Who saw it coming? Wow, what a roller coaster end to 2020/21! A number of economists predicted a downturn, prices to drop by as much as 30%, and days on market to blow out, they could not have been more wrong. At the turn of the year, local property demand went through the roof. Stock levels simply could not keep up with buyer interest. Many factors may have fuelled this property boom, such as record low interest rates (cash rate of 0.1%), international borders being closed (over 700,000 ex-pats returning to Australia), interstate migration accelerating due to state lockdowns, just to name a few. The main reason that sticks out most in my mind is the “fear of missing out” (FOMO) factor. Word of mouth spreading like wildfire, with statements such as “if we don’t buy now then we will never be able to afford this suburb”. Auction clearance rates rose to as high as 89% in Brisbane on some weekends, with our own office going three straight months with a 100% clearance rate.

Average days on market in our local suburb of Tarragindi dropped below 30 days, many houses only requiring one or two weekends to find a buyer willing to pay a premium price. The top end market in Tarragindi has really began to heat up now, with several sales recorded over $2 million at the end of the year. The predictions for the new financial year would see this number triple. 73 sales were recorded over $1 million, and the entry level pricing for a post war 3 bedroom home has started to cross over this threshold as well. The residents of Tarragindi have come together and supported each other during these unprecedented times. 66 Monash Road Tarragindi Sold for $891,000 Having taken their property off the market after an unsuccessful campaign a couple of years prior, the sellers were extremely nervous about selling again. Their highest offer with the previous agency was $700,000 but they knew their home could crack $800,000 with the right strategy and campaign. With 119 groups attending the first weekend of open homes and 13 offers on the table, together we sold their home for $891,000.

41 Strathfield Street Tarragindi Sold for $1,180,00 Selling before the auction was extremely tempting for the owner who received 5 offers after the first open home. The highest offer made was $1,040,000 but the owner was very excited to see the auction through. With 9 registered bidders, the courier mail film crew and a huge, excited crowd, the home sold under the hammer for $1,180,000.
