post-graduate qualifications in building design, project management and commercial and domestic estimating. He has worked in many and varied industries including mining, petrochemical, commercial, retail, educational, defence, industrial, judicial, local, state and federal governments and multi-unit developments. Frank has 38 years’ experience in the building and construction industry and has worked in Saudi Arabia, Italy and in many Australian capital and regional cities. Pavan Consultants has won three project management awards in 2014 and 2017, that latest being a National Award in project management. The firm also won three design awards in 2011. He has worked on projects valued up to $40Million. Frank is a past President of the Victorian Chapter of the Australian Institute of Building and was a member of the VBA’s Building Practitioners’ Board. He has been a MBV Judge for more than 20 Years.

AUSTIN SWAIN
AUSTIN SWAIN was the owner and founder of Pivot homes Pty Ltd, one of the oldest and most awarded custom-building companies still operating in Geelong. Austin has been the recipient of more than 50 awards, including Building Designer of the Year and Builder of the Year. He was also on the committee of the Western District Master Builders, Vice Chairman and Chairman, as well as a member of the Country Sector Committee, and a judge of the apprentice of the year Awards. He has been a housing judge for ten years and enjoys giving back to the building industry. Since retiring, Austin has turned to farming, sheep and cropping on a small property in freshwater creek. His interests are travelling, snow and water skiing, fishing and looking after grandchildren.
DON WILKINSON
Don has over 45 years’ experience in the construction industry in Australia and overseas and has worked with both Contractors and Client side organisations. With a background in Civil Engineering, Don’s early construction experience was on Resource and Manufacturing projects within the Aluminium Industry working on Alumina Refineries, Aluminium Smelters and Aluminium Fabrication plants. His move into the Building Industry saw his involvement with the Floodlights, Corporate Suites and Dining Rooms at the MCG in the early 80s, then returning in the late 80s for the Redevelopment of the Great Southern Stand, working with the Client organisation. Don returned again to the MCG in the late 90s to work on the feasibility study for the MCG Northern Stand Redevelopment and working through the entire project, to completion in 2006, post-Commonwealth Games. Contractor experience has included as a Project Design Manager, Project Manager on major retail and two and a half years as State Manager of Fletcher Constructions.

The clients wanted to create a high-end architectural extension to their existing inner city cottage home. The extension comprised three storeys on a site with tight access, high traffic flow and overhead powerlines located at the front. The clients wanted the extension to be free flowing, modern, sophisticated, and bold. However, the connection of the old original cottage to the modern extension was to be integrated and not to feel out of place. The concept of the design was bold and showcased a huge amount of glass, low pitched roofs with parapets, multiple cladding types, with multiple levels, Heka hoods to provide shade on the northern side and huge exposed steel columns to ground the home, bringing gravity to the vast space.

White Houses and Carpentry
This project transformed this 1960s built home into a character-filled family home. This meant replacing a large portion of the home including plaster ceiling, roof iron, electrical wiring and plumbing. Few elements remained of the original but a single external wall and the original hardwood timber frame. Insulation products installed were higher rated than specified meaning exceeded what was required. The quality ran through into the finish in fixtures and fittings in various metal finishes including antique brass, iron and brushed copper. Finer details in cabinetry designs meant skills were tested and the results speak for themselves in beautiful spaces for a family to enjoy for generations to come.
The clients wanted to create a high-end architectural extension to their existing inner city cottage home. Two levels were designed to provide the clients a blend of living and entertaining spaces for close family and friends to enjoy. The third storey was a dedicated zone for entertainment. This level was also required to capture 360-degree views of the township with the ability to read the time on the two iconic town clocks, not to mention a viewing point for watching the sun go down over the horizon.
The design needed to complement the corner block and to create a light-filled home that was energy efficient with a wow factor for the street presence. The home needed to include four bedrooms with walk-in wardrobes, a large main bedroom with a luxe style ensuite with twin vanities and an island bath. The laundry had to include ample storage and linen cupboard in hallway to provide additional storage. The living needed to be light-filled and spacious and had to incorporate an easy living access from the street kerb to the front door of the display home for easy access to visitors.
The brief was simple — to build a home that is not only energy efficient and full of character, but cost effective as well. Space efficient where needed, and expansive where it matters, the three-bedroom, two-bathroom home flows exceptionally well. A combination of gable ended and flat roof structures, external timber and painted brickwork give the home a feel of warmth and subtlety. From start to finish the J Vella Builders team worked tirelessly to bring their clients’ vision to life. Each critical stage inspection was carried out and cross checked in-house so they could deliver a home they could all be proud of.

Superior Living Homes
Dubbed the ”H Designed Home” project, its overarching goal is to orchestrate a seamless fusion of contemporary architectural elements, eco-conscious sustainability features, and cutting-edge technological advancements, all meticulously tailored to cater to the distinctive lifestyle and tastes of the clients. The bespoke design optimises space utilisation and promotes seamless flow between living spaces, bedrooms, kitchen and outdoors — a minimalist yet inviting atmosphere using clean lines, neutral colours, and natural materials. The Indoor-Outdoor Connection blurs the boundaries between by incorporating large windows, sliding doors, and outdoor living areas that capitalise on natural light and views.
Building and Construction
This double-storey dwelling showcases the highest level of quality workmanship. Premium materials and first-class construction techniques were used to deliver a durable and aesthetically pleasing structure that will stand the test of time. The clients wanted to create a point of difference in the street through their unique design features. A waterfront view balcony, only accessible from the master bedroom, was implemented to give the property a heightened, elegant touch. There is also a frameless corner window to maximise the waterfront views. There is a separate guest wing. This wing specifically overlooks the outside plunge pool to create a seamless flow from inside to outside entertaining.

This luxurious home overlooking the gum trees of the Murray River is a sophisticated and stylish addition to an established residential street. Every view of this home has been skillfully designed and constructed to suit its dual street locations. Aluminum claddings and window shrouds, render and Aliwood castellated cladding bring texture and dimension to the sharp, clean edges of the façade. A resort-worthy lifestyle for these homeowners has been achieved as you step out of the home onto the perfectly landscaped pool area, the bushlands acting as a backdrop. A dramatic void overlooks the open living area of the home which is flooded with daylight coming through the double-storey glass — the ceiling being lined with a softening timber cladding.

The initial brief was to demolish the existing family home, saving only the cherished handbuilt stone fireplace with the expectation for the scope of works and finer details to evolve throughout construction. The aim was to create a comfortable meeting place for friends and family that would sit well in geographical areas such as Montana or Wyoming but have a very casual, homely feel that is undeniably Australian. The communal spaces are large and social but there are plenty of areas where individuals can retreat for privacy and still absorb the magnificent views of the surrounding mountains and Howqua River.

Having owned this rural block for a number of years, the owners decided the time had come for a full-time tree change and make a permanent move from the city. Keenly interested in the notion of a sustainable home which would be long lasting in a harsh highland environment, the clients also wanted to ensure that building used higher rated materials than required for the set BAL 12.5 rating. They viewed this as adding to the sustainable nature of the build. The owners held a view that quality over quantity was important in the sustainable nature of the build. Their wish was for a consultative and collaborative approach be taken by all involved in the process in order to “do it right the first time”.
