Lessons learned: Overcoming disasters in laundry

Over four years, Childs Linen Service survived fire, pandemic, flooding through perseverance to serve its customers, employees

The year was 1976.

The United States of America celebrated its bicentennial. Jimmy Carter defeated Gerald Ford in the presidential election.

And Barry Morrill’s future in-laws were growing Childs Linen Service in Auburn,

Maine.

“At the time, they didn’t have the building or anything,” he shares. “They would drive around during the day to local customers they had in Lewiston-Auburn-Hicks.

“They would sort at night in the driveway and then go into a laundromat overnight that they had an agreement with.”

Eventually, the couple saved enough money for a building and commercial laundry equipment.

But by the time Morrill married their daughter in the 1990s, his father-in-law had retired, and the operation wasn’t working to gain new clients or even retain customers.

“I think we might have had around $196,000 in revenue when I bought it,” he says. “We turned it into running two shifts seven days a week within the first six months and just kept going from there because I went out did sales and grabbed everything I could.

“We went in the direction of healthcare because healthcare doesn’t move up and down like restaurants do. They were only doing restaurants, and we expanded it.”

Since then, Morrill has worked to grow the business, overcoming every laundry business obstacle.

But he couldn’t foresee the run of disasters headed his way starting in 2019.

Over about four years, Childs Linen Service endured, and overcame, fire, pandemic and flooding.

FIRE

The fire broke out on Jan. 4, 2019, on the side of the building with a wooden

roof—and a lot of laundry equipment.

“That whole wooden roof, about 3,000 to 4,000 square feet of it, was totally gone,” shares Morrill. “All that had fallen, collapsed right down onto my washers. I mean, it was just a mess, a nightmare.”

The fire happened on a Friday. By Monday, Childs Linen Service was running trucks and delivering product.

“It was a very busy weekend,” says Morrill. “I contacted one of my competitors up here on a Sunday afternoon. He was skiing and took my call, thankfully, and I told him what had happened. They said have your trucks come over.

“We had a bunch of stuff that did not burn. It was more smoke and water on one side. Some stuff obviously did burn, but we just really needed to get product rewashed and reprocessed so we could get it out and start delivering.”

Childs was able to replace the product that burned by purchasing it from its helpful competitor.

“We just kept making deliveries and doing everything that we needed to do right from the get-go,” Morrill shares. “Thankfully, we didn’t skip a beat for deliveries even come Monday, even though we literally had no building or equipment or anything or inventory at that point.

“It was a pretty trying time there, but it was key to have someone that you could call, especially up here in Maine.”

Decision 2024: Laundry managers share

views

CHICAGO — The 2024 election was shaping up to be one of the more interesting and contentious elections in history even before President Joe Biden decided to bow out of the race.

Because of the heated election climate, American Laundry News posed several questions related to Decision 2024 to readers in its most recent Your Views survey.

Regarding President Biden dropping out so close to the election, respondents had varied views of its effect on the race.

Several write that it won’t have any effect, but others offered differing viewpoints:

• Kamala Harris is a better candidate than Joe Biden and has a better chance of defeating Donald Trump. Trump may be slightly better for business owners, but the chaos he brings with him will negatively impact the country and business in the long term. A war on immigrants will negatively impact many workers in our industry. A tariff-based tax system sounds bad for free markets and the long-term strength of our economy.

• This announcement caused a groundswell of good feelings, as Joe Biden did the right thing for the country and stepped aside, leaving the Republicans flat-footed.

• I think it will help reveal the dishonesty of the Democratic party and further expose the collusion that exists within the system.

• Trust has been lost. Everyone saw his reduced mental capacity during the debate. How many people knew this beforehand and for how long?

• Although he has accomplished a great deal during his first term, I believe he made the right decision. His age is such a negative factor. If Kamala Harris becomes the candidate, I think that she will win. Anyone but Trump!

• I expect some turmoil at the Democratic National Convention, although it appears Vice President Harris has been promised the necessary delegates to be the Democratic nominee. This does create some advantage for the democrats as the RNC, while very successful, was really aimed at a Biden/Harris ticket. If the Dems are strategic and pitch their favor, rather than Trump’s downsides, they may get traction.

Three laundries make ‘Best Companies to Sell For’ list

Contingency planning is key to navigating adverse conditions

Things happen, and in laundry, things happen all the time.

All kinds of things happen without warning or reasonable expectation. If your organization does not have a fully defined action plan to address these situations, it will be an expensive and painful process for both the operation and your clients.

Barnstorming is not a contingency plan when things go awry; they tend to cascade and then overwhelm the unprepared.

It is not a question of whether something will interrupt the process; it’s a matter of when. The time to look at various scenarios that may disrupt efficient operations is now, and not when it happens. Believe it.

Almost everyone has a backup facility that can be called to assist in case of a disruption of operations, which is prudent in the event of a critical failure within your facility.

It is important to be sincere in looking at prospects and their real ability to support in the event of necessity.

Having a 3 million-pound plant as a backup to your 10 millionpound operation is like getting a 50-pound washer and expecting to run 5,000 pounds through each day.

Multiple backup facilities are the preferred way to approach redundancy needs because the more options you have, the more variable your responses can be.

When looking for options, be sure to consider the type of facility you are engaging and the processing they perform. More importantly, look at what they do not have in the capacity or ability to do of the processes that you will need.

A reasonable level of alternate facilities is to get commitment from facilities that can process a total of two to three times your need in aggregate. It is agonizing to reach out to find that your backup can’t assist during an event.

IT IS IMPORTANT TO BE SINCERE IN LOOKING AT PROSPECTS AND THEIR REAL ABILITY TO SUPPORT IN THE EVENT OF NECESSITY. HAVING A 3 MILLION-POUND PLANT AS A BACKUP TO YOUR 10 MILLION-POUND OPERATION IS LIKE GETTING A 50-POUND WASHER AND EXPECTING TO RUN 5,000 POUNDS THROUGH EACH DAY.

But what happens when the issue is larger than your plant? For example, a hurricane can take away electrical power from large areas and may also impact your backup facilities.

The key to meaningful contingency planning is having multiple levels of pre-defined and graduated responses for various critical failures.

Loss of utilities is a basic item in contingency planning, but what else can disrupt operations? The things that are not so obvious but can stop operations are where contingency planning becomes so important.

Things like an alternate source of direct labor, secondary fuel or vehicle options for transportation needs, alternate linen suppliers, chemistry for wash and water and boilers, equipment parts suppliers, refuse hauling, hardware, machine shops, all kinds of mechanical, electrical, rigging, plumbing, roofing, locksmithing, window and door glass … whew, the list is long. It is well worth exploring far down the rabbit hole.

Written agreements establishing basic cost rates and timeframes for support services, as well as emergency off-hours contact numbers and supplier addresses, will make plans B and C much easier to enable when that midnight call comes, and you must act immediately.

It is also prudent to put a hard copy of the plans in a binder by response type and in preferred action order. Keep a copy off-site in the event of a catastrophe.

directly from a dryer at the end of a Friday shift.

Morrill had surveillance video available that showed the progress from the goods smoking after two hours of sitting in the cart to some flames to fire.

“They hit the time clock and went out the door at about 5:30,” he says. “It was getting very smoky, and by 7, you definitely saw a lot of orange and flames.

“It melted the poly cart they were in and that fell open and caught a poly cart next to it, and then it caught a workstation table, like a folding area, and went right up the wall into the ceiling and then took out the whole ceiling of the whole wash side.”

Afterward, Morrill and his crew reviewed safety procedures.

“We saw how it got started, and that was because we didn’t do a proper walkthrough and shutdown procedures that did not happen,” he shares.

“I tell them most of the fires in our business start from bar mops that spontaneously combust, and no one believes you until it happens. They pretty much believe it, now.”

While Childs Linen Service was back processing goods for customers (only one customer left for another provider) as best it could just a couple days after the fire, rebuilding efforts took months.

“We were down from Jan. 4 when it happened. We fired back up in September. It was about nine months,” Morrill says.

“We’re all of us are very extremely busy with all the seasonal business that comes on in the summer. We were bumped a little bit here and there. We went and got a temporary location. We had no equipment there except a couple of wrappers that I had to buy, and we would wrap product there.

“(The competitor) didn’t want to run some small batches, so we were sending people to laundromats, which was really high-priced for what we do and how much we normally would spend. But again, it kept us going, kept us rolling.

“It was nice to not do all that after nine months.”

PANDEMIC

However, another challenge was on the horizon soon after Childs Linen Service’s

facility was operational after the fire: COVID-19.

“As soon as we opened back up, we’re now in COVID protocols,” says Morrill. “We all got hit with that.

“Of course, our restaurants, anything with bar mops and towels and things like that, went drastically down because they were only doing take-out. They only needed a few, and some just said I don’t need any right now. They were hurt, and that trickled to us.

“The only thing that really kept us going during that time was medical. When we diversified into that area, that doesn’t go away, so all of our medical was still there.”

Another way Childs weathered the COVID slowdown was by providing linen for ship fleet trials conducted at the nearby General Dynamics Bath Iron Works.

“We used to deliver all that in bulk,” shares Morrill. “We wrap those in sets now. That started in COVID, so nobody touched anyone else’s bedding, and they liked that so much better than going around and delivering a pallet full of sheets and just throwing a sheet on the bed.”

He points out that he did have to cut back staff hours, but everyone got paid.

“I only took from PPP (Paycheck Protection Program) what I thought would get us through on payroll,” says Morrill. “I did around $30,000 twice, and both rounds of the PPP loans were forgiven.

“That, along with the medical, kept everyone getting a paycheck every week. We made it through and then everyone opened in 2021.”

He points out that all of Childs’s clients came back, and they took on a few new accounts from hotels that opened.

“2021 ended up being our highestgrossing year to date,” Morrill shares. “We have since every year gone over that, but 2021 was our highest-grossing year since we’ve been in business.”

FLOOD

For around two years, Childs Linen Service rode the wave of relief and determination to keep growing after COVID, but there was another, unexpected wave coming.

The Androscoggin River runs through Auburn, Maine, and Childs is near the riverbank.

The river rises higher from rain or snow melting in the mountains in the spring, ris-

ing enough to go over the road. However, the water had never reached the laundry operation … until December 2023.

“No one expected it; they didn’t call for it up here,” Morrill points out. “They didn’t think anything of it. We got a lot of rain in December, which is not normal. The river gets high, but we are not deemed a flood zone.”

But the rain kept falling, and he decided to check on the delivery trucks. He moved them to the back of the property where normally water couldn’t reach.

“That was at 8 in the morning, and the water did come across and was up just approaching my building, which we’ve never seen,” Morrill shares. “We couldn’t run for the day.

“There was no water in the building. Not a drop. We did some errands and came back around 2 in the afternoon, and there were 8 to 10 inches of water through the entire building at that point.

“That’s how quickly that happened, and there’s nothing you can do about it. You have nowhere to go, and everything’s bolted down and heavy. We picked up a few things to get them up higher that hadn’t gotten wet.”

The water continued to rise and flood the operation. He says the facility ended up with about three feet of water through

the entire building just three hours later.

“I didn’t know what we were going to do because now all my washers, all the motors, were underwater. Everything was underwater,” Morrill says.

“There was probably $2 million worth of equipment only a couple of years old at this point, and it’s underwater. The important parts are underwater.”

Once again, Morrill and his staff went into scramble mode.

The competitor that had helped Childs get through fire was bought in the following years, and Morrill couldn’t find another operation to provide backup.

“We pulled everything out,” he says. “Everything was soaked. Everything was floating. Carts were flipped over. Product that was all done and wrapped ready to be shipped out was all tipped over and all in dirty water.

“We had to redo everything. We just didn’t have an ironer. We contacted all of our big hotels and anybody that we would normally have to iron sheets or something like that for and said we’re going to do the best we can, but if they look too poor when they come out of the dryer, we’ll let you know.”

• The significant influx of campaign contributions to Kamala Harris suggests that the November election will likely mobilize a diverse range of voters. On one hand, there are those who are optimistic about change and eager to support a candidate like Harris. On the other hand, it might also draw out individuals with prejudiced views who struggle with the idea of a Black woman in a position of power. In short, it promises to be an eventful and revealing election.

Most respondents leaned Republican regarding ticket and party influence on the laundry industry.

When asked who they support for president and vice president, 71.7% indicate Trump/J.D. Vance while 19.6% say they support the Democratic ticket. Less than 9% were unsure.

More than 67% of those who took the survey believe the Republican ticket will “more likely be a positive influence for the laundry industry.” Just under 18% believe the Democratic ticket will be a positive influence on the industry, and more than 10% aren’t sure.

WHEN IT COMES TO THE ISSUES IN THE UPCOMING ELECTION, ALMOST 55% OF RESPONDENTS INDICATE THE ECONOMY WILL MOST INFLUENCE THEIR VOTES, FOLLOWED BY IMMIGRATION AT 18.2%.

When it comes to the issues in the upcoming election, almost 55% of respondents indicate the economy will most influence their votes, followed by immigration at 18.2%.

Comments related to the issues include:

• Inflation is still too high. My costs keep going up.

• The increased tariffs, along with the rising costs of shipping and goods, are significantly impacting our bottom line. These added expenses are challenging our ability to maintain competitive pricing and healthy profit margins, making it more difficult to sustain our business operations and growth.

• Economic pressure to raise wages while not raising prices.

• The global warming paranoia is prompting unrealistic regulations that are not founded in science but rather founded on sounds good/feels good. We need to get back to basic common sense that some of us grew up with. Things such as recycling bottles, paper bags, etc. Water—a mainstay for laundry—is a renewable resource. The laundry industry should be empowered and encourage water reclamation, and the government should provide programs that are accessible to all laundries no matter the size. This should include laundromats as well.

• Local issues are more important to my business—availability of water, sewer, power, zoning codes as well as availability of laundry workers.

Finally, when asked to share what the next administration must address immediately, responses included:

• Inflation. I can’t keep passing on my higher costs to my customers without losing business from them.

• Illegal immigration.

• Our relationship with the rest of the world—especially our trade partners. The days of isolationism are long past. It is much more desirable to have an honest, hard-working president who cares about all Americans over a president who cares most about himself and his/her cronies.

• Women’s rights must be addressed.

• Protecting democracy against corruption, insurrectionists, dictators and convicted felons to ensure a smooth transition of power.

• Climate change demands urgent attention, and the garment-care industry is lagging in adopting sustainable practices. From the selection of eco-friendly solvents to the use of reusable materials, there are many opportunities to

Once again, Childs Linen Service kept its doors open by using laundromats.

“We were just having trucks go to one or two laundromats and just running contantly,” Morrill says.

“We were down two weeks without ironers, washers or anything, basically working out of laundromats, paying high prices again, but it kept everyone paid.

“No one skipped a paycheck, and we kept running. We didn’t skip a beat, and no one really noticed anything other than the two hotels that use 100% cotton sheets. They don’t look right unless they hit an ironer. They’re the only ones (who had to use another service) and they stuck with us. They came right back. They like the way we do business.”

He says that the flood happening in winter helped because Childs wasn’t processing its seasonal restaurants and hotels.

How did the laundry get its building cleaned and equipment back up and running?

“I didn’t wait. There’s no flood insurance,” Morrill points out. “It’s not like there’s an insurance company coming and going, we’re going to have Servpro here and so on.

“I grabbed a couple of pumps. I called my brother. Same as with the fire, family bailed me out of that one, too. My brother, he’s a state detective. He took time away from work. He has contact with the state and went to the state fire marshal’s office and got a big pump that they use to pump out floods or after they douse a fire.

“We pumped it out overnight, and we were cleaning and had that place spotless in 24 hours.”

After pumping out all the water, Morrill had to deal with his laundry equipment. They opened all the washers, dryers and ironers to expose the motors and cleaned everything by hand in two or three days.

“This was going into Christmas, so we could not get Daniels Equipment up here fast enough because everyone was leaving for Christmas break, he says. “After Christmas, Daniels came right up.

“They took everything apart to assess the situation. I killed power to the main as soon as I saw we had water coming into the building, so nothing had power. Nothing ran until Daniels, and I had Ecolab in

there, looked at all the equipment.

“We had everything opened up. All the motors pulled from all equipment that was underwater, and we literally were pouring water out of them, and letting them dry with fans for four or five days and then Daniels came back.”

They reassembled the equipment, had an electrician come in for a double check and then turned everything back on.

“We just had a few loud bearings in the washing motors when they extracted because water got in the greased bearing, so they just said we can replace the bearings and re-grease them. And I think for all the machines I have it was only going to be like $3,500. When you don’t have insurance, that’s a blessing,” Morrill says.

“The ironers and everything else came right on and worked and never skipped a beat. In two weeks, we were able to fire up and run everything, clean, sanitized, all back together.”

Morrill says the company did lose three of its five trucks because water got into the starters … and the temperature only reached 16 F the day after the water receded.

“Everything froze and the starters froze, so the insurance company said, you know what, we’re just totaling them,” he shares.

“I rented two trucks for a month until my insurance came through. Nothing new, so I went and bought used trucks from Penske, all white, just like what I had.

“I just had to get them lettered up. They were good to go, and we’re still using them.”

LESSONS LEARNED

Two of the key lessons learned by Morrill from all three disaster situations is that industrial laundries need to “have a plan of attack,” and it’s important “to know somebody you can go to.”

“We all are competitors, but you still have to have good relations with your competitors because they’re going to be the ones that are going to make or break you when something like this happens,” he says.

Another key is good employee communication.

“You have to be in contact with employees and let them know what’s going on because they’re going to need to help,” Morrill says. “Keep them fully informed. Don’t lie because they could go grab a job anywhere right now in this market.

“With good communication, they saw we all had to go through this, and they

kept it going for us. Same thing with families. I had a good family backup. They were here at a drop of a dime and took time off from their jobs to help.”

Finally, he says industrial laundries must be sure about what their insurance policies cover.

“I worked tightly with my insurance agent after the fire,” Morrill shares. “I found out what I didn’t have, and since then, we’ve raised limits and did ‘this and

that’ because it was a lot more expensive to replace equipment.

“I’ve also, again, going through a flood, dealt with the insurance agent, knowing what you have and don’t have. We’ve had to make some changes there and make sure we’re covered from anything.

“You have to think of everything and have that relationship with your insurance agent. Everyone hates to pay those premiums until he’s got to use it.”

Tingue’s Hurst retires, Capriles named CFO

PEACHTREE CITY, Ga. — Tingue, a supplier of commercial laundry products and services, reports that long-time chief financial officer, John Hurst, retired effective June 1.

The company named Arnald Capriles as its new CFO.

In his 32 years with Tingue, the company says Hurst was responsible for managing and leading the finance team, deal negotiations, budgetary planning, information technology and data analysis.

The company says he will be remembered for his positive, supportive spirit and steadfast loyalty to the organization.

Capriles, who joined the company in November 2023, brings more than 20 years of experience in finance and business in multinational, public and family-owned companies.

He most recently served as the CFO of Exubrion Therapeutics, a venture-capital-backed animal health start-up. Before that, he served as the head of finance with Boehringer Ingelheim, the world’s largest family-owned animal health

Capriles studied as an undergraduate in his hometown of Caracas, Venezuela, at Universidad Metropolitana, and he received an MBA from Boston University.

He has lived and worked in four countries and brings a wealth of innovative ideas and experiences.

Capriles transitioned the company’s corporate office to the north side of Atlanta this summer, in proximity to its main operating locations in Peachtree City, Georgia, and Greensboro, North Carolina.

Prudential completes second solar project in California

IRVINE, Calif. — Provider of reusable image work apparel and related textiles Prudential Overall Supply reports it has completed its second solar project installation at its Fresno, California, industrial plant.

The 472 solar panels system is sized for 229 kilowatts and is expected to generate 392,000 kilowatt-hours of electricity annually.

Prudential says it will allow the plant to receive 60% of its energy needs through the system. This represents 274 metric tons of carbon dioxide (CO2) equivalent greenhouse gas emissions savings annually.

“We are excited to complete our second solar project, this one installed at our Fresno industrial plant,” says John Clark, CEO of Prudential. “There are several other projects currently being evaluated by our engineering team for other Prudential locations.

Hospeco Brands Group acquires select assets of Supply Source Enterprises

CLEVELAND — Hospeco Brands Group, the parent company of Monarch Brands, a supplier of textiles and other products, reports that its stalking horse bid has been accepted by a Delaware bankruptcy court as the winning offer for the assets of Supply Source Enterprises (SSE), comprised of The Safety Zone and Impact Products.

The purchase was finalized on July 19. Terms of the deal were not disclosed.

Hospeco Brands Group is a global manufacturer of wiping solutions, personal care, odor control, cleanroom, safety, textiles, and specialty products to serve building management, industrial and manufacturing, food service, education, healthcare and life sciences, hospitality and wellness, and myriad other markets.

Hospeco Brands Group says that the addition of SSE’s products and capabilities transforms its already-robust bundle into a true single-source solution across the most significant categories in the sanitary supply and industrial safety markets.

Customers of the former SSE and its affiliates can expect business as usual during this transition. The process by which orders were placed before the acquisition remains unchanged.

Georgia-based distributor partners with investment firm

ATLANTA — Commercial laundry equipment distributor Southeastern Laundry Equipment Sales (SLES) reports it entered into a strategic partnership with investment firm and advisor 4612 Group

earlier this year.

Terms of the transaction—which 4612 describes on its website as an “equity” investment type—were not released. The deal closed in February.

As part of the partnership, CEO and owner Chase Brown continues to lead SLES. He says he’s excited about his company partnering with 4612 Group.

“We couldn’t be more pleased to be partnering with this unique group that holistically understands our business and culture and is supportive of us reaching our collective goals and advancing our business,” says Brown.

The SLES statement indicates the partnership represents “a commitment to alignment and growth” driven by Brown’s vision for the business, and that 4612 Group aims to support him and SLES “by leveraging its extensive experience in backing founderled and family-owned businesses.”

Alliance Laundry Systems acquires Nashville-based distributor

RIPON, Wis. — Alliance Laundry Systems, a provider of commercial laundry equipment, reports it has acquired the distribution assets of Star Distributing, as well as its Parts King business.

Terms of the deal were not disclosed.

Alliance says the Nashville, Tennesseebased Star is a leading distributor of Speed Queen on-premises, vended and multihousing laundry equipment.

Star will become part of the Alliance Laundry Systems Distribution South Region while maintaining its Nashville office. Durwood R. Davis Jr. founded the business in 1958. In 1995, its coverage area grew with the addition of President Michael Davis’s Nashville office.

It increased its commitment to the industry further when Davis launched the spare parts shipping business—Parts King.

Throughout the years Star has earned several awards for its service and finance support to customers in various markets. Its coverage territory spans Tennessee, Alabama, Kentucky, North Carolina, Georgia and Virginia

JENSEN-GROUP acquires majority stake in MAXI-PRESS

PANAMA CITY, Fla. — Industrial laundry equipment manufacturer JENSENGROUP reports that it has acquired 85% of the share capital of MAXI-PRESS Holding GmbH, Germany, and its subsidiaries. Terms of the deal were not disclosed. Under the agreement, MAXI-PRESS will continue to operate under the well-established MAXI-PRESS brand. Tim Zaiser, managing director, will report directly to the JENSEN-GROUP executive management team.

MAXI-PRESS, known for its market share in press cushions and its unique range of consumables, will play a pivotal role in enhancing JENSEN-GROUP’s service business, according to the company.

The acquisition is fully aligned with JENSEN-GROUP’s long-term value creation strategy, aiming to provide a comprehensive range of service propositions to laundries across the globe.

For the fiscal year ending Dec. 31, MAXIPRESS reported consolidated revenues of 21.5 million euro and an EBITDA of 5.6 million euro.
