More and more, people who live and work in Zuidas are coming to realize that the district is more than just the stretch between Gustav Mahlerplein and Zuidplein. The boundaries of Zuidas extend far beyond these public squares, also encompassing RAI Amsterdam, the Amsterdam District Court, the offices and schools on Fred. Roeskestraat, VU Amsterdam and VU University Medical Centre Amsterdam – and beyond. For this edition of Hello Zuidas, we caught up with Paul Riemens. Paul, who just over a year ago was appointed CEO of RAI Amsterdam, after a long career at Schiphol Airport’s Air Traffic Control, says the switch has opened up a whole new world. Every year RAI Amsterdam hosts the Huishoudbeurs, - the annual home fair - which is your single largest event in terms of visitor numbers. What is the secret to the success of this event? ‘This was one of the first trade consumer exhibitions I attended and I have to say that the experience really humbled me. By this I mean that understanding what the public are looking for and then providing it is an art in itself. Every day we’re thinking of ways in which we may cater to different segments, both nationally and internationally, and of what people want. When you see the development process that goes into that, you realize the incredible insight required. Today’s Huishoudbeurs are a world away from the old days. You have to think about how the role of a homemaker is changing, for example, and to what extent this concept applies even now. We have to keep innovating all the time, because the fair has to reflect the transformations taking place in the world beyond. That means we need to come up with novel ideas every year.’

This summer, Zuidas construction works are set to continue in high gear. PRINSES IRENESTRAAT Starting from 21 August, part of Prinses Irenestraat (1) will be closed off to car and bicycle traffic as the section between Henriëtte Bosmanstraat and Willem Pijperstraat is opened up to lay a 20,000 Volt electrical cable. The road will be blocked until 10 September. Henriëtte Bosmanstraat will also be inaccessible for traffic in the preceding week (14-20 August). Bicycle and car through traffic will be diverted.
BEETHOVENSTRAAT Extensive works are also planned on Beethovenstraat (2). Between 3 July and 25 August, the Municipal Transport Authority (GVB) will be upgrading the tram tracks, working both during the evenings and overnight. First and foremost, this will require closure of the northbound car and bus lanes, to be followed later this summer by the southbound roadway. Tram services will run as usual. Bicyclists can use the road/rail underpass. New construction at the WTC (3), requiring rerouting of cables and pipes, will require closure of the cycle path. A substitute cycle path will be created at the intersection with Strawinskylaan. From 17 July to 26 August, bike traffic south of the A10 motorway (4) will be temporarily diverted, while workers install a 20,000 Volt electrical cable underground off the AFC grounds.

ATRIUM SOLD FOR € 0.5 BILLION Zuidas - The Atrium in Zuidas has changed hands for the highest transaction price ever paid in a single asset deal closed in the Netherlands. Owner Icon Real Estate has sold the wholly renovated office complex to French investor Amundi for more than € 500 million. Icon Real Estate is an investment vehicle of Victory Advisors, a British private equity firm that bought the Atrium three years ago from Lloyds Banking Group, for approximately € 100 million.

COUNCIL OF STATE DISMISSES MOST OBJECTIONS TO ZUIDASDOK Zuidas - The Dutch Council of State recently ruled in appeals proceedings over the route plan and zoning plan for Zuidasdok, totalling 16 appeals lodged by as many objectors. Most were declared unfounded. In three of the appeals the Council of State decided that the Zuidasdok organization must provide further explanations on noise and traffic safety.
AMVEST BUYS HOUSING IN KOP ZUIDAS Zuidas - Recently COD sold 23 flats along with ten underground parking spaces to Amvest Investment Management for the latter’s Amvest Residential Core Fund portfolio. The units are part of the RIV// project in Kop Zuidas, a neighbourhood bordering Amsterdam’s Rivierenbuurt. RIV// contains 67 apartments in total, split between 23 private sector rental and 44 owner-occupied units, the latter of which have all already been sold. Developed by COD, delivery of RIV// is expected in June 2017. Kop Zuidas is a short walk from the Amstel river and is maturing into a dynamic mixed residential and office location.

We asked five of these experts which of the sculpture personally inspires them most. With all the stunning works featured along the route, choosing the one they like best was no easy task. MARION HAMBURG: WORK FOR ARTZUID (THE GARDEN) BY KRIJN DE KONING 'Krijn de Koning’s installation straddles the line between architecture and sculpture. As an installation, it forms a whole – seen from the exterior, it is a whole sculpture, but it is also a set or a house that you can walk through. It allows you to choose between alternate perspectives. The artist used green to make it blend in with the setting. Koning’s installation also captures something nostalgic, like looking through the dining room pass-through into the kitchen catching glimpses of your mother moving around.’
MARISKA DOESBURG: NATURAL CHAOS BY ARNE QUINZE ‘The sculptures in Zuidas have a very different character compared to other works on the trail, in that they’re more colourful and figurative. I like Arne Quinze’s piece because it’s truly an ode to nature. The sculpture looks as though it’s in bloom and livens up its surroundings. And the large stone buildings in the background really set off the riot of colours and organic forms. This piece closes the distance between man and nature.’

DIANA KOSTMAN: ENLIGHTENED UNIVERSE BY CHRISTOBÓL GABARRÓN ‘This piece was made to mark the 70th anniversary of the United Nations and the message it conveys really speaks to me. The work is about a hopeful future in which all nations live together peacefully. That message also comes across really well in the execution of this work. All the figures are very colourful and rendered in a childlike way, reminiscent of the Cobra style. Viewers can also walk through the chain towards the “enlightened” globe. I love the idea that you can become a part of the artwork like that.’
JOSJE CRINCE LE ROY: AFTER THE RAIN BY AUKE DE VRIES 'This sculpture was meant as an uplifting addition to Gustav Mahlerplein, but it had to be moved on account of the renovations. The artist made it to fill the open space of the square in a way that’s playful and light-hearted. You can tell how his career as a painter and graphic artist has left a clear mark on his works. All of the pieces along the route weigh around a tonne, this one included. But it seems like it could take off any time. This sculpture bears an apparent lightness and seems to defy gravity, that’s what I like so much about his work.’
SACHA KOMOR: NAPELS BY KLAAS GUBBELS ‘As the project manager of ArtZuid I get to see all the artworks, which makes it incredibly hard to pick just one. They’re all so wonderful! In the end, I had to go with Klaas Gubbels’ series of coffee pots: highly characteristic pieces that have become iconic. They’re made of weathering steel and integrate completely with their environment. I know Klaas personally and really admire his passion. In my opinion, the simplicity of form and colour define the power and charm of his work. The work in the picture is one I’d love to have a smaller version of one day.’

Daan Sperling is chief executive officer of Rotterdam-based company TBI, the Netherlands’ fourth-ranking construction company. According to Sperling, high tender costs are putting a damper on sector profits and might also limit clients’ choice of contractors. GREEN UP ON THE ROOF In 2015 an initiative was launched in Zuidas with the mission to create 25,000 m2 of living roofs by 2020. That ambition has come a step closer during this summer, with the completion of a green roof for Houthoff Buruma, spanning some 500 m2. It comes complete with a rooftop terrace, plants and benches for employees to sit and relax. On 13 July, another new living roof, totalling approximately 2,030 m2, will be opened at the Vivaldi building on Antonio Vivaldistraat, The opening will be performed by Amsterdam Alderman for Sustainability Abdeluheb Choho. This gorgeous green roof, boasting paths and seating areas, was developed by Breevast for the benefit of employees of the building’s six tenants. Aside from offering a place where building occupants can relax in verdant surroundings, living roofs also have a water absorbing function that keeps the streets from flooding during heavy rainfalls.
GREEN LUNCH AT BOELETUIN The Boeletuin is a green oasis in Zuidas, situated between VU Amsterdam and The Edge. Besides vegetable patches for locals, it now also accommodates several food trucks and picnic tables where one can recharge during or after a busy day of work. Two food trucks are open daily between 11 am and 3 pm, when the weather permits, serving organic chips, toasted cheese sandwiches, Vietnamese street food, wraps, salads and more. The food trucks are stationed at the Boeletuin on a rotating basis. All are welcome to enjoy this relaxing spot on working days between 8 am and 8 pm until 1 October.
TAKING A TAXI? GO ELECTRIC! During the fifth GBC Zuidas CEO breakfast in May, attending CEOs inked a declaration of intent on the use of electric taxis. By signing the declaration, GBC Zuidas members pledge from now on to rely on electrically powered taxis as their preferred suppliers for business taxi journeys. The City of Amsterdam is already paving the way. It plans to install four charging points on Strawinskylaan, where electric cars can charge up in just 20 minutes. Until now, the lack of fast charging stations has made it difficult for electric taxis to deploy services in Zuidas. The new stations will resolve this impediment and open Zuidas up to electric taxi operators.

ABN AMRO UNVEILS CIRCL The new ABN AMRO building, slated to open on 5 September, has been named Circl, alluding to both the building’s construction method and the philosophy it embraces.
