Despite continued uncertainty at the start of FY22, Australia’s property market not only held its own but saw record price growth. In fact, CoreLogic data showed that the median national property price increased by an astounding 21.3% in the year to March 31 this year. In Sydney, we’re still seeing prices hold onto that significant growth compared with 2020 values. So far, 2022 has seen a combination of key property market influences such as the Federal election, international uncertainties, and emerging inflation. All these factors will create an interesting market dynamic for the year to come. Demand has outweighed supply for Sydney’s Lower North Shore waterside and prestige properties, particularly in Mosman and Cremorne Point. Stock levels fell by 2.3% in Mosman and the median house price increased 2 basis points to reach $5,430,000. Cremorne Point has proven to be one of the top performing suburbs on the Lower North Shore. Stock levels in the suburbs are down an extraordinary 7.1%, but the median house price rose 6.6% to $6,020,000. The story for units is a little different. While prices are up 3.4%, supply is also up 52.3% as investors cash in on strong price growth. This will likely translate to longer days on the market and an eventual price correction. The most in-demand properties right now are turn-key homes, likely due to the current constraints on the building sector. Buyers with budgets ranging between $12 million and more than $30 million are seeking four- and five-bedroom homes with views and/or unique features. However, the ultra-prestige market on the Lower North Shore is suffering from the most acute shortage of housing stock we have ever seen. Ultimately, the upper end of the market will remain strong throughout FY23 as high numbers of buyers seek out A-grade or strong B-grade properties.
