How last financial year concluded ended up being dramatically different from the way it began. This was in part due to rising interest rates (despite Reserve Bank suggestions they would stay at record lows for the next two years). Unsurprisingly, as soon as there was talk of increasing rates - and then actual movement by May - the market naturally slowed. Couple that with rising building costs, plus a federal election, and we closed out FY22 with a slower paced property market after record gains. How last financial year concluded ended up being dramatically different from the way it began. This was in part due to rising interest rates (despite Reserve Bank suggestions they would stay at record lows for the next two years). Unsurprisingly, as soon as there was talk of increasing rates - and then actual movement by May - the market naturally slowed. Couple that with rising building costs, plus a federal election, and we closed out FY22 with a slower paced property market after record gains. Demand has remained high for suburbs such as Coorparoo and Camp Hill with both featuring in realestate.com.au’s top 10 most-searched suburbs in Queensland. The proximity to Brisbane’s CBD helped these blue-chip suburbs achieve substantial growth and both saw median house prices crack the $1 million mark over the past financial year. New records were set in Coorparoo in FY22; 15 Sirius Street Coorparoo, which sold in December 2021 for $5,150,000 and 59 Buena Vista Avenue Coorparoo, which sold for $6,300,000 in February 2022. Overall, sale prices for knockdown rebuilds and vacant land jumped significantly, as did the desire for high end new homes. Supply of quality new or renovated homes has become scarce because of COVID-related challenges and supply chain issues, which have slowed down developers and builders. I believe that moving forward into FY23, we are now looking at more subdued activity on the buyer front, however, investors will come back into the fray as they seize upon increasing rents and improving yields as well as the potential growth that will be sure to come with the Olympics in 10 years’ time. We were contacted by the interstate owners who wanted to take advantage of the rising property market. We assessed the property, whilst the tenant was still residing at the premises, and gave feedback on the best strategy to get it sold for the best price. We then negotiated a timeframe for the tenant to vacate the property. We arranged a stylist to stage the property with modern furniture and carried out general maintenance work to ensure it was well presented. We then launched the property online which received a huge volume of enquiries, interests and inspections. Following the first open home, we received multiple written offers, which exceeded the vendors expectations, and resulted in an offer being accepted. Further to this, a building and pest inspection was carried out, which uncovered potential issues with the property that required a builder to assess and give a quote to rectify the issue. We negotiated with the vendor, the body corporate and the buyer to ensure that any concerns raised were rectified before going unconditional on the sale. This delayed the sale process by approximately 2 weeks, however, we still secured a complex record and all parties were happy with the outcome.
