DISTRIBUTOR SURVEY: It’s a Business Boost for Many

Despite the impact of rising inflation and the lingering effects of a pandemic, a positive trend remains: a sizable share of laundry equipment and parts distributors saw their businesses on the rise again in 2022, based on results of our 2023 American Coin-Op Distributor Survey.

Roughly 57% of distributors polled say that their total business sales—including sales of newly constructed vended laundries and replacement business—were higher in 2022 compared to 2021. That’s just three percentage points lower than the year before.

About 14% of respondents say their 2022 total sales were lower than 2021’s, and 28.6% say their business was the same or similar compared to the prior year.

As for how distributors expect their 2023 overall sales will compare to those of 2022’s, nearly three-quarters of those polled are predicting brighter things this year.

Distributors listed in the 2022 edition of the American Coin-Op Distributors Directory were invited to participate in this annual unscientific survey, which charts 2022 business and makes comparisons to previous years. In this summary report, percentages may not add up to 100% due to rounding.

TOTAL YEARLY SALES FOR 2022

This year, 57.1% of distributors who were polled said their yearly sales were better in 2022 than 2021. In comparison to recent years, 60% of distributors said 2021 business was better

than 2020’s and 45.5% said 2020 business was better than 2019’s.

The shares of distributors reporting better business in prior annual surveys was 67.7% in 2020, 56.3% in 2019, 53.1% in 2018, and 63.6% in 2017.

Some of those who described their 2022 total sales as being higher attributed their company’s performance to greater product availability from manufacturers, pent-up demand, and attracting new buyers of existing stores.

The portion whose business suffered in 2022 blamed it on factors such as continuing supplychain issues, higher costs, staffing issues, and a shortage of good laundromat locations.

In the 2021 survey, with results that included the first nine months of the pandemic, the share was just 31.8%.

In older surveys, the share was 61% in 2020, 58% in 2019, 68% in 2018 and 62% in 2017.

Roughly 7% of respondents say they saw their 2022 replacement business decrease from that of 2021’s, while 21.4% say it was the same or similar.

NEWLAUNDRY CONSTRUCTION

American Coin-Op asked distributors to list the number of new laundries they built and/or supplied equipment to in 2022.

In this year’s survey, the share of distributors that built and/or supplied equipment to three or fewer stores accounted for 50% of respondents. In previous surveys, that number was 46.7% for 2021, 47.8% for 2020, 51.7% for 2019, 58.6% for 2018, and 62.1% for 2017.

Companies building, or supplying equipment to, four or more new laundries in 2022 accounted for 50% of the total. That compares to 53.3% for 2021, 52.2% for 2020, 48.3% for 2019, 41.4% for 2018 and 37.9% for 2017.

About 36% of distributors polled said their new-construction sales total for 2022 was higher than the previous year’s. In older surveys, the new-construction total was up for 45% for 2021, 46% for 2020, 62% for 2019, 46.9% for 2018 and 23.3% for 2017.

Roughly 36% of distributors surveyed said their new-construction sales total was lower in 2022 than in 2021. In previous polls, the share was 30% for 2021, 32% for 2020, 10% for 2019, 22% for 2018 and 47% for 2017.

The remaining 28.6% of distributors polled said their new-construction sales total for 2022 remained the same or was similar to the prior year’s. That compares to 25% for 2021, 23% for 2020, 29% for 2019, 31% for 2018 and 30% for 2017.

DISTRIBUTOR SALES PROJECTIONS FOR 2023

Dryer Pockets — Vended laundries that were newly constructed in 2022 have an average of 32.6 dryer pockets. This compares to an average of 29.5 pockets in 2021, 33.5 pockets in 2020, 34.4 pockets in 2019, 27.8 in 2018, and 33.4 in 2017.

Fewer than 20 dryer pockets were installed in 15.4% of new stores built in 2021. The share of newly built stores installing 20 or more pockets was 84.6%.

The average store that was newly constructed in 2022 has 2.5 top loaders, 29.4 front loaders and 32.6 dryer pockets, and covers 3,027 square feet. Here’s how it compares to new-store profiles from the previous five years:

• 2021: 5.7 top loaders, 27.3 front loaders, 29.5 dryer pockets, and 2,855 square feet

• 2020: 2.4 top loaders, 28.5 front loaders, 33.5 dryer pockets, and 2,845 square feet

• 2019: 1.9 top loaders, 30.3 front loaders, 34.4 dryer pockets, and 2,990 square feet

• 2018: 3.1 top loaders, 26.5 front loaders, 27.8 dryer pockets, and 2,948 square feet

• 2017: 2.5 top loaders, 28.6 front loaders, 33.4 dryer pockets, and 2,824 square feet

OTHER BUSINESS

Distributors were also asked if their company brokers vended laundries. Roughly 21% of respondents to this year’s survey say they do, compared to 24% in 2022, 44% in 2021, 26% in 2020, 34% in 2019 and 31% in 2018.

Roughly 43% of distributors polled operate a route laundry. That compares to 56% in 2022, 48% in 2021, 51.6% in 2020, 40.6% in 2019 and 50% in 2018.

The share of distributors that host an annual equipment show is 53.8%. That compares to 46.2% in 2022, 52.2% in 2021, 54.8% in 2020, 47.7% in 2019 and 50% in 2018.

EQUIPMENT MIX

What equipment are distributors are installing in new stores across the country? Based on this year’s survey results, American Coin-Op offers the following analysis:

Top Loaders — Nearly 39% of new stores in 2022 had at least one. Shares in past surveys were 30% in 2021, 32% in 2020, 33.3% in 2019, 41% in 2018 and 33% in 2017.

Self-service laundries newly built in 2022 have an average of 2.5 top loaders, compared to averages of 5.7 per new store in 2021, 2.4 in 2020, 1.9 in 2019, 3.1 in 2018 and 2.5 in 2017. (These figures factor in new stores with no top loaders.)

Front Loaders — When it comes to front loaders, vended laundries that were newly built in 2022 have an average of 29.4 machines. This compares to prior front-loader averages of 27.3 in 2021, 28.5 in 2020, 30.3 in 2019, 26.5 in 2018 and 28.6 in 2017.

Among the new stores built last year, 23.1% installed fewer than 20 front loaders and 76.9% installed 20 or more.

Stores constructed last year that cover 2,000 square feet or less account for 15.4% of the total, while 46.2% average between 2,001 and 3,000 square feet.

These figures compare to the 33.3% of stores measuring 2,000 square feet or less and the 46.7% covering between 2,001 and 3,000 square feet reported for 2021.

The largest newly constructed vended laundry built in 2022, according to the survey results, covers 7,500 square feet, while the smallest measures just 800 square feet.

The average newly constructed vended laundry store for 2022 covers 3,027 square feet, comfortably exceeding the 2,855-square-foot average for 2021. Other prior averages have been 2,845 for 2020, 2,990 for 2019, 2,948 for 2018 and 2,824 for 2017.

On average, a newly constructed store sold for $593,300 in 2022 (distributors were asked to exclude the cost of land and building in their calculation). Prior average sale prices were $421,818 (2021), $429,563 (2020), $497,864 (2019), $460,238 (2018) and $520,045 (2017).

How are distributors feeling about their 2023 overall sales, especially as our industry continues to deal with lingering business uncertainties stemming from the pandemic and other world events? Just as our survey illustrated last year, many are highly optimistic.

More than 71% of respondents believe their 2023 sales will surpass those of 2022, while 14.3% believe theirs will be the same or similar. The remaining 14.3% believe their 2023 business sales will fall short of 2022 totals.

PREVENTING ABUSE OF EQUIPMENT, FURNISHINGS

Sooner or later, there will be people who abuse your laundromat, either from generally rough treatment or even deliberately.

Kids can also be a steady source of abuse, from climbing on carts and swinging on dryer doors or more. (I even had a kid pull down his pants and defecate right in the middle of an aisle and his mother did nothing about it!)

WHY PEOPLE MAY ABUSE YOUR MAT

Most people would not treat things so badly in their own homes, but because your property is not theirs, many simply don’t care. Some may be miserable with their own lives and, out of sheer jealousy, seek to take the “rich laundromat owner” down a peg or two with a little vandalism that helps them “even the score” a little. It’s a sad state of

mentality that occurs in our society nowadays.

There are a lot of angry people out there walking among us, and not many people enjoy having to do their laundry in the first place, so some may come to your mat already in a bad mood.

So even if they’re not consciously thinking about damaging your mat, sometimes people get frustrated. Maybe they’re in a rush but are running late. Maybe they get into an argument with another customer. Maybe they put too much soap in a washer and their laundry comes out wet. Maybe it’s just too hot or cold in your mat, which can make people edgy. If it’s too crowded, tempers can flare as customers compete for machines.

All these things can lead to your mat getting damaged. Carts are pushed too hard and machine doors slammed. (I had a couple times where angry customers slammed the dryer doors so hard, the glass popped right out.)

WHAT CAN YOU DO ABOUT IT?

Aside from doing what you can to get the best “people-proof” equipment and furnishings, here are some ideas.

Effective Communication is Key — Post clear bilingual instructions to avoid unpleasant customer experiences. If they know how to use the equipment, there will be more happy customers and less abuse. It’s a no-brainer.

You want to help your customers have a smooth, easy and satisfying customer experience, so your signage is important. Great signage should use as many visual aids as possible to make it simple and easy to get the message across.

There are two common customer abuses: too much soap, and overloading machines.

About the soap, aside from wall signs, get some stickers made up with a visual that shows the proper amount in a standard cup, and place one on each washer. Your distributor may already have them for you.

Regarding equipment loading, I made a sign explaining that, in order to get really clean, laundry items need to be loose enough in the tub to rub against one another.

Another problem area is customers putting their kids in laundry baskets that then tip over, endangering the youths and damaging the cart or whatever it may strike. So, you need a warning sign for that as well.

Rather than make the signs read like commands, it’s better to display these things as “Tips for a Better Wash,” because you want to be helpful. You’ll have fewer frustrated customers who can lose their cool and break something. And you’ll earn more income because people will learn to use more washers to achieve better results.

Cameras and Monitors Always Help — Cameras make a lot of sense for a lot of reasons, especially to deter bad behavior while also recording it. To me, cameras are the next best thing to having an employee standing right in front of them.

People often forget they are “on camera,” so they need to be reminded with monitors that show them. I believe monitors work better than warning signs to deter bad behavior. They get the point across in a subtle, more effective way.

Remove Graffiti Immediately — Depending on where you’re located, it’s not unusual to see lots of graffiti on commercial and government buildings, and maybe even some homes. Have you ever noticed that you rarely see graffiti on a tree? This is because graffiti artists have an anti-authority attitude. A tree never screamed at them, neglected them, or abused them as a child, therefore they have no beef with nature.

You must nip graffiti in the bud, because it is the genesis for other crimes. Once it starts, it keeps on coming. I believe it encourages other types of vandalism, such as deliberately scratching your laundry equipment (no different than someone keying a car, in my view).

It scares away good customers, so get rid of all graffiti.

Put in a “Kiddie Korner” — If you don’t want little kids running in your mat, slamming doors, riding carts and climbing into washers and dryers, try keeping them occupied with a kids corner. You have to make it nice and include things that will attract them.

If it’s done right, you’ll have kids begging their parents to do the laundry at your place, rather than your competitor’s.

Obviously, don’t make any crayons or marking pens available. You also don’t want balloons or stickers, as both are choking hazards. So what can you get that they can’t steal, use to mark things up, or swallow?

I used electronic teaching toys like beginner’s laptops for ages 2-6. One costs less than $50. You will have to chain them down, of course, and change batteries every so often.

You should also buy school-grade tables and chairs. Make sure they’re sturdy because some grown-ups will try to sit in them. ▼

It’s also good to keep some extra games in storage so you can switch them up to avoid boring children who are there a lot.

Dedicating one TV to children’s shows can really help as well.

Hold Parents Responsible for Their Children — Some parents let their kids run wild, but I was able to tone it down a little by posting a sign that read, “Parents Will be Held Responsible for Any Damage Done by Their Children.” That, along with your surveillance system, can help. You may want to add another sign: “All Store Activity is Recorded by Camera.”

Keep Equipment in Great Working Condition — If you have one or two machines out of order, that’s not a problem. But if you have five or six machines that are down, you know what happens? You spook your customers. They’ll be wondering if the machines they chose are OK, so they will micromanage them. Some people will start imagining things are wrong even when they’re not.

And if you leave machines open for use that you know have issues, you risk angering customers

who may respond by banging on the machines, slamming doors, even kicking around chairs.

This is especially true if they see the problem machines are not getting fixed after weeks of malfunctions and disuse. It’s so easy for certain people to “go ballistic,” so in this case, the resulting customer vandalism will be your own fault for neglecting to properly fix your equipment.

Attendants Can Help a Great Deal — Having friendly people overseeing your mat will make a huge difference. You may save money by not staffing your laundromat but how much are you losing from vandalism and from strangers deciding to make your laundromat their home?

When attendants help guide customers for a satisfying laundry experience, those same customers tend to respect the store more. I even had some customers grab a rag and wipe down washers because they had nothing else to do and wanted to keep “their” laundromat nice.

You want friendly, happy people working in your mat because customers will bond with them and will be much less likely to abuse the store.

Encourage Reporting When Equipment Malfunctions — If you aren’t aware that a

machine is working improperly, you won’t be fixing it very soon, will you? Guess what happens? One customer after another gets aggravated until you get one who blows up and starts kicking the machine.

Obviously, attendants are the best solution for ensuring equipment is working. Otherwise, you need “Out of Order” cards for customers to hang on the washer or, better yet, list an email address where they can send their concerns and complaints. Make sure your signage guides them to list the day, date, time, and machine number as part of their report.

Keep the Restroom Nice — Unfortunately, some customers are real jerks and will deliberately vandalism your restroom.

More often, it’s outsiders who will disrespect your restroom property. You’d think they’d be grateful that you’re letting them use it, right? In most cases, yes, but some people are so miserable, hurting your property can make them feel a little better about themselves.

Make your restroom door lockable. If you have a card store, put a card reader on the door so only customers can unlock it. Keep the key

behind the counter.

Now, you can’t put a camera inside a restroom for obvious reasons but you can place one observing the door so it records who goes in and out. If you’re having trouble with restroom vandalism, it’s usually one person at a given time, so have your crew check the restroom each time someone walks out and then document the condition.

Or just have them do hourly cleanliness checks and fill out a form with the details. You’ll be able to determine the culprit and when the property damage happened.

Look to National Fast-Food Outlets for Guidance — Fast-food restaurants encounter many of the same public-facing issues that selfservice laundry owners do. They serve many customers a day that come in every size, shape, age and ethnic background. Food and beverage is a tough business, and restaurants must deal with messy tables, damaged furnishings, and customers in every frame of mind, not to mention the homeless who can spend hours hanging around.

So the next time you grab a burger, check out the place to see what materials they use for chairs, tables and walls. How are their restrooms built

and managed? You might be able to pick up some information to help your own store situation.

Try Limiting the Homeless in Your Mat — The homeless have to do their laundry, too, and have every right to. However, for any laundromat to operate smoothly, all customers must leave after their laundry is finished so there’s room for the next customer—and this includes the homeless.

Your mat is not a place to crash or to set up a sleeping station, so clearly establish and communicate your relevant policies and procedures to keep everyone moving.

The tips I’ve offered here may help—and I hope they do—but in the end, there’s only so much you can do. Abuse and disrespect of your equipment is a societal problem that goes far beyond the individual shopkeeper.

Still, you can’t give up. Active management is needed to protect your property.

BYNEXT ACQUIRES LAUNDRY ANGELS

Tech-enabled clothing and premise care company ByNext reports that it has acquired Laundry Angels, a tech-enabled laundry and drycleaning pickup and delivery services company based in New Jersey.

“Laundry Angels has had a great reputation in providing exceptional clothing care services to its customers throughout New Jersey,” says ByNext CEO Kam Saifi, whose New York-based company offers shirt laundering and wash-and-fold laundering among its services. “The acquisition of Laundry Angels is very synergistic for ByNext. It will enable us to rapidly penetrate the New Jersey market with our exclusively eco-friendly clothing care as well as launching our residential cleaning service in the same market.”

Conrad McLean, the founder and CEO of Laundry Angels, is joining the ByNext management team to lead and accelerate the expansion of ByNext services to other markets.

“Everything changed when the ByNext team approached us,” he says. “Witnessing their impressive capabilities, it quickly became evident that a merger would significantly benefit both ByNext’s and Laundry Angels’ existing and expanding customer base. HAPPYNEST CONTINUES TO EXPAND ITS LAUNDRY PARTNER NETWORK

Tech-enabled laundry pickup and delivery service HappyNest continues to expand, the company reports, announcing that its services are now available in new locations in several states.

The Old Trolley Laundry, based in Summerville, S.C., is now providing HappyNest next-day, affordable, and eco-friendly pickup and delivery laundry services to residents and businesses in the cities of Charleston, North Charleston, Hanahan, Ladson, Ridgeville and Summerville.

“We are excited to get started with offering the services to residents and businesses in and around North Charleston,” says Alan Xia, whose 4,000-square-foot store is equipped with 42 washers and 28 dryers.

HappyNest extends its service southeast of Phoenix into Mesa, Ariz., via new partner TLC Wash N Clean. The 2,100-square-foot facility has 30 washers and 32 dryers.

HappyNest expands coverage on the southeastern coast of Florida into Treasure Coast via partner Coastal Commercial Laundry and its 1,500-square-foot facility equipped with 20 washers and 24 dryers. In and around Richmond, Va., the staff of Neighborhood Laundromat will be providing HappyNest pickup and delivery laundry services to Richmond, Glen Allen and Henrico, among other cities.

“We decided to partner with HappyNest to simplify the backend operation with their state-of-the-art software system,” says Al Bingenheimer of his business covering 3,600 square feet and with 46 washers and 46 dryers.

HappyNest currently supports over 130 laundromat partners in 38 states, the company says.

WHIRLPOOL CORP. UNVEILS NEW LEADINGEDGE TECH CENTER

Whirlpool Corporation recently unveiled a new 153,000-square-foot technology center in St. Joseph, Michigan. The project exceeding $60 million expands and replaces much of the current St. Joseph Technology Center.

It is the first of a three-phase plan to redesign an iconic research and development facility that has been home to decades of appliance innovations.

“In 1911, the first electric washing machines were built here in St. Joseph and we continue to grow that legacy with the investment in this new, state-of-the-art technology center,” says Whirlpool Chairman and CEO Marc Bitzer. “We are committed to this community, and to improving life at home for families around the world. This new technology hub helps enable both of these promises by creating a new space where future innovation will come to life.”

The expanded St. Joseph Technology Center is LEED Silver-certified, a globally recognized ranking of sustainability achievement and leadership. The work that is done in the new facility will be focused on delivering great consumer solutions through the washers, dryers, dishwashers, and small-appliance products designed and tested there. The facility employs more than 500 technicians, engineers, designers and adjacent roles, and contains 21 testing labs.

As employees begin to transition to the new building, work will continue into 2024 to complete the next phases of the St. Joseph Technology Center project, including renovation of the facade of the remaining portion and increased parking to improve access for employees.
