WILDFIRE LEGISLATION TO FOCUS ON INCENTIVES, NOT REQUIREMENTS

The mountain REALTOR® associations have been carefully monitoring possible legislative action on the Governor’s Task Force on Wildfires and Forest Health recommendations that recommended individual risk ratings for homes and properties, mitigation requirements, and statewide building code requirements. At this time, the Governor is not recommending any components of the Taskforce recommendations, but instead is focusing on incentives. The State legislative Wildfire Matters Interim Committee recommended offering property owners a tax credit for mitigating property from wildfires and legislation, to this end, is expected to be introduced shortly. The State currently offers a tax deduction for mitigation. The Mountain REALTOR® associations continue to monitor any legislative activity that could implement any of the Task Force recommendations which would be harmful to the housing and tourism industries in the mountain resort areas.

DO EVERYTHING Condos with access to ski slopes, lifts, golf, gondolas and more by jessica smith

O

ne only needs to look out the window to understand why thousands of visitors come to Summit County every year, snow or shine. Many have returned season after season, and among them are those who have decided that they absolutely must purchase their very own, personal slice of paradise. A popular choice for making the most out of owning property in Summit County is a ski-in/ski-out condo. These domiciles teeter on the edge of the action, allowing residents immediate access to trails, ski lifts and gondolas. The comforts of home sit mere yards away from the fun and excitement that the resorts have to offer. Myriad choices await the potential buyer of a ski-in/ski-out condo, from location at a specific resort (Summit County is home to four) to nearby amenities (Want to go golfing or biking in the summer? Interested in theater or art?). We took a look at three different locations to get a feel for what’s out there, but bear in mind that they represent just a fraction of what Summit County has to offer.

Copper Mountain

F

rom the ski slopes to the golf course, plus miles on miles of biking and hiking trails, Copper Mountain Resort has both winter and summer seasons covered when it comes to outdoor activities. Fortunately, it’s filled with housing options for those who want to live right in the middle of the action. Carmen Yonn, with the Carbonate Real Estate Company, is an enthusiastic guide to all things Copper. Not only has she been selling in the area for years, but she also lives there, providing an insider’s perspective. When she pulls up the blinds on the first condo, one can clearly see the chairs moving smoothly up and down the Super Bee chairlift across a snowy field. Come summer, that snowy field will be the Copper Creek golf course. A trail leading to the chairlift passes right past the garage, offering residents a straight shot at the slopes. Inside, the living area features a tall stone fireplace, with cozy couches and stairs leading to the second story and the master bedroom (one of four), which also offers a view of the Super Bee. The condo is among the Masters at Copper Creek, a development of single family homes. Yonn has an array of condos — all with quick access to the slopes — in her docket, and each one offers a slightly different angle, emphasis or access to amenities (being near the West, Central or East Villages at Copper, for example). Many offer views of Copper’s groomed slopes, their closeness tantalizing through paned glass.

The interiors consist of living areas, sometimes more than one, several bedrooms, baths and kitchen areas — all one would need when visiting, whether with just the family or several guests in tow. Some owners choose to rent their properties when they aren’t around, using them as money making opportunities and sharing their wonderful locations with others. On the other hand, some owners prefer to keep their condos private, and have them open and ready for whenever they take a trip to the mountains.

addlewood is one of many ski-in/ski-out neighborhoods to be found in Breckenridge. It is comprised of townhouses, rather than condos, meaning there is nobody living above or below you, just to the side. “Saddlewood is a wonderful complex,” said Re/Max real estate agent Sandy Levine. “It’s very unique because it offers these townhomes that feel very private. You’ve got your own garage, which is a nice perk, you can walk to town and you can ski in and ski out, and that’s unusual because most of the ski-in/ski-out properties are not really walking distance to town, and it doesn’t feel like a hotel.” The townhome shown by Levine featured tall ceilings and typical Breckenridge views, augmented by scattered trees nearby offering some privacy. In addition to its three bedrooms, the townhome has two living areas on separate levels, allowing, for one example, kids and adults their own space. The floor plans of townhomes and condos are carefully thought out to best utilize every single square foot. From the back door of this townhome, residents can make their way down a short trail leading to the Snowflake chairlift and in minutes, be on the slopes. Like many vacation and second homes, the townhouse comes completely furnished, as is. “You can move right in and start having a great time right away,” Levine said. Even if the décor isn’t exactly to one’s taste, they can still make use of the space while changing out what they don’t like, she added.

utch Elich has lived in Summit County for a long time, and it shows in his knowledge of the area. On the drive into Keystone, he points out the different buildings and their histories — when they were built, their style, utility and various incarnations over the years. He’s also quick to highlight quality restaurants and activity opportunities nearby. When it comes to amenities, this condo has some pretty enticing options. Located in The Springs complex, residents are just a parking lot away from the Keystone Resort gondola. Exiting the back door offers two options: straight ahead to the slopes, or to the right, across a footbridge to Warren Station and River Run village. That is, if one makes it past the outdoor common area, with its tropically blue swimming pool and slide, steaming hot tub, fire pit, grill and gazebo. The owner has admitted, said Elich, that sometimes the family didn’t make it to the mountain, but remained behind at the condo to enjoy the rest. And the view doesn’t hurt, either.

It’s even better from the condo itself. From one bedroom, the kitchen and living area, the windows open up on the pure white, dazzling spectacle of the mountain. Skiers trail puffs of sprayed snow as they carve their way down the slope to the waiting gondola below. “The on-site manager works very hard to make sure that the place is kept in good shape for the owners. ... That’s why it looks the way that it does, because there’s somebody there all the time keeping it up,” said Elich. Having that year-round maintenance is yet another perk of the complex. “It’s a place that you can come up and go ski or you can just hang out there and be around the pool and work out and do whatever you want, and be equally happy with the amenities that are there,” said Elich. “(The owner) says that’s her daughter’s favorite thing to do, is to just come up and chill. She is going to be missing it.”

Making the choice

T

here are a lot of important factors to consider when making the choice of buying a ski-in/ski-out condo or townhouse. When helping clients make this decision, Levine said she asks them to consider just what it is they’re looking to do. “First of all, I ask them what’s important to them, because all the towns in Summit County have something to offer,” she said. “A lot depends on what their activities are. So if Breckenridge fits their wish list, then I will definitely show them how they could live in Breckenridge and what kinds of activities (they could do) and just the lifestyle they would have here. But when you live in any one of the towns in Summit County, you end up having friends in all the other towns.” Levine also advises buyers to do some research before making a decision, particularly into the Homeowners Association (HOA) for each complex. An HOA consists of an elected board of homeowners who have meetings and supervise the upkeep and financial health of the complex.

“It’s important to look at the financial health of the HOA before you buy a place. That’s part of the due diligence that any buyer needs to do,” said Levine. This can usually be done online, where the organization’s financials and meeting minutes can be perused to understand the level of satisfaction and complaints expressed by people already living in that complex. “If you read the meeting minutes you’ll see — what are the owners talking about, what are they complaining about, what are they happy about. It really gives you an insider’s view,” she said. In the end, the benefits of a ski-in/ski-out condo speak for themselves, from the convenience of direct access to the slopes to the wide array of amenities within easy reach. With conveniently organized floor plans and fantastic views, these properties provide the perfect place to make memories that last a lifetime.

Best Place to People Watch Breckenridge Main Street From extravagant furs to funky footwear, you never know what kind of fashions you’ll see on Main Street in Breckenridge. The town’s zany Ullr Fest parade in January and its Fourth of July parade are must-see events. Whether it’s a pro snowboarder or retired couples from Florida, you’ll see a diverse mix of locals and visitors. Our voters agree it’s the best people-watching place in the county. hen it comes time to sell your home, the main objective is to make the space as appealing and inviting as possible. Through a process called “staging” you can create an environment that will be welcoming and captivating to potential buyers. We’ve broken down this process into seven steps that will bring your space from outdated to on-trend. Not ready to sell? These same steps can be applied to your home to freshen things up and make your space feel new again. Don’t be intimidated. We aren’t tackling tearing down walls or installing new countertops. We’ll stick to surface changes that can be accomplished using a minimal budget to achieve maximum potential. We recently had the pleasure of staging a slopeside condo in the Snowbridge Condos at Copper Mountain for local real estate agent Mollie McCarthy, of Chuck Leathers Real Estate. While the interiors may have been a bit daunting, we were confident that if we focused on the positive aspects of the space, we could help the buyers envision this as their future second home. The condo is filled with beautiful natural light, a spacious and open living room and kitchen area, two full bathrooms and an incredible outdoor patio with views of the ski slopes. We knew we could turn this retro gem into a modern stunner. Follow along as we show you how we implemented each of these steps in this Summit County condo.

Clean Slate Removing all clutter and un-personalizing your home is the first and most important step. This may seem obvious, but it’s the quickest way to make the largest impact. Stand back and take an honest look at the space — which objects are enhancing the space and which are cluttering it? Try snapping a picture with your phone and examining the room through the image. When you’ve occupied a space for years, it can be hard to objectively see what’s in the way and what’s important — viewing the space through a picture may help. Next, remove personal artifacts. The personal touches that make your house into a home should be removed and packed for your next home. You want to create a clean slate that allows the buyers to envision the space with their own personal touches. Unclutter all “tops” — kitchen countertops, dresser tops, desktops, etc. The last piece of this first step is to clean. Clean, clean, then clean again. Nothing will turn off future buyers as quickly as a dirty bathroom or kitchen. Bring in a professional cleaning service or carpet cleaners if that helps you get the process started.

Unified Color Scheme Establish a unified color scheme. Chances are you have a favorite color that appears throughout your home. Work with this, rather than against it, by choosing the most prominent color in your home and create a sophisticated color palette around this color. In the Copper Mountain condo, the vibrant orange was already in place. We chose complementary colors to enhance the shade and bring it from dated to modern. Once you’ve established a small color palette (2 - 3 colors), stick with it and try to use these colors predominantly throughout each room. When it comes to patterns, stick to just one. Keep in mind that the main goal is to create a cohesive look and soothing energy throughout the home, so introduce one pattern that coordinates with your chosen color scheme, then try repeating this pattern on pillows in the living room, placemats in the dining room, shower curtain in the bathroom, etc.

Highlight Strengths So maybe your home isn’t perfect, but surely there are some great features. After all, you bought the place, right? Think back to the things that originally drew you to the home. Play up these strengths. In this condo, the countertops were dated and the bathrooms could use an upgrade, but the gorgeous natural light, large rooms and killer views were easy to focus on. We tied back the curtains to make sure buyers get a full view of the huge glass panels. We accessorized each countertop, sticking to our color palette, added minimal accessories and created an outdoor seating area that’s alluring to potential buyers. Find the unique and appealing features in your home and focus attention on those.

Define Areas While open floor plans are very appealing, it’s important to show the buyers that the space can still be broken up into functional zones. We established a dining area in the large living room, and created a small bar area along an open wall. We also defined an inviting entryway with a seating area for potential buyers to sit and remove coats or snowy boots and enjoy the space. If there are unused rooms or spaces in your home, don’t kill yourself trying to fill the space, instead use simple pieces to hint at the possibilities of how the new owners could use the space. Large open spaces can be daunting to buyers, so give them some general ideas on how to utilize the rooms.

Reflect Light A simple and easy trick is employing mirrors to visually double your space. By using mirrors and reflective surfaces, you can amplify a home’s natural light and create a more open feeling lay. In this condo, we scattered large mirrors throughout, including a large round mirror above the mantle, not only brightening the space, but also creating a focal point for this large feature in the room. Recycle Rethink how you use the objects you already own. Create a fresh feel by simply moving furniture around and finding new ways to use pieces. We took the dresser from the guest room and turned it into a bar top in the living room. Since this is for staging, the pieces don’t have to entirely fit the bill, as long as they are hinting at the idea for the buyers to recreate. While they may not opt to have a bar in their new home, it shows that the space can be utilized as its own area — possibly a small desk, bookshelf or reading zone. We also removed a second bunk bed from the guest room and used the lower half of it to create a daybed / lounge in the living room. This allowed for additional seating without blocking the stunning views. Look at the pieces in your home with a new eye; swap out your nightstands for your end tables in your living room, move a lamp to a different room, or if the space can survive without it, remove it!

Functionality Make awkward spaces functional and utilize every square foot of your home; turn a wacky small area into an intimate reading nook, make a designated ski boot zone in the entryway, or turn a small bedroom into a dressing room ... and you’ll have the future woman of the house hooked. In this condo, there is a large master bedroom with beautiful glass windows, but there were two twin beds in the room when we started. So we simply pushed the beds together and rotated them to be on the longest wall in the room. This created a more romantic atmosphere and lets buyers know that their bed will fit into the room. Getting to see the slopes from bed is an added perk.

“The word people kept saying is ‘unique,’ because it is such unique art, everything is so one-of-a-kind,” said Buchanan. “That’s the sort of feedback we continually get, is, ‘Wow, what is that?’ (Then) people go in for a close-up A knack for jewelry making has turned lucrative (look), because it’s so different.” The two created a website, utilizing Bernal’s design talents, and quickly began for local artists receiving orders for the pieces they put up and requests for custom design. They also began displaying their jewelry at Rocky Mountain Gem and Fine Jewelry in Arvada. By Jessica Smith Their big break came when their web host, wix.com, went public on the Nasdaq last fall. It held a contest among its users, with a handful of winners to be placed in its Times Square advertisement. Colorado artists Jennifer Buchanan and Lisa Bernal had an experience that not very Bernal and Buchanan were elated when they learned they made many just-starting-out artisans do — they saw their faces, several stories tall, broadcasted the cut. “It’s just really cool,” Buchanan said. across a billboard in Times Square, New York City. “We are still shaking our heads. How did this happen?” said Bernal. They had just started selling their jewelry online and at festivals. What started as a hobby had grown into a business plan and suddenly exploded into national exposure. “Something is definitely working,” Buchanan said. “Something is definitely working. ... It’s just been incredible, the things that have been happening and the feedback we’ve been getting.”

How it happened The two artists met each other about seven years ago in their ‘real world’ jobs at a mental health clinic in Denver. Buchanan was a therapist and Bernal a manager. As they got to know each other, they discovered their mutual love of jewelry making and soon began creating new pieces together as gifts for friends and family. When the clinic was bought out, both lost their jobs, which ended up giving them free time to dedicate to their art. Though now they’re both back working in their respective fields, they have worked to maintain time to set aside for jewelry making. “It’s nice that we have that time to devote to it,” Buchanan said. Now, Buchanan lives in Keystone, so she and Bernal commute between Summit County and Denver to get together for jewelry making. From a friend, Buchanan learned about the Roots Retreat Festival taking place in Summit County in August. The two decided to use the music festival as a chance to sell some of their pieces in public. “We liked the idea that it was small,” Buchanan said, offering them the opportunity to get their feet wet without diving headfirst into something too overwhelming. The festival was a success. Not only did they sell a lot of jewelry — and turn down offers on their artistic booth setup — but they received enough positive feedback to give them the confidence to take the next step in their jewelry making business.

Unique natural style

Buchanan and Bernal don’t work from molds. Every piece they design is unique, incorporating a varied collection of stones, sea glass, semi precious stones and driftwood, connected by chain or, more often, straps of leather. They currently produce necklaces, bracelets, rings and earrings, with plans for a men’s line coming soon. “We like to work with as much natural material as we can,” Bernal said. Recently, driftwood has become their main passion and focus. Both nurture a love for the sea — Bernal from childhood memories of visiting the Atlantic in Maryland and Buchanan from trips to the Texas gulf coastline. When they discovered driftwood could be a component of their artwork, they jumped at the chance and never looked back. “We got it and instant passion/love affair started happening,” said Bernal, who calls the beach “a little part of my heart.” While Buchanan has made several trips out to the Pacific coast, they get much of their driftwood pieces from a personal beach comber, who sends them her beach finds. They also order pieces from shores as far off as England and Greece.

When starting a new piece of jewelry, they choose an element such as piece of driftwood or stone and allow it to dictate its creation. “It’s just a continual source of inspiration to pick up a piece of wood and sit with it and find out what it wants to be,” Bernal said. The two artists do everything by hand, from wrapping their own wire to drilling holes through the driftwood, a practice that Bernal has unexpectedly found to be therapeutic. Both she and Buchanan enjoy the entire process of creating their jewelry — that’s what started the whole endeavor, after all. A single piece of jewelry can take up to several hours to design, depending on its size and intricacy. But rather than view it as a chore, the two artists thrive on the time they spend creating. Bernal said, “There’s something about it where you’re taking it from something found to—“ “— this little unique piece of art,” Buchanan finished. Art has been a lifelong passion for both women, grabbing them at an early age and never letting go. Bernal recalls begging her mother for a pair of jewelers’ pliers at age 11. She still uses that exact pair today. Rocks always fascinated Buchan, and she often saved up her allowance money to buy geodes and split them open. Their jewelry can be viewed in person at the Rocky Mountain Gem and Fine Jewelry shop in Arvada, as well as various festivals in the mountains and on the Front Range.
