What a year 2020/2021 has been for the property market? Only a year ago, we were emerging from the first wave of COVID-19, unsure of its full impact on the real estate market. Since the turn of the year, we have witnessed an incredible run for the Sydney property market as prices soared to record high levels, a stark contrast from the predictions of most economists and banks at the start of COVID-19. Fuelled by record low mortgage rates, falling unemployment, elevated consumer confidence, the accumulation of savings through the COVID-19 restrictions and relatively low advertised housing stock, the Sydney auction clearance rates have been consistently sitting over 80% Sydney-wide for most of 2021 with days on market remaining low. Our office saw many suburb and street records set across Sydney’s Lower North Shore over this period with me personally negotiating the new suburb record for Willoughby and the second highest sale in Northbridge for the financial year. CoreLogic reported that median house prices across Sydney have jumped significantly (19.3%), with apartment prices also growing, albeit a much slower rate (5.1%) due to several factors, including the loss of the international students and tourists, and a shift in lifestyle away from metropolitan areas, and the search for extra space as work from home options became more available. I predict that the unit market will be catching up over the next 12 months as we see more investors returning to market as yields and vacancy rates stabilizes. While prices aren’t going down anytime soon, I believe that the market will grow at a slower pace than we have seen in the past 12 months as more supply hits the market. The key to vendors looking to sell is to ensure their property is priced correctly with the right marketing in place to capture buyer’s attention and to be competitive.
