Scott Webber is the Managing Principal of Design at ACi and has been practicing architecture for the last twenty five years. Scott is an award winning arts, industrial designer and accomplished architectural delineator. Scott specializes in Architecture, Urban Planning, Historic Preservation, Visioning/Concepts, Design Standards and Architectural Pattern Books. During his lustrous career, Scott has helped develop stimulating buildings such as Alhambra Towers, Maitland City Centre, Cambria Suites, Keene Music Hall, Weston Park Residences, Paseo Living, Cornell Fine Arts Museum, and the National Air and Space Museum at the Smithsonian. His invigorating vision helped create the official design and code books for the Cities of Longwood and Lake Mary Florida. Scott will be serving as the Managing Principal of Design for Marina Isle.

Mr. McNamara is a naLonally recognized technical leader in the field of structural engineering, while Mr. Salvia has earned a reputaLon of providing innovaLve and cost-effecLve structural soluLons. In 2007, Messrs McNamara and Salvia relinquished the daily management of the firm to a new generaLon of Managing Principals. In 2008, the firm opened a second office in Miami to beeer serve our Florida clients and most recently, we have opened our office in New York City. Incorporated in 1991, SGM Engineering is a cer3fied Minority Business Enterprise (MBE) that specializes in the Design and ConstrucLon AdministraLon of HVAC, electrical, plumbing, and fire protecLon systems. Based in Orlando, Florida, the firm is registered to do business in over 40 states and retains addiLonal established offices in Deerfield Beach, Florida; Tampa, Florida; and Chevy Chase, Maryland. SGM’s business approach entails the review, evaluaLon, and recommendaLon for the most efficient, cost-effecLve, and safest possible method for all of its clients’ projects.
Specialized Skill
For the purposes of this contract, SGM has carefully selected a team of its engineers, designers, and commissioning (CxA) personnel, all of whom have extensive backgrounds in their respecLve fields and in the design of residenLal and mulLfamily complexes. SGM’s Electrical Engineers are skilled in the design of medium and low-voltage AC power systems; uninterrupLble power systems; computer power condiLoning; grounding; lightning protecLon; lighLng; emergency power; hazardous area electrical installaLons; and control and monitoring systems. Our engineers have also worked on projects that uLlized electrical system designs such as security installaLon to mass public densiLes; CCTV; CATV; fire alarm and detecLon systems; voice evacuaLon; cable tray systems; communicaLons systems; communicaLons premise wiring; electronic security systems (ESS); and intercom systems designed and installed per naLonal and local codes. SGM’s Fire Protec3on Engineers are adept with the design of fire protecLon systems. AddiLonally, our areas of experLse extend to fire suppression requirements (light, ordinary, and extra hazard classificaLons); wet, dry, deluge, and pre-acLon systems; backflow prevenLon; metering specificaLons; and fire flow tests (staLc, residual, and flow). SGM’s Mechanical Engineers have experience in the design of mechanical systems, including (but not limited to) fire protecLon systems; all types and sizes of HVAC systems; high temperature, hot water boilers; piping; fluid systems; chilled water; compressed gas systems; elevators; hoists and cranes; specialized mechanical equipment; direct digital controls (DDC); programmable logic controllers (PLC); as well as a familiarity with the faciliLes generally used to house the aforemenLoned mechanical equipment.
Scheduling
SGM recognizes the importance of remaining on schedule while adhering to both internal and external quality standards. Our engineers have a proven track record of compleLng engineering designs and providing design documents that exceed the expectaLons of project owners and users. As menLoned above, the quality assurance reviews that we conduct in-house are completed by a senior member of the firm who has not been involved with the project design, guaranteeing a criLcal eye that is both fresh and well-seasoned. Using this approach, SGM has consistently provided effecLve quality control for its projects. SGM is structured with many qualified and experienced project managers that complete their projects on-Lme and within budget. Each project manager has engineers, designers, and cad tech staff who are assigned to a specific project. A Project Managers’ MeeLng is held on a weekly basis to discuss project schedules. All projects are idenLfied on a spreadsheet that clearly outlines the team responsible and upcoming deadlines. For individual projects, SGM is capable of developing and maintaining a CriLcal Path Method project schedule uLlizing Microsou Project or other graphical programs. More than merely a tool to manage the progress of project compleLon, the souware allows our team to crau a master project schedule that encompasses all design development, and construcLon document preparaLon. This master schedule serves to establish a work plan for accomplishing periodic and systemaLc reviews as design progresses. As design development reaches compleLon, quality control personnel use the master schedule to beeer idenLfy issues through the integrated design review process. Conceptual Design The SGM team will provide the following services as applicable for each task order: environmental studies, and abatement design; research analysis; design for construcLon; alteraLon and repair of real property; program management; professional services; pre-design site-assessment; feasibility and concept studies; space planning and programming; design and design concepts; value engineering; life cycle cosLng; and post design-shop drawing review. Construc1on Documents Once the preliminary engineering phase has been completed, preparaLon of the final construcLon documents would begin. This would consist of preparing plan sheets, detail sheets, and other drawings and specificaLons necessary to produce a set of construcLon documents. Plans would be submieed to the owner at the schemaLc design, design development, and construcLon document phases. This submieal schedule could vary depending on the complexity of the project or the requirements of the Owner. During the plans-producLon phase, SGM will keep the Project Manager informed as to the status of the design by telephone conversaLon or email. Permi4ng ConstrucLon drawings will be prepared and submieed to the appropriate permiUng agency. It is important for the Owner to have permits in-hand prior to the bidding of a project in order to avoid contractor delays or unauthorized work. PermiUng services will include (but not be limited to) tasks such as: • Receiving projects and prioriLes from the Owner; • Determining scopes of work for individual projects; • Determining the packaging of the broader program into effecLve projects and contracts; • Researching and providing potenLal consultants; • Developing and coordinaLng the master design and construcLon schedules and budgets and any other related acLvity required to successfully achieve the goals of the Owner.

The placemaking office product creates an authenLc historical architectural grandeur that complements its nearby sister building, the award winning 121 Alhambra Towers in downtown Coral Gables. AddiLonal design requirements include arrival-departure concierge services, large floor plates with interconnecLng floors, transit trolley connecLvity to Miami’s commuter rail and the internaLonally famous Miracle Mile shopping district. ACi created a visual experience that is inclusive of Miami’s modern and art deco architectural heritage. The tower is 50 stories tall and is composed of a strong base, middle and soaring spire/crown top. The project has ground floor retail and 12 floors of parking. Special features include stainless steel curtain wall and trim, five colors of glass, white marble and a granite base. Metro Square, a steel structure podium with wooden frame above, modeled auer the architectural influences of the Dutch West Indies, Bermuda, New Orleans, Charleston, and St. AugusLne, giving the project a Pan-Caribbean flavor that allows the residence and the retail mix-use project to remain lively in paeerns, color and design while sLll fiUng into the integral part of Maitland's town fabric. This type of style was important to the Owner and Design Team to create an architectural statement for the project that is Southern in feel with warm inviLng spaces, large overhangs and balconies and rich enduring materials. The retail part of the project, featuring restaurants, shops and galleries sets the base and acts as the architectural cornerstone for the development. The 300 residenLal units are located in the same locaLon as the previous approved design, wrapping the internal garage on all sides and flank the retail on the North & South sides and sit on top of the retail.

The Off Park Avenue Residences consist of four luxury urban-scaled residences located on a prime urban in-fill lot, near the center of the downtown signature Park Avenue and urban Central Park in the heart of historic Winter Park, Florida. The design is composed in the American Federal style. ACi provided management services to the owner, overseeing enLtlements, design and construcLon.
