The last few months of 2021 delivered outstanding price growth across Brisbane as interstate buyers drove sales in search of lifestyle and affordability. Many wellknown sources shared statistics for Brisbane property growth in the year 2021 ranging anywhere from 24% up to as high as 40%. What I’ve found is that some streets in Tarragindi benefitted greater than others. Digging into the sales recorded in 2019 to present day, we have seen some house prices have double in value. They say that house prices double every 10 years, so to see that increase in such a small period just shows how crazy the year truly was. All the attention now is focused on what lies ahead for the year 2022. The most common questions we get asked as real estate agents are “when is the best time to sell?” or “what do you predict will happen this year?”. What we’re seeing so far this year is stock levels remain very low, and buyer demand is just as strong as what it was in the last few months of 2021. These factors coupled with the still record low interest rates is fuelling some exciting sales results to kick start the year. There is no question that the property market is hot right now, in my opinion it would take something catastrophic to see it slow down. The New Year has spurred on a lot of conversations with people who are looking to either buy, sell or do both sometime this year. Most are wanting guidance around how to how best to time their sales or purchase, how to maximise their value and what strategies to use. What I’m finding as always is, it depends on your own personal circumstances and what’s important to you and your family.
