2020 will be remembered by many generations to come. COVID-19 has gripped the world and changed how we live, how we travel, how we work. It has also led to an unpredictable real estate market. When it first entered our lives the local property market wobbled with differing opinions on whether listing volumes would dramatically increase or decline and what effect that would have on property prices. In the beginning of the FY 20/21 the market found its legs and has never looked back. Initially, uncertainty around the future resulted in very low stock levels. This combined with other key trends such as unprecedented Government spending, record low interest rates, record low rental vacancy rates, Expats returning to Australia en masse and high levels of interstate migration led to a booming property market. The levels of buyer enquiry for local real estate have never been as high, with open home numbers towards the end of 2020 and the start of 2021 going through the roof. 2021 is shaping up to be a strong year for property values in the local markets. The two biggest drivers being low Interest Rates, which is predicted by most economists to remain low and Migration. There has been a resurgence in interstate buyer activity in the Brisbane property market. Many notable high-end sales such as 137 Pring St, Tarragindi which sold for $1.85mil, were purchased by interstate families who wish to relocate to the Sunshine State. Another popular trend we anticipate will continue this year is ‘off market’ sales. For all the reasons mentioned above, Buyer’s ‘fear of missing out’ is driving a desire to be the first to know about new listings. This is often resulting in an ‘off market’ sale via a concentrated marketing campaign to our database or extremely strong initial interest at the launch of a property’s marketing campaign. Mark has sold a total of 15 properties off market 3 Connah Street Sold for $940,000 Mark had been working closely with a young couple who had missed out purchasing a home in numerous multiple offer situations in the Tarragindi area. Their first baby was due in a few months’ time and they were very eager to get into their new home before the baby arrived. In preparation for sale the owners had the property professionally styled, and the buyers were given a sneak preview before the property was photographed for sale. The buyers loved the property so much they negotiated to stop it going to the market. The sellers were able to achieve their flexible settlement terms and optimum sales price without going through the full listing and selling process.
