Greetings from your Nipomo Chamber of Commerce and Chamber President Rudy Stowell. I’m very excited to see this directory published so the public at large can discover everything our region has to offer. Those of us who’ve lived in Nipomo a long time have seen incredible change as the rest of the world gradually figured out that we reside in paradise. One of the primary tasks of the Chamber during this evolution is the branding of our area. That’s where “The Central Coast Starts Here”® comes in. The Central Coast isn’t merely a location; it’s a state of mind. The Central Coast invokes a high quality of life, a rich history, beautiful surroundings, golf, wine, health, happiness and it all starts right here! Nipomo was pivotal even before California became a state. In 1837 during the Mexican Rancho Era, while this area was still known as Alta California, a large grant of land was awarded to Capt. William Dana of Boston. In 1839, he built an adobe home that was visited by such early California luminaries as Benjamin Foxen and John C. Fremont. The home has been restored and stands as the oldest residence in San Luis Obispo County. There are too many other Stories of the Rancho to go into here, so I encourage you to discover them for yourself. In 1936 a photojournalist named Dorothea Lange had driven through Nipomo on her way to San Luis Obispo when something told her to turn around and go back. Upon her return she happened across Florence Thompson and her children huddled in a crude lean-to while her husband was having their

radiator repaired down in the town. At the side of the road here on North Oak Glen, Lange snapped half a dozen photos. One photo named Migrant Mother would become one of the most famous pictures ever taken. There is a fascinating sequence of events where the print was used in an inaccurate article regarding migrant workers in the area that lead to the federal government shipping tons of food to a starving populace that didn’t exist. Those are just a couple of the many intriguing tales of this area. There is a lot more to experience and your Nipomo Chamber of Commerce is the place to start.

HISTORY

History Extending over the crest of the Temetatte Ridge in the east and opening across a vast mesa toward the sand dunes near the Pacific Ocean, was the Rancho Nipomo of Captain William Goodwin Dana. Bordered on the north by the Los Berros Creek and on the south by the Santa Maria River, at nearly 38,000 acres, the 1837 Mexican land grant of Rancho Nipomo was the home to a growing family of new Americans. Dana had been born in Boston, the descendent of one of the earliest settlers of New England. He was the grandson of veterans of the Boston Tea Party, and the American Revolutionary War. After a career as sea captain and trader, Dana settled in Santa Barbara, then a territory of the Mexican Republic. Determined to stay in California, he relinquished his U. S. citizenship and converted to Catholicism. In 1828, he married Maria Josefa Carrillo, the daughter of some of the earliest settlers in Alta California. Together they built an enterprise of self-sufficiency that would be propelled through the economic and social upheavals of what would become the State of California. and Los Angeles. The extensive herds of cattle and sheep supported the rancho in the early days. Hides and tallow were shipped abroad, but Dana also established workshops which employed the resident Chumash who turned these staples into soap, candles, and leather goods. The sheep provided wool for the spinning wheels and looms which the workers made into blankets and cloth. A furniture shop utilized the fine woods Dana had traded in his sea-faring days. Agricultural crops included the usual corn and wheat, but Dana also introduced hemp and sugar beets. The centerpiece of all this industry was the adobe Casa de Dana. Situated on a bluff

overlooking the Nipomo Creek and the El Camino Real, the single room started by the native laborers grew over the years to a 13-room, one-and-ahalf story house in the hybrid style that came to be known as Monterey Colonial. The home was respected far and wide for its generous hospitality. In addition to the 13 surviving children born to Maria Josefa and Captain Dana, many others were welcomed there as family, whether for long periods or short visits. Through all the decades the Rancho had been a busy place. The adobe grew room by room, until it reached its final configuration in the early 1850s. After Dana’s death in 1858, Maria

Josefa and most of her children remained in the house. Her sons began to marry and some brought their wives to live here as well. The uses of the rooms changed along with the needs of the family. Many of the sons began to build houses of their own. In 1880, the sons built their mother a new house on Mallagh Street in Nipomo, where she lived with daughter, Adelina, and the younger sons. The Rancho was divided among the children in 1882. Portions of the rancho were subdivided and plots were laid out for the town of Nipomo. Fred Dana took over the adobe for his family and made several modern alterations to the house, most CONTINUED

The Dana Adobe… Then & Now

The historic Casa de Dana Adobe is located at 641 S. Oak Glen Ave. in Nipomo. The oldest structure in Nipomo, and one of the earliest in San Luis Obispo County, is nearing final restoration under the guidance of the Dana Adobe Nipomo Amigos. The gracious house is the centerpiece for the up and coming 130-acre Rancho Nipomo Heritage Park. Each year hundreds of school children come and experience what life was like for the 13 Dana children growing up on the Rancho Nipomo in the 1840s. During the summer, the park offers talks on a range topics, festivals, and concerts. Regular visitor hours are Saturday and Sunday from 1-4 pm, or by appointment. After Fred’s death, his widow was not able to continue payments on the property and sold the house and landholdings to the Fry family. The founding of the Rancho brought about a dramatic

change in the landscape in just a few decades. The lands went from domain of the Chumash Indians, oak woodlands and scrub, bears, wolves, and mountain lions to the advent of Mexican Califorinos who with their need for charcoal and space for cattle and sheep had cut down much of the oaks and replaced the scrub with

Calvary Nipomo is a Non-denominational Evangelical Christian Church that meets and operates in the historical chapel on the corner of Tefft St. and Thompson St. in Olde Towne Nipomo. It was originally built in 1898 as St. Josephs Catholic Church and took 5 years to complete. The rock for the foundation was milled locally and most of the funding came from Nipomo residents in the Dana family. This was displayed by the inscription of their names in the stained-glass windows of the church. Truly this Church is a key part of the rich history of Nipomo.

wheat and European grasses. After the gold rush and the American conquest of California, more immigrants continued to arrive from the eastern United States, Europe, and Asia. In the 1930s, the fields were planted with peas and the area teemed with migrant labor camps. In this locale, one of the most iconic photos, The

Migrant Mother, was shot by Dorothea Lange (see page 4).

Deterioration and Restoration of the Adobe The old Adobe suffered through years of renters, migrants and squatters from the 1930s until the early 1950s. In 1954, the owners deeded the Adobe (building only) to the

acres east of Nipomo Creek to protect the viewshed of the Adobe. The DANA now has a 99-year lease on the acreage. The following year the DANA received a Nature Education Facility (NEF) grant of nearly $3 million funded by California State Proposition 84. The DANA has overall plans for the 130-acre park. Interpretive trails for hikers and equestrians will be intertwined with restored of natural habitat on the one hundred acres. Plans for the 30 acres include interpreting the Adobe and the Rancho Period to circa 1852 as a living history site, and a Chumash Heritage area that, in conjunction with members of the Northern Chumash community, will feature the culture of the Chumash tribe of yesterday and today. The Visitors’ Center will feature a museum, offices, classrooms, library, and modern amenities for events. Programs will continue to feature tours for school children and the public. The hope and desire of the members of the Dana Adobe Nipomo Amigos is for Rancho Nipomo to become, for this and future generations, an unparalleled location for learning about ecology, culture and stewardship. That it will be a tribute to the unique intersection of ecosystems and human economies, and the intrepid people who inhabited the land.

See the tallest dunes on the West Coast, reaching 550 feet tall. The western snowy plover breeding season closes the dunes from March to October but the beach remains open all year. The Santa Maria River also flows to the ocean at this location which makes for a unique opportunity to see a wide variety of wildlife.

San Luis Obispo County Historical Society. The Adobe was rapidly deteriorating. In the mid 1960s, Fred Dana’s son, Alonzo, took a leadership role in saving the Adobe. He used his family affiliation and membership in the San Luis Obispo County Historical Society to launch an effort to save the structure. He successfully engaged Society members and community groups. Many early attempts at restoring the Adobe were not always in its best interest or historically accurate. In 1999, Nipomo resident and businesswoman, Lisa Van der Stat, took the lead in forming an organization that became the Dana Adobe Nipomo Amigos (DANA). The organization’s goal was to preserve and protect the old adobe. In 2004, the San Luis Obispo County Historical Society deeded the adobe to DANA and the serious work of restoration began. The State of California has awarded DANA four California Cultural Heritage grants to fund the restoration to strict standards for historical buildings. In recent years, the 30 acres surrounding the Adobe have been acquired. Today the Adobe is nearing the completion of the restoration and a new exciting future is on the horizon! In 2010, the County of San Luis Obispo in cooperation with the Land Conservancy of San Luis Obispo, acquired the 100

REAL ESTATE

Nipomo is a diverse community representing an unincorporated portion of the Southern portion of San Luis Obispo County. With an average of 289 sunny days, a July high of 73° and a January low of 38°,

it’s no wonder Nipomo is known for having some of the best weather in the United States. It’s also no surprise that when people come to visit they eventually choose to stay. Real Estate offerings in Nipomo

range from unimproved acreage to multi-million dollar estates to commercial properties and everything in between.

The median price of a Single Family Residence for the 1st Quarter of 2013 was just under $420,000 and an average on-market time of just under 120 days. Home prices in our area have increased year after year for the last two years and low inventory continues to be a challenge for buyers with multiple offers becoming the norm.

Olde Towne Nipomo Association is renovating Tefft Street and Thompson Road west of Highway 101. This includes lighting, parking lots, sidewalks, pedestrian friendly open spaces, and local business and specialty shops, creating a hometown feeling and shopping experience. As a group of residents, merchants and landowners, we have come together out of a mutual concern for the historical preservation of the Olde Towne District. We are committed to the participation of the Olde Towne Design Planning and Implementation programs to ensure we collectively guide development of consistent quality in architectural character, well-designed landscaping, parking areas and attractive signage in keeping with a pedestrian friendly Olde Towne. Business The Nature Education Facility Grant & Master Site Plan It had always been the dream of members of the Nipomo community to not only preserve and restore the Dana Adobe, but to acquire surrounding land, with the idea to develop an historical park with the historic adobe at its core. This vision was shared by people at the state level as well. One such person was Allan W. Welts, Resource Historian for the California Dept. of Parks and Recreation, who visited the site in 1972, and said, “As an historical building, the Dana Adobe has exceptional value…As a whole, its historical value is superior to many others…though structurally it is in far worse condition... A compensating quality possessed by the building, however is its environmental setting. More than any of the other [historic adobes], it conveys the appearance of an early rancho. This pastoral setting, however, may be lost if adequate scenic buffer is not ensured by acquisition of additional acreage – with it the building could become a jewel.” An appreciation of the significance of the Dana Adobe and its site to the Central Coast and to the whole state has to begin with an appreciation of the land – the pastoral setting. Future Plans for DANA Projects: shed is the dominant geological feature of Rancho Nipomo, which has seen human settlement back to the last Ice Age, almost 13,000 years ago. Over this period of climactic fluctuation, the Chumash were able to thrive, drawing on the abundant resources of the land and the sea: plant communities supported by the Nipomo Creek and surrounding grasslands and foothills, wild game and fish. Most appropriately, then, DANA’s successful application for the state’s Proposition 84 Nature Education Facilities grant was entitled Stories of the Rancho: Culture, Ecology and Stewardship. This was one of the most highly competitive grants in California History. DANA is one of forty-four recipients out of over 300 state-wide applicants, the only recipient in San Luis Obispo County, and one of the four recipients in the tri-county Ventura-Santa Barbara-San Luis Obispo area. With the award of $2,980,000, DANA has developed a Master Site Plan that incorporates the 30 acres it owns with the 100 acres it leases from the County Parks Dept. into a Rancho Nipomo Heritage Park. The Master Site Plan includes

accessible interpretive trails for hikers and equestrians, native habitat restoration, Chumash interpretive elements, a Visitors’ Center, support facilities and signage, as well as the restored Dana Adobe. Public access will be enhanced through construction of the Visitors’ Center, which will serve to orient visitors to the site’s unique geological, paleontological, prehistoric, historical and botanical resources, and to draw on the established cultural and nature education programs developed by DANA. Inside, the building will have classrooms, exhibit space, curatorial and office spaces. An outside classroom and amphitheater are also planned. Visitors will exit the lobby to a terrace with panoramic views of the Nipomo Creek watershed and eastern hills, where they can choose to head

to the Chumash interpretive area, the restored Dana Adobe or the trails leading to the 100 acres east of the creek. The facility, which has a seven year build-out, is planned as a destination for the community, school groups, families, neighbors and tourists. The project is intended to further the goals of California’s Education and Environment Initiative which is to increase environmental knowledge for kindergarten through 12th-grade students by teaching science, history and social science within an environmental context. When the site opens, it will be a gateway to San Luis Obispo County and a major visitor attraction. For all visitors, the recurring theme of resource stewardship will be experienced through the diverse cultural perspectives of the peoples who inhabited this site over thousands of years. Stories of the Rancho is a story of the resourcefulness of people; it is the story of many peoples who struggled and thrived on the land. This project will help visitors learn from both good models and from mistakes of the past to appreciate, conserve and protect our resources for the future.

Nipomo Community Services District The mission of Nipomo Community Services District is to provide its

in 1965 to meet the health and sanitation needs of the local community,

and drainage in limited areas.

On June 4, 1964, County Hydraulic Engineer Bob Born made a report to the County Board of Supervisors on the water and sanitary problems in Nipomo. Mr. Born’s report concluded with the recommendation that a public entity be formed to address the water and sewer problems in Nipomo. On January 28, 1965, Nipomo Community Services District was formed. Today, the District serves over 4,000 water system connections through over 90 miles of buried water lines. The District operates eight wells to produce water and holds over four million gallons of water in storage for system reliability and emergency (fire) response. In 2007, the District water system was valued at over $90,000,000. Today, there are approximately 2,500 connections to the District’s ‘Town’ sewer system via 30 miles of buried sewer collection lines. Wastewater is conveyed to the District’s Southland treatment and reclamation plant. The Southland facility is currently in the middle of a $13,000,000 upgrade to meet strict new regulatory requirements for treatment and reclamation of wastewater. The upgrade project is scheduled to be complete in May 2014. In 2007, the Town Sewer collection and treatment system was valued at nearly $40,000,000. The stand-alone wastewater collection and reclamation serving the 560 homeowners in Blacklake Village was valued at $10,000,000.

Abilities, Powers, and Jurisdiction of NCSD Nipomo Community Services District is a non-profit, customer-owned public utility formed under California Community Services

District law. A five-member Board of Directors is elected by and from the District’s registered voter-customers. The elected Board is responsible for establishing District policy and hiring a General Manager.The current Board is comprised of: Board President James (Jim) Harrison (serving on Board since 2006, current term ends 2014), Vice President Larry Vierheilig (serving since 2002, current term ends 2014), Dan Gaddis (serving since 2010, current term ends 2014), Robert (Bob) Blair (serving since 2012, term ends 2016), and Craig Armstrong (serving since 2012, term ends 2016). Michael S. LeBrun has served as the District’s General Manager since December 2009. The District’s main services are potable water production, treatment, and distribution, and wastewater collection, treatment, and reclamation. The District also provides solid waste services through a franchise agreement. The District provides lighting, landscape management, and drainage services within limited areas of its services boundary. The District does not have fire, planning, development approval or police powers. The entire Nipomo Mesa area relies on San Luis Obispo County for these services.

Land Use Projects in 2012 To keep pace with the County’s planned development and the growing community, the District has implemented an aggressive capital improvement/resources expansion program. In 2012, the District completed a $2.2M project to replace sections of its main sewer collection infrastructure and the District coordinated with San Luis Obispo County to place new water mains along the County’s Willow Road project, saving District customers over $500,000 on the project.

Learning Opportunities The Lucia Mar Unified School District covers 550 square miles and serves the communities of Arroyo Grande, Grover Beach, Nipomo, Oceano, Pismo Beach, and Shell Beach. The district currently serves a population of more than 10,500 students in 11 elementary schools, three middle schools, two comprehensive high schools, one New Tech high school, and one continuation high school. Ongoing partnerships with the regional occupational program (ROP), community colleges, state universities and local businesses provide an important role in educational improvement. In Nipomo, more than 1,500 K-6 students attend Dana, Lange and Nipomo Elementary

The DISTRICT’S MISSION is to engage, challenge, and inspire students through the power of learning.

Schools. Almost 500 seventh and eighth graders attend Mesa Middle School. Nipomo High School educates over 1,000 in grades 9-12th with comprehensive offerings and sports, and Central Coast New Tech High School will add an additional grade this fall for an expected 225 students in 9th and 10th grades. Lucia Mar’s three main goal areas focus on student success, staff success, and stewardship of resources to ensure the aca-

Scholarships The Central Coast Greenhouse Growers Association (CCGGA) member nurseries throughout Nipomo and Arroyo Grande annually open their doors to the general public to raise money for their scholarship fund. In addition to their highly anticipated local plant and flower sales, many growers offer tours of their facilities. Each participating nursery proudly donates a portion of that day’s sales to the CCGGA Scholarship Fund which is made available to horticulture students and CCGGA grower members children. Our CCGGA Education Center, at Edwards Barn in Nipomo, hosts a variety of activities including: • Nipomo 4H breakfast to go

demic achievement of all students. District resources and staff are allocated to maximize student achievement and the progress toward the district goals and priorities. With the guidance of the Board of Education and Superintendent Jim Hogeboom, Lucia Mar’s vision is to become a model school district for 21st Century Learning in the nation. Integrity, teamwork, excellence and personal best, innovation, and resilience are the core values. In order to prepare students for college and careers, the district emphasizes 21st Century Skills of communication, critical thinking, collaboration, technology, self-direction, creativity and global awareness. Lucia Mar is innovative. Six of its schools have the TAP System in place which includes teacher collaboration and professional development,

performance-based-compensation and peer evaluations. Central Coast New Tech High School opened in 2012 and offers instruction that integrates standards based curriculum with real-world, project-based learning. Grover Beach Elementary School is a candidate school for Primary Years Programme International Baccalaureate World School. Lucia Mar has officially adopted a Career Technical Education pathway requirement for all high school students to prepare them for higher education and the workforce. As the largest school district in San Luis Obispo County, Lucia Mar employs more than 500 teachers, and almost 400 classified employees. The staff is dedicated to its students. Based on the California Department of Education’s most recent Similar Schools rankings, Lucia Mar’s schools are collectively performing at the highest level in district history. On March 1, 2013, after months of anticipation and hard work, Community Health Centers of the Central Coast (CHC) held a dedication ceremony for its new state-of-the-art health center in Nipomo. This project was made possible through funding from the Affordable Care Act, and the Health Resources and Service Administration (HRSA). This beautiful facility made its journey from concept to reality not just in the last year, but over a 35-year span of service to Central Coast residents, beginning right here in Nipomo. In 1978, CHC opened San Luis Obispo County’s only free clinic for migrant farm workers located in a converted bungalow in Olde Towne Nipomo. Dr. James Dorr, the clinic’s first medical director, remembered that original location, where the kitchen was the “dental suite,” the garage housed the lab and the front porch had been enclosed to serve as the waiting room. Medications were dispensed from a closet so small that “you had to step outside it to take a breath,” Dorr said. Quite a bit has changed since then. A permanent clinic replaced the bungalow in 1982 at its current location of 150 Tejas Place, just off West Tefft Street. The new Nipomo Community Medical Center, built on the same property, officially opened for services on March

“We’re really developing a concept of supercenters, open seven days a week up to 12 hours a day,” said Ronald Castle, chief executive officer. “This (health center) is two-thirds larger than our previous facility, which has really become obsolete,” he said. “We have 40 exam rooms compared to 12 in the old building.” With electronic heath records for sharing of critical medical information, combined with the ability to refer patients to another specialty right down the hall, the Nipomo staff can now provide a full range of medical services, conveniently and efficiently, all under one roof. “With an interdisciplinary team approach and improved care coordination, we are able to increase the quality of care, improve patient satisfaction and reduce overall health care costs,” stated John Khan, MD, CHC’s Medical Director. “Patients can be seen on the same day by providers who are knowledgeable about their health history – a better option than going to the emergency room for chronic care conditions.” Dr. Khan added.

Pi Whole Pizzeria Home of the Volcanic Pizza, the Pi Whole is a local favorite specializing in gourmet pizza. Owner Phil Silver came up with the name 10 years ago while driving down North Thompson Avenue; after observing two extinct volcanos at the end of the Tematatte Ridge (also known as the Seven Sisters), Phil decided he needed to create an “ethnographically designed pizza” (his words). Located on West Tefft in the Adobe Plaza, the pizzeria also welcomes customers to build their own pie from an assortment of fresh ingredients and sauces. The Lava Bomb is the Pi Whole’s take on the calzone and can be ordered with chicken, pastrami, meatballs and more. Also on the menu are a variety of pastas and other traditional Italian dishes such as eggplant parmesan.

Golden Dragon Chinese Restaurant Offering the finest Hunan, Szechwan and Mandarin cuisine from Santa Maria to Grover Beach, Golden Dragon has been a Nipomo favorite for almost two decades. Among the chef’s suggestions are pan fried noodles, egg foo young and combination chow mein, which has a generous amount of shrimp, chicken and beef. Among the satisfying soups are the Three Flavor Sizzling Rice soup, served with plenty of chicken, beef, shrimp and vegetables. At $12.95 to $14.95 per person, family-style dinners include soup, appetizers and a main dish with fried or steamed rice. There’s also an off-menu nightly dinner special priced at $20 for two people or one for $10. Golden Dragon also offers lunch specials from $6.75 to $8.75.

Located at 133 South Thompson Avenue and Dana Street, one block south of Tefft and Thompson, Tahlia’s serves up fine Italian food at affordable prices. Chef Miguel Zambrano honed his craft at several upscale eateries before launching his own culinary enterprise in 2009. Soups and sauces are made fresh daily and entrees are generously complemented with zuppa or a fresh house made insalata. Zambrano suggests ordering the Pesce Di Giorno (fresh fish) and if pasta is your passion, the Ravioli di Zucca (butternut squash) served with Marsala Parmesan cream sauce is a standout dish. Other favorites include Lamb Shank En Vino Rosso (red wine sauce), Veal Scallopini and Petto Di Pollo Alla Tahlia’s, chicken breast sautéed with artichoke hearts, mushrooms and tomatoes. From the wine list, the Quinta Del Mar Pinot Noir is from Talley Vineyard (the grapes are from Nipomo).

Rancho Nipomo Deli Serving up some of the Central Coast’s best BBQ since March 2006, Rancho Nipomo Deli is known for its slow smoked Pulled Pork and Tri-Tip sandwiches and St. Louis style pork ribs. Located West of the Highway 101 and 166 interchange three miles south of downtown Nipomo, RND boasts a diverse menu that includes burritos, made-to-order burgers and a wide variety of side dishes from potato salad and coleslaw to onion rings and guacamole. The Santa Maria-style fries are beer battered and topped with three cheeses, pinto beans, smoked tri-tip, sour cream and pico de gallo.
