Who saw the roller coaster of 2020/21 coming! Several economists predicted a downturn in the market off the back of 2020 Covid lockdowns. Prices were predicted to drop by up to 30% and the days on market to blow out, they could not have been more wrong. What I found in Willoughby is that stock levels simply could not keep up with buyer demand. Many factors may have fuelled this property boom, such as record low interest rates (cash rate of 0.1%), and international borders being closed (over 700,000 ex-pats returning to Australia) which has seen less international buyer competition. Auction clearance rates have consistently sat at around 85% in Willoughby and saw 86% of the Willoughby market selling at auction over the last 12 months. Also in the last 12 months Willoughby’s average days on market was 37 days, although

majority of houses sold over $3,000,000 took around 14 days on average to find a buyer. Average house prices in Willoughby have grown to $2,395,000 and apartments $888,500. High-end houses in Willoughby have been very popular with 3 houses in the last 6 months selling for over $6,000,000. Included in those highend sales was a highlight sale from Atlas, breaking a suburb record with a gorgeous Federation home on 1,100sqm selling for $6,500,000. My prediction for the year ahead is that stock will remain tightly held and prices will continue to grow consistently.
