National President’s Message Welcome to the 2021 Property Council of Australia/Rider Levett Bucknall Innovation & Excellence Awards. It is my great honour to present to you this year’s finalists and winners. For the last 39 years, we have proudly honoured the projects shaping our skylines, our cities and our communities, and showcased the contribution our industry makes to designing, building and managing great places. The 120 finalists showcased in this book, across 19 categories, are the best of the best. Each finalist underscores our industry’s capacity, ingenuity and contribution to nation-building. The projects on display combine both elegance and efficiency and demonstrate why Australia leads the world in sustainability, innovation and people-centric design. I extend my warmest thanks to our national judges for the time and commitment they have contributed this year. Our Chairman, John McCarthy AO, has led our team of judges for an extraordinary 24 years. Message from Rider Levett Bucknall Bringing imagination to life Thirty years ago, during the depths of the “recession we had to have”, RLB and the Property Council launched our ‘best of the best’ award – the RLB Australian Development of the Year. 1991 was not a good year. Weighed down by the Black Monday stock market collapse just a few years earlier, the Reserve Bank cash rate and unemployment were both at double digits and the national office vacancy rate had passed 20 per cent. Is it a coincidence, then, that the inaugural RLB Australian Development of the Year was the home of bankers and bean counters? What was then called the Advance Bank Building at 60 Marcus Clarke Street in Canberra stood as a symbol of economic stability in a time of turbulence. The fact that 60 Marcus Clarke Street remains one of Canberra’s most prominent commercial buildings is a testament to its longevity — and the instinct of our esteemed panel of judges, led by the indefatigable John McCarthy AO. Since then, we have applauded and awarded many of our industry’s true gamechangers. Take Pacific Fair on the Gold Coast, a development that delivered a shopping experience long before ecommerce began to reshape retail. Or 30 The Bond in Sydney, which built arguably the first bricks-and-mortar business case for sustainability. Then there’s Admiralty Quays in Brisbane, a residential tower that reinvented apartment living or International House that took home the top prize for showing how timber construction stacks up. Last year, RLB was privileged to play a role in delivering Investa’s visionary commercial office at Barrack Place. This building, complete with Australia’s first operational digital twin, demonstrates how great design and smart technology can create an exceptional experience and an enviable asset. In 2022, RLB will celebrate 40 years of presenting Australia’s most prestigious property awards in partnership with the Property Council. At RLB, we pride ourselves on our fresh perspectives and flawless execution, but in this case the Property Council delivers both, despite — and in some cases because of — market disruptions and downturns. This is our industry’s secret sauce. We don’t let disruptions and downturns stop us from realising those brilliant digital renditions (drawing board dreams), or from turning a hole in the ground into an asset and a place that people will flock to for generations.

History of the Awards In 1982, as the property industry gathered to present its first annual awards for excellence and innovation, many of the buildings that now shape our skylines, bring life to our cities and energy to local economies were still distant dreams or sketches on the drawing board. Since then, the Property Council of Australia (originally the Builders Owners and Managers Association) has been recognising and rewarding excellence. And Rider Levett Bucknall has been the proud sponsor and supporter of the awards program for each of these 39 years. In 1991, the Property Council’s state-based award programs were amalgamated into a national program to recognise excellence across the country. As Australian cities continue to expand, our industry responds to myriad challengers — from delivering affordable housing to supporting Australians as they age, and from improving the environmental sustainability or buildings or creating a rich and diverse workforce. As a result, a number of new categories have been introduced. In 2007, we began to recognise our next generation of talent through Future Leader of the Year Award. In 2010, the Retirement Living and Office Workplace categories were introduced, and the following year the Sustainable Development category was expanded to recognise the different approaches taken on new and existing buildings. In 2012, the Award for Innovation first gained its moment in the spotlight and has since transformed into two awards: one for Project Innovation and another for Development Innovation. The Award for Best affordable Housing Development was presented in 2015, while the Award for Diversity, introduced in 2016, was split into two categories in 2017 in response to the number of entries. While the categories and number of entrants have grown, and the quality and sophistication of the entries have increased, the underlying aim of the awards remains the same; to support and showcase the developments creating brilliant places for all Australians.

With over 18 years in the property and construction industry, Arabella has held diverse roles across Australia. Denis has specialised in the planning, leasing, commissioning, management and sale of major commercial, industrial and retail projects. Denis is the chair of the Property Council of Australia’s Professional Development Committee and, since 1997 has been involved with a range of state and national committees and industry conferences. He has also been a member of the judging panel for the Property Council of Australia/ Rider Levett Bucknall Innovation and Excellence Awards since 2006 and awarded Life Membership of the Property Council Academy in 2019.

Having moved to the State Government, Désirée now leads the planning and development assessment functions across Queensland’s Priority Development Areas.

He has successfully led hospitality projects such as the new Hilton Melbourne, Chadstone Hotel and Adina at 55 Southbank Boulevard, plus the premium residential development The Eastbourne by Mirvac. arlier in his career, before joining Bates E Smart, Julian lived and worked in London. Kristiana is the Director Strategic Relationships at GJK Facility Services. Prior to this role, she was the Co-founder and Director of FM Innovations, an award-winning technology company which she sold in early 2019 to Zuuse, a leading global software platform for construction and building operations.
Médy Hassan is the founder and Managing Director of investment and property group Haus Holdings, co-founder and Director of private equity group Vitae Capital and is the Chairman of The Australian Performing Arts Conservatory (APAC) and the Jazz Music Institute (JMI). Médy is an Adjunct Professor at RMIT University, the University of Canberra and Western Sydney University, a Fellow of the Royal Society (NSW), an Industry Fellow of the University of Queensland and Fellow of the Australian Institute of Building.
Kris is a graduate of AICD and was appointed the first female Chair of FMA Australia in 2015, and is currently on the board as the Immediate Past Chair. She is a Non-Executive Director of Zuuse, a Board Member of Housing All Australians, a Director of TEN Women and an Advisory Board Member of GJK. Kris has been a member of several PCA committees over the years and participated as a Mentor in the PCA Mentoring program for several years.

Natasha Teychenne is the Property Council of Australia’s Head of People and Culture. Natasha is an experienced HR executive, having led across all disciplines of HR with a particular expertise in organisational development, cultural transformation and learning and development.
Nikki is a Partner in the award winning Real Estate Group as well as Partner-in-Charge of Clayton Utz’s Sydney office. She has over 22 years’ experience advising both public and private sector clients on strategic, commercial and legal issues affecting all forms of property, infrastructure and procurement related matters.
Rosina is a Principal in global architecture and design firm Woods Bagot. She is an Interior Designer with extensive global experience across Europe, Russia, Asia and Australia.
Ross is an accomplished urban planner with over 15 years’ industry experience in Australia and the UK. His experience includes strategic project and property advice for clients, project leadership in large and innovative infill projects, working with multidisciplinary teams in developing greenfield communities, interrogating land and place productivity, and identifying and analysing development opportunities for clients.
Aligning business strategies with human performance is the essence of what Natasha’s career has been devoted to for nearly two decades. Cultivating cultures where people can become the best and most authentic versions of themselves is her passion. Natasha holds a Master of Psychology, is a registered practicing Psychologist, and is a certificated facilitator in Achieve Global (now Miller Heiman Group). During her career she held senior HR roles at companies such as PPB Advisory, Telstra and CSC Australia. Natasha started her career as an executive coach and consultant working across a wide range of ASX listed companies and public sector organisations in the areas of strategic M&A, culture development and organisational design.
Nikki was voted as Real Estate Partner of the Year for both 2016 and 2017 at the Australian Lawyers Weekly awards (and finalist in 2018). She is ranked as a leading practitioner by legal directories including Legal 500, Chambers and Doyle’s Guide. She is also Deputy Chair of the PCA’s Property and Precincts Committee NSW and a Non-Executive Director for Youth off the Streets. Nikki’s other job as a mother of two teenage girls and one almost teenager reinforces her hands-on approach for finding practical and innovative solutions on a daily basis — they’ve also honed her negotiation skills and diplomacy skills!

Stephen is the Managing Director of Rider Levett Bucknall (RLB) in New South Wales, and a member of the Global Board and Oceania Executive Committee. He has extensive experience in cost planning and financial reporting related to construction projects and prides himself on attaining the best value for money while respecting the clients’ project goals and bringing their imagination to life.
Susan has international and domestic real estate experience in investment management primarily in the retail sector, including asset and funds management (both listed and wholesale markets), property and portfolio acquisitions and development. Susan has held senior and executive positions with Lendlease, AMP Capital, and Galileo Funds Management. Her most recent role was Mirvac’s Head of Retail.
Stephen’s flagship projects include the new Sydney Fish Markets, Barrack Place, 33 Alfred Street revitalisation, Chatswood Chase Redevelopment, Greenland Tower, Opera Residence and David Jones refurbishment.
Susan is currently a Non-Executive Director Cbus Property and a Global Trustee of Urban Land Institute (ULI).
Stephen has worked with the Property Council of Australia on numerous occasions during his four decades in the industry and is also a board member of Monte Sant Angelo College, North Sydney. Stephen is extremely proud of the long relationship RLB has with the Property Council of Australia and its sponsorship of the Innovation and Excellence Awards.

Why are affordable housing choices so important? Housing affordability is a challenge across Australia, not just Canberra – so it is vital that we have a range of options for people to feel secure and have a sense of belonging. Having a home is the most critical aspect of a person’s life – it underpins their ability to work, raise their family, feel safe and participate in the community.
