MEET OUR TEAM Our mission is to help people reach their Real Estate goals. Whether you are a first time home buyer, seasoned investor, looking to upgrade or downgrade your home, or anything in between, we have the knowledge and experience to help you reach your goals. Morgan has been working in the real estate industry for over 12 years, has sold hundreds of properties, and specializes as a Listing Agent for our team. He markets listings & spreads the word to get homes SOLD for the best price, FAST! Our team has a Buyer Specialist, Mattie Worton, who is an expert at finding the perfect property and negotiating great deals.

Laurie Hossner is an expert who knows Fremont County like the back of her hand. She works with both Buyers & Sellers. If you're looking anywhere from Rexburg to Island Park or in any of the surrounding areas, she's the lady to talk to! MAINTENANCE

Since we have a team of specialists we are able to focus on the day to day marketing and maintenance of your listing. We request feedback from any agents who view your home. We email their comments and feedback over to you as soon as they respond with the results from the showing. We stay in touch throughout the duration of your listing to keep you in the loop on marketing, offers, and anything new with your listing. We also update photos and information on your listing to keep it fresh and up to date. MARKETING YOUR HOME

TO GET STARTED, WE LIST YOUR HOME ON THE MLS (MULTIPLE LISTING SERVICE) IT WILL SYNDICATE WITH ALL OF THE TOP REAL ESTATE WEBSITES. YOU'LL BE ABLE TO FIND IT ON REALTOR.COM, ZILLOW, TRULIA, & MANY MANY MORE!


 We send out flyers or announcements to the homes in your neighborhood let people know that your home is for sale. This form of marketing is great because residents tell their friends and family, who may be interested in joining the neighborhood. An email campaign is put together to introduce your listing to local agents. We announce your listing on our social media pages & on local online groups. We run ads and boost posts. By running ads we are able to target people who are in the market and are who are looking in a specific area. We also like to do video tours so Buyers can see what your home looks like and to reach a wider audience of prospective Buyers.


FROM OFFER TO

Sold!

We know the closing process can be confusing & stressful. We have a timeline and process for making it as smooth and hassle free as possible. After we get an offer, negotiate the terms and pricing, & have your home under contract our Transaction Coordinator, Brooke, will keep an eye on the details of the sale. She stays in touch with the Buyer's Agent, Buyer's lender, Title Company & any others involved keeping everything on track. As we near the closing date she will schedule the closing at the Title Company. Once the sale funds & records you're all done!

THE SELLER CLOSING

TIME LINE

The Closing process starts when an offer is made and accepted by both parties. The closing timeline is typically 30-45 days.

INSPECTION

Buyers typically hire a professional inspector to view the home. This is done within the first week or so of accepting their offer.

INSPECTION CONTINGENCY The Buyer has the opportunity to request repairs if they have any concerns when reviewing the inspection report. These repairs are negotiable.

PACKING

This is a great time to start packing! We can get you a list of professional movers if you need help!

UTILITIES

Make sure to schedule your utilities to turn off or transfer by the closing date.

SCHEDULE CLOSING About a week before the closing date we will be in touch to schedule the closing. This is usually done in person at the Title Company.

ACCEPTED OFFER The fully executed contract is sent to the Buyer Agent, the Buyer's lender, and to the Title Company

TITLE COMMITMENT Be sure to review the Title Commitment after receiving it from the Title Company. This has the details of the Title Insurance and lists any issues such as Liens against the propery.

TITLE COMPANY The Title Company will typically get in touch with you about your loan information so that they can coordinate with your lender for paying off the loan at closing.

REPAIRS, WELLS, & SEPTIC

We recommend getting started on repairs as soon as possible. We have a network of professionals we can recommend if needed. If you have a well we will need to have a water test done to check for bacteria in the water. This can be done by the Inspector if we let them know ahead of time. Septic Tanks have to be emptied and inspected prior to closing.

FINAL WALK THROUGH CLOSE THE DEAL Bring your ID! At the Title Co. you'll sign docs to transfer the property to the Buyer. Funds from the Buyer will be transferred through the Title Co. to you after the transaction has recorded. AND YOU'RE DONE! !

Before closing the Buyer will schedule a final walk through to make sure that the repairs are done and that the home is ready for closing.
