AS CITIES grow more congested, the cost of living rises, house prices get further from reach and the daily commute seems to get longer every week, more and more people are choosing to look to our thriving regions to make homes. There is certainly no shortage of wonderful towns and regional centres to make a home in either. From busy regional hubs like Dalby, with a population of about 12,000 to tiny little townships like Quilpie with fewer than 600 people, tree changers are finding these areas are well resourced, affordable and friendly places to live. Far from the $600,000 median house price in Brisbane, centres like Dalby offer a chance for a well-paying job and a median house price around $230,000, while Roma’s median price is $200,000. Regional towns aren’t just for retired farmers, with plenty of employment for nurses, doctors, teachers, engineers, mechanics and miners, just to name a few. Many employers offer good incentives for making the move. Unemployment in many of these towns is well below state and national averages. While many city dwellers know few, if any of the people who live in their street, country residents find their towns to be friendly, helpful places where there is always someone to lend a hand or an ear when needed. Community and sporting groups thrive and the sense of mateship in them is unparalleled. They’re the kinds of places where the kids can safely walk to their friend’s house or ride their bikes down to the skate park or to school. Natural wonders abound, with many towns just a short walk or drive from incredible national parks, rivers, lagoons, wildflower displays and prehistoric rock paintings. Kids and adults alike can get into horse riding and motorbikes, with plenty of groups so they can do it in good company. Those looking to get into agriculture would do well to pick a better time, with strong commodity prices almost across the board and opportunities for everything from goat or emu farming to cotton growing. There are plenty of reasons to take a closer look at what life might be like outside the big smoke. Megan Masters

CHARMING CHINCHILLA Perfect retreat for your Tree Change

IT MIGHT be known for its melon festival, but there is so much more to the thriving town of Chinchilla. Every second year, thousands of visitors flock to the town from far and wide for the widest range of melon-related activities you’re likely to find anywhere, so you’d be forgiven for thinking the town is all about melons. In fact, while the melon industry has slowly wound back, the area still supports a mix of mining and other agricultural pursuits as well as a healthy town centre filled with restaurants, retail and a plethora of businesses that provide goods and services for trucking, mining and agricultural businesses. Employment is strong, with plenty of jobs available across a wide range of industries including mining, agriculture, retail trades and services. There are also plenty of education options, making it a wonderful place to raise a family. There are three primary schools, a state high school and a Tafe campus. Those looking for a little culture in their lives are provided with a cultural centre with a 700-seat auditorium as well as a town library,

historical museum and an art gallery. The cultural centre hosts a huge range of events, from cinema screenings to classical music, school musicals, trade shows and science festivals. Sports fans are well catered for by numerous sporting groups and facilities. From an aquatic centre and family sports centre to a wide range of sporting clubs, the number of activities supported in the town is impressive for its population of about 5500. There are clubs and facilities for rugby league, touch football, cricket, tennis, golf, squash, motocross, gymnastics, indoor and outdoor netball, taekwondo and lawn bowls. There is also a shooting range as well as horse racing, a fishing club, Pony Club and a nearby polocrosse club. The real estate market speaks for itself, with fixer-uppers well under $200,000, modern family homes around $200,000 and stunning lifestyle properties on prime acreage going for as little as $500,000. Chinchilla is definitely the perfect place to enjoy a tree change.

ULTIMATE REAL ESTATE : MILES

Henry Sinnamon from Miles showing a Santa Gertrudis bull at Beef Australia. Beef and cattle production is a strong economic driver for the Miles region.

MILES - A THRIVING LITTLE TOWN IN WESTERN DOWNS YOU’D go a long way to find a town the size of Miles with a more vibrant arts and culture scene. The thriving little town is situated at the junction of the Warrego and Leichhardt highways and has a population of about 1800 people. But while many towns of that size would be flat out supporting a foyer exhibition in the local library, Miles has Dogwood Crossing, an architecturally stunning building that features seven metre rall stylised bottle trees in a colonnade down its centre. It not only functions as a community hub, but also houses a comprehensive display of the town’s social history and the John Mullins Memorial Art Gallery. Far from a one-trick gallery sporting little more than tired pastoral landscape paintings, it presents stimulating and exciting exhibitions and attracts a range of well-known artists.

But it’s not all about man-made beauty, with the area renowned for native trees and shrubs, a rare pink form of waterlily that puts on an impressive display in Chinaman’s Lagoon throughout summer and autumn, and a springtime display of beautiful wildflowers that is hard to beat. Every second year locals look forward to showcasing the region for visitors through the Beef, Bells and Bottle Tree Festival, which takes place in spring. It’s the perfect time to enjoy Miles thanks to the wildflowers that blanket the countryside at that time of year. It features a range of arts and cultural activities, entertainment and a vibrant street parade that culminates in a carnival-style family fun day. But the town has so much to offer all year round. Families in Miles are catered for with a state primary and high school and Dogwood Crossing also includes the town’s library. A 3rd generation trusted family business. EST: 1935

Unemployment is relatively low thanks to a wide range of industries in the area including dairy, fruit growing, wheat, sheep, cattle, timber and bentonite clay mining. Active families will love the range of activities on offer including 4WD, bushwalking, camping, fishing, bird watching, canoeing and fossicking. There are sporting groups and facilities catering for fans of swimming, rugby league, tennis, golf, abseiling, bowling and plenty more. Whether you’re on a budget tight enough to look at a simple unit under $60,000 or a new family home for under $350,000, there’s something for everyone on the Miles real estate market. It’s a vibrant community just looking for more people to discover its charms.

ULTIMATE REAL ESTATE : DALBY

DISCOVER DELIGHTFUL DALBY IF YOU’RE looking to get out of the big smoke and try out the country, but don’t want to give up on the conveniences of life, Dalby is a great place to start your search. The thriving town of about 12,000 people is a major hub for the Darling Downs, servicing not only the country’s richest cane and cotton growing area, but also a plethora of industry including large-scale engineering, coal mining and ethanol production. Employment opportunities are plenty, whether you choose to work in one of the major industries or in the services that support them. Hollywood superstar Margot Robbie even speaks fondly of the town, where she spent much of her childhood. There are plenty of restaurants and cafes where you can grab a coffee or a bite to eat and soak up the country hospitality, or head to the Dalby Leagues Club, home of local teams the Devils and the Diehards, for dinner and a few beers. Families are relatively spoiled for choice when it comes to education, with five childcare centres, two state primary schools, a state high school and two Prep to Year 12 private schools. There is also a Tafe campus. Dalby is perfectly situated to enjoy other attractions of the Darling Downs, with bustling Toowoomba and beautiful getaways like the Bunya Mountains within an hour’s drive. Residents and visitors love the annual Delicious and Delightful Festival, a special event held every August to celebrate the region’s rich multicultural community and includes a citizenship ceremony. The event features multicultural food and live entertainment ending with a spectacular lantern parade and fireworks display along the banks of the beautiful Myall Creek that runs through the centre of Dalby. The town is well equipped and has a huge range of sporting and interest groups, an indoor heated pool, excellent library, fully equipped PCYC, a range of medical facilities and a modern community network centre. Add that to plenty of affordable real estate and there are plenty of reasons to take a closer look at this thriving rural hub.

ULTIMATE REAL ESTATE : ROMA

A BUSTLING COMMUNITY Roma has something for everyone ROMA was the site of Australia’s first natural gas discovery and continues to come up with the goods even today. Gas mining company Santos this year announced it would invest a further $900 million in Queensland, with some of that total earmarked for coal seam gas projects in the Roma area, where it has run operations for half a century. The Roma East site was predicted to create some 400 construction jobs as well as ongoing employment for mining workers and an economic boost for retail, trades and services in the area. Roma is also an economic powerhouse above ground level, with a plethora of agricultural industries injecting more than $600 million into the economy each year. It is home to the largest cattle sale yards in the Southern Hemisphere as well as a thriving cropping sector. Roma enjoys a low unemployment rate and supports a growing restaurant and retail industry as well as housing a strong engineering and construction sector that supplies equipment to the mining and agricultural industries. It’s not a case of all work and no play though. Roma is the site of Queensland’s oldest winery, Romavilla, as well as being located near the stunning Carnarvon Gorge, a mecca for tourists keen to see some of the most picturesque sights in the country. In part thanks to the thriving industries in the area, Roma Airport supports regular flights to Brisbane, meaning the city comforts are close at hand while residents enjoy the country town atmosphere. The area is serviced by two schools, one state school and one Catholic school, with both schools providing prep to Year 12 facilities. Rugby league fans are well catered for, with the local Cities teams winning multiple premierships in recent years. The league pedigree is strong in the town, with league legend Jonathon Thurston scouted from the team for the Brisbane Broncos when he was captain. Diehard fans would also be familiar with legendary names Arthur Beetson, Willie Carne, Darren Lockyer, Fabian McCarthy, Ray Higgs, Brent Tate and Ray Meagher, who all hailed from the area. If league isn’t your thing, there is also a range of other sporting groups and facilities available including a pool, golf course and bowling green. Cultural facilities include an arts centre, public library and museum. Roma is the perfect place to invest in property, with strong real estate prices across the area.

ULTIMATE REAL ESTATE : CHARLEVILLE

CHARLEVILLE The perfect place for families with children of all ages

The Road to Roma Qualifier race meet in Charleville

THERE aren’t many places left in Australia where you could buy a simple, three-bedroom family home for less than $100,000, but most places aren’t Charleville. Situated on the banks of the Warrego River, the sleepy town has a rich history. It was not only a vital part of the Cobb and Co carriage route from the 1870s, but also became an important outpost for the Royal Flying Doctor Service. These days it’s known for some unusual tourist attractions including the Cosmos Centre and Observatory, the Bilby Centre and awardwinning tours of what was once a top-secret World War II army base. Another local curiosity is a Steiger vortex gun built and installed in 1902 in the vain hope of inducing drought-breaking rain through cloud seeding. There is also a museum dedicated to the Royal Flying Doctor Service for locals and visitors to enjoy. But it’s not all about tourism. Charleville is the perfect place for families with children of all ages. It has a state high school and state primary school, a private primary school as well as a Tafe campus. The town is also used as a base for the School of Distance Education for those that prefer the relative freedom of homeschooling. The region has long been known for its wool growing and is perfectly poised to take advantage of current all-time high wool prices. After years of lower prices, however, there is now a growing cattle industry, not to mention a recent increase in goat farming thanks to much higher demand for goat meat and the construction of a sheep and goat abattoir. In testament to its strength as an agricultural region, Charleville is also home to a Department of Primary Industries research laboratory that contributes to the study of native pastures and animal management. Charleville has a range of sports facilities, including golf, bowling, horse-racing, Olympic-sized swimming pool, a recreation reserve with netball, basketball and tennis courts and the Gowrie oval and speedway. There are plenty of clubs and groups where residents can play squash, cricket, softball, tennis, archery, table tennis and more.

ULTIMATE REAL ESTATE : QUILPIE

Steven Hall, carrying the ball in a local Polocrosse game

QUAINT QUILPIE IF YOU’VE ever been tempted to really get out of the rat race and enjoy the finer points of life in the country, Quilpie is worth a look. The town may have a population of less than 600 people, but nearly all of them would give you a smile and a chat if you met them in the street. It’s the kind of town where organisations like the Queensland Country Women’s Association thrive and the Quilpie Cultural Society puts on a wide range of unexpected workshops like ironwork, millinery and glass fusing. Community is everything to residents of this lovely little town. It has a rich history of residents banding together thanks to its relative geographical isolation, and despite the wonders of modern highways it never grew out of the habit. But if the town history runs deep, it’s not as deep as the region’s prehistoric history. Quilpie is in the Quilpie Shire, which is home to opal mines as well as Australia’s largest dinosaur,

housed at the Eromanga Natural History Museum, about an hour’s drive from the Quilpie township. Quilpie is rich with boulder opal, the second-most valuable type of opal, and is a mecca for serious miners, enthusiasts and tourists. Apart from opal, gas and oil mining, the primary industry in Quilpie is cattle grazing. Students are catered for up to Year 10 and the town supports a surprising array of local businesses, cafes and eateries. The local visitor information centre also houses a museum and art gallery and there is also a town library. Nature lovers will be stunned not only by the area’s birdlife, animals and plants, but also the incredible Hell Hole Gorge. One of the most popular sporting teams in the area is the local polocrosse team, but there is also the Quilpie Magpies rugby league team as well as a golf course, swimming pool, pony club, cricket, horse racing, netball, tennis, softball and more.

Those prone to muscle aches and pains are well serviced by the Blackall Artesian Pool and Spa, a mecca for visitors and locals alike keen to soak away their discomfort in the therapeutic, naturally warm Artesian water. The region has an extensive history of cattle, sheep and wool production, and was even home to well-known

shearer Jackie Howe, who set a still-unbroken record for the number of sheep shorn using hand shears in one day. Today the cattle production has overhauled sheep as the major industry. The region's economy has also diversified into other industries including cypress pine sawmilling and a thriving tourism sector. Nature lovers will be enamoured with the local sights, with nearby Idalia National Park listed as the only place in Queensland you can catch a glimpse of the endangered yellow-footed rock wallaby. Real estate prices are another bonus, with gorgeous little cottages going for as little as $110,000, tidy family homes for less than $200,000 and working grazing properties with endless water supplies hitting the market for $2.75 million. This year the town is set to celebrate 150 years with the annual Blackall Heartland Festival, which promises 10 days of activities, workshops and tours including a barbecue cook-off competition, market stalls and a poet’s breakfast.

This highly fertile area on the Dawson River is well known for its natural wonders and its thriving rodeo, campdrafting, horse racing and polocrosse scenes. It punches well above its weight for national parks, walking trails and other outdoor activities like boating, fishing, canoeing and camping. If you love to get out the tinnie and drown a few worms, there is excellent fishing in both the Dawson River and the Glebe Weir. Many families can be found enjoying a weekend of boating, camping and picnicking in the beautiful surrounds. Those who prefer to strap on the hiking boots are well catered for, with nearby Isla Gorge National Park, Expedition National Park and Robinson Gorge, Lake Murphy Conservation Park, Palm Tree Creek and the Police Lagoons and Shepherd’s Peak Trail. If you hike from Expedition National Park up to Shepherd’s Peak, you will be treated to scores of natural wonders including rare birds and plants as well as passing Aboriginal stencil paintings before being able to take in an incredible view of the whole park at the summit of Shepherd’s Peak. If you love to soak up a bit of history, the town is steeped in it. Taroom was a well-known stopover for German explorer Ludwig Leichhardt, who famously carved his initials in a coolabah tree located in what is now the town’s centre. While the initials are long gone, the tree still stands. A short walk up the hill takes you to Gilbert’s Lookout, the site of a memorial to one of Leichhardt’s expedition members who met an untimely end at the point of an Aboriginal’s spear. Leichhardt was impressed with the region’s fertile soils and within a year of his carving the date in that coolabah tree, settlers began to appear in the area. The Taroom Museum houses a collection dedicated to the town’s history. Taroom is well serviced by a library, hospital, childcare centres, a Prep to Year 10 school, banks, churches and community groups.

ULTIMATE REAL ESTATE : BARCALDINE

The Barcaldine Remote Community Solar Farm

BEAUTIFUL BARCALDINE BARCALDINE is best known as the 'birthplace' of the Australian labour movement. Visitors can still check out the trunk of a huge eucalypt known as the Tree of Knowledge, now commemorated as the birthplace of organised labour, trades union and the Australian Labor Party. In something of a blow to the town, the tree itself was poisoned and died in 2006. Not to be daunted, however, a new, architecturally-designed memorial was erected at the site incorporating the trunk of the original tree. Originally the town held a huge parade in May to celebrate the labour movement, but these days locals and visitors look forward to the annual Tree of Knowledge Festival which not only includes the Labour Day parade, but also a food expo and goat racing. But those uninterested in politics or unions still have plenty of reasons to live in the lovely little town of about 1300 people. Barcaldine supports a thriving cattle grazing and wool growing industry that operates in the wider area and is a

well-appointed little town. In something of a departure from the traditional industries, it is also home to Queensland’s largest solar farm, 25 megawatt photovoltaic solar project run by Spanish company Elecnor, which recently received approval for an expansion. The town has bowls and tennis clubs, a combined racecourse and showground next door to the golf course, a historical museum and four churches. There is a Prep to Year 12 state school as well as a Catholic primary school. There is also an Australian Workers Heritage Centre (1991), a folk museum, and the 1891 shearers' camp, all well worth a visit. The region is also home to attractions perfect for a day out of the house, including Aboriginal carvings, lava blow holes, desert springs, gorges, caves and a sapphire mine. The real estate market offers something for everyone, with simple fixer-uppers for less than $100,000 right through to beautiful family homes around $400,000.

ULTIMATE REAL ESTATE : RENOVATION

KITCHEN FLOORS: TILES VERSUS WOOD We take a quick look at the pros and cons of the two superstar flooring choices – how do they manage the ick, while allowing for style and comfort?

So how do the two most popular choices out there measure up?

• Wear and tear: The kitchen is a thoroughfare, and hardwood floors do show their scratches. If you run a busy ship, you might want to try laminate floors instead. They offer a similar effect, with less vulnerability. Wood also doesn’t play well with excessive moisture, so make sure your kitchen is rigged for optimal temperatures and deal with water damage quickly. • Cost: The big one. Doing wood right isn’t cheap, especially if you have a large space, or want to match floors to other parts of your property. But doing your homework will help, and if you’re a true aficionado, you’ll hatch clever compromises to make it happen.

WOOD

TILES

Everything old is new again. Ye olde kitchens were commonly wood floored, until mod-cons and tiles took over. These days, wood is back in favour, as we realise there’s no reason that lovely look around the rest of the home can’t be extended into our kitchens for a seamless feeling.

There’s no denying the shiny appeal of tiles. They’re been kitchen favourites as long as most of us can remember. And in recent years we’ve let ourselves experiment with colour and texture, so tiling isn’t a bland beige or white sentence.

Your kitchen sees you at your most inspired – and grottiest. The kitchen floor has to weather it all, serve up charm while you serve dinner, and be easy to clean if it wants to survive your wrath.

THE PROS: • They’re beautiful: Though it doesn’t suit every kitchen, wooden floors add a touch of class to this important space and value to most properties. Enveloping modern features, their clean lines add a seamless polish. Helping ground a cosier, more country style kitchen, wood can feel homey and welcoming. • Less sneezing: Carpets and other coverings can create problems for allergy sufferers. Pet hair, dirt, dust and other bits and pieces don’t stick as readily to wood, so may offer relief. • Sustainability: Well-tended, wooden floors will last a really long time and natural floors are generally more environmentally friendly than synthetic materials. THE CONS:

• Extra TLC: Wooden floors do require extra care and attention in this spill prone zone. While they’re not too difficult day to day (dust is a breeze), you’ll need to treat them over the long term and take care not to use damaging cleaning materials. • It’s alive! Your floors are a living thing which will creak, give, absorb and breathe. This adds character, but may also create noises, movements and other little surprises. Talk closely with your materials provider and installer to get the timber that not only fits aesthetically, but that will feel, sound and behave the way you expect over time.

THE PROS: • They’re sturdy: Unless you literally drop the kitchen sink on them, tiles will weather the trials of your kitchen well and happily support years of foot traffic. • Design flexibility: Lighter colours can make a kitchen seem bigger, darker tiles can add contrast and shade. Smaller tiles are great for featured patterns, and larger tiles help a kitchen feel expansive (they’re also usually easier to clean). • Hot and cold: Tiles keep you cooler in warm or hot weather, and well-made tiles tolerate in-kitchen temperature extremes well. THE CONS:

• Limited stock: They stop making certain tiles regularly, and it might be difficult to find a match if you need to replace or repair. • Stains: Tiles can be sneaky. Simple wipe ups are straightforward, but some lighter coloured tiles stain easily. Avoid bright whites or work with your provider to get maximum stain resistance. Heavy textures may also catch muck and be tricky to clean, and slate or other special tiles will take extra time and care to scrub. • You drop it, you’ve lost it: Let slip a plate or glass and you’ll be dusting up the pieces. Tiles aren’t a drop friendly surface, so be careful. You might want to add rugs or decorative fabrics to mitigate the risk of stuff shattering. Also minimise waving crockery around under the influence.
