National President’s Message It is my great honour to present the finalists and winners of the 2018 Property Council of Australia / Rider Levett Bucknall Innovation & Excellence Awards. The 137 finalists showcased in this book, across a record 20 categories, are the best of the best. Each finalist underscores our industry’s capacity, ingenuity and contribution to nation-building. Together, we are Australia’s largest industry, creating more jobs than mining and manufacturing combined. The projects on display combine both elegance and efficiency, and demonstrate why Australia leads the world in sustainability, innovation and people-centric design. I extend my warmest thanks to our national judges for the hundreds of hours they have contributed this year. Our Chairman, John McCarthy AO, has led an extraordinary 21 awards cycles. About the Property Council of Australia
Prosperity, jobs, strong communities The Property Council of Australia is the leading advocate for Australia’s biggest industry, which now generates more jobs than any other. Every day we hand over the keys to 630 new homes and provide jobs for more than 1.4 million Australians, more than mining and manufacturing combined. One in four Australians draw their wage from the property industry either directly or indirectly. Our members shape the future of our cities and create vibrant, connected communities. Property accounts for 13 per cent of Australian GDP and is the nation’s largest contributor to government revenues paying $87.9 billion in tax.
In 2019 we are telling the industry’s proud story through a nationwide community-facing campaign that showcases the contribution our members make to creating jobs and building communities. This contribution is reflected in our advocacy priorities. A strong property industry is good for jobs and the economy. Around the country, the Property Council works with governments and champions policies to strengthen communities.
Fixing housing affordability is critical because good housing choices knit communities and cities together. They offer people the option to live and work where they wish, match housing options to their lifestyle and family needs, and the security of a good home. Getting this right matters because people need housing choice and affordable options as they move through life. Shaping thriving cities for our future means governments need to get ahead of the game to make our cities more liveable and prosperous, even as they grow. Australia is one of the most urbanised countries in the world and our cities generate more than 80 percent of our economy. Our big cities are growing, with more than three quarters of Australia’s future population growth expected to occur in just four cities (Sydney, Melbourne, Brisbane and Perth). Infrastructure is the lifeblood of our cities. Good transport connects people to where they live, work and play – and essential social infrastructure like schools and hospitals gives people the services they deserve. That’s why we need to reinforce the need for governments to look over the horizon and better plan, fund and deliver the infrastructure our cities need.
A fairer, more efficient tax system will make housing more affordable, create jobs and provide a more reliable revenue base for governments. Property is highly taxed and subject to some of the country’s worst taxes such as stamp duty. Excess taxation makes homes less affordable and adds to the cost of doing business. Better planning frameworks mean more homes can be delivered faster and more affordably. Good planning also creates stronger cities and regions, more jobs and robust economic growth. Improving diversity is a key priority across the property industry. The industry is committed to driving greater gender equality and increasing the number of women in leadership roles. A suite of important initiatives is being implemented across the industry to achieve lasting change, from closing the gender pay gap to encouraging more young women to pursue a career in property.
Leading the world on sustainability for seven years running, Australia’s largest property companies have been global leaders in environmental, social and governance performance on sustainability, but the rest of the world is beginning to catch up. That’s why Australia’s property industry has called for measures to improve energy efficiency and encourage distributed energy within the built environment.

History of the Awards In 1982, as the property industry gathered to present its first annual awards for excellence and innovation, many of the buildings that now shape our skylines, bring life to our cities and energy to local economies were still distant dreams or sketches on the drawing board. Since then, the Property Council of Australia (originally the Building Owners and Managers Association) has been recognising and rewarding excellence. As Australia’s cities continue to expand, our industry responds to myriad challenges — from delivering affordable housing to supporting Australians as they age, and from improving the environmental sustainability of buildings to creating a rich and diverse workforce. As a result, a number of new categories have been introduced. In 2007, we began to recognise our next generation of talent through the Future Leader of the Year Award. In 2010, the Retirement Living and Office Workplace categories were introduced, and the following year the Sustainable Development category was expanded to recognise the different approaches taken on new and existing buildings. In 2012, the Award for Innovation first gained its moment in the spotlight, and has since transformed into two awards: one for Project Innovation and another for Development Innovation. The Award for Best Affordable Housing Development was first presented in 2015, while the Award for Diversity, introduced in 2016, has been split into two categories in 2017 in response to the number of entries. While the categories and number of entrants have grown, and the quality and sophistication of the entries have increased, the underlying aim of the awards remains the same: to support and showcase the developments creating brilliant places for all Australians.

Rosina returned to Adelaide after leading the interiors portfolio in the Woods Bagot London Studio. In the workplace sector, Rosina led HSBCâ&#x20AC;&#x2122;s Global Headquarters at Canary Wharf and other prestigious projects for Bloomberg, Barclays Capital, Cisco and Macquarie Group. As lead interior designer in London, Rosina delivered notable projects such as Eccleston Square Hotel, Doubletree by Hilton and award winning Minthis Hills Golf Resort in Cyprus. On return to Australia, Rosina has led her team in designing the interiors of the ground-breaking South Australian Health and Medical Research Institute (SAHMRI), newly refurbished Platinum Club Train Carriages for The Ghan and award-winning Collins Bar for Hilton. Rosina is leading the interiors on the expansion of the Adelaide Convention Centre, working on the new Westin Brisbane and is advising the Art Gallery of South Australia.

Médy Hassan is the founder and Managing Director of investment and property group Haus Holdings, co-founder and Director of private equity group Vitae Capital and an Adjunct Professor at both RMIT and the University of Canberra.

Guests can enjoy 360° views of the penguins by boarding a life raft that brings them up close to the penguins’ icy habitat.
Tasmania’s extraordinary Three Capes Track has been described as one of the world’s hottest new experiences. For visitors, one of the most memorable parts of this compelling walking experience is staying overnight in the three cabin sites located along the track, conceived by Parks and Wildlife Tasmania, Jaws Architects and built by Vos Construction. The result is a series of refined and unassuming camps that nestle lightly in the raw and precious environment, helping to provide an enhanced walker experience.

81 Waymouth Street presented itself as an ideal opportunity for Schaivello. By integrating base building upgrade works with the design and construct fit out works, Schiavello were able to optimise environmental sustainable outcomes for the project. Continuing JLL’s successful implementation of the firm’s Activity Based Working (ABW) WorkSmart model, the company’s new Melbourne office incorporates evolutionary enhancements such as a variety of different work settings enabling staff to choose how they wish to work, complete open plan design, flexible training/ function spaces, 5 Star Green Star rating and the ability to grow into the workplace. Construction of the 2,200sqm office was completed within four months, allowing the JLL business to move without interruption to business operations.
Built was engaged for the refurbishment of Levels 6, 7 and 8 of KPMG’s Adelaide office through a progressive churn programme. The works entailed the complete refurbishment of the client floor, balcony and upgrade of office floors to provide more Activity Based Working flexibility for KPMG. KPMG were in occupation while construction works were undertaken, with a sensitive approach to the churn cycles adopted by Built to ensure there was no interruption to their day to day business operations.

Vodafone have created a collaborative, exciting and fit for purpose head office that embraces Vodafone’s values and its people. They have achieved this by listening to their staff needs, designing a space with both local & global learnings, embracing IT and creating a clear and well communicated change management plan. Project Unity is a good example of how a physical space can drive people engagement and deliver positive financial outcomes for the business.
In 2015, Vicinity Centres was formed from the merger of Federation Centres and Novion Property Group. Both organisations had distinctly different cultures, business processes and systems. The new Vicinity national office project, known as the ONEworkplace project, provided an opportunity to use the new workspace to unite the two organisations as one brand and culture and drive innovative working and thinking. ONEworkplace took people from traditional office based workspaces to a 100 per cent activity based working environment.

40 Molle Street Redevelopment involved the conversion of an old 1899 heritage building, previously utilised as an automotive bodywork shop, into a multi-use development, featuring retail tenancies, offices and child care while still being sympathetic to the heritage and age of the building. The project team was focused on the delivery of a ‘whole of site’ development ensuring the existing architecture and structural components were retained while providing a modern and contemporary space.
Soho Village is a paradigm shifting urban development embedded within a traditional sprawling neighbourhood context. Fashioning a cohesive, walkable and socially connected urban response, Soho Village proves that creating a strong sense of place and a ‘community’ focused on housing diversity, density and affordability is commercially savvy and achievable in Australia’s growth suburbs.

Opened in September 2016, The Avenue at Stockland Shellharbour is a $5 million outdoor dining area with an inclusive playground for children of all ages and abilities. Calleya transforms a dormant sand quarry into a vibrant residential community only 23 km from the Perth CBD. The project delivers a well-connected community and has added significant value to the local Cockburn Central Community. The development was based on an innovative approach to stormwater management that moved away from traditional pit and pipe drainage and reliance on large volumes of imported fill. This resulting in numerous financial, social and environmental benefits to the project and the broader community.
EY Centre, 200 George Street is a new landmark building redefining the Sydney skyline. Completed in June 2016 by Mirvac, the distinctively sculptural, 37-storey building employs a world-first timber-and-glass closed cavity façade system giving it a unique appearance – an instantly recognisable structure defined by its shimmering, organic, golden-hued curves in striking contrast to the more conventional commercial towers surrounding it. The building sets new industry benchmarks for sustainability, innovation and heritage integration in Australia and around the world.
The New Academic Street project was a ‘brownfield’ build within a live environment that transformed RMIT’s City campus by reimagining 32,000 square metres of new and refurbished space inside four 1960s-designed buildings on Swanston Street in Melbourne’s CBD.

Eidetic provides specialist asset, property and location solutions designed to meet the common need for visual evidencing by developing data outputs for the intelligent management of assets and site based environments.
The project focused on the conversion of an old 1899 heritage building, utilised as a body work shop, into a multi-use development, featuring retail tenancies, offices and child care, while being sympathetic to the heritage and age of the building. The project team focused on delivering a whole of site development ensuring the existing architecture and structural components were retained, whilst providing a modern and contemporary space.
ISPT have been exploring future trends, innovations and disruptors in the property industry for a long time. They recognised they needed a place to experiment and they couldn’t go on the journey alone, so they partnered with Collective Social Intelligence (or CSI) who custom build collaborative spaces globally. Every space they co-create is unique and fit for purpose. Foy’s Arcade is a one of a kind, truly immersive, high-tech, social Customer Experience centre.

Finalists HARPLEY DISCOVERY TRAIL — LENDLEASE VIC The Harpley Discovery Trail offers visitors of all ages an opportunity to learn about Indigenous culture, the heritage and natural ecosystems of the land. The Trail was designed by Lendlease in consultation with the Wadawurrung people to reflect the traditional custodians’ stories, European settlement history and native wetlands, flora and fauna. Experiences on the Trail include information and audio walking tour via a digital app, sculptures, landscape and signage encouraging visitors to interact and develop a sense of belonging. KINGS CO-OP: CREATORS ARE THE NEW INNOVATORS QLD “Travel Together”, the public art reflected on the façade of the Kings Co-op car park at the Brisbane Showgrounds, demonstrates a true integration of development with the creative industries and the community. Created by 22 year old QUT industrial design student, Tom Emmet and installed by more than 150 volunteers, this large scale public art demonstrates an innovative approach to turning a simple structural form into an aesthetic and sustainable outcome for the enjoyment of many. The Macquarie University Incubator is an off-site manufactured, mass timber building designed to enable future dismantle, relocation and reassembly. The structure consists of timber floor cassettes supported on screw piles and glulam V-columns. These carry 22 roof cassettes which are typically 20.3 x 3.6m with a 14.4m clear internal span. The building is enclosed with 44 prefabricated facade panels and 118 Accoya timber windows. The structure was erected in 37 days. The total duration of construction was six months.
The Suburban Land Agency’s Community Development Program, ‘Mingle’, focuses on building vibrant and sustainable communities. Mingle is integral to the community establishment process and achieves involvement through events, education, activities, communication and community building opportunities. Innovation is achieved by delivering a targeted approach to ensure the program caters for a diverse group of residents and enables a more personalised approach. Resident champions are discovered, mentored and encouraged. We create community connections that are developed to last a lifetime.

Over the next 20 years, the $5 billion transformation of this historic wharf site will result in a world-class, master planned mixed use development. Located just six kilometres from Brisbane’s CBD, Northshore covers 304 hectares of land, including two and a half kilometres of river frontage. Already home to Brisbane’s popular Eat Street Northshore, creative community initiatives, and 2500 residents, Northshore seeks to inspire new adventures in life and business. SGCH Group and Northrop developed a sustainability plan to improve building performance and identify a pathway to achieving widespread emissions reductions and better sustainability outcomes. Overall, this sustainability plan outlined not just building fabric and energy efficiency measures, but initiatives that addressed environmental sustainability more broadly, including consideration of water use, indoor environment quality, ecological impact and waste. The strategy led to the creation of a $130m financing program through the CEFC and a $5.4m retrofit program with the OEH.
The RSPCA Passive Wastewater Recycling System is a landscaped space of elegance and function. An innovative subsurface wetland system, it is capable of recycling around 5000L of water daily, used to wash down dog kennels at the RSPCA in Burwood, Victoria. The water from the system cleans the kennels and irrigates the gardens, while every dollar saved from water re-use is spent on animal welfare. Managed by Sydney Renewable Power Company, the 520kW solar array feeds enough power into ICC Sydney to power the equivalent of 100 homes and provides retail investors in the nearby Sydney area with a unique opportunity to invest in renewable energy. THE AVENUE PRIVATE HOSPITAL VIC The Avenue Private Hospital in urban Melbourne is believed to be a world first to deliver a composite structure with elevated operating theatres. Some 36 prefabricated complete modules were delivered and assembled on top of the existing hospital structure in just 48 hours, minimising time, cost and disruption in such a congested area. Delivered three months early with not one operating list affected, the project is a remarkable demonstration of a state of the art facility, built in a revolutionary way. Winyu House is located in the Canberra commercial town centre of Gungahlin. The development was the first A Grade commercial office building to be built in the Gungahlin Town Centre and is fully leased by the ACT Government. The key innovation was in the procurement and delivery process of new office accommodation for the ACT Government. The project represents a collaboration between the ACT Government (Tenant), KDN Group (developer/ owner), and Lendlease (Project Manager/Builder).

Our aim was to demonstrate that a major high rise could be built in a dense urban context without adversely impacting the surrounding urban amenity. The tower’s uniquely sculpted rectilinear volumes have been crafted to eliminate overshadowing of surrounding public spaces in mid-winter, while accommodating the sites irregular geometry. Winyu House is a new A-Grade (PCA A Grade) commercial office building in the Gungahlin Town Centre on the corner of Valley Avenue and Gungahlin Place. The development is a four-storey building of approximately 10,191m2 Net Lettable Area and 12,319m2 Gross Floor Area. The building features an impressive open central atrium space with a glass skylight linking all four levels of the building from the ground floor ACT Government Shopfront outlet, reception and office space housing over 700 staff.

The AHMS supports collaborative ground-breaking research, clinical-based simulation learning and undergraduate teaching of Universityâ&#x20AC;&#x2122;s Medical, Nursing and Dental programs. The philosophy is to support the integration of medicine and nursing curricula, while exposing undergraduates to the Universityâ&#x20AC;&#x2122;s sophisticated research facilities including the state of the art Adelaide Dental Clinic. The coming together of some of the brightest minds with globally renowned scientists and clinicians in a world class facility creates a unique and compelling higher education proposition.
The Alexander Street Public Car Park and Shopping Centre, Crows Nest is a public building now owned by North Sydney Council and developed by Woolworths, through the private public partnership mechanism. Alexander Street Public Car Park and Shopping Centre complements the village character and created a new community hub for day to day access to public parking, convenience shopping, social interaction with its focus on food and beverage, and new multi-level public car parking to support businesses within Crows Nest.
The new Bendigo Hospital has delivered a $630 million state-of-theart public health facility to the Loddon-Mallee community, which includes the regional city of Bendigo. Offering world-class healthcare services, the new hospital reduces the need for local residents to travel to Melbourne for specialist treatments. The hospital offers a tranquil and caring environment for staff, patients and visitors through the integration of architecture, landscaping, health planning, technology and evidence-based design. Construction commenced in September 2013 and reached completion in November 2016.

The project encapsulates the idea of student life and sets a benchmark for student accommodation by providing a ground floor plan that is inclusive and inviting, while facilitating contemporary student living. It encourages a sense of community and togetherness of people from different parts of the country and world.
The vibrant and family-friendly community of Whiteman Edge is in the suburb of Brabham, just 23km from Perthâ&#x20AC;&#x2122;s CBD.
