Our strategy begins with identifying existing multifamily communities in robust markets in these states. We are highly selective. We look for assets that are undercapitalized or poorly managed as well as assets that offer value-add and possible rehabilitation potential. We have been doing this successfully for many years. We concentrate our efforts within these markets because they are two of the most dynamic in the nation, and we already have strong operations in place throughout both states.



Property management experience is our key advantage. Sister company, Finlay Management, Inc., is at our side from the moment we target the investment, assisting with market studies, physical and financial evaluations, and other due diligence tasks. Then, upon acquisition, Finlay Management provides a seamless transition as it assumes the day-to-day property operations.

Lloyd Jones Capital and sister company, Finlay Management, Inc., form a fully integrated, institutional-quality operating entity. These studies illustrate how they work in concert to achieve (and often exceed) the goals of each investment. CityParc at Keller, Ft. Worth, Texas. This Class A ground-up development was identified, developed and constructed by LJC principal. At lease-up in 2007, the property faced headwinds due to the national economy. Finlay implemented a relentless marketing campaign, coupled with micro expensecontrol, and despite economic challenges, the project exceeded the hurdle rate and delivered 2X multiple to investors upon exit in 2014. As property manager, Finlay reduced turnover and implemented a targeted marketing strategy. Projected five-year hold shows a compounded annual return of 20% and a 2.55X equity multiple upon exit. Vero Green Apartments, South Florida. LJC principals identified the opportunity and advised on the acquisition of an affordable property transitioning to market rate. Finlay navigated the three-year transition. Ownership refinanced and received almost 150% of its initial equity.
