For the second straight year, the share of distributors reporting their business had improved year-to-year was larger than the prior year, according to the results of American Coin-Op’s annual Distributors Survey for 2020.
As for how distributors expect their 2020 overall sales will compare to those of 2019, there is almost an identical three-way split between those thinking it will be better, the same, or worse.
Nearly 68% of distributors polled say that their total business—including sales of newly constructed vended laundries and replacement business—was better in 2019 compared to 2018.
Approximately 13% of respondents say their 2019 business was worse than 2018’s, while 19.4% say that business stayed the same compared to the prior year.
But now operating in a COVID-19 environment with the world awaiting an end to the virus pandemic, just 32.3% believe their company’s 2020 overall sales will be better than 2019’s.
Distributors listed in the previous edition of the American CoinOp Distributors Directory were invited to participate in this year’s unscientific survey, which charts 2019 business and makes comparisons to previous years. In this summary report, percentages may not add up to 100% due to rounding.
This year, 67.7% of distributors who
were polled said business was better in 2019 than 2018. That’s up from last year’s survey in which 56.3% of distributors said 2018 business was better than 2017. The share of distributors reporting better business compared to the prior year was 53.1% in the 2018 survey, 63.6% in the 2017 survey, and 67.4% in the 2016 survey.
Those describing their 2019 business as better attributed the company’s performance to there being a strong interest in new-store development, attractive financing options, more corporate-type investors seeing laundry ownership as a career change, better maintenance/remodeling efforts or, simply, hard work.
The share whose business declined in 2019 blamed it on lack of product availability, higher product costs, or fewer deals being available in their market.
Slightly more than 61% of distributors polled say their replacement business was up in 2019 compared to 2018. That’s a few points higher than last year’s survey in which roughly 58% of distributors reported better 2018to-2017 replacement. By comparison, the share was 68% in the 2018 survey, 62% in the 2017 poll and 64% in the 2016 survey.
Roughly 10% of respondents say they saw 2019 replacement business decrease from that of 2018, while 29% say it remained unchanged.
American Coin-Op asked distributors to list the number of new laundries they built and/or supplied equipment to in 2019.
The share of distributors that built and/ or supplied equipment to three or fewer stores accounted for slightly more than half of respondents (51.7%). In comparison to previous surveys, that number was 58.6% in 2018, 62.1% in 2017, 48.8% in 2016, 40.5% in 2015, and 69.2% in 2014.
Companies building, or supplying equipment to, four or more new laundries in 2019 accounted for 48.3% of the total. That compares to 41.4% in 2018 and 37.9% in 2017.
The actual number of new laundries that distributors were involved with in some way in 2019 ranged from just a single store to one respondent reporting his or her company dealt with 93 stores.

Half of the distributors surveyed (50%) said their new-construction total for 2019 was higher than the previous year. Comparing to previous surveys, 46.9% said their new-construction total was up for 2018; 23.3% said it was up for 2017; and 33.3% said it was up for 2016.

surveyed said their new-construction total was lower in 2019 than in 2018. Earlier surveys showed 22% with lower totals in 2018 than in 2017, 47% with lower totals in 2017 than 2016, and 29% with lower totals in 2016 than 2015.
Roughly 23% of distributors polled said their new-construction total for 2019 remained the same as 2018’s. That compares to 31% of distributors reporting no change in 2018 from 2017, 30% in 2017 from 2016, and 38% in 2016 from 2015.
Wonder what equipment distributors are installing in new stores across the country? Here’s a quick analysis of trends, based on this year’s survey results.
One-third (33.3%) of new stores in 2019 had at least one top loader, according to the survey results. Past survey percentages were 41% in 2018, 33% in 2017, and 46% in 2016, 41% in 2015, 60% in 2014, 63% in 2013, 45% in 2012, and 58% in 2011.
Self-service laundries newly built in 2019 have an average of 1.9 top loaders, compared to averages of 3.1 per new store in 2018, 2.5 in 2017, 3.2 in 2016, 2.8 in 2015, 4.6 in 2014 and 4.5 in 2013. (These figures factor in new stores with no top loaders.)
Following are the most popular number of top loaders installed in new stores in 2019:

When it comes to front loaders, vended laundries that were newly constructed in 2019 have an average of 30.3 front loaders. This compares to averages of 26.5 in 2018, 28.6
in 2017, 33.3 in 2016, 28.5 in 2015, 27.5 in 2014 and 26.6 in 2013.
The most common number of front loaders installed in 2019 was:
1) 40
2) 35 and 50 (tie)
4) 12 and 22 (tie)
Vended laundries that were newly constructed in 2019 have an average of 34.4 dryer pockets. This compares to an average of 27.8 in 2018, 33.4 in 2017, 39.1 in 2016, 31.7 in 2015, 32.4 in 2014, 32.8 in 2013 and 30.8 in 2012.
Following are the most common number of dryer pockets installed in 2019:
1) 28, 30 and 60 (tie)

The most popular store sizes, in square feet, reported in this year’s survey were:
1) 2,500 and 3,500 (tie)
3) 3,000
4) 2,000, 2,700 and 2,800 (tie)
Stores constructed in 2019 that are 2,000 square feet or less account for 14.8% of the total, while 48.1% are between 2,001 and 3,000 square feet.
These figures compare to the 28% of stores measuring 2,000 square feet or less and the 40% covering between 2,001 and 3,000 square feet reported for 2018.
The largest newly constructed vended laundry built in 2019, according to the survey results, covers 7,000 square feet, while the smallest measures just 800 square feet.
The average newly constructed vended laundry store for 2019 covers 2,990 square feet, which is slightly larger than the 2,948-square-foot average of last year’s survey. Prior averages were 2,824 (2017), 3,132 (2016), and 2,639 (2015), 2,696 (2014), 2,663 (2013), 2,754 (2012) and 2,721 (2011).
On average, a newly constructed store sold for $497,864 in 2019 (distributors were asked to exclude the cost of land and building). Prior average sale prices were $460,238 in 2018, $520,045 in 2017, $558,097 in 2016, $452,000 in 2015, and $360,394 in 2014.
So, how do these numbers
from 2019 compare to distributor business performance in years past? Here is a quick recap of facts and figures.
The average newly constructed store in 2019 has 1.9 top loaders, 30.3 front loaders and 34.4 dryer pockets, and covers 2,990 square feet. Here’s how it compares to newstore profiles from the previous five years:
• 2018: 3.1 top loaders, 26.5 front loaders, 27.8 dryer pockets, and 2,948 square feet
• 2017: 2.5 top loaders, 28.6 front loaders, 33.4 dryer pockets, and 2,824 square feet
• 2016: 3.2 top loaders, 33.3 front loaders, 39.1 dryer pockets, and 3,132 square feet
• 2015: 2.8 top loaders, 28.5 front loaders, 31.7 dryer pockets, and 2,639 square feet
• 2014: 4.6 top loaders, 27.5 front loaders, 32.4 dryer pockets, and 2,696 square feet

Distributors were also asked if their company brokers vended laundries. Roughly 26% of respondents to this year’s survey say they do, compared to 34% in 2019, 31% in 2018 and 34% in 2017.
The share of distributors operating a route laundry increased from the prior year, with 51.6% of respondents to this year’s survey saying they do. That compares to 40.6% last year, 50% in 2018, 38.6% in 2017 and 36.2% in 2016.
The share of distributors that host an equipment show annually is 54.8%, compared to 47.7% in 2019, 50% in 2018, 47.7% in 2017 and 57.5% in 2016.
How do distributors feel about 2020 overall sales? Are they positive or negative? For 32.3% of respondents, 2020 sales are expected to be better than those of 2019, while 32.3% believe they will be about the same. Roughly 35% believe that 2020 business will be worse than 2019 totals. ACO

Most people will tell you that location is the No. 1 factor in laundry business success. I agree that location is one of the most important factors (it made the list I’m sharing here), but it’s not in my top spot.
What is the No. 1 factor? Why, it’s you!
I’ve said this before, and will continue to say it: Without you, there is no business. The path to success depends primarily on you. Entrepreneurs make things happen, and everything else follows.
So, let’s take a look at my list of important factors for reaching laundry success:
You and your attitude will determine your success more than anything else! It’s you who will do everything you can to make your Laundromat a success. It’s you who will learn as much as possible about the other factors for success, including the clichéd “Location Factor.”
It’s you who will do the due diligence necessary to learn what will
propel you forward, and what can sabotage your success. It’s you who will implement all the factors for success. It’s you who are already doing some due diligence by reading this trade publication column. It’s you who will get back up and push forward every single time you encounter a setback … and you will have setbacks.
Owning and operating a Laundromat is serious. It’s a business, not a hobby. If you don’t give it your all, at least one of your competitors surely will.
So, the single most important factor in my mind is not giving up. Don’t let getting knocked down demoralize you. Instead, use these events to redouble your efforts.
History is loaded with famously successful people who were initially beaten down. It took Thomas Edison a thousand attempts to perfect the invention of the light bulb. Bullheaded determination is in order.
Location demographics can vary widely around the country. What works in one area could mean disaster in another.
In general, look for locations with a reasonable rent that have great visibility, easy access and plenty of parking.
In any given location, it’s better to be on the sunny side of the street. In fact, in some areas of New York City, the commercial rents are higher on that side of the street!
People driving by will tend to first notice the stores that are lit up by the sun, as opposed to stores that are shaded. In addition to the visibility, stores on the sunny side are more inviting. A store in a darkened area can feel a little creepy.
Find out about the demographics of the mat’s market. How many renters live nearby? Are they in apartment houses that have excellent laundry rooms? (It’s hard to draw people away from the convenience of the laundry rooms in their own building.) What condition are those laundry rooms in? Clean or dirty? Old or new equipment? Do people feel safe in their laundry rooms? Do apartment dwellers have washers and dryers inside their units?
How many private homes in the area offer apartments for rent?
Income levels are important as well. It seems that sometimes the best mats are in the most dangerous neighborhoods, but there are always exceptions.
Make sure that people have easy access to the site. For instance, having a median strip in the center of the street that does not allow a left turn into the laundry’s parking lot does not make getting there easy.
A location can make or break you, but there is one scenario that has skewed conventional beliefs. When I operated multiple mats in New York City, I saw how nearly all the best locations to build were already taken by the 1990s. Therefore, it became expensive to rent, let alone buy the building, in many cases.
However, some smart guys came up with an idea at the time that made them successful. It’s risky if you don’t know how to assess the area’s potential. Some called it the “triple whammy.”
First, buy a bigger building in a less desirable location (or negotiate a sweetheart lease of 25-plus years if you can’t buy). The mat has to be fairly large, at least 4,500 to 5,000 square feet, so it can hold 75-100 washers and 100 dryer pockets. This allows for a great mix of machines, from 20 pounds to 80- or even 100-pound washers.
Big machines and plenty of capacity will attract big families with cars, so...
There must be plenty of parking, which is a wonderful lure in big cities where there is often no parking or it’s expensive. This allows bigger families with tons of laundry to drive right to the mat, something that is taken for granted outside the big cities.
And, finally, the store is fully attended and open 24/7 with easy access. If your mat “never closes,” it removes any customer doubt about operating hours. No worries about failing to make the “last wash.” I found that when I switched my store to 24/7, I did more business during the day as well!
Now, mind you, I’m not sure if this will work outside the “big city.”
I’ve seen this type of strategy work in cases where the building was bigger than what the mat needed, so they sub-letted the remaining space to a complementary business, like a dry cleaner or convenience store.
The key is that the real estate/rental must be much cheaper than the high-value locations nearby, and the mat must be big, beautiful, always open and have plenty of parking.
This removes these barriers that can prevent a customer from trying a mat:
• Parking worries;
• Competing with other customers for empty machines during busy times; and
• Rushing to get there before it closes.
Additionally, they wouldn’t worry about price because the store would be able to keep its pricing lower than competitors paying big rents. I guess you could say that offering a lower vend price is a fourth whammy, but I’m not listing it as such because it’s optional.
No matter what location you choose, don’t forget to first check out if a Laundromat is even allowed in your target location. Some landlords don’t want them. Some municipalities don’t allow mats to be built, or require big fees for each machine installed.
(And one potential negative to avoid that no one seems to talk about: Since a mat’s dryers draw tremendous amounts of air to flow through the goods they are drying, even if you have ▼
adequate makeup air vents, you don’t want to be in the same building with a fish store, or even a restaurant that cooks highly aromatic foods. A customer might like the scent of barbecue but not on their freshly washed and dried laundry!)
This is a no-brainer. You worked hard for the money you will invest. Make sure you have enough before doing so.
I followed a certain rule for any construction: Take the highest cost estimate for your project and add 20% … because there will be additional expenses you don’t anticipate.
You also want to have funds in reserve to carry the mat for a good six months in case it doesn’t take off right away.
Having too much cash or credit available is better than not having enough.
Building a personal connection with customers is another critical factor to achieving success. If customers feel you and your staff are making a real effort to help
them, they’ll appreciate it. Having friendly, knowledgeable staff is part of that, but only part.
The best retailers know who their target customer is and why those customers are shopping with them.
What do they want from your mat? Big machines? More selection? A clean store? A drop-off service? Why guess at what the customer may desire? Guessing and then finding out you guessed wrong can get expensive. Sometimes even the customers aren’t sure until you ask them to think about it!
Float a survey to ask them what they want, like, dislike, etc.
Engage the customer (notice, I didn’t say “greet” them). Merchants who station a greeter at the front of the store to parrot “Hi, how are you today?” are not engaging. Some people may even consider them annoying.
The best retailers, the ones who hire and train better, know the game is to engage the customer in a conversation. That doesn’t mean to badger them with 100 questions,
or to just point them to a sign in your mat.
You want to encourage employees to find a way to engage the customer in a short, pleasant, back-and-forth dialogue for a minute or two. To be helpful. To make them comfortable with the equipment. To be human. It’s a win-win.
Visit every mat in your trading area and learn what they do well and what they don’t do well. Not just before you open, but on a routine basis. Some great operators rarely visit their competition, but they are the exception. They know the business inside-out and upside-down, and they blow away their competition.
During my ownership years, I had competitors and newbies who were thinking about competing with me come in to my mats armed with video cameras. By the time we could get them out, they’d already recorded everything!
So, take a bag of laundry and go undercover as a customer in every one of your local competitors’ mats. Learn how their
machines wash and dry. While you’re waiting, soak up every good and bad decision you can see. After all, you’ll have a nice hour or more to spend in each mat. Talk to the workers. If you’re afraid you’ll be recognized, then send in a trusted friend. Go on “reconnaissance,” soldier!
Laundromat equipment is getting more and more technical every year. This relentless advance into more and more complexity requires that you understand this evolving technology.
Programming your equipment alone can be challenging at times, but diagnosing and repairing the equipment can become a nightmare for someone who has no understanding of computerized, electromechanical things. So, attending some equipment repair seminars offered by your equipment distributor before you make the plunge could be very helpful!
If you have something really good to say, such as new equipment recently installed, or a great sale, then make sure the same message is consistently advertised through-
out your mat, in your windows, on your website, and in social media.
Content of online ads should coordinate with actual store activities. All information should be up to date. Is your website mobile-friendly?
Use good photos. Pictures say a thousand words, yet are quick and easy for people to see, so I always like to attach a photo of what I’m talking about. The response is way better when you add a photo.
(Tip: I found that if you photograph your equipment using a tripod from a height around 4 feet, your equipment will appear larger.)
I’m not a big fan of push notifications or texting promotions to people. Push notifications can be annoying and should be used only when necessary. Still, those that come from an app of yours that your customer voluntarily downloaded tend to be better accepted, if you’re not always trying to sell something. People are getting weary of the near-constant assault of advertising.
You want to see your mat with at least a 4-star rating online. Anything less will hurt your sales.
I found that the best way to generate
great reviews is to simply do a great job! Why pay for online ads when you can get the same or better results with a 4.5-star rating on Yelp?
When you do any online shopping yourself, don’t you usually look at the highestrated stores, services or products? I also look at the 1- and 2-star ratings if I want to know what people don’t like before I decide to patronize a business.
Whenever you have a customer complaint, make sure you resolve it quickly and to the customer’s satisfaction! Turn an unhappy customer into a happy one by going above and beyond what they expect, and you effectively turn that person into an avid sales rep for you! You may even get a 1-star review turned into 5 stars!

GIRBAU NORTH AMERICA WELCOMES WILLMAN TO STAFF
Girbau North America (GNA) recently hired Tyler Willman as a regional sales manager in training, the equipment manufacturer reports.
Willman is immersed in all aspects of GNA’s internal departments, including shipping and receiving, parts, technical services, customer care, lead fulfillment and sales. His responsibilities include daily interface with end-user lead inquiries, distributor lead fulfillment and service request follow-up, among many others. This position ultimately leads into a regional sales manager role.
“Tyler is a personable, inquisitive and intelligent young professional that picks up laundry industry nuances in a snap,” says Joel Jorgensen, GNA vice president of sales. “His work ethic, charisma and willingness to work as part of a team make him a perfect fit for our company. We are glad to have him as part of our team and excited to share him with our customers in his eventual role as a GNA regional sales manager.”
Prior to joining GNA, Willman played three years of professional baseball with the Oakland Athletics, served two years as an inside sales associate for J.J. Keller & Associates, and earned a bachelor’s degree in communications from the University of Wisconsin Oshkosh.
HERCULES CORP. MERGES WITH BIRCHWOOD COIN-OP LAUNDRIES
Distributor Hercules Corp. reports it has merged with Birchwood Coin-Op Laundries Inc. of Whitestone, New York. The combined companies will go forward together under the name Hercules Corp. from a headquarters in Hicksville, New York.
Birchwood Coin-Op Laundries Inc. is owned by Michael Madison and operates throughout the five boroughs, well as Nassau, Suffolk, Westchester, and New Jersey. The business has been family-owned and -operated since 1979.
“This is a very exciting event for both companies, for our employees and for our customers,” says Adam May, vice president of business development for Hercules Corp. and grandson of founder Alfred May. “Our greatest assets have always been our people, and by joining forces, we have just made a huge increase in the quality of that asset.”
Hercules says the merger will create a more comprehensive infrastructure with faster response times, which will allow the third-generation laundry provider of end-to-end laundry room design, installation, management and service to provide a wider array of services, enhanced technology, and deep expertise to its customers.
Although the two merged companies will operate as one company, customers of Birchwood Coin-Op Laundries, with a customer base centered within the New York metropolitan area, will be able to depend on the same quality of work and service that they have been accustomed to for more than 60 years, Hercules says.
“We chose Hercules based on the passion they have continually shown to their customers and employees and we feel our customers will benefit greatly from their knowledge of the multi-housing and on-premise markets throughout the Northeast,” says Madison.
EASTERN FUNDING ADDS INDUSTRY VET WESTPHAL TO SALES TEAM
Financial lender Eastern Funding LLC has added industry veteran Matt Westphal to its staff as a loan officer, the company reports. Westphal has over 12 years of experience in commercial laundry equipment lease and loan origination, and is skilled in cultivating new distributor relationships and maintaining those relationships over many years, Eastern Funding says.
He has extensive experience in coin- and card-operated laundries, on-premise laundries, and in the multi-housing sector, and has worked with commercial laundry distributors throughout the United States to help grow their business with creative financing solutions.
“Matt is an established commercial laundry lender whose extensive knowledge of our industry will be a valuable resource to both equipment distributors and borrowers,” says Tony Regan, senior vice president of sales and marketing for the company. “We are excited to add him to our team as we continue to secure Eastern Funding’s position as the leader in commercial lending.”
Westphal is based in Ripon, Wisconsin, and will work closely with Eastern Funding’s New York City-based operations to expand the company’s national reach.
CSC SERVICEWORKS PROMOTES BOCHICCHIO TO NEWLY CREATED ROLE CSC ServiceWorks, which provides commercial laundry solutions and air vending services, has promoted Greg Bochicchio to chief transformation officer, a newly created role at the company.
Bochicchio will report directly to CEO Mark Hjelle and serve as a member of the Executive Leadership Team. In his position, Bochicchio will lead the processes and distributed resources (internal and external) to continue to identify and advance the company’s value creation agenda.
“Our past efforts and success, combined with the volatile landscape that we are currently navigating, have made it clear that a transformation agenda will continue to exist for CSC going forward,” Hjelle says. “Beyond leading a significant portion of our business, Greg has successfully led transformational initiatives and has demonstrated how we … embrace transformation, with enthusiasm and the best of our collective experience and thought.”
Bochicchio spent the past six years as CSC executive vice president. Before that, he served in various positions within the industry, notably as vice president and general manager.
Prior to entering the industry, Bochicchio had progressive sales and marketing roles in both agency and corporate settings, including tenure with Nestle USA as regional field manager and with Pinnacle Brands, acting as national sales manager and senior marketing director.
Bochicchio earned a Bachelor of Science in marketing and communications from Babson College and has completed advanced studies at Northwestern University, MIT and Harvard Business School.
