Another year into life with COVID-19, a sizable share of laundry equipment and parts distributors found their business on the upswing, based on results of our 2022 American Coin-Op Distributor Survey.
Sixty percent of distributors polled in the annual survey say that their total business—including sales of newly constructed vended laundries and replacement business—was better in 2021 compared to 2020. That’s 14 percentage points higher than the year before.
Twenty percent of respondents say their 2021 business was worse than 2020’s, and 20% say that business stayed the same compared to the prior year.
As for how distributors expect their 2022 overall sales will compare to those of 2021, more than three-quarters of those polled are predicting even brighter things this year.
Distributors listed in the previous edition of the American Coin-Op Distributors Directory were invited to participate in this year’s unscientific survey, which charts 2021 business and makes comparisons to previous years. In this summary report, percentages may not add up to 100% due to rounding.
2021 TOTAL BUSINESS
This year, 60% of distributors who were
polled said business was better in 2021 than 2020. That’s up from last year’s survey in which 45.5% of distributors said 2020 business was better than 2019’s, and nearing the share of distributors who said 2019 business was better than 2018’s (67.7%).
The share of distributors reporting better business in prior annual surveys was 56.3% in 2019, 53.1% in 2018, 63.6% in 2017, and 67.4% in 2016.
Some of those who described their 2021 total business as being “better” attributed their company’s performance to more favorable business conditions as the COVID-19 pandemic wanes; greater access to project financing; more investors entering the laundry industry; and backlogged orders from 2020 finally being filled.
The portion whose business suffered last year blamed it on factors such as supply chain issues and increased lead times from manufacturers; an inability to build at a price point, and higher costs for materials; and even the “democratic failure of our country.”
REPLACEMENT BUSINESS
The area of replacement business rebounded from its pandemic dip of 2020, with 55% of distributors polled saying their 2021 replacement business was up compared to 2020’s. By comparison, just 31.8% of distributors surveyed last year
said that segment was up for them in 2020 compared to 2019.
In older surveys, the share was 61% in 2020, 58% in 2019, 68% in 2018, 62% in 2017 and 64% in 2016.
Twenty percent of respondents say they saw their 2021 replacement business decrease from that of 2020, while 25% say it remained unchanged.
NEW-LAUNDRY CONSTRUCTION
American Coin-Op asked distributors to list the number of new laundries they built and/or to which they supplied equipment in 2021.
In this year’s survey, the share of distributors that built and/or supplied equipment to three or fewer stores accounted for 46.7% of respondents. In previous surveys, that number was 47.8% for 2020, 51.7% for 2019, 58.6% for 2018, 62.1% for 2017, and 48.8% for 2016.
Companies building, or supplying equipment to, four or more new laundries in 2021 accounted for 53.3% of the total. That compares to 52.2% in 2020, 48.3% in

The actual number of new laundries that distributors were involved with in some way in 2021 ranged from none to one respondent reporting his or her company dealt with 93 new stores.
Forty-five percent of distributors polled said their new-construction total for 2021 was higher than the previous year’s. In older surveys, the new-construction total was up for 46% for 2020, 62% for 2019, 46.9% for 2018, 23.3% for 2017, and 33.3% for 2016.
Thirty percent of distributors surveyed said their new-construction total was lower in 2021 than in 2020. In previous polls, the share was 32% for 2020, 10% for 2019, 22% for 2018, 47% for 2017 and 29% for 2016.
One-quarter of distributors polled this year said their new-construction total for 2021 remained the same as 2020’s. That compares to 23% for 2020, 29% for 2019, 31% for 2018, 30% for 2017 and 38% for 2016.
EQUIPMENT MIX
Based on this year’s survey results, the following is a quick analysis of equipment that distributors are installing in new stores across the country.
A little more than 30% of new stores in 2021 had at least one top loader. Shares in past surveys were 32% in 2020, 33.3% in 2019, 41% in 2018, 33% in 2017 and 46% in 2016.
Self-service laundries newly built in 2021 have an average of 5.7 top loaders, compared to averages of 2.4 per new store in
2020, 1.9 in 2019, 3.1 in 2018, 2.5 in 2017 and 3.2 in 2016. (These figures factor in new stores with no top loaders.)
When it comes to front loaders, vended laundries that were newly built in 2021 have an average of 27.3 machines. This compares to prior front-loader averages of 28.5 in 2020, 30.3 in 2019, 26.5 in 2018, 28.6 in 2017 and 33.3 in 2016.
Among the new stores built last year, 31.3% installed fewer than 20 front loaders and 68.8% installed 20 or more.
Vended laundries that were newly constructed in 2021 have an average of 29.5 dryer pockets. This compares to an average of 33.5 pockets in 2020, 34.4 in 2019, 27.8 in 2018, 33.4 in 2017 and 39.1 in 2016.
Fewer than 20 dryer pockets were installed in 31.3% of new stores built in 2021. The share of newly built stores installing 20 or more pockets was 68.8%.
SURVEYING STORE SIZE
Are stores built in 2021 smaller and more manageable, or are they more spread out? How do the new stores built last year compare to earlier builds?
Stores constructed last year that are an average of 2,000 square feet or less account for 33.3% of the total built, while 46.7% average between 2,001 and 3,000 square feet.
These figures compare to the 21.1% of stores measuring 2,000 square feet or less and the 52.6% covering between 2,001 and 3,000 square feet reported for 2020.
The largest newly constructed vended laundry built in 2021, according to the survey results, covers 8,200 square feet, while the smallest measures just 500 square feet.
The average newly constructed vended laundry store for 2021 covers 2,855 square feet, which is nearly identical to the 2,845-squarefoot average of last year’s survey. Other square footage averages in recent years were 2,990 (2019), 2,948 (2018), 2,824 (2017) and 3,132 (2016).
On average, a newly constructed store sold for $421,818 in 2021 (distributors were asked to exclude the cost of land and building). Prior average sale prices were $429,563 (2020), $497,864 (2019), $460,238 (2018),
$520,045 (2017) and $558,097 (2016).
NEW-STORE PROFILES OVER THE YEARS
How do these numbers from 2021 compare to distributor business performance in years past? Here is a quick recap of facts and figures.
The average store that was newly constructed in 2021 has 5.7 top loaders, 27.3 front loaders and 29.5 dryer pockets, and covers 2,855 square feet. Here’s how it compares to new-store profiles from the previous five years:
• 2020: 2.4 top loaders, 28.5 front loaders, 33.5 dryer pockets, and 2,845 square feet
• 2019: 1.9 top loaders, 30.3 front loaders, 34.4 dryer pockets, and 2,990 square feet
• 2018: 3.1 top loaders, 26.5 front loaders, 27.8 dryer pockets, and 2,948 square feet
• 2017: 2.5 top loaders, 28.6 front loaders, 33.4 dryer pockets, and 2,824 square feet
• 2016: 3.2 top loaders, 33.3 front loaders, 39.1 dryer pockets, and 3,132 square feet
OTHER BUSINESS
Distributors were also asked if their company brokers vended laundries. Roughly 24% of respondents to this year’s survey say they do, compared to 44% in 2021, 26% in 2020, 34% in 2019, 31% in 2018 and 34% in 2017.
Nearly 56% of distributors polled operate a route laundry. That compares to 48% in 2021, 51.6% in 2020, 40.6% in 2019, 50% in 2018, 38.6% in 2017 and 36.2% in 2016.
The share of distributors that host an annual equipment show is 46.2%. That compares to 52.2% last year, 54.8% in 2020, 47.7% in 2019, 50% in 2018, 47.7% in 2017 and 57.5% in 2016.
DISTRIBUTOR FORECAST
How are distributors feeling about their 2022 overall sales, especially as we continue to deal with business uncertainties stemming from the pandemic and other world events? Many are highly optimistic.
Nearly 77% of respondents believe their 2022 sales will be better than those of 2021, while 17.6% believe they will be about the same. The remaining 5.9% believe that 2022 business will be worse than 2021 totals.

Pent-up Demand Drives Clean ’22 in Atlanta
Laundry owners, vendors happy to meet face-to-face again
The energy in Atlanta’s Georgia World Congress Center was sizzling as thousands of Clean Show attendees streamed down escalators onto the exhibit floor after dignitaries cut the ceremonial ribbon on opening day July 30.
And a phrase often repeated over the course of the four-day industry event was “pent-up demand.” Including a year’s delay due to the COVID-19 pandemic, it had been three years since self-service laundry owners and other textile care professionals last gathered en masse for the show built around networking, education and business development.
“These industries have been through a lot these last two years,” says Greg Jira, show director for The Clean Show, in a post-show press release, “and Clean’s goal is to serve as a global platform for knowledge and idea sharing so that companies may walk away with the tools they need to recover and, ultimately, thrive.
“With the feedback we are receiving from this year’s event, it is clear that we were able to accomplish that and so much more.”
Clean’s exhibit hall was the main attraction and brought nearly 10,000 industry professionals from North America and beyond ready to do in-person business. In comparison, 2019’s New Orleans show drew roughly 11,000 attendees. The last time Clean visited Atlanta, 2015, attendance was 11,264.
Covering 216,400 square feet of exhibit space this year, 347 companies and organizations from across the industry spectrum displayed the latest technology, machinery, equipment and other

products and services for the commercial laundering, drycleaning, and textile care services industry. Among them, 51 exhibited for the first time.
While some exhibitors could sell their wares right from the show floor, for the larger equipment manufacturers, Clean served as the starting point for transactions that may not be completed for months or even years. But make no mistake, deals were signed at Clean 2022.
Educational sessions organized by some of the partnering indus try associations—Association for Linen Management (ALM), Coin Laundry Association (CLA), Drycleaning & Laundry Institute (DLI), Textile Care Allied Trades Association (TCATA), and TRSA, the association for linen, uniform and facility services—proved to be big draws.
In the CLA classes on Clean’s first morning, hundreds of attend ees filled the vast meeting room while dozens more stood in the back, unable to find an empty seat.

Away from the convention, companies threw after-hours par ties and dinners to thank customers and to recognize the work of distributors and others.
While much has changed in the world over the past three years, The Clean Show remains a showcase for the tools available to today’s laundry and drycleaning professional, not to mention a popular gathering place for colleagues and friends to renew bonds.
Orlando, Florida, will host The Clean Show when it returns in mid-August 2025.

We added PayRange to our machines last year and currently are at more than 30% usage I think coin-free is where people want to go, especially for the bigger machines.
So far we love PayRange and just ordered a PayStation wall-mount kiosk. Many people do not have a cell phone that can install apps nor do they want to be bothered with it. So the PayStation will allow these customers to use the laundry machines without coins.

THE EXCITEMENT AND FEAR OF BEING A ‘NEWBIE’
Being a new store owner—a “newbie”—is both exciting and scary. A long time ago, I remem ber being really stoked that I was realizing my dream of “being my own boss.” Optimism and hope were my big feelings back then.
But so was the fear of failing. Did I cover all the bases during the due diligence period? No. Did I miss something that could hurt my chances of success? I missed a few things. Unexpected challenges came up in the beginning. After all, I knew nothing about the business when I started in 1976.
My fear was more motivating to me than my opti mism, so I worked very hard not to fail. My optimism helped me come up with creative ideas I thought customers would like.
LEARN FROM MY EXAMPLE
Here are my newbie mistakes, the ones I hope you investors and new store owners can avoid: Failure to Ask the Other Tenants About a Location You’re Interested In — For my first mat, I only checked with one tenant in the building about the landlord and not much else about the shopping center. That was a big no-no; you’ll be amazed at the stories you’ll hear. After speaking to a few other storekeepers at the site,
you’ll have a better idea whether the landlord is a team player or not. I corrected that mistake when acquiring my other mats.
No Experience Diagnosing/Repairing Laundry Equipment — You need someone who can handle learn ing how to diagnose and repair the equipment. Even though I always loved mechanical things, and was fairly decent at fixing cars, I knew nothing about commercial laundry machines. Nothing.
Even back in 1976, my distributor offered an occa sional class on how to diagnose and fix the machines. I never took a class, but I should have. It would have saved me a lot of aggravation. Turned out that distribu tor classes back then were the only way to learn.
Nowadays, you can watch how-to videos online. Many are offered by the manufacturers of your equip ment, as well as their distributors. There are also some sharp, experienced mat owners offering equipment repairs and mat infrastructure fixes on YouTube.
No Experience Managing a Staff — If you’ve never managed a crew before, make sure you learn how.
As a newbie, my hiring and managing of employees was terrible. I had never hired anyone before, so I had a lot of gaps in the hiring process. I was also poor at screening employees so I ended up with too many bad actors in the beginning. To make matters worse, I didn’t know how to manage my crew to make sure they were happy and productive. I should have simply read a book about hiring and managing people.
Today, the internet offers some good advice just a couple of clicks away.
Failing to Recognize Customer Complaints as Opportunities — When I was new, I took complaints personally instead of trying to learn from the complaint and resolve it.
I thought too much about keeping my machines and employees working and spent too little time thinking about what my customers needed or wanted. I made my own assumptions. Who was I to assume I knew it all?
Customer complaints are usually pure. If a customer is angry, there’s a good rea son, and the probability is high that there may be others like them. As I grew older, I

learned to look at complaints as opportu nities to improve.
Instead of reacting defensively, I realized that all I had to do was listen to the cus tomer to gather information and let them blow off some steam, thank the customer for giving me the head’s up, correct the issue, and give them a little more than they expected.
This approach turned angry custom ers into sales reps for my mats. Not only did they get satisfaction—which is hard to find nowadays—giving them a little more than they expected really made a difference. And what did it cost to keep the customer and have him/her tell friends how great my laundromat was. A lot less than sending them away angry and primed to bad-mouth me. Keep the customer who spends $10 a week and you’ll realize $520 for the year, not to mention the positive word-of-mouth.
Cutting Too Many Corners — I cut too many corners when I started. I should have
raised more money first. I opened my first mat in December 1976, and it had no heat in the winter. Since I was running out of capital, and saw other mats that didn’t fea ture heating systems, I didn’t need it. The dryers could supply the heat, I thought. That was a bad choice. There’s only so much that dryers can do. If the winter tem peratures dip below 35, everyone will feel cold inside the mat. Customers were leav ing their coats on inside, a dead giveaway that I shouldn’t have ignored.
OTHER NEWBIE MISTAKES
I didn’t make any of these errors but do take care to avoid making them yourself:
Not Using a Lawyer to Protect You — Landlords may want your mat for themselves, and most know their leases very well. There are all kinds of traps for tenants in a commercial lease, more than a residential lease. Your lease is extremely important for many reasons. I always con sulted a lawyer so they could point out the
risks of my leases … before I signed them.
I know some people who built a beau tiful rooftop restaurant overlooking the ocean. About a year after opening and the restaurant becoming clearly profitable, the landlord used a loophole in the lease to kick them out and take over the restaurant. This does happen to laundromats as well. You want to make sure your lease protects you in case the landlord has a friend or relative who always wanted a mat. Pay the money for a good lawyer who specializes in commercial real estate. They can also protect you with the sale contract.
Not Using Fear of Failure to Motivate You — To be successful, you can’t be lazy. It’s not just your dreams of building a bet ter mat that can motivate you. Your posi tive energy is extremely important and can help you think up new ideas. It’s a great motivator, but fear of failure can be, too. Nobody wants to lose all their work and investment. You need to learn real fast what custom ers want and need. When you first open, many customers will be judging your mat. Float a survey early on to find out what customers like and dislike about your mat. Repeat the survey every now and then since things can change.
Sometimes, I’d walk up to a customer and ask, “Hey, Pete, could you do me a quick favor? Could you name three things you like about this laundromat, and three things you don’t?” Not everyone will tell you to your face what they really think, so I later decided to print up “report cards” for customers to fill out in the store. The blank cards were in a small, wall-mounted acrylic file folder, and there was a small mailbox next to it for completed cards. A sign above them both read “Suggestions.” I learned a lot.
Thinking That Running a Mat Will be Easy — Many times, when you walk into a laundromat, you may not see the owner there. Some people wrongly extrapolate that into thinking mats are an easy busi ness. This is a dangerous attitude that can lead you into complacency right from the beginning. Yes, people do have to wash and dry their clothes, but they don’t have to use your mat!
Always remember that you have compet itors, business owners who already know the market and have more experience than you. These people will not be happy that you showed up to build/renovate a mat that pulls customers away from them into your mat. Some will respond aggressively.
Not Being Serious About Keeping Your Mat Immaculate — Keeping a laundromat clean is a no-brainer to me, and it should be for every other mat owner, too. After all, why would people want to go to a dirty place to clean their laundry? It doesn’t jive. Yet many mats are extremely dirty and run-down. A dirty mat is sure to turn off customers.
Not Exploring the Situation When You Get a Bad Vibe — Make sure all your ques tions are satisfactorily answered before you commit to anything related to your mat. If you get a bad vibe about something, explore it.
AND THE NO. 1 NEWBIE MISTAKE IS...
The mistake I’ve seen committed over and over again is a new owner not doing any serious due diligence. Lots of newbies are weak in this area.
It’s incredible to me that there are people willing to risk hundreds of thousands of dollars in a mat yet take a lackadaisical
approach to checking out whether the mat’s numbers work or whether they are personally capable of successfully operat ing a laundry business.
Due diligence has many definitions, but in the laundromat industry, I understand it to be simply confirming as much informa tion about your prospective mat as you can.
This means studying the mat’s local mar ket by visiting competitors to learn their pros and cons, talking to other tenants in the building, driving around the neighbor hood, and checking that there’s easy acces sibility to the mat. How much parking is available? Is there a new mat already under construction? Ask yourself why some mats you visit are busy and some are not.
Due diligence also means learning about any government requirements or prohibi tions that can affect the mat. In the case of metropolitan areas, dealing with local building and consumer affairs departments can be daunting. You may not even be allowed to open a mat in certain areas such as places with high water tables, or you may find out there’s a steep hookup fee per washer.
This also means studying all the mat’s financials and getting reliable verification that everything represented in them is true. And you have to study your own finan cials and make an honest appraisal about your likelihood of success in owning and operating a laundromat. Remember, the mat business can look easy on the surface but there’s a lot more going on behind the scenes.
There you have it. And while this list of potential newbie mistakes is fairly compre hensive, I’m sure there are other possible errors that I’ve missed.
We’re human, after all, and in our youth and inexperience, we’re prone to slip up. The important thing is to recognize an error and learn from it so it doesn’t happen again. And don’t be afraid to ask for help when you’re just getting started.

LARGE-CAPACITY WASHERS
If you don’t have a 90- or 130-poundcapacity washer in your laundry, get one! No floor space? Consider removing two smaller machines to make room.
An extra-large washer helps your store stand apart from competitors. Plus, large-capacity washers are otherwise not accessible to homeowners and renters. Additionally, if you offer drop-off laundry or process any volume of commercial laun dry, consider large-capacity washers that have the programmability to switch from a vended control to an on-premise laundry (OPL) control that offers hotter water temperatures, multiple bath exchanges and automatic chemical injection.
In my experience, the 90s and 130s bring big revenue to vended laundries and are often used by customers more than any other machine on the floor.
“Customer demand is the ultimate rea son for the big machines,” says multistore owner Nick DiLibero, of Neptune
Laundromat, Revere, Massachusetts. “My first store had 75s and people fought over who was next in line to use them. Within two months, I ordered a third one.”
Over time, DiLibero has gone even larg er, replacing most of his 75s with 90s. The newest Neptune Laundromat features six 90s and two 130s.
AUTOMATIC CHEMICAL INJECTION
While not all vended washers have the capability to automatically inject deter gents, softeners and disinfectants, some do. If your washers have this capability, then consider activating this feature, especially on your larger machines.
There are new chemical injection prod ucts on the market designed specifically for vended laundries that automatically dispense specially formulated detergents, brighteners, softeners and disinfectants into compatible washers.
“Express Clean eliminates the hassles of lugging and loading your own detergents and prevents spills and messy machines,” says DiLibero of the system his laundro mats use. “People come from miles away to use the big machines with automatic detergent injection. That’s why we get eight turns a day from them.”
WASHER CONTROLS
Some equipment manufacturers offer control upgrades on their washers. The upgrade kits are inexpensive, easy to install, and allow store owners to offer “extra” cycles that add to overall vend price.
For example, Continental’s advanced control is standard on its new vended wash ers and available as a retrofit kit for most older-model Continental washers. It offers
four primary cycle options, plus allows the customer to add an extra wash, rinse/sani tize or spin. Each time a customer chooses an extra, the vend price goes up—contrib uting to increased revenue.
OZONE SANITIZATION
Store owners have seen a dramatic increase in business from adding ozone sanitization, I’ve learned. It works with a washer’s automatic chemical-injection capa bility to introduce ozone gas into the wash cycle and is designed to naturally eliminate nearly all viruses, molds and bacterias from laundry. Sanitization is something custom ers can’t get at home (without bleach), their apartment’s central laundry and many laundromats. It’s also a differentiator if you offer drop-off wash/dry/fold (WDF) service and add it to an entire laundry or just to a couple machines.
“The sanitization makes the store smell fresh and clean,” says Jeb Belise, of Love Your Laundry, Hyannis, Massachusetts. “Customers get educated in our store, and it’s a happy surprise and value point of sale that locks them in. Retention is really strong.”
POINT-OF-SALE (POS) SYSTEM
If you haven’t invested in a quality POS system for managing your WDF business, you might seriously consider it. It will likely allow you to significantly grow your busi ness, while ensuring accuracy and stream lining management hours.
A good POS manages WDF from begin ning to end; it allows customers to schedule, track and monitor orders online; allows owners to view and print revenue reports; and sometimes includes a website or mar keting assistance.
Some are available to owners for a monthly fee, which makes it easier to bud get. When searching for a POS, make sure you get references, and that services include initial staff training, as well as ongoing training and updates.

WHIRLPOOL’S MOERSCH EARNS 2022 WOMEN OF EXCELLENCE AWARD
Lynn Moersch, vice president of Channel Sales & Marketing at Whirlpool Corp., was recently honored as a 2022 Corporate Women’s Champion by professional ser vices and research firm Seramount for her outstanding leadership and business success, and—equally important—for working to ensure the success of other women and girls.

ROYAL BASKET TRUCKS CELEBRATES 40 YEARS IN BUSINESS
2022 marks the 40th year in business for cart manufacturer Royal Basket Trucks.
Since 1982, Royal says it has been dedicated to providing high-quality cart solutions and world-class customer service while continuing to grow and evolve to meet the needs of many environ ments and operations, including laundromats and commercial laundry facilities.
The company’s product line features a variety of ergonomically designed cart solutions that focus on process improvement and functionality. Royal manufactures over 80 different products, including sewn basket trucks, rotationally molded carts and spe cialty laundry cart solutions.

HAPPYNEST EXPANDS ITS COMMERCIAL LAUNDRY BUSINESS Tech-enabled laundry pickup and delivery service HappyNest reports that it is expanding its commercial laundry services, most recently in Delaware, Maryland, Virginia, Florida and Colorado. More additions are planned in the coming months.
The service is now offering a per-bag pricing model exclusively for commercial accounts, and it has hired Joseph Gaglione as business development associate focused exclusively on supporting HappyNest’s commercial business.
“Taking my business into the commercial market has done more than just increase revenue,” says Bryan Neal, who owns Coastal Virginia Laundry, a laundromat in Chesapeake, and is a HappyNest partner. “It allows us to forecast revenue streams because commercial accounts tend to be predictable and repeatable with their need for laundry services.”
HappyNest says commercial businesses like short-term rentals, Airbnbs, massage therapists, cryotherapy and fitness centers can benefit from its next-day services to help busy employees shift their responsibilities to other tasks.
It’s now available in 34 states and Washington, D.C., attracting laundromats across the country desiring to increase sales through pickup and delivery and decrease excess capacity during the slow midweek, says John MacKrell, HappyNest’s CEO and founder.

Previously, Lim led eSight’s transition from hardware to mobile integration, cloud computing and IoT connec tivity with an artificial intelligence (AI) backend. He also held pro gressive global senior leadership positions with IMAX and acted as a consultant to MaRS Discovery District. Prior to that, Lim was a technical lead engineer who successfully led teams developing leading-edge fiberoptic broadcast systems, consumer electronics and aerospace technologies that earned him the NASA Goddard Space Flight Center Award of Excellence.
Lim is a registered professional engineer by the Association of Professional Engineers of Ontario, has an MBA from the Rotman School of Management at the University of Toronto, and is an alumnus of the Harvard Business School. He lives near Toronto with his wife and two children.
