Striking Sunrise stunner wins 2017 House of the Year A STRIKING Sunrise Beach home of exceptional standard and style by Kernohan Construction has taken out the 2017 Master Builders Sunshine Coast House of the Year. The building was designed by Aboda Design Group and with interior design and furnishings by Zooi Design. Elevated above David Low Way and with 180-degree views of the ocean, the house is built over two levels carved 4m into the edge of the dune. It features a suspended infinity-edge swimming pool to make the most of the coastal outlook. Builder Darren Kernohan enjoyed the collaboration with the architect and interior designers on the project. “Kernohan Construction, Aboda Design and Zooi Design all have offices at Level 2 1794 David Low Way, Coolum Beach. Being in the same building as the designers means we are able to ensure every detail of the home is absolutely perfect,” he said. Darren believes this was instrumental in such a stunning outcome. “From a builder’s point of view, the house was technically challenging,” he said.

I love the street presentation. It makes for a beautiful home without having to try too hard.” Particular challenges in the construction were to contain the

500sq m volume of the home on a tapering 752sq m site while protecting and maximising the finished floor levels to capture the views, especially across the swimming pool. This was done while retaining the coastal and native vegetation and remaining under the 8m height limit. The lower level offers four bedrooms, bathroom and kitchenette. By suspending the concrete pool on block blade walls, all spaces enjoy a view of the beach. The upper floor features a main bedroom suite with dramatic views right up to the dune on Sunrise Beach and the ocean beyond. A home office has been combined behind the bedroom. The north-western wing provides lavish guest accommodation while the main living/dining area opens onto an expansive deck and the suspended infinity pool. Again, the ocean views dominate and have been enhanced by clever, thoughtful design and skilful execution. A private, street-facing courtyard adjoining the entry provides a place to retreat to when the ocean side is exposed to weather. It also adds privacy from the street and a sense of intrigue. In terms of building, the project presented a number of challenges. The sand dune was particularly steep and needed to be effectively retained before installation of a forest of screw piers. The lower level is set 4.2m below the upper level, enabling the pool to be suspended over the lower outdoor living areas. The increased height between levels has been masked by clever use of timber soffits and drop ceilings. Connecting the lower level to the dune and the upper level to the street maximises the views. This combination gives the appearance from the street that the site is flat. Custom batten screening, a living green wall and generous use of glazing gives the building an appealing street frontage without overstating the architectural detailing. In terms of passive design, the building has been set out in a

manner to moderate the south-easterly breezes when required by creating an operable indoor/outdoor alfresco and orientation of main bedroom yet still use the breezes to cool the house during summer, particularly by cross-flow, stack effect and clerestory glazing. Cool ocean breezes also flow across the pool and into the home. The exterior space is further controlled by operable Vergola roofing. The western sun is subdued by the living green wall on the street front that also adds privacy. This is a home of exceptional standard and style. An Exemplar-y effort UTILISING cutting-edge design and building techniques, the Exemplar Health consortium has delivered the biggest hospital to be built in Australia this year. In a great test of thought, planning, collaboration and quality control, the consortium – comprising Lendlease, Siemens and Capella Capital, with partners Spotless Facilities Services – has delivered the best of facilities to the Sunshine Coast community. That was the intention from the start. What was planned five years ago would be outdated by the completion stage. Live modelling allowed the latest innovations to be included in the build. It was the same with the facilities and technology to be offered. Everything had to be thought through and tested so that services would be ready for opening day. And they were, in what can only be described as a phenomenal effort by all involved. Design changes, modifications and the rapid advances in technology meant everyone had to keep ahead of the build. They wanted the latest in here – and they got it. The Sunshine Coast is graced with some of the best medical services around. The new tertiary facility was delivered through a public private partnership contract to design, build, finance and maintain the hospital for 25 years. The Sunshine Coast University Hospital (SCUH) project comprises 150,000sq m main hospital building, the Sunshine Coast Health Institute and mental health facility. There are 3500 car parks including two multi-level above-ground car parks, a 100-place day-care facility, retail facilities and parklands on the 19.5ha site – the same footprint as Brisbane CBD. Supporting infrastructure such as roads and utilities were also included in the project. Although it was one development, all the teams involved in the construction had their own programs, which required a massive coordination effort. In addition, everyone had to be proactive on workplace health and safety. The communication process was incredible as it required planning of the work sites that included 1800 workers, as well as the coordination of stakeholders. Jobs like this bring out the best in people. There is none better than the new Sunshine Coast Public

Hospital that contains the latest in equipment and technology, from diagnosis to treatment yet also in the delivery of services. These include a network of auto guided vehicles that can transfer anything to anywhere in the hospital. Lighting is computer-controlled for efficiency and there are car parking guidance systems. Light wells and garden courtyards mean it is a healthy building. The eastern courtyard is for patient well-being – to get them out into the sunshine and fresh air. It is one of few hospitals in Australia where you will find this extra space. They wanted the latest here. It is a phenomenal facility. T

he Rising Star award is a prestigious one. The winner demonstrates not only a commitment to the building industry as a whole, but also to the outstanding quality of their work, dedication to their team and excellent customer service. This year’s winner is Joe McGuirk, founder and working director of J Co Constructions, established 2012. The award reflects his dedication, passion and commitment to producing the best possible outcome for each client, as well as his attention to detail. Joe says while he didn’t expect the award, it’s awesome to be recognised. “We’ve won several awards previously [including the President’s Award, state and national awards] but the Rising Star is more of a personal award,” Joe says. “It’s awesome to be recognised for your hard work and to know that it’s been appreciated. “The one-on-one personal attention we give our clients ensures we achieve the result they desire. We sit down with each client and go through their individual wish list.”

Joe believes there is much room in the industry to provide special and beautiful homes at a price that is affordable, and that a perfect home needs not have a million-dollar price tag to stand out. “We strive to get the best ‘bang for buck’ for our clients. “My favourite part of the work we do is actually the feedback we get from clients after a job is completed. We’ll keep doing what we’re doing and stay at the same capacity so we can deliver a quality product on time and on budget. inner of the 2017 Women in Building award – Courtney Burns, from PJ Burns Builder – says building is in her blood. But that’s somewhat of an understatement with a Sunshine Coast-based family construction business dating back to 1978, including grandfather Noel Burns (who developed Kawana into what it is today), father Rick Burns and two sisters in the business. But Courtney, now 35, says she needed to get a few years under her belt elsewhere (you might remember her cheerful voice and

famous laugh from local radio Mix FM and Zinc FM) before returning to the family business. “My heart was always back in the building industry,” Courtney says. “After my third baby [she has five children now with husband Hayden], I left radio and went into the construction industry. I worked my way through the company asking myself ‘what can I learn that I don’t know yet’.” Courtney’s progression included finishing a Diploma in Building and Construction and she now also has a low rise Builders Licence. “Housing is what I love – it’s very different to commercial construction, it’s very personal. We treat each build like someone’s baby and keep a real personal touch. For example, our clients always get to speak to someone in our office rather than in a site office somewhere.” She has nothing but praise for the Master Builders Association, saying it provides such foundation of information for builders. Apprenticeship Award – Morgan Brown for S J H Constructions (Schulz Johnson Holdings).

organ Brown has taken out the Apprenticeship Award for S J H Properties Pty Ltd (Schulz Johnson Holdings). He’s been with the company for one year now under the guidance of business founder and owner Sam Johnson, who nominated the 19-year-old carpenter. “He didn’t tell me at first. But he started asking me a few questions out of the blue so I had my suspicions he was up to something,” Morgan says. “We were joking around before the awards about me getting up on stage, but I was so shocked when they read out my name – I never thought I’d receive that.” Morgan says many in his family had a trade so it was something that had always been on his mind as an option which would give him a career as well as allow him to work outside, and he jumped at the opportunity to join Sam. “Typically, apprentices cop a fair amount of stuff, but the team (at Schulz Johnson) are pretty cool. “I just always try my best to get through the work. I ask questions where I need to and ask for feedback on what I need to improve. I do my best to do that and Sam lets me know how I’m going. He’ll also give me feedback if I’m doing well. But he doesn’t expect too much of me either with it being my first year. He knows me well.” Morgan says he’s focussed now on finishing the apprenticeship, learning more and working his way up – maybe even on having his own business. he Master Builders Housing & Construction Awards have been recognised as one of Queensland’s most prestigious and longest-running industry events since 1987, when the inaugural ceremony was held. Initially known as the Housing Awards Competition, it was expanded in 1988 to encompass the residential housing and commercial industrial fields, and became what we now know as the Housing & Construction Awards. The new program was run in conjunction with the Housing and Construction Conference ’88, which was part of Brisbane’s Expo ’88 program. It wasn’t until 1993 that entries from regional Queensland were encouraged and the first Master Builders Regional Housing & Construction Awards were launched. The Sunshine Coast ceremony was much smaller than those held today, with only a handful of categories being awarded. Today there are more than 50 categories under the banners of construction, housing, trade contractor/specialty and individual. ECIDING on a builder or trade contractor is a big decision and one only you can make. You may have heard horror stories about disputes and cost blow-outs but the truth is many of these issues can be easily avoided. RCQ Construction – Winner Residential Building (high-rise over 3 storeys) up to $20 million award CQ Construction is a wholly privately owned company committed to working with clients to create success in the building and property industry. RCQ Construction took out the 2017 Master Builders Residential Building (high-rise over three storeys) up to $20 million award for First Light. Located on First Ave in Mooloolaba, the First Light project consists of 67 two and three-bedroom apartments spread over 13 levels serviced by two secure lifts. This project was built on a challenging site; built to all four boundaries between existing residential towers in the heart of Mooloolaba. Due to the complexities of this site exceptional public relations and communication skills were deployed by the team to manage road closures, deliveries and noise to the point that initially annoyed neighbours sent correspondence of praise at the conclusion of the project.

Designed and constructed to deal with the lowest level being below sea level this project was completed in record time (10 weeks early) on a 16-month contract duration. The hybrid design that incorporates RITEK internal walls and James Hardie lightweight façade make this high-rise a standout. PJ Burns deliver a home to budget I

T’S exciting times for PJ Burns Builder, with a highly successful 2017 awards season. This year they picked up three industry awards, which are progressing as nominations in the state awards: the $251,000 – $350,000 Individual Home and $551,000 – $650,000 Individual Home. Courtney Burns also won the prestigious Women in Building Award. Building homes from $120,000 secondary dwellings to $1 million-plus dream homes, Rick Burns said the awards were confirmation they could succeed at delivering a home to budget across the board. With decades of experience behind them, it’s no wonder PJ Burns Builder has remained a leader in the industry. The team will be celebrating 40 years next year and intend to do so with a bang. The company started with Rick Burns in 1978 and was soon joined by his brother, Stephen, who now heads up their Wide Bay office. Rick’s daughters Courtney, Amanda and Sarah are all integral parts of the company these days, driving changes in building materials and styles within the company and greater building industry. “It’s exciting times for the building industry, everyone has their own ideas,” Courtney said. “Gone are the days of a single-colour render home, now you are only limited by your imagination and your budget.” This week they are turning soil on a knock-down rebuild in Warana, next door to an original PJ Burns home. Rick said it was only a matter of time before they were knocking down one of their own to make way for a brand-new

PJ Burns Builder home. Over the years, the Burns family has seen a large shift in the industry across a number of areas. Once a brick-and-roof-tile home with a couple of bedrooms, one bathroom and simple rectangle shape was the norm, now a Colorbond roof is the standard and the need for a brick veneer home has dropped dramatically. Lightweight cladding, which has been around for a while, is increasing in popularity for its ability to achieve a more modern and innovative design within a tighter footprint. Design is particularly prudent these days given the reducing lot sizes within estates. PJ Burns Builder has been focusing heavily on smart design to maximise site possibilities. Secondary dwellings are on the radar for a lot of locals and PJ Burns Builder has noticed the shift.

“Secondary dwellings are available to most people with blocks over 600sq m,” Courtney said. “A compliant dwelling can be quite simple and cost-effective or more extravagant with modern design and materials, costing as much as any other dwelling. For a lot of people though, it is a great passive income available on a block you already own.” Depending on your shire, PJ Burns Builder suggests this may be worth considering. PJ Burns’ new display is up and running, with plenty of ideas for design and styling. “Clients often comment that at PJ Burns Builder you can have a custom design home with the latest products, without a million-dollar price tag,” in-house designer Joel Gravina said.
