• Replaced/upgraded majority of the lighting in the house including replacing all bulbs to daylight energy-efficient

• New irrigation system installed front and back— four years ago

• Painted exterior of house

• Furnace replaced — eight years ago

• Added the fountain feature out front — nine years ago

• Installed granite in kitchen and wet bar and added new copper sink in wet bar — nine years ago

• Removed approximately $25k in trees and overgrown landscaping over time

In good faith from the previous inspection, the sellers took the liberty to quickly remediate the following:

• Microwave was serviced to working condition January 11, 2025. Total cost was $215.

• The Branch Manager of Arrow Exterminators, Brent Giardino, came to reinspect the house on January 6, 2025 and confirmed no active termite activity was present as was evidently found in the previous pest inspection report done by Windward Pest Control. They provided a termite clearance letter to ensure this status on January 7, 2025.

• Forsyth Exterminating reinspected the attic on January 7, 2025 after a previous inspection over two years ago to remediate a squirrel instance then and confirmed no current activity is visible. A warranty was purchased valid until November 2025 for $350 retroactive for two years of coverage from the original instance.

• A licensed and insured electrician has corrected separating the neutral wires so there is only one wire per screw and wrapped electrical tape around the service wire on January 7, 2025 This fee was $175.

• A licensed and insured general contractor repaired/corrected the following items in January 2025: wood rot on back deck door, garage entry frame wood rot, two outdoor receptacle covers, caulk primary shower, sediment trap for attic furnace, attic wire issue, attic vent issue, new outlet in upstairs bathroom, exposed wires inside and outside of garage, repair upstairs bathroom faucet return, various caulking on outside trim/window seals, and bottom deck stair repair, among other items. This fee was $1500.

• The laundry room cabinet was adjusted and tightened.
