IS THE LAUNDROMAT BIZ RIGHT FOR YOU?
I’m a few years retired and speaking to you straight as a mat owner of 41 years with no allegiances to any manufacturers or distributors. In this column, I aim to provide the unvarnished version of my expe riences, good and bad.
So, are you well suited for this career or not?
Throughout my career, I was approached by peo ple from all walks of life who were interested in the laundromat business. Some just wanted to earn a lit tle extra income. Others were looking for a way out of their jobs because they always dreamed of being their own boss. Still others were retiring from their careers and looking for a semi-retirement business.
If you’re thinking that mats run themselves and you can just sit back and empty the coin boxes, then no, this business is not for you.
A laundromat is a business that must be managed properly, just like any other. I’ve seen people buy a mat solely as an investment and not plan on paying much attention to it because their “real” job was somewhere else. Those mats tend to gradually go downhill, but there are exceptions.
First, you need to think hard if this is something that you really want to do. There will be times when it can be stressful and challenging: a new competitor arrives, rent goes up, there are employee issues, you’ve been robbed a few times, flood or fire impacts the place, etc.
It helps greatly if you are dead serious about opening a mat, and not just playing around. It also helps greatly if you are the type of person who can take a few highstress hits, then get back up and do what’s necessary to make things right again.
Keep in mind that mats are a work in progress. Maintenance is extremely important. Just like a new car, your mat will begin to wear from the very first day, so you know that you will need to maintain it over the years. It will require time, planning, and money set aside for future equipment purchases.
Here’s the good part: If you do your due diligence, come up with a logical business plan, learn everything you can about laundromats, find a great mat with potential and make it greater, then you can have many years of a nice, steady income ahead.

get a mat open, and on opening week you walk in to see it packed with customers, it’s a thrill!
No matter what your personal situation, you’ll need some spe cific basics to help you have a long, successful career.
Small-business owners must wear many hats to succeed, and laundromat owners require a couple more. You’ll need basics such as:
Some Technical Ability — Do you need to be an expert in computerized, electromechanical equipment? No, but a store full of equipment can have malfunctions quite often. You can call a repair tech each time but you’ll burn through lots of money. Usually the issues are cheap to fix (even free in some cases) but you must know how the equipment works so you can easily and quickly diagnose and repair them.
Your distributor can help with repair classes/videos for you. Most distributors will offer free parts and labor for a specified period of time. This is when you should be “glued” to the repair tech when he/she comes in.
You can look up your brand of equipment online. Manufacturers often create and post repair videos online. You can also find lots of individual YouTube videos on repairs done by industry veterans. By relying on these or other sources, you may learn enough to not have to pay for every repair, which can be unsustainable.
Common Sense — I saw a 5,000-square-foot mat built in the same building two doors down from a barbecue restaurant. Dryers need to draw in plenty of incoming makeup air, some of which infiltrates from neighboring stores. This mat had a big problem with customers’ finished laundry smelling like food!
What were they thinking, or were they not thinking at all? Think they talked to any of the neighboring stores about the land lord and building before acquiring the property? I suppose not.
Common sense tells you to think logically, not emotionally, when making business decisions. It tells you to avoid a mat that has very little parking. It also tells you not to open a store too close to a big, well-run mat.
Case in point: I had a customer years ago who would always pepper me with questions about my mat. I knew she was up to something, so I kept my answers short and vague. Sure enough, she opened a mat near one of my stores! It was a tiny one that she worked herself, and it failed in less than a year. Common sense should have told her it was too small and the neighborhood was already being served by a bigger, better mat across the street. You could also figure that she didn’t have enough capital to build a properly sized, fully equipped mat.
Sufficient Capital — An important trait to have is being good with budgeting money. After all, you’ll need to come up with a hefty down payment.
You want to have enough money so you can build/renovate your mat the right way, without risky shortcuts. In short, you need the bucks to build a mat that will clearly be more desirable than its competitors. You also need enough to carry the mat until it reaches breakeven.
How long this takes can vary greatly. Some mats never break even. It took three months for my first mat, two weeks for my last. I always used a simple rule for capital: Add up everything that

Luck — I believe you can tweak your luck!
Every business will have plenty of challenges. Sometimes, you can have an outright disaster happen to your mat that is not your fault. If another retail store catches fire and takes part or all of your mat with it, that’s bad luck! However, if you were prepared for such unexpected losses, you would have enough insurance to build your mat back, maybe even nicer than before.
Luck can even throw you a bone once in a while. For instance, one day one of my mats grew really busy. Sales rose each day for about two weeks straight. Turns out that the neighboring apart ment houses installed new “water-saving washers” that the resi dents hated because they “couldn’t see the water in the washers.”
Basic People-Management Principles — I had some basic prin ciples for employees: Be nice. Be polite. Be creative. Be funny (when appropriate). Be fair. Be generous.
Try not to lose your temper, but don’t let anyone push you around. Keep high standards, and expect everyone to do their best.
Never correct an employee in public. However, some people don’t take well to management, and after a couple of warnings, must be fired.

A Strong Inner Drive to Succeed — This, to me, is the greatest strength any business owner can have!
If you have the hunger, the drive, the determination to succeed, then you will automatically do what needs to be done to make your mat a success! Whenever there is a setback (and there will be plen ty), you brush yourself off and redouble your efforts. The fact that you are reading this right now shows at least some personal drive.
If you don’t have a strong inner drive to succeed, you may not want to get back up when a bad stressor comes round.
Time — In the beginning, your mat will require a lot of your time and attention.
Even after doing great due diligence, putting enough money into it, and getting help from a great distributor, you’ll still be learning as you go. Mistakes will be discovered, it’s inevitable, but hopefully you will have already handled the more costly ones before opening.
After you gain some experience, you’ll be better positioned to manage the mat, and therefore be able to spend more time away from it.
Good Health — Your chances of success are greater if you (or someone close to you) is healthy and agile. There will be quite a few times when someone has to go up on the roof, squeeze behind the washers, climb on a ladder, etc. If you have a bad back, do you really want to be lifting heavy bags of laundry?

If you think that you get along with others well, and that people look up to you, then you could become a great boss! If you often have petty, emotional arguments with people, and come up with draconian rules for them, you may not be well-suited to be a boss. This is espe cially true in today’s environment where it’s hard to find good help.

A Network of Backups — One person can’t do everything; you need others to help. Family and friends can help, but I caution you to choose the “right” family and friends. Sometimes they can make assumptions and take liberties that are counterproductive. Jealousy can also be a factor with some family members. Once hired, a friend or family member can be hard to let go without repercussions.
That said, if you have good, honest people in your circle who
Lots of Contacts — Being born and raised in New York City, I knew a lot of people there. I also knew contractors, electricians, plumbers, etc. If you don’t have a list of good contacts, start build ing one now, before you need to scramble for help. A good distributor can assist.
Understanding Government Regulations — There will be tons of regulations to follow when you build/renovate a mat, and rightfully so. Are you OK with them? Make sure you are aware of them before you pull the trigger. I believe mats should be built safely from day one, but will also admit that ongo ing regulations can be stressful … and even downright dumb!
The NYC Dept. of Consumer Affairs drove me nuts at times. Your local government may come up with violations you never dreamed of. How about getting ticketed for cigarette butts on your sidewalk only an hour after you swept? Or being required to sweep 18 inches out from the curb into the street (because all litter from passing cars works its way to the curb). No excuses that a car was in the way or it’s a windy day.
You need to be OK with a little government “harassment.” I reconciled any petty fines as simply a tax that I could not control. They were inevitable, so why get upset every time?

While a batch of homemade cookies can taste delicious just out of the oven, the individual ingredients used to make them aren’t as tasty on their own.
“The ingredients that go into your marketing strategy, not one of (them) is going to do it all,” says Dennis Diaz, president of Spynr, an online marketing services firm that works specifically with laundry businesses. “It takes patience and it takes time, but when you devote the time and the energy to make them all work for you, together, they will help your brand not only survive but thrive.”
Diaz laid out some tools for building and optimizing a marketing strategy to fuel growth in “Marketing Ideas to Expand Your WDF and Commercial Account Business,” a recent webinar presented by the Coin Laundry Association.
He has over 10 years of digital marketing experience, and his company employs marketing and advertising talents like exGooglers; PPC [pay per click] managers who handle accounts in excess of $1 million a month; website and graphic designers; and content developers.
“What we discuss today can apply to both your wash-dry-fold and your commercial laundry business,” promises Diaz.
BUILD BRIDGES, NOT WALLS
He began his presentation by telling a story:
Two brothers lived on adjacent farms. One day, they got into a heated argument. This was unusual, because they worked coop eratively and never fought. But this disagreement led to weeks of silence. Then one morning, the older brother heard a knock at his door. There stood a carpenter, asking if he had any work for him.
“Yes, I’d like you to build me an 8-foot fence along my prop erty,” the farmer said, wanting greater separation from his brother.
The carpenter promised to build a fence the farmer would be proud of, and the farmer left for the day. Hours later, as darkness was falling, the farmer drove up his long driveway and his jaw dropped. Instead of a fence around his property, there was a finely crafted bridge connecting his farmland to his brother’s.
He noticed his younger brother making his way across the bridge toward him, and their eyes met. The older brother walked toward him and they embraced.
“After all we went through,” the younger brother beamed, “you built a bridge between us. You’re a standup guy.”
“We’re not going to build a fence between you and your custom ers because you don’t have a plan,” Diaz says. “We’re going to embrace the tools that are available to you and build a bridge. You will create a brand that connects with your audiences and creates a valuable business that will not only help you survive, but thrive for the years to come.”
There is a great deal of “disruptive innovation” entering the industry, according to Diaz. He describes this as an innovation that creates a new market and value network and eventually disrupts an existing market and value network, displacing established market leaders and their alliances.
“That means the way people do laundry and where they choose to do laundry is going to change as well,” he says.
Automotive pioneer Henry Ford was a disruptive innovator. Had he stuck with the norm, he would have produced faster horses. Instead, he introduced a new way of thinking and a new product into the marketplace.
Uber and Lyft, by displacing or even replacing local taxi services, are examples of modern-day disruptive innovators.
Seventy percent of Fortune 1000 companies are new within the last decade. “Just because your company has survived the last 100 years doesn’t mean it will survive the next 10,” warns Diaz.
Traditional marketing is also being disrupted as a result of changing human behavior, he says. Nearly 45% of direct mail is never opened, while 86% of TV viewers skip commercials. Nearly 92% unsubscribe from cold emails (ones that they didn’t opt in for), and 200 million people say “Do Not Call” to telemarketers.
With digital marketing, the idea is to create valuable website pages, digital ads and social media messages that are optimized to drive qualified leads to your company’s website.
“One solution to protect from disruption is to figure out your extendable core,” Diaz says. “Your extendable core is a job you do for your customers that your competitor cannot replicate without

adopting the same cost structure. An excellent digital-marketing strategy creates that extendable core,” and insulates you from dis ruption while enabling you to disrupt others.
Digital marketing is your opportunity to provide value to your prospects and customers at every stage of the marketing funnel:
Top of Funnel — 75% of your website traffic should include broader information on the industry or service category.
Middle of Funnel — 22% of website traffic is general informa tion on the products, services and solutions in the category.
Bottom of Funnel — 2-3% of website traffic is specific informa tion on your brand.
“We start at a very high level, providing broad information on your industry,” Diaz says. “Prospects find you without having to search for your specific company name. They begin to think of you as a leader in your space and come back to your website with the branded name. You provide information more and more specific to the solutions that they have, and then ultimately, your brand rides.”
LEAVE THE WANDERING TO OTHERS
Achieving success with digital marketing begins and ends with a strong strategy.
“Anyone attempting to improve their business using online tools will profit greatly from having a step-by-step guide to help them every step of the way,” Diaz says. “Wandering into the digital world without a plan can cost you time and money and leave you wondering why you even started in the first place.”
He says Spynr uses a strategy that forms the acronym WASH: Website Sales Funnel — “Your site ignites your sales funnel above everything else, and you should design it with that in mind. Your goal is to find curious visitors and turn them into customers, and along that journey, they become leads … and are nurtured over time to use your services. Your site provides the platform and makes all that possible.”
Audience Development — “Who are you trying to reach with your message? What’s the best way to maximize how effectively
you communicate with them? These are important questions, and it’s important that you dedicate some serious time to uncovering those answers.”
Search & Social Marketing — “When you start attracting your perfect customers, it’s tempting to think all of your work should go to your website. While not entirely a bad idea, it’s not exactly right, either. Simply having a website doesn’t mean you have visitors to it. You have to give them a reason to visit it first, which means they need to know you exist. The best way to do that is through search engines and social media.”
How Did You Do? — “You can’t reward what you don’t mea sure, so make sure you set clear goals and invest the time and the resources to make sure you have the systems and the technology ... in place to track it.”
While things worked out for Kevin Costner in the movie “Field of Dreams,” don’t believe that “if you build it, they will come.”
“Don’t believe a claim that says if you have a great website, you’re automatically going to get traffic to it. Even SEO [search engine opti mization] depends mostly on what you do off your website to rank well. A well-optimized and -designed website will certainly play a big role but you need to think outside of it to really succeed.”
During every stage of the marketing cycle, you need to strategi cally use different techniques to move people along and closer to buying from you, Diaz says. The goal is to create a campaign that builds awareness and ultimately convinces someone to use your service. Think “long-term relationship.”
TOOLS TO ATTRACT VISITORS
Search and social paid ads, social media publishing, and SEO on and off page are among the tools to attract visitors, Diaz says. “Make sure you’re offering something of real value. Don’t be cheap. Give away something strong. Examples are dollars off your services, maybe a free bag for wash-dry-fold customers. If you’re thinking more commercial, how about a free checklist or resources you could provide to the industries that you’re speaking to?”
It’s important to have a focused and consistent approach to marketing: “Don’t just post when you’re selling something. Stay engaged regularly.”
Hire a designer to make sure your site is optimized. Test out con tent that tugs at the heartstrings and evokes emotion or provides real, useful value.
The success of any online ad depends on thorough keyword research, so be sure to select terms that meet your ideal parameters.
“Once you gain (the customer’s) interest, it’s important that you continue to nurture the relationship with consistent dialogue, allowing them to learn more about you and your services, and the next steps to buy,” Diaz says.
For example, when promoting wash-dry-fold, first award the coupon they signed up for by opting to receive your emails. The fol lowing day, post about how your company contributes to the com munity. Then, a few days later, remind them of the coupon offer.
“After you’ve gained them as a customer, continue to leverage that relationship. Ask for testimonials and referrals. Offer more incentives to do business with them over time, like loyalty rewards and points. You want to make sure that the customers that you have bring in more customers.”
People “love to buy but hate to be sold,” Diaz advises, so no matter how urgently you want to generate new business, you must be patient with the process to meet your goals.

CSC SERVICEWORKS BOOSTS OFFERINGS THROUGH TECH ACQUISITIONS
CSC ServiceWorks Inc. (“CSC”), which provides commercial laundry solutions and air vending services, reports it has closed on an acquisition of Happily Inc. (doing business as One Tap Away), and the principal assets of The Laundry Chute LLC. Terms were not announced.
These “highly innovative” businesses have played a strategic role in CSC’s recent move into the high-growth wash-dry-fold laundry market.
The added capabilities will support existing and expanded technology-enabled solutions to a growing number of consumers as CSC continues to remake the student and resident experience with this new offering.
“Our pursuit of wash-dry-fold is rooted in meeting consumer demand and doing so with a winning business model that leverages our existing fixed assets,” says Tony Sculthorpe, chief commercial officer for CSC.

AAXON LAUNDRY SYSTEMS ORGANIZES TECHNICIAN TRAINING
Distributor Aaxon Laundry Systems recently conducted a service technician training for its service team in the company’s Laundry Lab. The program began with a detailed presentation session, followed by hands-on training provided by Aaxon’s technology representatives.
Once the training was concluded, Aaxon also used the oppor tunity to present awards recognizing service of five, 10, 15 and 20 years by select personnel.
Training and development has always been an integral compo nent of Aaxon Laundry Systems’ business policy, the company says.

Tech-enabled laundry pickup and delivery service HappyNest con tinues to expand, announcing that its services are now available in several new locations.
The service is now available in Hampden County, Massachusetts, including Springfield, via new partner Super Saver Laundromat. The business also serves residents and businesses in Hampshire County, Mass., and Hartford County, Connecticut.
“I believe that the marketing that HappyNest provides, along with Super Saver Laundromat’s quality and consistent service, delivers a great partnership,” says Alec Peterson, Super Saver’s owner. NextGen Cleaners & Alterations is now providing HappyNest service to residents and businesses in Santa Clara County, California.
