Vienna Growth With its approx. 1.7 million inhabitants and as one of the most rapidly growing metropolises of the European Union, Vienna is not only the second-biggest city in the German-speaking region (after Berlin) but also the city with the highest quality of living.

“Vienna is growing. Over the next two decades, its population will exceed the two-million mark. Our city is ready for this challenge. The new urban quarters of the future are emerging all over the municipal territory – with thousands of new dwellings, new enterprises, new transport corridors. aspern Vienna’s Urban Lakeside is a key strategic project. On this territory, which is also the largest land reserve within Vienna’s city limits, new space is being created for 20,000 inhabitants and 20,000 workplaces. The Urban Lakeside moreover embodies the future-oriented positioning of our city. Already today, Vienna is respected as a “smart city” – aspern will build on these outstanding preconditions and contribute to preserve Vienna’s standing as the metropolis with the highest quality of living.”

WIENBRATISLAVA –

Michael Häupl, Mayor of the City of Vienna

“The Urban Lakeside is a city quarter of supraregional importance: situated along the economically vital Vienna-Bratislava axis, a strong centre with high-level infrastructure is emerging. aspern scores as an innovative business hub. While it offers lots of space for enterprises wishing to settle in Vienna, it also harbours major opportunities for research. I am proud that Aspern Smart City Research GmbH & Co KG, a research institution with a unique remit within all of Europe, will be active in this location. The Urban Lakeside functions as a ‘living lab’ for experts researching innovative technologies for the cities of the future and in this way makes an important contribution towards positioning Vienna as a top centre of research.” Renate Brauner, Deputy Mayor of the City of Vienna

Small

From small rental offices for start-ups or, say, an organic neighbourhood grocery to large-scale international enterprises – the Urban Lakeside offers ideal development possibilities for both SMEs and big corporations. Companies benefit above all from the strong research and development focus of the Urban Lakeside and from its clearcut commitment to a solid work-life balance. The pioneers have already arrived: about 70 people, in addition to the crews of the contracting firms busy at the Urban Lakeside, have taken up work at aspern IQ, the first office building of the new city quarter. In 2016, the technology group HOERBIGER will join them as the first large-scale enterprise employing approx. 600 workers at this site.

Quality Foundation Investments in aspern Vienna’s Urban Lakeside rest on a solid foundation. Taking special account of all aspects of sustainability, Wien 3420 Aspern Development AG co-operates closely with the City of Vienna to create the Urban Lakeside over several stages. Numerous preliminary documents, such as the master plan unanimously adopted by the Vienna City Council in 2007, the land use and

EIA AND ZONING PLAN Very few developers, if any, are likely to know as much about a potential construction site as they will know about the Urban Lakeside, one of Austria’s first-ever urban development projects to be subjected to an environmental impact assessment. The land use and zoning plan for the Urban Lakeside deliberately leaves leeway for design and flexible development.

ASPERN ADVISORY BOARD Since late 2010, the development of the Urban Lakeside is being monitored by an interdisciplinary team. The task of this team does not lie in detailed project analyses, but rather in the effective promotion of the overall “urban genesis” process.

zoning plan and the environmental impact assessment, provide a strong foundation as well as legal certainty. All plots of the Urban Lakeside are sold or leased by Wien 3420 AG, which serves as a one-stop contact point for all actors. Quality assurance in aspern is based on four pillars:

GUIDELINE DOCUMENTS FOR BUILDING DESIGN In addition, there are certain qualities stipulated for every plot that, while essential for the overall development of the new urban quarter, still leave room for individual interpretation. The guideline documents define the admissible scope for design and provide a comprehensive and clearcut look at the project as a whole.

PROJECT SELECTION AND MONITORING To safeguard outstanding quality, all projects are monitored from selection to implementation in a co-operative process that in addition to Wien 3420 AG and the independent aspern Advisory Board also includes the project developers and planners.

Supply Demand The Urban Lakeside offers excellent development possibilities for demanding enterprises of any size. ASPERN IQ Technology-oriented, innovative enterprises find offices, labs and production spaces at aspern IQ, the first office building of the Urban Lakeside. With up to 250 workplaces in approx. 23 flexible units for rent, it is to act as a beacon for future-minded industries with major growth potential. When planning and constructing aspern IQ, the Vienna Business Agency aimed for superlative ecological standards and maximum energy efficiency: this 6,600-square metre Plus Energy structure is equipped with state-ofthe-art building utilities to ensure optimum user comfort. www.aspernIQ.at

RESEARCHTUB GMBH Based on the know-how of the Vienna University of Technology, researchTUb GmbH offers application-oriented research for business circles and operates its “MiFactory” at aspern IQ. The acronym “Mi” stands for “manufacturing innovations” and encourages enterprises to treat this research and development lab “as their own”. The aim is to present innovative solutions for manufacturing processes, to provide input for process and plant innovations and to support their implementation – all done onwww.researchtub.at site. MINGO OFFICES “Move in and grow” is the motto of the 12 new Mingo Offices at aspern IQ. Small, flexible, modern and without long-term commitment – Mingo Offices are ideally suited for innovative start-ups. Above all technology-oriented newcomers enjoy a perfect work environment: they benefit from the presence of bigger companies at this site and can tap synergies with researchTUb to forge profitable links between research and industry. aspern IQ is already the ninth Mingo Office location operated by the Vienna Business Agency. www.mingo.at 4

HOERBIGER In spring 2013, HOERBIGER was the first large-scale enterprise that decided to move to aspern Vienna’s Urban Lakeside. HOERBIGER Holding AG headquartered in Zug, Switzerland, is a worldwide technology leader in compression technology, automation technology and drive technology. In 2012, roughly 6,700 employees generated a turnover in excess of Euro 1 billion. Since 1931, the enterprise has been manufacturing components and systems for compressors at its ViennaSimmering plant. As of 2016, the new Vienna company centre for 600 employees will be based at the Urban Lakeside. www.hoerbiger.com

WIEN WORK As one of Vienna’s biggest employers in the field of social services, Wien Work integrative Betriebe und AusbildungsgmbH will set up a workshop building, offer a range of services for local residents, operate a canteen kitchen and rent office premises. It is the business objective of Wien Work to create and find jobs for disadvantaged persons in the labour market, for example by training young people. The headquarters of this non-profit enterprise as well as its eleven divisions with a total of approx. 600 employees will be combined to enrich the Urban Lakeside’s business portfolio as of 2015/2016. www.wienwork.at

aspern Vienna’s Urban Lakeside as a “living lab” – a research project unique in Europe will be launched at the Urban Lakeside in October 2013. Aspern Smart City Research Gmbh & Co KG will investigate such future-oriented topics as energy, the environment, building utilities and intelligent networks in co-operation with the users of the new city quarter. Aspern Smart City Research embodies the joint commitment of Siemens, Wien Energie and Wiener Netze to the development of future-oriented technologies for liveable cities. This research project located in aspern focuses above all on user behaviour and networking: hence the research input is not directed at individual technologies or production and storage methods (such as photovoltaics, solar thermics, heat pumps or district heating), but rather aims to ensure their optimised functioning in combination with other factors. The objective is to enhance overall systems intelligence. 20 EXPERTS An interdisciplinary research team composed of roughly 20 experts will be working at the “living lab” of aspern IQ. They will continuously collect and evaluate know-how and create the foundations for future innovative solution concepts and technologies. Research is to concentrate mainly on three different building complexes: the education and school campus, a residential building and a mixeduse (office and residential) building. 90 percent of the research data will be

generated from the networks, while 10 percent of the data input will be supplied by the buildings’ users.

“The urban development project aspern Vienna’s Urban Lakeside offers a wonderful opportunity to create innovative technologies based on real-life infrastructure and to evaluate these with a view to their acceptance by citizens.” Wolfgang Heuring, Head of Research & Technology Center of Siemens AG

“While we focus above all on our customers and their needs, we are equally interested in intelligent energy management, networking and smart-home solutions, e.g. optimised ways of combining conventional energy sources such as district heating with new, decentralised concepts.” Marc Hall, Director for Energy of Wiener Stadtwerke

People Projects Flats, schools, business premises, offices, streets, the Vienna Underground, shops, parks and the lake at the centre – many individual projects feed into the city of the future. Some statements about aspern Vienna’s Urban Lakeside. “The construction of aspern Vienna’s Urban Lakeside is the highpoint so far of the dynamic development of Donaustadt that started out with Donau City. Due to these innovative projects, Vienna’s 22nd municipal district is now emerging, not only as a high-quality residential quarter, but also as an attractive hub of business and research.” Norbert Scheed, District Chairman of Donaustadt

A smart construction site

Promised Delivered

One of Austria’s biggest construction sites is also one of the most intelligent. The impact of this project on people and the environment was kept to a minimum.

Construction logistics: an on-site concrete mixing plant and material recycling reduce the number of lorry trips. Noise: potential sources of noise are checked around the clock by noise measuring devices. Cleanliness: tire washing stations for lorries were installed at the most trafficked exit points. Info point Ombudsman: the concerns of abutters are taken seriously.

7

“When planning aspern Vienna’s Urban Lakeside, state-of-the-art ecological standards, top-end infrastructure, lots of green spaces and good-neighbourly relations were central objectives. Excellent housing quality combined with affordable rents provide the foundation on which the new urban quarter – as in fact all subsidised housing in Vienna – is based. The first dwellings under the Vienna housing construction initiative will be completed in 2014.” Michael Ludwig, Executive City Councillor for Housing, Housing Construction and Urban Renewal

“BIG is constructing a largescale education quarter at the Urban Lakeside. On behalf of the Federal Ministry for Education, the Arts and Culture (BMUKK), a 28-form secondary school and a 13-form vocational school are emerging here. Moreover, BIG is realising further educational establishments in this site on behalf of the City of Vienna, e.g. a kindergarten, a primary school and a special education centre.” Wolfgang Gleissner, Managing Director of Bundesimmobiliengesellschaft BIG

“The Urban Lakeside constitutes a great opportunity for Vienna: new mobility concepts and superlative environmental standards are implemented here. A mixed-use concept is the central motif of urban planning for the new quarter; lively ground-floor zones with shops and restaurants create vibrant public space. I am particularly delighted that citizen participation and dialogue are given pride of place at the Urban Lakeside.” “The Vienna Underground is the backbone of public transport in the Austrian capital, and the extension of the U2 line to the Urban Lakeside provides the backbone for an entire city quarter. This extension is also very special because its was not added to an already developed urban expansion zone as an afterthought, as it were, but rather acts as a driver and factor of heightened attractiveness for this new city quarter.” Günter Steinbauer, Managing Director of Wiener Linien

“At the Urban Lakeside, enterprises find something that normally comes at a hefty premium in big metropolises: space and scope for the development of technology, production and innovation. aspern offers ideal conditions for companies wishing to settle here, as they can benefit from excellent options to network with researchers. With aspern IQ, we show enterprises the myriad possibilities that exist and invite them to join in.” Gerhard Hirczi, Managing Director of Vienna Business Agency

“The new HOERBIGER company site in aspern will be one of the most cutting-edge production plants in Europe. This location enables us to create a perfect blend of research and development, production, distribution, marketing, administration and management. For our 600 employees at the Urban Lakeside, we will moreover set new contemporary standards with respect to work environment quality.” Martin Komischke, CEO of HOERBIGER Holding AG
