Speaking of the contract, Jen has an in-depth understanding of Indiana real estate contracts and will make sure you know exactly what you are signing. To get started, we will meet to talk about your home and create a customized, comprehensive action plan utilizing the many resources I can offer to help you accomplish your real estate goals. When you’re ready to move forward, we will sign a listing agreement. PRICING YOUR HOME TO SELL My services begin with helping you to determine an accurate list price that will help you achieve the most lucrative and time-efficient sale. I will perform a Comparative Market Analysis (CMA) with @properties’ proprietary Digital CMA. Using real-time data from the local Multiple Listing Service (MLS), this technology help us to evaluate comparable properties relative to your home sale, taking into account variables like location, property features, market conditions, and other criteria. PREPARING YOUR HOME FOR THE MARKET Now is the time to declutter and get organized so your home will be in tip-top shape for photos, open houses, and showings. There may be a few small repairs which, if completed, will add to the appeal of your home. Many homes also benefit from staging, which can be as simple as rearranging a few pieces of furniture or as elaborate as hiring a professional stager. My professional expertise can help to determine what will present the greatest appeal to buyers, and I can also refer you to reliable service providers for assistance if needed. MARKETING GAME PLAN Today, first showings occur online, and making the best first impression of your home includes digital marketing resources like professional photography, an interactive floor plan, a virtual walkthrough, and a listing video. ON THE MARKET Unless noted otherwise, your property will go live on the local MLS and will automatically be distributed to the leading real estate websites such as Zillow, Trulia, and Realtor.com, as well as my own and @ properties’ websites. I will create a custom property website so that buyers can easily locate your home online. Marketing and advertising will begin on Facebook, Instagram, YouTube, LinkedIn and utilizing professionally printed materials like brochures, postcards, and flyers. OFFERS & NEGOTIATIONS While your home is on the market, I believe in communication. I will be accessible and accountable for the activity on your property at all times and will keep you informed from start to finish. In many real estate transactions, there is a fair amount of negotiation—offers and counteroffers—before both parties are satisfied. As soon as we receive an offer, I will present it to you and advise you on the best course of action. EARNEST MONEY Once you accept an offer, the buyer will submit an initial earnest money deposit to be held by @ properties in an escrow account. This secures the contract until closing and demonstrates that the buyer is serious about the transaction. HOME INSPECTION Buyers will typically have an independent home inspector visit the property and review it in detail. The inspection usually takes 2-3 hours, and buyers generally attend with the inspector. Buyers may also choose to have the home tested for radon, mold, or wood-destroying insects, or to have the well water or septic system inspected, if applicable. The purchase agreement will specify how many days each party has to satisfy the home inspection contingency. THE APPRAISAL If the buyer is obtaining bank financing, the bank will order an appraisal, which is an opinion of your home’s value. Unlike a CMA, an appraisal is performed by a licensed appraiser who must follow a number of established guidelines. A cash buyer may also choose to pay for their own appraisal. FINAL WALKTHROUGH The final walkthrough allows the buyer to examine your home to make sure it is in the same condition it was in when they agreed to purchase it. This typically occurs after you have moved your belongings out of the home, at a specified time before the closing. CLOSING DATE (THE FINISH LINE!) During the closing, all of the necessary paperwork is completed, closing costs are paid, and ownership changes hands. You will need to be present at the closing, unless you make special arrangements to sign your documents in advance. I will work closely with you and the other parties to ensure everything is in place for a smooth and efficient closing.
