URBAN CONCEPT THE BUILDING IS DESIGNED IN A NEWLY DEVELOPING CITY DISTRICT ASPERN OR, SEESTADT ASPERN, WHICH IS LOCATED IN THE 22ND VIENNESE DISTRICT ON THE NORTHEAST EDGE OF VIENNA. ASPERN IS THE LARGEST VIENNESE AREA IN DEVELOPMENT. ON AN 240 HA AREA A MULTIFUNCTIONAL CITY DISTRICT CONSISTING OF 10 500 APARTMENTS FOR 20 000 RESIDENTS AND OFFERING 20 000 JOBS IS TO BE ERECTED AROUND AN ARTIFICIALLY MADE LAKE BY THE YEAR 2028. IN THE AREA OF THE NEWLY DEVELOPING DISTRICT THERE USED TO BE A FIELD AIRPORT BETWEEN THE YEARS 1912 AND 1977, LATER ON THE AREA HAD INDUSTRIAL AND LOGISTICS USE. FROM THE NORTH SEESTADT IS DELINEATED BY THE VIENNA-BRATISLAVA RAILWAY WHICH PROVIDES AN EXCELLENT CONNECTION WITH BOTH OF THESE CAPITALS. IN 2007 AN INTERNATIONAL URBANISTIC COMPETITION FOR THE DEVELOPMENT OF THE DISTRICT WAS ANNOUNCED IN WHICH THE DESIGN BY JOHANNES TOVATT WAS VICTORIOUS. THIS SWEDISH ARCHITECT PLACED AN ARTIFICIAL LAKE FED BY UNDERGROUND WATERS, AREA OF WHICH IS APPROXIMATELY 5 HA AND WHICH IS SURROUNDED BY A PARK, INTO THE MIDDLE OF THE NEW DISTRICT. FROM THIS CENTER THE CITY IS THEN ABRUPTLY DEVELOPING IN ALL DIRECTIONS. 50% OF THE AREA OF THE NEW DISTRICT IS ALLOCATED TO PUBLIC SPACES, COMMUNICATIONS, GREENERY AND RECREATIONAL AREAS. THE OTHER 50% IS ALLOCATED TO THE DEVELOPMENT ITSELF. THE RESIDENTIAL BLOCKS DESIGNATED FOR HOUSING ARE BEING SOLD BY THE CITY WITHIN THE FRAMEWORK OF PUBLIC ARCHITECTURAL COMPETITIONS, BASED ON CONCRETE DETAILED DESIGNS. THE COMPETING TEAMS ARE ALWAYS MADE OF ARCHITECTS AND DEVELOPERS. AS SUCH THE CITY IS THEN ABLE TO GUARANTEE HIGH ARCHITECTURAL, ECOLOGICAL AND SOCIOLOGICAL QUALITY OF THE FUTURE DEVELOPMENT AND CAN ALSO INFLUENCE THE FINANCIAL AFFORDABILITY OF THE APARTMENTS THROUGH THE BEFOREHAND DETERMINED, AND IN PURCHASE CONTRACT ANCHORED MAXIMUM RENT. THE SALE OF LAND FOR OTHER ADMINISTRATIVE, COMMERCIAL AND MULTIFUNCTIONAL BUILDINGS IS DETERMINED BY FREE MARKET TERMS AND CONDITIONS. A VARIED MIX OF BUILDINGS OF DIVERSE FUNCTION AND ARCHITECTORAL SOLUTIONS, ALL BUILT USING DIFFERENT CONSTRUCTION TECHNOLOGIES, IS EMERGING IN ASPERN. AMONGST THEM EVEN MODERN WOODEN CONSTRUCTIONS. AN IMPORTANT PART OF THIS PROJECT ARE THE „STRINGS“ AS OUTLINED BY GEHL’S CONCEPTION OF PARTITIONING OF PUBLIC SPACE. THE GOAL WAS TO DESIGN A NEW HOUSING DEVELOPMENT WHICH WOULD BE IN ACCORDANCE WITH THE GREEN CITY PRINCIPLES.

ANNOTATION SHORT TERM HOUSING AKIN TO A HOTEL IS DRAWN UP AS A HOUSING FOR PEOPLE WHO COME TO ASPERN FOR WORK OR RECREATIONAL PURPOSES. PART OF THIS PROJECT IS TO NOT ONLY DESIGN FUNCTIONAL APARTMENTS, BUT TO ALSO PAY ATTENTION TO IMPORTANT FUNCTIONS ASSOCIATED WITH A HOTEL SUCH AS A RESTAURANT, LOBBY WITH A RECEPTION DESK, GYM, RENTABLE SPACES FOR SHOPS, A SKY BAR AND ALSO A LAUNDRY AND A COMMON ROOM FOR THOSE WHO DECIDE TO STAY FOR LONGER. IN THE BASEMENT OF THE BUILDING THERE ARE PRIMARILY SERVICE ROOMS, ON THE FIRST FLOOR THERE ARE HOTEL SERVICES SUCH AS THE RECEPTION DESK, LOBBY, DINING AREAS SUCH AS A RESTAURANT AND THE ADMINISTRATIVE SPACES ARE ALSO LOCATED THERE. ON THE OTHER – TYPICAL – FLOORS, THERE ARE 54 APARTMENTS OF VARIOUS SIZES, RANGING FROM 30 M2 TO 60 M2. THEY ARE MOSTLY MINIMALISTIC FLATS WITH ONE LIVING ROOM DIVIDED BY A MOVING FURNITURE SUCH AS CURTAINS. ON THE TOP FLOORS THERE ARE SPLIT LEVEL APARTMENTS WHICH HAVE GREATER AREA. ON THE TOP FLOOR OF THE TALLEST BUILDING BLOCK WE MAY FIND A LOBBY BAR WHICH CAN BE USED BY THE STAYING RESIDENTS FOR RELAXATION PURPOSES. AS PER THE REGULATIONS FOR OUR DEVELOPMENT AREA A SPLIT OF 80/20 (80% RESIDENTIAL AREA, 20% OTHER FUNCTIONS) WAS ADHERED TO. THIS FACTOR SIGNIFICANTLY INFLUENCED THE CONCEPT OF THE WHOLE PROJECT. IN THE CONTEXT OF A HOTEL AN EFFORT IS MADE TO ALLOCATE 80% TO ROOMS AND 20% TO ASSOCIATED FUNCTIONS. THE HOUSING COMPLEX IS DIVIDED INTO FOUR BLOCKS WHICH ARE ROTATED IN RESPECT TO EACH OTHER BY DIFFERENT ANGLES AND WHICH ARE CONNECTED BY OUTDOOR CONCRETE STAIRWAYS. THANKS TO THE OUTDOOR STAIRWAYS A LARGE AREA NEED NOT BE HEATED, THUS SAVING ON ENERGY. ANOTHER IMPORTANT ASPECT OF THE DESIGN IS THE FACADE WITH ITS ANGLED WINDOW JAMBS. THE WINDOWS REPRESENT EYES LOOKING OUT INTO THE WORLD, EACH IN A DIFFERENT DIRECTION SO AS TO CAPTURE ALL THE IMPORTANT VISTAS AROUND THE HOTEL.
