Each year, SAR continues its long-standing commitment to local high school students by participating in the annual Summit High School Local Scholarship Night. This year the event was held on Monday, April 7th at Summit High School. SAR TAKES ON WILDFIRE MITIGATION; UNCONTROLLED PROPERTY INSURANCE PREMIUM ESCALATION Last summer, the Governor’s Wildfire Insurance and Forest Health Taskforce made strong recommendations that could severely impact the real estate market in Summit County, and across mountain resort communities. The recommendations suggest a risk-rating map for every individual property in the wildland urban interface (WUI), with Summit County having the most in the state with 23,000 properties. Homes in these areas would be required to provide a disclosure at point of sale that indicates the property is in a high wildfire risk area. Also concerning are suggestions that there be additional fees on properties in the high-risk areas to help offset the cost of wildfires, and requirements for wildfire mitigation on each property. There are many concerns that these recommendations could stigmatize properties, and unintentionally increase property insurance premiums, already skyrocketing. This legislative session though, legislators are ignoring the task¬force recommendations and taking a positive approach: education. Local organizations working together can be more successful in deter¬mining local
wildfire mitigation needs than the state at large. To that end, The Summit Association of REALTORS® Board of Directors recently voted to take a pro¬active approach to wildfire mitigation in Summit County. The Board will work to create a task¬force with the Towns in Summit County to work together to educate home and property owners on ways to voluntarily create defensible spaces. The task force will also look at opportunities to obtain grant dollars for individual homeowners to assist in the cost of mitigation. The Summit Board will also partner with the Vail Board of Realtors in asking our U.S. Senators and Congressman to obtain federal aid to assist the U.S. Forest Service and BLM in cleaning up the forests adjacent to our communities. By taking a pro¬active approach, SAR hopes to help educate our local community through our realtors, local and federal governments, and fire districts in a county wide education campaign to help prevent any future efforts to mandate potentially negative, impactful requirements in our areas, while also protecting our community from catastrophic wildfire.

Our Summit County real estate market is in transition right now – moving in a very positive direction - and in a transitional market, the predictability of market value is diminished. I came across an article that may help you feel more stable from the “Keeping Matters Current” blog (used with permission!) The two main concerns many talk about when discussing the housing market are: 1. The current lack of inventory in many segments is impacting housing prices 2. The best think-tanks in the country are struggling to discover what impact each of these items have on real estate.
Price will only be higher later this year and though interest rates are rising, they are still at historic lows. That means that your monthly housing expense will still be lower than almost any time in the last 50 years. The wisdom to know the difference. With the winter over, the outlook on inventory is moving up. Sellers will look to come out of hibernation and list their homes. The question is whether or not it makes sense to delay moving on with your life until everything gets ‘better’. Should you not buy a property and not live your mountain dream? Should you hang on to a property here even though your doctor recommends you move to a climate better suited to your current medical situation? This is where your wisdom must kick in. TECHNOLOGY A Glimpse of the Future

f a photo is worth 1,000 words, how much is a threedimensional design worth? While Michael Rath, managing partner of Trilogy Partners in Breckenridge, doesn’t have a tangible number, he’s experienced the power of a 3D design tool. Just over two years ago, he incorporated the three-dimensional modeling program SketchUp into his process, and hasn’t looked back since. “It’s kind of a game changer,” he said.

Designed in Boulder, SketchUp software came into being around 2000, spent a few years as property of Google and now is owned by Trimble Buildings, a group that builds construction technology. Unlike programs like Revit and others from AutoCAD that cost hundreds of dollars and more, SketchUp is free. For people like Rath, that means that not only can he and his colleagues easily download and use the program, but so can his clients. “With this we’re trying to create a comprehensive process that allows the client to totally understand what they’re paying for, what’s being designed,” Rath said. Ralph Henderson’s Breckenridge home is currently going through a large remodel and he has used SketchUp with Rath throughout the process. “For me, the customer, to look at an idea and see what it would look like, … you see it and get a feel for it,” Henderson said.
In the past, architects used hand-drawn blueprints to convey the aspects of the to-be house to customers. Computers ushered in more complicated pictures and 3D models, but now programs like SketchUp have reached a new level of detail. “The days of drawing plans and elevations, we’ve gone past that, and that’s going to be the trend,” said Marc Hogan, architect and principal of bhh Partners in Breckenridge. He feels this is a good thing. “I don’t really think the artistry is lost. I think it’s actually improved because you get to look at more options,” he said. Using the GPS coordinates of the house-to-be and Google Earth, Rath “drops” the three-dimensional outline of the house onto the property. Later, this will get more detailed, from furniture placement all the way down to wall textures and the tile design in the bathrooms. Once the house is geo-located, Rath (and anyone with the SketchUp technology) can look at it from an eagle’s eye perspective, then with a few clicks of the mouse, zoom inside any room. Once inside, turning toward the windows will show the outside view, particularly any mountains, as it will be seen from inside the actual building, courtesy of Google Earth. On paper blueprints, an architect would draw an arrow indicating the direction of the view, but with SketchUp, Rath can actually show it.

“This is exactly what you’re going to see,” he said. That way, he can orient the windows exactly to match the ideal view. If the mountain doesn’t fully show up in the window, the plans for the windows can be changed. If a muntin (the strip of wood separating panes of glass in a window) is blocking the mountain, it can be moved — and all before construction even starts. “If we don’t make mistakes, then we save money too,” said Rath. “When we design these houses, we know exactly what we’re doing, exactly what we’re going to build.” This is particularly helpful for the engineers and architects, like Hogan, working with Rath. “It actually saves us time. We’ve been able to cut our costs by about 50 percent by having the 3D capabilities. It allows you to do things quicker and then the programs are smarter, so accordingly, it’s taken a lot of the drudgery out,” said Hogan. “It helps you troubleshoot problems before

you’re out in the field. … It saves a lot of stress.” One of the features that Henderson liked best about using the program was how it helped him and his wife visualize all aspects of the remodel. “I’m pretty decent looking at 2D stuff, standard old architecture drawings, but there are a lot of people that probably aren’t so good at visualizing,” he said. Another feature of the 3D model can be used to calculate maximum energy efficiency.
The program shows what direction sunlight will come from at any given date or time, which will affect window placement. Windows are popular features of Colorado houses, Rath said, but sometimes they’re not always thought out. If windows are placed into a wall that receives a lot of sunlight, the house will stay warmer in the winter. However, if an array of windows is put into a side of the house that receives little to no sun, the place will be colder, requiring more energy and money to heat it, particularly during the winter months. Problems like this can easily be avoided by looking at the 3D model. It’s also incredibly precise. For example, Rath can look up exactly where the sun is going to hit on a house at 7:02 p.m. on Aug. 9, 2014.

Not only does the SketchUp model assist in the architectural aspects of building a house, but in its design as well. Rath has used SketchUp for brand-new houses as well as already-built hoses in need of a remodel. “The amount of detail that’s getting into these houses because of this is extraordinary,” said Rath. “I detail everything down to the nth degree.” To provide the detail, Rath uses a file of hundreds of textures and designs for tiles, walls, fireplaces and outdoor siding. If a texture isn’t in his database, he does some research — sometimes driving around town — and takes a picture, uploads it into Photoshop and adds it to the model. This way, clients can view changes with the click of a mouse, before any materials are ordered. “(It’s) not just ‘the wall’s going to be green,’” said Henderson, of the exact detail of the software. “It’s whatever color of Sherwin Williams’ green you pick out.” Rath can also do concept design. For example, he could create a custom chandelier in the program, and if the customer likes it, he would contact various contractors to see if it could then be made. “We can not only design it but we know how it’s going to look,” he said. “We can tweak it, we can make a decision, if it’s worth spending four or five thousand dollars.” The program also allows for the distribution of furniture and appliances, down to the exact models, all uploaded by Rath and easily manipulated with the mouse.
CONNECTING
One of the things Rath likes best about SketchUp is that he and his clients have constant access to it from their computers. “A lot of our clients don’t live here,” he said. “They can have a copy of the model on their computer, I can make changes, upload it to Drop Box,” and then customers contact him with their comments, ideas and suggestions. It is, essentially, a communication tool between Rath and his clients, whether they’re on the Front Range or across the world. They can enter their house-tobe anywhere at any time, and often Rath will go through the model at the same time as his clients, discussing each aspect and design decision along the way.
“It’s literally walking through the house together,” he said. This is true for Henderson, who is based out of Denver. “You don’t have to leave the comforts of your own home,” he said, while he’s discussing the project with Rath. “Michael takes control (of the SketchUp model), and he walks you through … and in no time at all we can say ‘we like that’ and ‘no we didn’t like that over there, can we change it?’ He does it on the SketchUp model thing and click, you’re looking at it!” Henderson said he would definitely recommend using the 3D model to any friends who were remodeling or building a new house. “As in all these things, none of them are perfect, but this is pretty close. It’s an excellent communicating tool, to communicate sometimes hard to grasp concepts,” he said. “I’m impressed; I’m hooked.”

Your mountain wedding can be both rustic and refined if you keep a cohesive theme throughout.

The next step is choosing colors for your wedding and bridal party. Consider the interiors of the home that you are renting. For example, if there are bold red accents in the home, consider choosing harmonious colors like blues, turquoise and green shades. Or choose a neutral palette with textural elements like french linen, ivory lace and creamy silk. When it comes to flowers, stick with your color theme, and consider using mountain wildflowers. A tiny sprig of lavender tied with twine can be an impactful place setting. Loosely arranged wildflowers in mason jars can be a delicate and rustic centerpiece on tables. The third step is to choose accents. Avoid becoming trend obsessed and focus on personalizing your wedding. If you are an avid reader, choose a stack of books with spines that match your wedding colors as an accessory to the guest book signing table. If your soonto-be husband is a fisherman, have a florist create a boutonniere with a fanciful fishing fly, sans hook. Elements that are true to your personalities will never go out of style and will be the most memorable for you and your guests. Once you have a game plan for the ceremony and reception areas, think about creative ways that you can utilize the multiple rooms in the house. Transform a guest room or den area to a photo booth, or photo room. Photo booths or rooms are a great way for guests to loosen up and have fun, gifting you with silly images to enjoy for years to come. Choose your backdrop - a solid wall or curtains in your wedding colors, and perhaps a banner with your wedding date. Set out a basket of fun props - hats, glasses, mustaches and scarves in colors that coordinate with your wedding style. If your wedding has a vintage vibe, choose an old fashioned suitcase to house the props. Enlist the help of your photographer to provide proper lighting and camera setup. Turn the game room into a gentleman’s whisky bar - a swanky room for your male guests to toast to the happy
couple. Turn a guest room into a tea room - ask the caterers to set up coffee and tea for your guests to enjoy throughout the evening. Personalize the room with pictures of you and your groom growing up and your parents or grandparents on their wedding day. Hang the wedding gowns of your mothers and grandmothers for the guests to admire and enjoy the memories of their own weddings. When it comes to wedding favors, send your guests home with a piece of Colorado. Perhaps tiny jars filled with local honey, seed packets with Colorado wildflowers, or tiny soaps from a Summit County soap maker. opper Creek is an 18-hole championship golf course tucked into the base of Copper Mountain Resort.
