Big Box Conundrum I truly believe in Carl Jung’s theory of synchronicity, or more simply put “meaningful coincidences.” It manifests itself in many different ways, but as I was sitting down to write this column, I looked up at the TV and saw there was an episode of South Park on called “Something Wall-Mart This Way Comes.” In the episode, Stan, Kyle and Kenny go into battle against the big-box retailer (with a similar name to a real big-box retailer), which has addicted the entire town to buying reduced-price goods. At the back of the store, hidden behind a door, is the evil “heart” of the Wall-Mart. It turns out to be a mirror, with the not-so-subtle message that big-box stores exist because people actually want them. Once the mirror is broken, the store disappears into a Poltergeist-style wormhole. Something tells me that the residents around Suburban Plaza in Decatur and the neighborhoods around Glenwood Park would love to simply smash a mirror and make the proposed big-box retailers there go away. It’s true that a vast majority of people shop at big-box retailers, whether it be Walmart, Target or at a mall. The trade off for convenience, more choices and lower prices is traffic, the potential for neighborhood destabilization as small “mom and pop” stores struggle to survive and the opening of the floodgates for even more retail. I, too, have fallen under the sway of

the big box. Turn me loose in Target for 30 minutes and I’ll be buying things I don’t need in a heartbeat. But I’ve also tried to diversify my consumerism by shopping at independent stores (especially music and bookshops) and online. I believe in spreading my dollars around and not going “all-in” at one location. I’m not anti-big box, but I do wish that developers would be more mindful of where they want to put them. Unfortunately for the folks in DeKalb, the Walmart and Suburban Plaza seems like a fit and will probably be built despite the valiant efforts of Good Growth DeKalb and other concerned citizens. Not to get all Hunger Games, but the odds are simply not in their favor. On the other hand, the idea of putting a big box in Glenwood Park just seems like insanity. Not only does it fly in the face of the surrounding development with its gorgeous townhomes and array of restaurants and retail, but it also doesn’t match the criteria for the Atlanta BeltLine overlay, which calls for mixed uses along the corridor. The old Lafarge concrete plant site on Glenwood Avenue is ripe for redevelopment, but why a big box store with a sea of parking? Why not a mix of homes, retail and restaurants, which residents have said they would welcome? Perhaps the developer could sacrifice a little profit and become a better steward for the community? Good will goes a long way. If you read the article on Intown’s apartment boom in this issue (Page 32), you will see that the trend is toward mixed uses with living, shops and restaurants all conveniently grouped together or in the same building. It’s what city-dwellers want and are willing to pay top dollar for. That should make certain developers sit up and take notice.

parents could take the students anytime, but we found out that many couldn’t pay for the transportation, and that was a barrier,” she said. As Love and her office began reaching out to the arts organizations in the city – which were all receptive to CEP from the outset – she also picked up the phone and called Turner Broadcasting and asked them about funding the transportation for the students during the school year. “They were all for it,” Love said. “It is an honor to be a founding partner of the Cultural Experience Project,” said Kristina Christy, Director, Corporate Responsibility at Turner Broadcasting System, Inc. “One of the primary barriers for youth being able to attend cultural events is the cost of transportation, so we decided that’s how we would get involved. To date we’ve provided more than 6,000 bus trips for the program.” APS Assistant Superintendent of Teaching and Learning Dr. Linda Anderson said she was excited about the continued partnership with CEP. “Our students have been able to participate in rich learning opportunities that introduce them to some of our city’s premier venues for the arts, while deepening their understanding and appreciation for the arts as well,” Anderson said. Sponsors for this year’s CEP include the National Endowment for the Arts, The Zeist Foundation Inc., Turner Broadcasting Inc., The Charles Loridans Foundation, The Mark and Evelyn Trammell Foundation, The Coca-Cola Foundation, The Kendeda Fund, The High Museum Art Access Program and The City of Atlanta. “Some of these kids would never go to a play or museum, but we are getting them out of their community and showing them there is a much bigger and different world,” Love said. “It’s inspiring and thrilling.” For more information about CEP, visit ocaatlanta.com or call (404) 546-7957.

A decade ago, Camille Russell Love and a friend were planning to meet up at the Woodruff Arts Center for an afternoon of art and culture. Love extended the invitation to her friend’s daughter, whose response was, “Where’s the Woodruff Arts Center?” “I thought… wow! This young woman has lived in Atlanta her whole life and has never been to the Woodruff. It truly disturbed me,” Love recalled. As the director of Atlanta’s Office of Cultural Affairs, Love decided to do something about. She had dreamed of partnering with Atlanta Public Schools (APS) to offer cultural field trips to students, but wasn’t sure how to coordinate, much less fund, such a mammoth undertaking. Nine years later, the Cultural Experience Project (CEP) just began a new season and more than 275,000 APS students have been exposed to free art and culture institutions in Atlanta. The program provides pre-K through 12th grade students the opportunity to visit a cultural destination each year free of charge as part of class field trip. The 2013-14 CEP year kicked off in September with pre-K students visiting the Atlanta Children’s Museum and kindergartners getting up close and personal with the flora and fauna at the Atlanta Botanical Garden. As the school year continues, APS students will be seeing shows are checking out plays, concerts, performances and exhibitions at Atlanta Ballet, Chattahoochee Nature Center, Ballethnic Dance Company, Cyclorama and Civil War Museum, Alliance Theatre, Michael C. Carlos Museum, High Museum of Art, Georgia Shakespeare, Atlanta Opera and the Rialto Center for the Arts. Love said that each grade level is matched with an event, exhibition or experience that is germane to what is being taught during the academic year and the students’ age. “We wanted to make sure this wasn’t a fluff trip,” Love said. Love also recalled 10 years ago going before the Atlanta City Council to request free admission for all APS fifth graders to the Cyclorama as a “beta test” for what would become CEP. But Love immediately saw a snag: transportation. Photo by Phil Mosier “We offered free Kindergarten students with their teacher, Tiffany Hedrick, from Thomasville Heights Elementary School arrive at the Atlanta Botanical admission so the Garden for the kick-off of the Cultural Experience Project.

BRIARCLIFF OR LAKESIDE? Cityhood movements continue to build in DeKalb By Collin Kelley INtown Editor There can be only one, so will it be the City of Briarcliff or the City of Lakeside? Around 200 residents of the proposed City of Briarcliff came out for an update and informational meeting on Sept. 12 at Clairmont Hills Baptist Church. Questions taken after the update from Allen Venet, president of the City of Briarcliff Initiative, showed there are concerns about taxes, schools, services and some who want to opt completely out of the cityhood plan. Venet said that the Briarcliff plan had met its first goal of raising enough money – $30,000 – to have a feasibility study completed by the Carl Vinson Institute of Government at the University of Georgia. The study is required by the state before the legislature will even take up the issue of cityhood. The City of Briarcliff would have an estimated population of nearly 94,000 people. The cone-shaped city would begin where I-85 and I-285 meet and use those expressways as its northwest and eastside boundaries, respectively. The west boundary runs in a zig-zag along Moreland Avenue before dipping down to include the Fernbank area before skimming across the top of the cities of Decatur and Avondale Estates on the southside. Some of the familiar landmarks that would be included in the new city are Callanwolde Fine Arts Center, Toco Hills Shopping Center, Emory University, Centers for Diesease Control, Druid Hills High School, DeKalb Farmers Market, North DeKalb Mall, Lakeside High School, Northlake Mall and Mercer University. The City of Lakeside would encompass many of the same areas as the Briarcliff proposal, but would extend out to include Tucker and have roughly 62,000 residents. Meanwhile, Tucker is also exploring its own cityhood

plan. The Lakeside City Alliance will hold another public meeting on Oct. 14 from 7 to 8:30 p.m. at Briarcliff United Methodist Church One thing that all the cityhood movements have in common is a desire to wrest control from DeKalb County, which the organizations have accused of being unresponsive and inconsiderate of their communities’ needs. Venet said the City of Briarcliff would create its own police force, planning and zoning department, parks and recreation department and “pothole department” for road maintenance. Fire, water, sewer, trash collection and schools would all remain under DeKalb County. As for an increase in taxes, Venet said he didn’t believe there would be an increase. “We’re basically unbundling some services from DeKalb County, so the tax dollars that would go to them would come to the city instead.” A number of residents from Druid Hills were upset that their neighborhood was part of the proposed city. Druid Hills resident David Armstrong said the community civic association donated $10,000 to the Briarcliff Google maps initiative without asking all the residents. “There’s a significant part of Druid Hills that The area on this map outlined by dashes highlights the proposed city of Briardoesn’t want any part of this,” Armstrong said. cliff. Making A Difference

Patrick Chance, pictured here on a fiishing trip with his family, lost his life to a rare form of cancer, but his memory lives on with a nonprofit organization, Press On, created by his parents to help fund research for a cure.

Press On is raising funds to end childhood cancer By Clare S. Richie Every day, two classrooms full of children are diagnosed with cancer, the number one disease killer of American children. Yet only 2 percent of the National Institute of Health funding is spent on childhood cancer research. For decades, child cancer survivability has remained relatively unchanged with children receiving the same treatments as adults even though the diseases are different. When confronted with these realities seven years ago, the Chance family of Druid Hills chose to “Press On” – to raise funds to end childhood cancer and to encourage us to face whatever challenges life hands us. In 2006, 3-year old Patrick Chance was diagnosed with stage IV neuroblastoma, a rare and aggressive form of cancer. “Patrick was a sweet, intelligent, and curious boy who loved fishing, collecting coins and rocks, building Star Wars Legos, and was even sworn in as a Nanuet fireman,” his mother, Erin Chance, said. Three months after Patrick’s diagnosis, Erin and Stephen Chance started Press On to CURE Childhood Cancer to identify alternative therapies and fund research to cure neuroblastoma and acute myeloid leukemia (AML). Press On has raised more than $1.5 million for neuroblastoma and AML research at Children’s Healthcare of Atlanta (CHOA), St. Jude Children’s Research Hospital, Memorial Sloan Kettering Cancer Center and The Children’s Hospital of Philadelphia. Patrick lived every moment to the fullest until his death on his ninth birthday, Jan. 9, 2012. One year later, A t l a n t a I N t o w n P a p e r. c o m

his parents dedicated a specialized radiation therapy room at CHOA in honor of their son. Thanks to Press On, families in the Southeast now have access to a critical treatment called MBIG (metaiodobenzylguanidine) therapy. The Chances also made sure to include an adjoining room for families – with threeway video and microphones to better connect parents and children without risk of radiation exposure to the parents. Patrick must be smiling from heaven because his desire to “heal people” is being realized. Erin explained, “Patrick came to me in a dream and told me ‘he’s ready,’ meaning that the first patient in the therapy room had low enough radiation levels to leave.” Erin contacted the nurse next day who confirmed that assessment. Patrick’s legacy of healing extends beyond that room and the other research Press On is funding. He has inspired his sisters and the children of his community to be the “generous generation.” From knowing Patrick and his journey, Atlanta children are inspired to help others, to be kind, to raise money for change, and to think beyond themselves. “I believe we are all given the opportunity to find our life’s mission” Erin said.

Atlanta Streets Alive returns Oct. 6 An estimated 50,000 people took part in September’s Atlanta Streets Alive event on Peachtree, which closed four-miles of the city’s iconic thoroughfare to vehicular traffic from Midtown to Downtown. Organized by the Atlanta Bicycle Coalition, the group’s executive director, Rebecca Serna, said the huge surge in attendance made it the most attended Atlanta Streets Alive to date. The next Streets Alive event is Oct. 6 and will take place on Highland Avenue and Boulevard. Visit AtlantaStreetsAlive.com for the route and more details about the event. Pictured above, Benny Watson and Shawn Bilak rode their bikes from Conyers to take part in the event. Below, the DeCotis family played bocce - one of the many activities set up along Peachtree Street.

The Atlanta Police Department has a new look on the street with the rollout of 70 new 2014 Ford Interceptor patrol vehicles. The vehicles are equipped with the latest in-car electronic technology including high-definition dashboard and rear seat video cameras, full-time digital video and audio recording, automatic download of video clips to a network of distributed video servers, an integrated real-time GPS Field Management System with mapping and wireless “hot spot” capabilities.

The Atlanta Police Foundation announced the hiring of Sandy Smith, left, as Senior Vice President and Chief Development Officer. Smith joins the Foundation with extensive experience in fundraising and resource development and will be responsible for executing the Foundation’s $8.1 million Public Safety: Next Generation campaign. Smith worked previously with the Atlanta Symphony Orchestra, where she led the fundraising efforts as Vice President and Chief Development Officer. The Public Safety: Next Generation campaign aims to reduce crime and position Atlanta as a model city for public safety through investment in cutting-edge technology, “smart” policing, improved police effectiveness, leadership and community engagement.

The Decatur Police Department has released a list of places that citizens can go for help if they feel they are being followed. With the new police department currently under construction, it is not as easy as it used to be. The location that is staffed 24 hours is the Communications Center that is currently located at 314-C Church St. with the entrance just to the right of the Big Peach Running Company on East Trinity Place. Police officials also suggested going to 24-hour gas stations around the city limits, including those on North Decatur Road, Clairemont Avenue, Scott Boulevard, DeKalb Industrial and Lawrenceville Highway. Other places to seek help: the front desk at the Marriott on Clairemont Avenue, Fire Station 1 on E. Trinity Place, Fire Station 2 on W. Hill Street and the emergency rooms at DeKalb Medical or Emory Hospital. Always call 911if you feel like you are in danger.

The Atlanta Police Intelligence Network (APIN), developed in partnership with Formulytics, an Atlanta-based software development company, has revolutionized the Atlanta Police Department’s approach to investigating crimes involving gangs, and resulted in better cases presented to the Fulton County District Attorney’s Office. Since launch of the case file system, indictments increased 97 percent from 2011 to 2012, and guilty pleas on Georgia gang statute violations were achieved in 22 of 31 cases.

Atlanta City Councilmember Natalyn Archibong introduced legislation in September to create the District 5 Atlanta-in-DeKalb Police Jurisdiction Task Force. The council passed the legislation unanimously. The task force will address concerns raised by residents in City of Atlanta neighborhoods located in DeKalb County. Since Atlanta and DeKalb have independent 911 call centers and separate police departments, Archibong said residents who live on the border have reported slow emergency response times, calls being routed across jurisdictional boundaries, and confusion from first responders.

Dr. Tessa Horslev from Briarcliff Animal Clinic has a tip for owners who find their pets have chronic bad breath. Your pet’s bad breath, gingivitis, plaque and tartar can be indicative of periodontal disease and less than optimal oral health. Without the benefit of a thorough dental cleaning and oral health assessment performed under general anesthesia, these may be the only signs of potentially painful problems in your pet’s mouth. First, the removal of subgingival (below the gumline) plaque and calculus is the most crucial step in a thorough dental cleaning, but this process is often uncomfortable for an awake pet. If this key area is not addressed, there is no benefit in performing the dental procedure. Teeth may appear brighter and whiter, but this is cosmetic only: they are not healthier. Second, dental radiographs or x-rays are an important component of a complete oral evaluation and are unable to be performed in an awake patient. It is not uncommon to find potentially painful pathology on dental radiographs that would have otherwise been missed. Finally, a professional dental cleaning should be followed by a dental polishing. This is also not possible to perform adequately in an awake patient. When teeth are not properly polished, rough surfaces are left behind, leading to even faster subsequent build-up of plaque, tartar and eventual periodontal disease. The only way your veterinarian can fully assess your pet’s oral health, ensuring your pet does not have any sources of oral disease or pain, is to perform a complete oral exam under anesthesia. Further, modern anesthetic techniques, thorough patient evaluation and anesthetic monitoring all greatly minimize any potential risk to your pet.

I was given a paper plate ornament that read “You’re the Best Dad, Hands Down” in Elliott’s nascent handwriting. He added his handprints to lend authenticity, lest anyone in future generations try to pass it off as their own. I tried to remain humble but the truth is I was over the moon with the accolade. But only those of us who occupy such great heights can comprehend a fall from grace so steep. Mine came on Labor Day. We had a great weekend, a “staycation” to use the vernacular of cash-conscious urbanites everywhere. Grandma Pat and Aunt Mary visited from New Jersey and Mary brought her four children, which cranks my kids up to Coca-Cola and Pop Rocks levels of excitement. We hit the pool, had a barbeque, went to the Children’s Museum, Leapin’ Lizards, Game-X and rode the Skyview Ferris Wheel. All in all a great weekend, except it had to end at some point and guess who had the job of sounding the gong – the “Best Dad,” that’s who. Tuesday morning meant back to school and work, so this particular Monday night felt like the mother of all Sunday nights. After relying solely on the pool to bathe our children for three days we felt compelled to introduce some soap into the equation. And bedtime was

A LOOK BACK This Month in History

Ann Taylor Boutwell Oct. 1, 1912: Fifty students attended their very first day of school in Our Lady of Lourdes Parish in Atlanta’s Fourth Ward. Contractor Robert E. Pharrow, a neighborhood resident, built the three-story structure, made partially with Stone Mountain granite. Rev. Michael Scherrer was the school’s first director. The first teachers were Bessie Rucker and Luella Holmes, two African American laywomen. The school closed in 2001, when the Archdiocese of Atlanta could no longer provide funding. It is now the Katharine Drexel Community Center, which includes church offices, Sunday school classrooms, a choir rehearsal hall, and the Drexel Institute for the Arts. It is also used as a parish hall. The current pastor is Rev. Jeffery M. Ott. Oct. 9-11, 1911: Forty-six years after the Civil War, the Old Guard of the Gate City Guard unveiled New York sculptor Allen George Newman’s Peace Monument at the 14th Street entrance to Piedmont Park. The public is invited to join the Old Guard’s 2013 re-dedication event on Oct. 6 at 2 p.m. at the 14th Street gate. Oct. 29, 1985: Andy Griffith, the man known as Opie’s dad and Mayberry’s sheriff, spent most of the day in Buckhead’s glitzy Limelight nightclub at 3330 Piedmont Road (today’s Kroger in Peachtree Piedmont Crossing shopping center) filming an NBC television movie called Matlock. “They tell me this is a wild place,” said Griffith said with an exaggerated drawl and a wink during a break in the filming. Matlock featured him as a country-style Atlanta lawyer. The movie was a hit and picked up as a series, which ran from 1986 to 1995. Oct. 30, 1913: An impressive party crowd gathered for the opening of the 15-story Winecoff Hotel at 180 Peachtree. Designed by prolific New York architect William Lee Stoddart, pictured, the Winecoff would gain international recognition in 1946 when a fire claimed 119 lives – still the deadliest in US history. The born-again Winecoff reopened in October 2007 as the Ellis Hotel at 176 Peachtree. Stoddart also designed two other noted Peachtree buildings - the Georgian Terrace and Ponce de Leon Apartments. All are listed on the National Register of Historic Places. Ann Taylor Boutwell is an Atlanta historian, tour guide and docent at the Margaret Mitchell House & Museum. Trees Atlanta event will offer 1,000+ plants The 14th Annual Trees Atlanta Tree Sale is set for Oct. 12 from 8 a.m. to 2 p.m. at the organizations headquarters at 225 Chester Ave. in Reynoldstown. Each October, Trees Atlanta offers more than 1,000 plants – including 200 species of trees, shrubs, native perennials, and tree-friendly vines – for purchase by the public. All proceeds benefit Atlanta neighborhood tree planting projects, helping Trees Atlanta volunteers plant approximately 2,000 trees each year. This year’s sale will not only feature unusual and hardto-find native and exotic trees, but also a selection of native trees, shrubs, and perennials that attract wildlife and pollinators such as birds, butterflies, and bees. “Every dollar invested at the tree sale will not only buy you a great tree for your yard, it will also enable Trees Atlanta volunteers to plant shade trees in urban areas where they are needed most,” said Greg Levine, Trees Atlanta’s Co-Executive Director. “The annual sale is an essential part of making these plantings possible, so Atlanta citizens can enjoy a healthier environment.” Levine encouraged shoppers to arrive early, since lines for the sale begin appearing around 7 a.m. and some of the trees sell out within minutes. Thee will be an extensive selection of oaks, ginkgos, hickories, hollies, dogwoods, redbuds, azaleas, hydrangeas, blueberries, and many more species and varieties The tree sale also gives plant lovers a chance to talk with experts about why each tree is unique, so that making the decision on which tree to buy becomes easier.

The line for the Trees Atlanta annual Tree Sale starts forming early in the morning and the more rare trees are gone in minutes. (Photos courtesy Trees Atlanta)

A complete list of trees and plants for sale will be available on treesatlanta.org. And if a shopper wants a big tree but has a small car, Trees Atlanta can provide delivery, as well as planting assistance, within a limited area and for a small fee.

BIKE TO WORK Challenge encourages commuters to pedal Last year, more than 1,000 metro Atlanta commuters traded their steering wheels for handlebars and participated in the first Bike to Work Challenge. More than 17,000 bike trips were logged, eliminating some 130,000 miles of car travel from the road and 64 tons of pollution from the air. This October, commuters are once again being encouraged to cycle their way to work and compete for prizes in the second annual event. Organized by the Georgia Department of Transportation, The Clean Air Campaign, Atlanta Bicycle Coalition, Atlanta Regional Commission and local transportation management associations, the Bike to Work Challenge gives commuters the opportunity to compete as individuals or teams. Bike Riding Facts

• Each week in metro Atlanta, more than 20,000 commute trips are made by bicycle. • The average person can burn 200 calories in a 20-minute bike ride. • About 40 percent of auto trips are less than two miles. • For every mile pedaled rather than driven, one pound of pollution is kept out of the air. atlbiketowork.org, participants will be able to log their bicycle commute trips, track their progress and compete for prizes. “A growing number of Atlantans are interested in biking to work, whether it’s a single ride or by connecting with transit,” said Tedra Cheatham, executive director of The Clean Air Campaign. “Bicycling to work can free you from traffic and provide many health benefits. Last year, both new and veteran bicycle commuters came out in full force and proved that Atlanta has a strong biking culture. We hope to see even greater participation this year.” Individuals and teams of two to five people will earn points throughout the month of October by riding their bikes to work, attending instructional bike classes and submitting photos from their biking trips during an online Facebook contest. Participants can track their progress against leaderboards throughout the month. Top individual and team winners will be announced on Nov. 4. Prizes include Patagonia rain jackets and more. As an extra incentive for new cyclists, participants who try a bike commute for the first time will get bonus points. Plus, all teams will be required to have at least one new cyclist. The Clean Air Campaign is also extending the Bike Challenge to teens attending metro Atlanta schools. Students ages 13 to 18 may participate in the Teen Bike Challenge and log bike trips via The Clean Air Campaign’s teen website, blogonair.org. Participants may enter as teams or individuals and qualify to win weekly prize drawings. In addition, schools that motivate a significant portion of their student body to take part in the Teen Bike Challenge may qualify for Clean Air School recognition for the 2013-2014 school year. RETAIL | MONEY & FINANCE | DEVELOPMENT

Communities band together to fight big-box development By Collin Kelley INtown Editor Despite threats of a legal challenge, the Atlanta City Council voted last month to approve legislation proposed by Councilmember Carla Smith to rezone property on Glenwood Avenue along the Atlanta BeltLine from light industrial to multi-family residential to stop a Fuqua Development project. Fuqua has proposed a single-level, 155,000 square foot retail space, rumored to be a Walmart, on the 20-acre property. After the votes, Smith met with several dozen residents who had turned out wearing blue shirts and buttons with the slogan, “Save Our BeltLine.” Smith said there is still work to be done, since the Zoning Board of Appeals will hear an appeal to Fuqua Development’s alreadygranted special administrative permit (SAP) to develop the big-box retail store in the BeltLine overlay zone, which calls for mixed-used and residential development. Fuqua proposed neither in their SAP. The Zoning Board of Adjusment meeting is set for Oct. 10 at noon at City Hall. Attorneys for the owner of the Glenwood property, concrete manufacturing company Lafarge, and Fuqua said during a meeting of the Zoning Review Board that they would have “no choice” but to file suit to force the city to honor the current zoning. Residents and neighborhood associations from Glenwood Park, Grant Park, Chosewood Park, Ormewood Park, Reynoldstown, Cabaggetown and others united to fight the Fuqua plan, rallied by Smith’s legislation. Liz Hill, a former Walmart employee who lives a half-mile from the Glenwood property, said the fight was not about

Walmart, but about using the property in an appropriate way that won’t impact the surrounding neighborhoods. Glenwood Park resident Brandon Tidwell said he wanted to see development in the area, but a big box retailer was not the answer. “Look at the mix of brownstones, retails and restaurants in Glenwood Park. It’s been successful, so why can’t Fuqua come up with something similar and not go with a big-box retailer? I think there is still an opportunity for the community to sit down with Fuqua and propose something else for the site.” Another resident who wished to remain anonymous said the potential adverse affects on Glenwood Park and surrounding communities was huge, especially with the lack of road infrastructure. “There are plenty of other areas around town who would love a Walmart or big box development,” the resident said. “Why don’t they go there instead of trying to force it onto a piece of unsuitable property?” Colleen Kiernan, the director of the Georgia Chapter of the Sierra Club, was pleased by today’s vote. “The Sierra Club is a proponent of the Atlanta BeltLine, so we also have an interest in seeing the correct kind of development happen along the trails. One giant store with a big parking lot is not part of the BeltLine vision.” Smith encouraged the residents to “stay positive” as the process continues. Smart Growth Atlanta, an umbrella organization made up of neighborhood associations in the area, is already collecting money at its website, smartgrowthatlanta.org, for a potential legal challenge. The Glenwood area isn’t the only community battling against a developer

and big-box retailer. At press time, residents around Suburban Plaza near Decatur were waiting to hear a ruling from a DeKalb County judge on whether a proposed redevelopment of the shopping center, which will include a Walmart, would be allowed. Citizens group Good Growth DeKalb has filed suit to block

Sembler Corp. from moving forward the development. Across from Suburn Plaza, Fuqua Development plans to demolish the old Scott Boulevard Baptist Church to make room for a retail shopping center. A planned five-story apartment complex on the property was scrapped after community outcry.

Business & Retail Briefs Intown’s beleaguered independent bookstore scene is facing another possible closure with the announcement that Bound To Be Read Books (boundtobereadbooks. com) in East Atlanta Village has been put up for sale by owner Jeff McCord. Open for eight years, McCord said demands of his fulltime job in the communications department for the State of Georgia, plus changes in how people consume books, such as eBooks, have prompted him to sell the store. McCord said he plans to keep the store open as long as possible until the right buyer steps forward, stating that he simply can’t “pull the plug” because it would be unfair to the community. Potential buyers can call the store at (404) 522-0877 or email jeff@ boundtobereadbooks.com. Preserving Place (preservingplace.com) is now open at 1170 Howell Mill Road in the Westside Provisions District offering house-made products such as Lemon Tomato Jam, Bread & Butter Pickle Relish, Catsup +, and Pickled Peaches, as well as other artisanal products including Doux South organic pickles, Beautiful Briny Sea salts, and Ancesserie letterpress goods and gifts. The shop also has an in-house kitchen and will be offering cooking classes. Homewood Suites by Hilton has announced it will build a 15-story hotel in the Luckie Marietta District, the first ground-up hotel development in Downtown Atlanta in five years. The hotel, which will be developed by Legacy Property Group, will be the districts’s first extended-stay hotel and Homewood Suites’ tenth open or planned property in metro Atlanta. The 129-suite hotel will utilize many of the in-place facilities of the Park Pavilion mixed-use project, which includes a 670-car public parking deck, a public helipad and 50,000 square feet of restaurant and retail tenants including such favorites as Legal Sea Foods, Ruth’s Chris Steak House, Der Biergarten, STATS, Max’s Pizza, Subway, Park Avenue Deli, Baja Fresh and Johnny Rockets. The hotel will also be a short walk to the Georgia Aquarium, World of Coca-Cola and Centennial Park. Construction is set to begin in the second quarter of 2014, and is expected to be completed by the third quarter of 2015. MARTA and the City of Decatur are seeking qualified parties to participate in the planned redevelopment of a seven-acre parcel at the Avondale MARTA Station that will be transformed into a mixed-use, transit-oriented development (TOD). Plans for Avondale are part of a recently expanded TOD program that MARTA launched earlier this year. MARTA is working with the public and private sector to create sustainable communities around its rail stations that will boost transit ridership while providing new sources of revenue for the authority. MARTA plans to launch five TOD projects over the next two years. The King Memorial Station TOD near Downtown Atlanta is also in the procurement process. For more information, visit itsmarta.com/TOD-realestate.aspx. The new AT&T Foundry (foundry.att.com) innovation center adjacent to Georgia Tech has opened in Midtown. The center will speed up the company’s development of the latest technologies, applications and platforms. The opening marks Atlanta as one of only four global locations chosen for an AT&T Foundry. The Atlanta Foundry is the result of a partnership including AT&T, Cisco, Georgia Tech, the City of Atlanta, and state and local business leadership. In a statement, AT&T said the team at Atlanta Foundry will test and develop products involving AT&T’s recently-launched home security and automation service Digital Life. It will also create new apps and services related to the “connected car,” mobility, emerging devices and AT&T U-verse. Sören Salon (sorensalon.com), 3229 Paces Ferry Road in Buckhead, has been named one of Elle magazine’s Top 100 Hair Salons in the U.S. for the third year in a row. Charline Warner has been named executive director of the French American Chamber of Commerce (facc-atlanta.com) for the Southeast and Atlanta. The chamber promotes and facilitates business relations between France and the southeast region, including Alabama, Georgia, Mississippi, South Carolina and Tennessee. Bridge Boutique (bridgeboutique.com) has opened a new location – the original is in Virginia Highland – at 3802 Roswell Road. The shop offers women’s clothing, accessories and gift items.

installations and provide context to the images.

Elevate, the Atlanta Office of Cultural Affairs’ public art commissioning program, will be held Oct. 18-26 in Downtown. The third annual event will feature large-scale public artwork, performances, educational opportunities and cultural experiences – all for free. This year’s theme is Transit: Time, People and Places, and the installations, murals and events will be centralized along North and South Broad Street and the Broad Street Plaza/Five Points Station. Participating artists run the gamut from locally-known muralists to international performance troupes that have never before performed in the United States. “It’s very eclectic,” said Cultural Affairs Director Camille Russell Love. “Public art doesn’t always mean something fixed and stationary. It can be performance art, multimedia and move from place to place.” Highlights of this year’s Elevate include:

Sarah Emerson: The mural entitled, Lost and Found, will be a continuation of the South Broad Mural Project. Emerson’s mural will speak directly to the growth and potential of the street due to the impact of the artwork from 2012. Emerson will be the first female artist to produce work for the South Broad Murals.

Shelia Pree Bright: The installation entitled, 1960 Who? is inspired by the Civil Rights Movement and will feature a series of large scaled portraits of civil right workers. WonderRoot and artist William Shweigert will host a series of public performances to complement the

Peter Tonningsten and Lisa Levine: Leveraging images from photo booths placed around the city, these California based photo artists will install mural banners throughout downtown to illustrate the diversity of the landscape and community members within. STREETMUSEUM: Director of Clark Atlanta University Gallery Tina Dunkley will guide visitors through a selection of ten artworks from the historically significant CAU collection. Artworks will be re-created for outdoor display, framed and exhibited on the exterior of buildings along International Boulevard between Peachtree and Spring Street. Mass Transit Muse: Atlanta based theatrical artist, Mike Molina alongside Seven Stages Theater, will leverage three MARTA stations (Inman Park, Georgia State University and Five Points)

The promotional campign for Elevate is as inventive at the public art display itself, with a nod toward the whimsical and urban setting.

to conduct a dramatic multimedia performance to illustrate the importance of public transportation and public art. Viewers will be invited into the stations and the trains for this mobile theater performance. Bistaki: The French group G. Bistaki will use light and music while performing in unison with objects. The audience is involved in the movement creating a force of emotion that plays with the form, weight, texture and color of objects that seem very ordinary (roof tiles and purses), exploiting to the max the relationship between body-object-space. On Oct. 19 at 4 p.m. at the Georgia Pacific auditorium, Elevate will also host an educational panel on transit moderated by journalist Tom Sabulis.

The panel will discuss ways that arts and culture are considered through planning and development for transportation growth in Atlanta. Bike and walking tours are scheduled to guide visitors through the downtown projects. As an official partner, MARTA has designated an Elevate-MARTA bus. Bus route #49 will ride along the downtown corridors where Elevate artwork is featured and allow residents to do self-guided tours. Love said that Elevate was the brainchild of Atlanta Public Arts Manager, Eddie Granderson, who wanted to find a way to better use funding allocated to the city for public art and enhance Downtown. For more information about Elevate, visit ocaatlanta.com/programs/elevate/.

In Flux Flux Projects plans Castleberry Hill night out Atlanta’s 4th annual night of art and experimentation returns to the Castleberry Hill Arts District on Oct. 5 from 7 p.m. to midnight. For one night only the streets and empty spaces of the neighborhood will be filled with projections, dance, performances, music, sound and light installations, parades and more. This year’s event is curated by Helena Reckitt, whose curatorial theme, Free Association, evokes the pleasure of mixing and mingling at street level that

is central to Flux Night, and that carcentric Atlanta does not always afford. It also points to the strong history of digital art and collective activity within the city. Other ongoing Flux Projects include the Voice Box installation from artist Jane Garver at the Woodruff Arts Center, a series of mounted cubes that emanate voices and song the closer the viewer gets to them. TASTE OF ATLANTA 12th annual festival returns to Midtown

By Sydia Bell Taste of Atlanta returns to the heart of Midtown on Oct. 26 and 27 for a weekend of tasty bites from local restaurants. Held on 5th and Spring Streets in Technology Square, attendees will also be able to watch contestants battle for the title of Atlanta’s Best Bartender and discover the culinary secrets of famed local chefs as they are interviewed by Tom Sullivan for Inside the Food Studio. With the inclusion of The Kitchen Workshop, participants will enjoy a hands-on cooking experience where they can embrace the fact that meals are better with a little bit of technical knowledge. Lead by Chefs Ron Eyester of Rosebud and Steven Satterfield of Miller Union, 40 guests will be taught how to create the delicious dishes found at their favorite restaurants. Once the class is over, participants will also receive recipe notecards so they can re-create the dishes at home. “We assume that most people know how to cook, but the truth is that most do not,” said Taste of Atlanta founder Dale DeSena. “We’re excited that cooking classes are now part of the weekend.” Taste of Atlanta is also known for turning many tasters into diners. Whether you’re looking for the perfect introduction to the Atlanta food scene or want to try other spots, there will be 90 participating restaurants offering up samples of their menus.

Other events include an Iron Chef Kids competition, four live cooking stages and a VIP with even more food and the chance to sample 40 craft beers and wine from around the world. DeSena said she considers Taste of Atlanta a partnership. “Between the restaurants, chefs and patrons during the weekend, they all learn about and from each other,” she commented. From how to eat fresh and buy local to finding your next favorite restaurant, DeSena wants patrons walk away saying, “I learned that at Taste of Atlanta.” For information, visit tatsteofatlanta.com.

Home & Real Estate CITY LIVING | NEIGHBORHOODS | DEVELOPMENT

APARTMENT BOOM

Multi-family, mixed-use development is the rage Intown By Collin Kelley INtown Editor Before the economic collapse in 2008, Atlanta was building condos so fast it was nearly impossible to keep up with all the developments. Fast-forward five years and focus has shifted to a staggering ramp-up in the development of apartment complexes. From high rises in Midtown to low-rises clustered along the Atlanta BeltLine’s Eastside Trail, the trend is toward luxury apartments with high-end amenities and retail on the ground floor or within steps of the front door. One can’t help but wonder if this is another bubble about to burst, but local experts think the economic crisis hit a reset button on city-dwellers’ priorities. Tim Triffilo, a real estate expert at Midtown’s Pricewaterhouse Coopers, said renting an apartment has become attractive for a number of reasons, including difficulty qualifying for a mortgage, more people working from home and the desire for a “live, walk, work” community. “Live, walk, work is the new buzz,” Triffilo said. “People want to be closer to retail, restaurants, the arts and what the

city has to offer. Trends show that many people are also sick of their commute into Atlanta and are giving up the burbs to move back Intown.” Young professionals who don’t want to be tied down by homeownership are driving the new developments, and builders are responding with resort or condo-style amenities like lounges, pools, terraces and onsite retail and restaurants, Triffilo said. There’s also a desire to live near easy access to transit, such as MARTA and the BeltLine. In Buckhead, there are currently 6,737 planned apartment units, according to figures released by the Buckhead Coalition. That’s 21 different projects, but some are still in the early development phase, according to Coalition President Sam Massell. “It’s quite an impressive story, isn’t it?” Massell said about the new apartment boom. For this article, we focused on formally announced projects. To see a map of other proposed Buckhead developments compiled by Reporter Newspapers, visit AtlantaINtownPaper. com. Dan Whisenhunt contributed to this article.

Bohemian House

Dubbed BoHoO4W, these one-and-two bedroom apartment homes off Glenn Iris Drive overlook the Historic Fourth Ward Park and the BeltLine. The 276-unit development, which has 10 different floor plans to choose from, is expected to begin leasing before the end of the year.

755 North

The latest development from Perennial Properties is being built on a hillside above The Masquerade and adjacent to the BeltLine at the corner of North Avenue and Somersett Terrace. Expected to open in Spring 2014, the 228-unit building will have lofts and flats with one to three bedrooms, hardwood and concrete floors, bocce ball court, and a pool overlooking the Historic Fourth Ward Park.

Camden Paces

The largest project currently under construction is Camden Paces on East Andrews, a 376-unit complex being developed by Camden Property Trust. The project will feature one to three bedroom homes and townhomes.

Coldwell Banker Residential Brokerage agent Allen Snow has already sold three townhomes in the new townhome development, The Metropolitan at Phipps (metatphipps.com) prior to construction. There are only 11, four-story townhomes in the Buckhead development. The homes are 4,376 square feet, have 10-foot ceilings, three-car garages, rooftop terraces and the option of a private elevator. Atlanta Fine Homes Sotheby’s International Realty recently started using Yapmo, a web-based collaboration and discussion app that speeds up broker communication and deal making. Brokers can share clients’ listings internally to test the market and offer a degree of privacy. Harry Norman, Realtors have announced new brokers at their metro branch offices: Maria Grant, Julie Ledford, Megan Pressly, Jake Segars, Erica Wesley Tarnacki, Gannon Murphy, Rachel Fletcher and Martha O’Keefe Lamond. Atlanta Fine Homes Sotheby’s International Realty also has a new associate, Deane Johnson, while Coldwell Banker Residential Brokerage welcomes Lisa Barnhart. Cousins Properties has chosen CBRE Group to lease its Atlanta retail space at Terminus in Buckhead and Vantage Realty Partners for space at the Emory Point development on Clifton Road. Cousins will continue to lease and manage the office component of Terminus, while Gables Residential will continue to manage the residences at Emory Point, which it is co-developing with Cousins. Harry Norman, Realtors is the platinum sponsor of 18th annual Luxury Real Estate Fall Conference (luxuryrealestate.com) to be held at The Ritz-Carlton Buckhead on Oct. 7-9. The event is one of the largest luxury specific real estate conferences in the world. Jeff Hoffman, internationally recognized innovator and entrepreneur, will be a featured speaker during the conference. Hoffman writes a column on innovation and entrepreneurship for Inc. Magazine and works with the White House to support business and economic growth initiatives. The conference will include a technology panel with experts focusing on the latest technology solutions and innovations and round table discussions that will cover multiple topics including market trends.

Brookhaven, Dunwoody homes on tour By Joe Earle Homes in the Historic Brookhaven neighborhood and Dunwoody will open to the public during fundraising tours in October. The Dunwoody Home Tour (dunwoodywomansclub.org), the major annual fundraiser for the Dunwoody Woman’s Club, features five homes, including one this year that happens to be in Sandy Springs. The tour – the 41st put together by the Woman’s Club, is scheduled for Oct. 2. The Dunwoody tour is expected to draw up to 1,000 people, Sharon Doyle, publicity chairwoman for the Woman’s Club, said in an interview. Money raised through the tour is used to finance local programs. “It goes right back into the community,” Doyle said. The Historic Brookhaven Candlelight

Tour (armhc.org/tourtickets), a fundraiser for Atlanta Ronald McDonald House Charities, features four homes located in the Historic Brookhaven neighborhood in Buckhead and Brookhaven. That tour is scheduled for Oct. 24. “All proceeds from the tour will help provide temporary housing and support services to families of ill and injured children treated at local hospitals,” tour committee member Donna Davidson said in a press release. The Dunwoody tour features remodeled homes and offers a chance to see how some residents have remade their “typical Dunwoody house,” a Georgianstyle home sometimes described as a “five over four with a door” because it features five second-floor windows and four firstfloor windows with a central door. “It’s a nice variety of examples of what can be done with the standard Dunwoody home,” Doyle said.

Special The Millers’ Dunwoody home, a French Colonial revival, is on the tour. Built in 1971 and bought by the Millers in 1993, the Louisiana natives were drawn by the New Orleans flavor of the two-story front porch and wrought iron railings.

The tour will include homes that have been renovated to give them a new look, including one redone in a New

Orleans style, complete with wroughtiron balconies, and another remade into a Craftsman-style home, Doyle said.
