We check the prospective tenant’s rental history, income record and references, moving quickly but carefully to find the best fit. While it’s our job to find you a tenant, you can be as involved in the screening process as you wish.

Achieving the best outcome for your property is all about presentation, promotion and positioning. The effort you make to prepare your house for lease now will not only impress visitors at open-for-inspections, but also result in far more appealing photos – and these days it’s the images people see online that can drive potential tenants to your property. Follow these simple tips to present your home in its best light and you’re already a step ahead of the competition.

Better safe than sorry

Stand well back from your house and take a good look – if the garden needs a tidy up, the trim needs repainting or the front gate has seen better days, now is the time to get those jobs done. Weeds and peeling paint are an instant turn-off. Aim for a home that looks well-maintained and easy to care for.

Have a think about any items that you could leave in the home to add value. Does the kitchen have space for a dishwasher, or does the laundry have a specific size for a washing machine that tenants could struggle to fill? You might be better off leaving these items, rather than expecting tenants to buy their own.

Don’t just do the basics, a proper spring clean sets the benchmark high for your property to be returned in good condition. Tenants instantly pick up on cooking and pet smells, dusty shelves and grimy bathrooms are not appealing when they visit a property, so do whatever it takes to clean your house thoroughly inside and out.

Make sure your property is looking great for photos. New paint, carpet and fittings can be an effective way to update a property, so can a new bathroom or kitchen. Adding in heating and/or cooling can add value and maximise return. Don’t forget the outside - make sure to mow, sweep and prune the garden, take care of pests if necessary.
