Three years ago, we were very excited to be engaged to do this huge mixed use development of 305,950m2 around the second CBD, and the developer and the government were very keen to have a very integrated mixed use. This was challenging because they wanted to control the circulation and maximize the GFA. Vertical integration and bringing the metro and road together is challenging.

Due to the project’s requirement and the client’s desire to : 1. Increase above ground and below ground GFA while keeping the same amount of residential GFA 2. Resolve the pedestrian circulation to capture opportunities presented by the nearby metro station.

ŕ´–Ѱ亯ⴤŕŤ‚Ń?ѹⲺ㞡≸φ ᨆ儎ྌŃ€ŕŤ‚ŕľŚŃ á”°ă†‡äś˜ă€ĽÎ¸ŕŠ‚á°ŹŘ“ᤡÖ…á†ťäś˜ă€ĽŃƒŕ¨ŽĎ‡ ŕĄ&#x;⭞↛㺂â?ˇă“ľáś›áŁ‰Ö…äąşä˜‡Ⲻྌ䍡ă„?á‘œáś›ⲺୟᾰȞ

So what we did was densify the commercial program by creating three landmark towers. Thereafter, we improved the masterplan through opening the retail armature towards the metro and bringing the serviced apartment and traditional shopping mall, and south cultural pole. Retail component is cut opened at B02 to create a creek. Project integrates an elevated linear park above the village that links to cultural plaza. We create a sustainable vertical city by adding cultural components, public plazas, and streets to provide the downtown urban spaces of the future.
