INNOVATIVE SHAPING REAL ESTATE

The real estate industry is one of the most dynamic sectors in the Philippines, with new technologies emerging to improve its e ciency and profitability. From virtual tours to the possibility of blockchain-powered land registration systems, technological advancements are transforming the way real estate businesses operate in the country.

One of the most significant technological advancements in the Philippine real estate industry is the use of virtual reality (VR) and augmented reality (AR) technologies. These tools allow buyers and sellers to experience properties in a more immer sive and interactive way, allowing them to make more informed decisions about their investments. With VR, poten tial buyers can take virtual tours of properties without leaving their homes, while AR allows them to visualize how di erent furniture or decor would look in a particular space. This tech nology has the potential to change the way people buy and sell properties, making it easier and more convenient for both parties. This makes it more convenient for overseas buyers who represent a good amount of demand for real estate year-on-year.

Another huge technological impact in this sector is in property management. Smart home technologies are being used to automate and streamline various aspects of property manage ment, such as security, lighting, and climate control. These systems can be controlled remotely, allowing property manag ers and landlords to monitor and control properties from anywhere in the world. The use of smart home technologies not only makes property management more e cient but also enhances the security and comfort of properties, making them more attractive to tenants and buyers.

Blockchain technology is also being explored to streamline land registration and property transfers. This was first done in Ukraine where a piece of property with the use of blockchain technology. The current land registration system in the coun try is notoriously slow and ine cient, with many transactions taking months or even years to complete.

Blockchain technology has the potential to make land registration and property transfers faster and more secure, as it allows for transparent and tamper-proof transactions. By using blockchain technology, the real estate industry can potentially reduce the time and costs involved in property transactions, making it more accessible to more people and attract more foreign buyers. However, the infamous red tape and bureaucracy in our country presents a huge wall to the possibility of this advancement ever coming into fruition.

Despite the many benefits that technology brings to the real estate industry, there are also potential drawbacks to its implementation. For example, the widespread use of VR and AR technology may lead to a decline in face-to-face interactions between buyers and sellers, making it more di cult to build personal relationships and trust. Moreover, the increasing use of automation and smart home technologies may result in job losses for property managers and other professionals in the industry.

Another potential downside to the use of technology in the Philippine real estate industry is the digital divide. Many Filipinos still do not have access to reliable internet connections, which may hinder their ability to take advantage of these new technologies. Furthermore, the implementation of new technologies may require significant investment and training, which may be di cult for smaller real estate businesses to a ord.

In conclusion, technological advancements are transforming the Philippine real estate industry, with the potential to improve its e ciency and profitability. The use of VR and

“Trend wise, it takes a lot of patience, observation, and conversation to really get a feel of what our clients and customers want. You would be surprised that very simple questions often dictate how most companies think such as “Will I use this product or service on a daily basis?” or “Would this still be worth my money after 12 months of use?”, Willie stated. “Questions like these generally give us an inkling on how we perceive our market to be and of course, the ever-reliable word of mouth, reviews, and friendly opinions do help significantly!”, he added.

According to PD Willie So, Eleksis Marketing Corporation started as a systems integrator specializing in public address and background music systems, and their clients included houses of worship, shopping malls, arenas, and restaurants. Some of her women role models include Manila Mayor Honey Lacuna, whom she admires for being the first female mayor of the capital city of the Philippines and how she has led the city through the pandemic, and Jacinta Ardern, the prime minister of New Zealand. Particuarly, Angel lauds the prime minister’s capability of balancing her duties as the leader of her country and as mother.

Eleksis Corp. prides itself on being easy to talk to and having the best customer service experience in the industry. Ryon Tionloc first got involved with JCI at a young age, having family members who were also part of JCI Manila. It wasn't until he was invited to join the organization in December 2021 that he discovered the true essence of JCI Manila as an organization that trains leadership skills. He was inducted as a BJC in January 2022 and became a regular member in July 2022.

Through his journey with JCI Manila, Ryon has been involved in several significant projects, with his most memorable one being his community a airs projects. His BJC project, Project Renew 3, was an initiative to upcycle single-use sachets, tetra, and PET bottles into park bench es and upcycled trash bins in the JCI Manila Linear park in Pandacan, Manila. This project aimed to raise awareness on plastic recycling and waste segregation in the community. This year, he has two projects under the GoBIG board that focuses on the youth. Being a member of JCI Manila has had a profound impact on Ryon's personal and professional life. He claimed that there's so much more to learn about himself out there, and joining the movement has taught him to strive to be the best version of himself in everything he does. Learning from all his peers in the organization has helped him grow each day, and he has realized that even if he goes outside his comfort zone, he still has the capability to perform to the best of his abilities. It has been challenging so far, but it's a challenge he is ready to face to the best of his capacity.

This event aims to bring together individuals who aspire to be leaders in their respective communities and equip them with the necessary tools and skills to achieve their goals.

One of the highlights of ULO 2 was the panel interview, where participants were interviewed by a panel of esteemed JCI senators and board/members. This was a great opportunity for the participants to showcase their leadership potential and learn from the panel's valuable feedback. The event also featured keynote speeches from notable personalities, including JCI Manila 2022 President Richard “Dods” Lim and leaders, who shared their insights and experiences on leadership and community service with JCI Manila.

Through this event, JCI Manila continues to empower young leaders and inspire them to create positive change in society.

In line with its commitment to nurturing and developing leaders, JCI Manila also held Launchpad 2 on March 29, 2023, at the JCI Manila Clubhouse. Launchpad 2 was a training program designed for the selected applicants from ULO 2. The program aimed to equip participants with the skills and knowledge necessary to organize & build their own community projects under JCI Manila.

Participants learned how to conceptualize, plan, and execute community projects that align with JCI Manila's mission and vision. They also received guidance from JCI Manila's directors and experienced members, who shared their expertise and insights on community service.

At the end of the Launchpad 2, participants were tasked to create their own community projects, which they will execute under JCI Manila.
