Finding the Right Pros Did you know that May is National Home Improvement Month? For me, it seems like it has been Home Improvement Month since last October when Hurricane Zeta blew through Atlanta and knocked down one of our 80-foot oak trees. Thankfully it did not fall on our house but did cause quite a bit of damage that started a domino effect of several projects. First, the tree needed to be removed! This one was easy as we have needed this service several times. So we called our reliable “tree guys"— Southern Tree Pros. After the insurance inspector came, we learned we had damage to our roof and driveway and would need some electrical repairs and a lot of landscape help. For these big projects, I needed to practice what we preach here — meet with three companies, get their proposals and see who will be the best fit. Many people go for the least expensive

What is a floating floor?
A floating floor is one that is not attached directly to the subfloor. Panels are attached to each other and are installed over a pad. The floor is held in place by gravity, shoe molding and transitions. All laminates and most
luxury vinyl are floating floor systems.

There are multiple ways. When we re-side a house, we use house wrap, which has an R-value of two. R-value is a measure of how well a building is insulated, the higher the R-value, the better. You can also ask
that a micro-e reflective house wrap be put on. It’s
a wrap with a reflective coating that pushes back ultraviolet (UV) rays and has an R-value of four. So, between house wrap and micro-e, you could end up increasing your R-value by six.

Some people attempt to repair cracks with hydraulic cement, but that is referred to as negative-side waterproofing and will ultimately fail. Cracks

¼ teaspoon salt ¼ teaspoon black pepper 1 cup vegan cheddar shreds, plus more for sprinkling 1 pound king oyster mushrooms Scallions to garnish
Directions: Preheat oven to 350 F. Trim the bottoms off the mushrooms (½ - 1”) to remove any tough parts. Remove the caps and set aside for another meal, such as stir-fry. Shred the mushroom stems with a fork until a “pulled chicken” consistency is reached. Place mushrooms on a parchment-lined baking sheet and bake for 10 minutes. Once cooked, the mushrooms should be slightly watery and not al dente. In a high-speed blender, add everything except for the cheddar shreds, mushrooms and scallions, and blend until smooth. Heat a cast-iron skillet and add the blended mixture. Stir until it begins to bubble. Add the cheddar shreds and mix for ~2 more minutes as they begin to melt. Add the mushrooms to the skillet and mix until combined. Turn off heat and sprinkle cheddar shreds over the top. Broil in oven at 450 F for ~5 minutes. Top with extra shreds and serve with your favorite dippers! www.happyseed.kitchen

Lakeside Luxury at Misty Mill
A guided tour of Chip Wade’s vacation home renovation on Georgia’s Lake Sinclair.
Situated on the serene shores of Lake Sinclair in Milledgeville, Georgia is Misty Mill, a rustic lake house renovated by HGTV’s (and Georgia’s) own Chip Wade. You wouldn’t know from looking at it, but not too long ago, this gorgeous lakeside retreat was a dilapidated mess. “In a way, the challenge of restoring the house to something great actually attracted us to this property,” says Chip’s wife, Pauli Wade. With some ingenuity and a fantastic design, the Wade family was able to transform this lakeside cabin into a family summer retreat they can enjoy for years to come.

Mary Kathryn LaVallee | Age 25 OrderUp Design Owner Mary Kathryn LaVallee has been into home organizing as the owner of OrderUp Design for three years, but she’s actually been in the business for more than a decade. At an early age, her role with her dad’s real estate company sparked an interest in working in the home industry, and a knack for being organized throughout high school and college made it obvious that combining the two was where she’d find her passion. Now, the fact that she gets to help people doing what she loves makes her career, basically, the best job ever.

What’s your business philosophy? ‘Home is where the heart is!' Being welcomed into someone’s life and having a chance to enhance it is such a pleasure. Home is personal, and the work I get to do every day really does make a difference in people’s lives.
How has your dad had an impact on you as a business owner?
How do you give back to the community? I have based my business on the principle of letting go of items that would be loved somewhere else, so we offer to take donations to different organizations in Atlanta. I also put together goody bags for the homeless with commonly needed donated items. Lastly, I offer to work with nonprofit organizations at a heavily discounted price to help them with any organizing they may need — like Urban Recipe, whose new warehouse space we organized.
What makes you the best at your job? Being a young business owner is difficult, but I am determined, and I’m a problem solver! I am constantly trying to better myself and my company. Chela Campbell always knew she’d be an architect—that’s part of the reason she took design and drafting classes in high school, spent afternoons studying with her drafting teacher and swapped typical teenager TV shows for episodes of “This Old House." Today, she uses that intrinsic talent for deconstructing and reconstructing spaces as a project manager at Alair Homes Decatur, but that’s just one hat she wears proudly. The other is being a single mom of three.
Why do you love your job? I love being able to create, and this industry is my creative outlet. There is this sense of accomplishment in helping a client’s vision come together. Typically, people decide to renovate their homes in order to solve a problem. It makes me feel good to be a part of solving that problem so that they can really love their home.
What do you do for creative inspiration? Music definitely puts me into creative mode; however, it is my boys that give me the best ideas. How do you give back to the community? I often volunteer time and labor for community projects. In my free time, I provide DIY consultations for people who want to learn how to do smaller repairs and upgrades.
What do you do to unwind in your neighborhood? I love to be with my boys at Centennial Olympic Park listening to live music or playing in the fountain together. I love to explore new restaurants, too, but Sugar Factory and Little Alley Steak are my current favorites.
What’s one project you’re particularly proud of? The Laman project’s carriage house addition and attic renovation, but not just because of the project itself, but rather the relationship I built with the clients. I stepped into this project after a bumpy and lengthy design process prompted a design team change. Always be growing. It is vital that you keep learning and growing to stay relevant in this industry. Don’t be afraid to start in one area and then try something else. This industry is wide and deep, and you may have to try a few roles before you find ‘the one.'
What community initiative are you most proud of? I am really proud of The Junior League of Atlanta’s JLA Serves — a coordinated day of community service for 250 people across the city over one weekend! This event brings hundreds of volunteers out into the community to serve. We tutor children, pack and distribute food, fix up senior homes, beautify nonprofits around the city through painting and landscape, and that’s just the beginning. We advocate for our neighbors in need and bring resources to those who need it.
Where do you go to unwind? Janice Overbeck | Age 36 The Janice Overbeck Real Estate Team
We founded our charity, JO Gives, Inc., in 2015 with the mission to support animal advocacy locally and abroad. We host local low-cost pet vaccination clinics monthly and are currently spearheading Project Mexico, where we’ll host free spay and neuter pet clinics in Mexico to help with their overpopulation issues. Another passion of mine is bringing awareness to ALS after my father passed away from it in 2015. Not only do I do everything I can to raise awareness for the disease, but I also host fundraisers for the Emory ALS Center. I currently serve on the Keep Cobb Beautiful board, and my mission is to educate others on eliminating the use of plastics.
What plans do you have next? Most recently, I received the 2021 Georgia Association of REALTORS® Good Neighbor Award for my volunteer work in our local community. I was given a grant toward JO Gives, Inc. that will endorse future projects for the charity in the Atlanta area and abroad.
How do you stay centered? Counterbalancing life with building a top-producing business over a decade while having and raising four little girls has been a challenge! But we find ways to spend time together as a family, enjoying what our community has to offer. Focus on building relationships and helping people first; then, the business side will come. I like the phrase, ‘If you do more than what you get paid for, then you’ll get paid for what you do.'
My approach has always been to help clients any way possible. Since I came from a sales and marketing background, I’ve seen organizations that focus on closing the deal and getting business. My focus has been to build relationships, understand problems that companies are facing (particularly with safety, training and compliance), and help provide a solution that is fair for both parties. It’s based off the idea of the golden rule, and I believe that thought process is a major contributor to my success.
How do you give back to your community? I currently serve as vice chairman on the Greater Atlanta Home Builders Association’s (GAHBA) Young Professionals Group board, where I volunteer with HomeAid Atlanta. In this role, I am working to implement our Workforce Connection Program, which aims to create a sustainable pipeline of workers for residential construction through relationships with high schools and the GAHBA. In addition to this, I coach youth soccer in my personal time, and through my employer, HB NEXT, I oversee our internship program and assist with sponsoring Christmas for a family in need each year.
What are you most proud of since joining HB NEXT? I structured our outsourced safety program (Compliance Partner Program) that helps alleviate safety, training and compliance burdens within companies. From enrolling in solar school and working construction on-site to bingewatching documentaries, sitting in on city meetings with business leaders, and asking a whole lot of questions, it’s no question that sustainable energy is Gustavo Arce’s biggest passion. As a solar consultant with Creative Solar USA, he’s spent the last four years growing the solar capacity in his community, including being a part of the first Generac battery solar project in the state. And, like his industry, he’s not stopping.
Why is this industry important to you? My passion for sustainability comes from seeing many habitats and communities affected by poor air quality, water contamination and food scarcity. These three issues will be exacerbated if sustainable solutions are not improved. Every person deserves a house to call home without worrying about their basic needs.
How do you give back to your community? Through my fraternity, La Unidad Latina, Lambda Upsilon Lambda Fraternity Inc., I help high school students get into colleges and universities by educating them on the process. Coleman Jett Hancock | Age 35 The Preston Partnership, LLC Senior Project Coordinator It’s no surprise Coleman Jett Hancock has climbed the ladder in architecture rather quickly. He spent his childhood obsessing over building blocks, be it LEGOs, Lincoln Logs or wooden blocks. He wanted anything he could use to build new and unique structures, and he’s never veered from that passion. In fact, his creative imagination eventually inspired him to pursue a Master of Architecture from the Georgia Institute of Technology and the role of senior project coordinator at The Preston Partnership, LLC.
Other than blocks, what has been your greatest inspiration? I visited Taliesin East, located in Wisconsin and designed by Frank Lloyd Wright as his personal home when I was 12; and, coupled with the fact that my two best subjects were art and math, I knew architecture was right for me! Fun fact, Lincoln Logs were designed by Frank Lloyd Wright’s son, John Lloyd Wright.
What role are you most excited about?
How do you give back to the community? I’ve raised money for and participated in Relay For Life for about 10 years, and I am currently the president of a professional networking group in Buckhead called Young Bucks. For over 20 years, it has served professionals 40 and under who live, work or play in the Buckhead community. I have struggled before during my career to make connections and move ahead, and volunteering to provide opportunities for professionals to grow through networking socials, professional development seminars and charity events is my way of paying it forward.
Where do you look for creativity? I find creativity in many places: through music, exercise, people I love and good food. We offer expertise and guidance, with the purest of intentions and through attentive listening. We create a sense of expansiveness and abundance by seeing the potential in our clients’ homes, which are typically extensions or reflections of our clients. From there, the real work begins. When I create abundant beauty in my clients’ immediate surroundings — business or home — that fresh new outlook they have ripples into an elevated outlook on the world.
What advice would you give an aspiring interior designer or entrepreneur? Creating beautiful, functional, intentional interiors is an art form involving many stakeholders. It takes a village. I’m passionate about uplifting, supporting and celebrating that village. It’s so important to nurture vendor and contractor relationships. Without either of these two players, our jobs are virtually impossible!
How do you give back to the community? I love doing volunteer design work with a nonprofit called Sunshine on a Ranney Day. They make barrier-free, inclusive design possible for kids requiring wheelchair accessibility and other accommodations. I also support local and Black-owned businesses often by including them in my projects and promoting them on social media.

Trey Monroe | Age 33 German Kitchen Center Senior Designer
Within his 15 years in the industry, Trey Monroe has apprenticed with Stan Topol & Associates Inc. in Atlanta and studied kitchens with German Kitchen Center (GKC) in Manhattan. Through a background in marketing and design, a little osmosis and asking a lot of questions, he learned enough about industry personalities, timeless design styles and the famous architects behind them to know this was his calling. Since 2016, he’s been going full-throttle with GKC, where he’s earned multiple awards, including Designer of the Year.
What makes your design style unique? I seek to always learn and change. My design style is always evolving but maintains a timeless, effortless approach. My craft is different from others before because of my apprenticeship in traditional design from a world-renowned Southern interior designer and then the much more modern style of Manhattan. I am able to blend these two styles into one transitional model that works for the discerning clients of Atlanta.
How do you give back to your community? Giving back to the community is super important to me. I like to provide design education for students in the showroom and via Zoom. At GKC, we also offer design services at no charge so people can come into the shop and work with a trained kitchen designer even if they plan to purchase elsewhere.
The kitchen, duh! This is the main part of a modern home. People spend the most time in this part of the house. It makes sense to have something that works for them in this space. A lot of people think of the ‘resale potential,' but in reality, the home should reflect the people living there.
What has been your most challenging project? We designed a kitchen with glossy lacquer in bright blue. At first, I thought the designer was out of her mind, but we selected a color from the Leicht Le Corbusier color palette called Cerulean Blue. Kelly Brooks is a veteran compared to most industry professionals her age. That’s because she started with her company while she was still in school finishing her degree. Out of long, dedicated hours as a mom-and-pop operation, she’s grown Property Masters Inc. into a turnkey residential construction powerhouse that completes hundreds of jobs simultaneously — and one that still drives her to wake up every single day and do more than the day before.
What’s your biggest inspiration, and how do you inspire your own team? I am most inspired by my team of staff who so are passionate about our company and our clients and are constantly trying to come up with new and better ways to serve our them. We love competitions, so we encourage everyone to ‘brag' about their great ideas and projects to compete for prizes and recognition from the team.
What is one piece of advice you’d share with other young female entrepreneurs? Be prepared to work hard if you want to see results. This is true for any industry, but I think being a female in the construction industry and only 23 when I started meant that I had to work 10 times as hard as my male counterparts to be taken seriously — which I took as a challenge.

What do you love about this industry? I love the fast pace of our business and the fact that no day is like the one before. I get to work with some of the most creative, passionate and hardworking people I know and do work that uses my own creativity and business knowledge to stabilize communities and help people achieve their goals.
How do you give back to the community? I am passionate about giving back to the veteran community, and more specifically, to combat-wounded veterans and their families. We work with two very important organizations, Military Warriors Support Foundation and Veterans Association of Real Estate Professionals, whose programs provide veterans with donated, mortgagefree housing and help them readjust to civilian life. Darren Domino | Age 27 Construction Resources
Project Manager (Countertops) When Darren Domino was in college, he was studying International Business to be a negotiator of goods and services overseas. He was even learning to speak Mandarin Chinese. But one summer spent working in the home industry, and, as he puts it, that summer never ended. Now, after four years of earning top sales awards at Construction Resources, he’s a countertop expert that’s learned the best knowledge is knowing how to treat your customers. And that’s something you don’t go to school for.
What is your philosophy when it comes to the customer? Always be honest, even if it isn’t what the customer wants to hear. Always educate the client on products and processes; never assume the customer already knows. Treat all customers the same, regardless if it is a small or large job. I always try to look at the project through their eyes.
My dad has always been in the countertop industry and I always found it interesting. I have watched him be the CEO of both Top South and Toro Granite Inc., so I have learned a lot of my skills from watching him. One of my mentors, Mike Hahn, has taught me the ropes of quoting intricate projects and showing the customer respect. Both of them have helped me learn to develop long-lasting relationships with my clients.
How do you give back to the community? My wife and I support needy families around the holiday season and donate to children’s hospitals, such as St. Jude Children's Research Hospital or Children’s Healthcare of Atlanta, to help fund research and treatment efforts. I also play in multiple charity golf outings a year to help support a multitude of different causes.
What is one project that helped you grow as a project manager? The Charles in Buckhead was a 20-story condominium with 50-plus units of extremely custom, high-end countertops. Each unit had different selections and different layouts. For Lucinda Bray, getting her hands dirty has always been her favorite way to play. It was at a very young age that her dairy farmer dad instilled in her a faith and love for growing things, and now, that deep-rooted respect for the outdoors is something she carries with her through her success as a landscape architect and owner of Floralis Garden Design.
What inspires you in this industry? Plants have always been a large part of my life. I always knew I wanted to be outdoors, anything with plants or animals, and now, the thing I like most about my career are the people and places that I encounter along the way. Each person and every place has its own story, and sometimes I’m even lucky enough to get to leave my mark.
How do you give back to the community? In the past nine years, Floralis has made both monetary donations, as well as donations of time and materials to local charities, youth 4-H clubs and local civic organizations. What advice would you give to others starting out in the home industry? Be open-minded and never be afraid to get your hands dirty. Accept responsibilities and challenges in a can-do manner and remember that every situation posed to you, both good and bad, will be a learning situation that you’ll inevitably draw on later in your career.
What are you passionate about in your own home? The garden, of course! I LOVE my vegetable garden. I guess that’s truly my ‘farmer’s daughter' trait coming out! I’ve also recently started designing and developing cast stone garden planters. Keith Tenuto has always wanted to own his own business. To build something from the ground up that would help solve problems for people and bring joy to his community was the ultimate dream. As the owner of The Junkluggers’ Atlanta franchise, he’s been able to accomplish both … but he’s not done yet. Passionate, driven and caring, Tenuto says he’ll never stop learning, growing and striving to make sure the customers (and landfills, for that matter) are the ones that are happiest.
How do you give back to the community? Giving back to the community is a huge part of our company’s mission! We try to keep as many of the items that we take away from our jobs out of landfills by donating and recycling what we can. We have teamed up with some fantastic charities in and around Atlanta where we regularly drop off items, and they make sure those items get to people in need or are sold for a profit to benefit those same individuals.
What separates you in the junk removal industry? The big thing that separates us from our competition is the extra step we take to make sure we donate first, recycle second and dump last. Making our initial splash into the market was a big challenge, we were new to the industry and had plenty of competition, but with our passion for 100% customer satisfaction and a mission to eliminate 100% of reusable waste from landfills, we’ve climbed up the ranks to be people’s top choice when it comes to eco-friendly junk removal.
What’s been the biggest perk of this job? About a year ago, we received an old record console that was from the 1950s. Maria Riggs was always interested in learning more about real estate, but while training under some of the best, she realized it was her passion. As director of client relations and marketing at McMichael & Gray, PC, she’s found the formula for working hard and having fun doing it. It’s a good thing too, because not only is this Spanish speaking (she was born in El Salvador) lover-of-people-and-God a full-time marketing guru, she’s also a full-time mom.
What advice would you give other young adults getting into the real estate industry? Be patient, never stop learning and learn from the best. There are so many moving parts to our constantly changing industry. It takes years to truly understand and master it. You have to be patient because experience will be your best teacher. Still to this day, I learn something new all of the time! I learn from the best and continually educate myself whenever an opportunity arises.
Why do you love your job? It is so rewarding to see individuals and families achieve homeownership! It makes such a difference in people’s lives, and it is a privilege many in the past haven’t been able to achieve. I’m honored to be a small part of that process.

The average American spends over 90% of their time indoors, either at work or at home. Creating a healthy and comfortable indoor environment is an important issue for any resident, especially those who are sensitive to poor air quality. Children, seniors and individuals with respiratory problems and compromised immune systems may suffer more from indoor air quality problems. Below are a few easy tips the experts at Southface Institute’s EarthCraft program suggest to clean and purify your home’s indoor air.

• Turn on vent fans while in use to ventilate the space. • Reduce use of harsh, chemical-based cleaning agents, and choose “do-it-yourself” cleaners like white vinegar and hydrogen peroxide.

THE HEART OF HOME IMPROVEMENT decorating for a cause Next time you get the urge to redecorate, head over to Sunny & Ranney in Roswell to put your dollars to a good cause while bringing home some new furniture to freshen up your space. Opened in late 2020, Sunny & Ranney is the new retail arm of the Roswell-area nonprofit Sunshine on a Ranney Day, which renovates the homes of children with disabilities, providing therapy rooms, accessible bathrooms and more with top-quality construction and design. The store is the brainchild of co-founder Holly Ranney and sells donated furniture to help fund the organization’s renovations.

However, Sunny & Ranney isn’t stocked with your typical donated items. In fact, much of their inventory is brand new, with floor models and overstock donated by wholesalers, showrooms, designers and more. Individuals may also donate their gently used home furnishings as well, provided they are in good condition and relatively up-to-date (sorry, no floral couches from your late grandmother). The store has turned out to be an ideal fundraising model. Typically, much of Sunshine on a Ranney Day’s funding comes from its annual gala, which netted $470,000 in donations in 2019. With no gala in 2020 and possibly none for 2021, store sales have been helping make up for that loss in funds. All of the store’s profits go directly to Sunshine on a Ranney Day.

The idea for Sunny & Ranney came about in March of last year when the organization had to halt operations due to COVID-19. But, while most organizations were figuring out where they could cut back on operations, Holly was trying to figure out where they could expand. In just under nine months, Holly not only found the perfect space (an 8,000-square-foot mechanic’s shop near downtown Roswell), she also managed to get it renovated, licensed and operational. The grand opening was held on Nov. 7, 2020.
